Following the three ‘P’s’ of home projects Every home project begins with an idea and ends with the culmination of the job. In between, there are three main components of an improvement project that can mean the difference between success and frustration: Planning, permits and protection.
Planning The initial stage of a renovation is the planning stage. Planning is when a homeowner works through the concept of the project and determines what is neces-
sary to complete the task. Many people find it helpful to write out plans and draw up the concept on paper. This doesn’t require expensive architectural software. A simple piece of graph paper plotted with measurements and a sketch is often sufficient for small projects. If the job will be expansive and require an architect or engineer, he or she will often provide a technical drawing. If the project focuses more on decorating than building, some find it helpful to create a design board. This is
where fabric swatches, paint color samples, pictures of furniture and accessories, and any other components of the room are put together. Having a design board enables the homeowner to go to the store with board in tow and match up items to things in the store. Another part of the planning stage is establishing a budget and determining the project’s financing. It can be helpful to make a list of all income and expenses and find out how much funding is left over for a proj-
ect. When getting estimates on the work, whether it will be done by a contractor or a DIY project, the homeowner should then make a list of approximate costs (rounding up) and then compare it against the available funds.
Permits Many projects, especially those involving building, demolition, electrical work, or mold remediation, require permits issued by the town, province or city in which the work will be taking place. See home projects, page 14

The purpose of permits and subsequent inspections is often questioned by homeowners looking to circumvent the system. However, building permits are required to ensure public safety, health and welfare as they are affected by building construction, structural strength, zoning, and code requirements. In essence, building permits are how the government regulates safety and protects both current and future residents of the property. In many cases, homeowners will need to visit the municipal building in their respective towns and apply for a permit. The permit may not immediately be issued. Oftentimes, there is a
waiting period during which the project’s legality and safety is examined. Once the project is approved, the applicant will be able to file for the actual permit(s). There is usually a fee or fees for permit application, which covers any clerical work. Work should not begin until a permit is received, and then the permit generally has to be placed in plain sight, such as in a window of the building. Depending on building codes, inspections of the work may need to take place after all of the project is completed or during certain phases. For example, the building of a deck may require inspections after footings are installed and secured, and before the upper portions of the deck-

ing materials are attached. If an inspection takes place afterward, the inspector will be looking for key code issues to determine whether the work was completed successfully. If a contractor was used, he or she may have to be present at the time of the inspection. If the work passes, an approval will be given and put on record. If the work fails, applicable repairs will have to be made and a re-inspection will be scheduled. Should a home be put on the market, all permits may need to be on file or in the homeowners’ possession in order for a certificate of occupancy to be issued to the new buyer. Failure to have permits can hold up the process or result in
fines.

Build a patio for seasonal entertaining Outdoor entertaining is a primary component of the warm-weather season. Individuals flock to their backyard patios and decks to barbecue or simply soak up a little sun. Over the course of the fall and winter your patio may have experienced some wear and tear. Or if the patio is several years old, it may need some maintenance to improve its appearance for the new season. Maintenance often depends on the material used. Before starting, figure out what your patio needs and stock up on the supplies. Many patios are poured concrete, and a simple pressure-washing could be
all that’s needed to revive the look. Pressure washers can be rented or purchased. If there are cracks or chips in the patio, some minor patchwork may be able to fix unsightly problems. There are fast-dry patching kits. If the patio is especially damaged, it may be in your best interest to simply replace the patio or cover it with a different material, like wood decking. Some patios are constructed from paving stones. Pavers are usually installed atop a thin layer of sand and then more sand is brushed into the seams between the pavers to set them in place. Over time, the sand may become dislodged causing the pav-
ers to wobble or even grow uneven. Taking the time to brush new sand over a paver patio can keep the stones stable. Because pavers are not a solid surface, weeds can grow in between the stones. Hand weeding and the application of a weedkilling product can help with keeping weeds at bay and from being unsightly. This year, maybe it’s not about refreshing the patio but installing one instead. Although many homeowners choose to make the installation of a patio a do-ityourself project with fine results, if you have a large yard or an intricate design, you may want to price out masons. These contractors could have relationships
with suppliers of concrete and patio pavers, which could save on the cost of materials for the job. Plus you will have the benefit of knowing the work was done correctly. Now is also the time to wash the cushions to your patio set to enhance your patio decor. Do so on a sunny, warm day to allow the cushions to dry adequately so they won’t develop mildew or mold staining and odor. If the cushions look dated or beyond repair, this season could be a good time to head to the store and purchase a new set. Nothing refreshes a patio more than bright colors and attractive accessories.

Is it time to add a half bathroom? Pros and cons involved
When it comes to renovating a home, homeowners expect to spend money. No home renovation or home improvement project is free, but some are less costly than others. The addition of a half-bathroom is a popular project among homeowners, and it won’t necessarily break the bank. If converting existing floor space into a half-bathroom, such a renovation can cost as little as a few thousand dollars, making the addition of a powder room one of the few home improvement projects where the value added to the home exceeds the cost of the renovation. Before deciding to add a half-bathroom, it helps to consider some of the pros and cons of the project.
Pros • Convenience: A half-bathroom is often added on the home’s main floor or in the basement or attic. This makes it more convenient for guests to use the restroom during a dinner party or when coming over to watch the big game in a basement home-theater area. • Problem-free: Half-bathrooms are smaller because they don’t have a shower or bathtub. That means common bathroom problems like mold and mildew are not as big a concern as they are for full bathrooms. • More choices: Because mold and mildew aren’t likely to present a problem in a half-bathroom, homeowners have more options at their disposal when choosing floors and countertops.
Cons • Space: As their name implies, halfbathrooms are much smaller than full bathrooms. As a result, they tend to feel cramped. • Value: Though an inexpensive half-bathroom addition might recoup its value and then some at resale, the project won’t add as much
resale value to a home as a full bathroom addition might. • Loss of storage: If storage around the house is sparse, homeowners might be better off keeping the area designated for the halfbathroom as a storage closet instead of a bathroom. Once the pros and cons have been weighed, homeowners who want to go forward with the project should then check with their local municipality to
ensure the codes and requirements won’t restrict their project. Size or window restrictions might curtail the project or limit what homeowners can do, which might change their minds on the project altogether. The addition of a half-bathroom often makes practical and financial sense. But before making any addition, homeowners must weight the pros and cons to make the best decision possible.
