Strolling the AGORA By Murray Shor As we gave a failing grade recently to last month’s Atlanta ICSC Dealmaking, so should we give a passing grade to the Chicago show, a definite, strong B—with qualifications. Though attendance was down, as were dealmaking and “positive vibes,” the most oft-repeated comment from retailers, developers and brokers was almost a backhanded compliment: “It was so much better than I expected.”

And there was a lot of wheeling and dealing and networking taking place throughout the full-day of dealmaking; the last half-day was, as expected, verrrrrrrrrrrry sloooooooooow. We can’t take the meeting out of context; it must be considered in light of conditions within the industry and as a reaction to the stressful economic pressures within the country. To those with 40-some years in this marketplace, “It’s the worst I have ever experienced.” Immediately we could see this reflected in substantial cancellations of hotel reservations, as many opted to come for a day and then head home that night to reduce costs, with some even flying in and out the same day. You could see it also from the trimmeddown amenities at the suites above the main exhibit area: fewer representatives, less lavish refreshments, a hushed, toned-down atmosphere. And there was the noticeable, personal fear expressed by many younger attendees as they heard of major cut(continued on P. J242)

One seasoned veteran told me he was constantly being asked by subordinates: “Should I go back to law school [or go for my master’s] until conditions improve?” Get A Dialogue Going One national retailer criticized those tenants who avoided this and similar shows “because they weren’t open to buy” at this time. “You always have something to talk about, and should get a dialogue going [with landlords]. 100 smaller shopping centers around the country said they are reacting to these pressures: “We’ve formed a committee that meets every week to analyze these requests, see how we can work with these tenants to keep them in business. Each case is handled individually; perhaps we can work out a regular payment plan, maybe an arrangement to get it at the back end, or in a year or so when economic conditions improve. “However, the tenant must be credit-worthy and have a good track record. If the rent is $65,000, for example, and sales have dropped to $300,000, there’s little that can be done, he can’t make it.” The dealmaking that was taking place was mostly with the value-oriented retailers, the dollar stores and the discounters who were still expanding, though at a lower pace than anticipated. As much of the industry was anticipating a poor holiday season in December, this niche is expected to do well. “Many vendors,” said one dealmaker, “who were selling only to the luxury market, have seen sales of their merchandise being cut back by highend retailers who are reducing their inventories. As a result, these designers with name brands will be showing up at Target, Kohl’s, Wal-Mart.” Across-the Board “It’s across-the-board,” said a major mall developer. “I just met with a luxury retailer who showed me sales figures from fashion-oriented, A+

malls across the country, and October sales were down 30-40%. This must impact on the expansion plans of these department stores and apparel and jewelry retailers for 2009 and 2010, and will certainly affect our plans for existing and future projects.” The leasing of space in malls operates on a different wave-length than leasing space in strip shopping centers. With growing vacancies as traditional retailers go dark, there is a growing effort to find replacements that will give one larger complex an edge over a competitor. “It’s not always easy to do this without opposition from mainstream tenants,” said one landlord. “However, with the growing acceptance of tattoos, especially amongst the younger set, we’re considering this as a new specialty tenant; we’re negotiating now with a chain for a few locations in some of our larger, metro markets.” As for the future, the most optimistic mavens of the industry don’t expect us to get out from under for sometime. But, they are hopeful that there will be an ongoing improvement of conditions by the spring. “No matter who wins the Presidential election,” said one, “there should be an uptick at the turn of the year, if only because there will be a change in the White House.” The next big event will be December 8-10 when ICSC sponsors the New York Conference and Dealmaking, second in importance only to the spring convention in May in Las Vegas.

Financial/Sales Results (Figures are compared to previous year’s unless stated otherwise)

Indianapolis, IN-based Simon Property Group reported that Funds From Operations (FFO) for the third quarter rose 10.8% to $463.9 million; Regional mall sales was up .4% to $493 per sq. ft. and occupancy dropped .2% to 92.5%, Premium Outlet Center sales were up 4.2% to $520 per sq. ft. and occupancy dropped .8% to 98.8%...For the month of Oct, iParty Corp said sales were up 3.4% to $17.48 million and comparable store sales rose .6%. The company operates 50 retail stores nationwide...Bruegger’s Enterprises reported that gross sales for the third quarter from its bagel shops rose 8.7% to $45.13 million and comparable store sales rose 1.7%...For the four weeks ended Nov 1, Chico's FAS announced net sales decreased 2.2% to $118.5 million and same-store sales fell 13.4%. Investors Asks Target To Sell Its Real Estate An investor who owns less than 10% of Target Corp is asking the retailer to spin off the real estate under its stores to a publicly traded REIT as a move to raise the discounter’s stock price. Under the plan from William Ackman of Pershing Square Capital Management, Target, which owns the land under 85% of its stores, would pay the trust $1.4 billion a year under a 75-year J254 11/24/08

CVS Opens First Beauty 360 Store CVS Caremark Corp opened its first, upscale Beauty 360 store Monday, Nov 3, in a new CVS in the Dupont Circle neighborhood in Washington, DC. A second unit will open later this year in California, with another 50 expected to open in 2009 across the country as the concept is further tested. The cosmetics stores will sell high-end brands with prices ranging from $15-$170, but will not carry mainstream beauty brands. They will also offer ;manicures, facials and other services.

Gap Opens First Factory Units In Canada Gap Inc has opened its first Banana Republic and Gap Factory Stores at the Vaughan Mills Mall in Ontario.
