IT’S TIME TO BUY AS THE PROPERTY MARKET HEATS UP INTO THE SUMMER MONTHS As we head into the summer months, traditionally the busiest period for real estate agents, activity in the property market continues to heat up and there is plenty to be upbeat about. The market is in the best position since the 2007/8 down-turn and there is growing confidence that we are heading towards some semblance of recovery, albeit still largely in the primary sector of the market. Economists predict that the low interest rate will remain at least until the latter part of next year and this will continue to boost affordability and demand in the primary areas. With the modest house price growth, buyers are still able to find excellent value and it is still the best time to buy. Demand and competition amongst buyers are escalating and the favourable conditions are not likely to last for too much longer. Those still sitting on the fence should probably start making their move or they may well look back with regret. For sellers, the good news is that we are beginning to see more demand and multiple offers resulting in better prices in the primary areas where well-priced properties are not only selling, but are selling faster. If the pent up demand persist into next year, we may well see double-digit price growth in the high demand areas. Stock shortages are an almost universal challenge for agents and there should now be real incentive for serious sellers to list their properties. We would however, continue to caution against unrealistic price expectations as buyers are simply still not prepared to pay more than fair market value. While the wider economic landscape and tight mortgage lending criteria will continue to weigh on the market, our agents report much improved activity and growing buyer confidence. From a Seeff perspective, our turnover for this year is at the same level as during the pre-2007 boom period, further encouragement that the market is moving into more positive territory. BUYING A PROPERTY – MAKE YOUR OFFER THE OBVIOUS CHOICE In these times where the sellers of property are starting to call the tune, if you find a property you really like you need to make sure that your offer is as competitive as you can make it. Whilst price is a very important part of an agreement of sale, it is not the be all and end all of the contract. The real salient issues of a sale agreement are: • Price • Payment terms • Suspensive conditions • Occupation, possession and transfer ...most of the rest of the sale agreement is made up of ‘if you don’t, then ...’; ‘we agree that ...’.

GETTING TO PRICE If you do not offer full asking price in this market for a new listing, be prepared to lose the property. Remember that where there is big demand, price increases follow. The bottom line is that if you intend to remain in the property for any length of time, and you really like the property, go for it. The new Mercedes A Class is a typical example. Those who ordered the car are smiling – those who want one now are paying more than the original list price for demo models (the next delivery is August next year!). If you believe that your offer might have serious competition, then offering a little more than asking price can also be a good idea.

PAYMENT TERMS A deposit with an offer to purchase goes a long way to establish your credibility. The more substantial the deposit, the greater your credibility. Remember that the deposit is held

in trust until transfer and is not released to the seller (unless you agree to do so – sometimes not a bad negotiating tactic if the seller is short of cash – but make sure that the seller can pass transfer and that he is not in real trouble). When you pay the rest of the purchase price and how you guarantee payment is also a material term of the agreement. Ask the agent when the seller wants transfer and fit in with that so that your offer is as close as possible to the seller’s requirements.

SUSPENSIVE CONDITIONS We often hear agents and buyers talk of a ‘cash sale’. Well, all sales are cash – how else are you going to pay for the property? Sometimes the availability of the cash would need to depend on something happening – a bond approval and/or the sale of another property being the most common. Whether or not you need a bond or to sell another property, it is your choice whether you want to make this a condition of your offer. You may need a bond – but you do not have to make this a condition if you are sure you are going to get a bond. The same with the sale of your property to buy this one – if you are prepared to take the risk, your offer does not need to be conditional upon anything. Remember, though, you will be asked to guarantee the payment of the balance of the purchase price – and you must note that notwithstanding the fact that your offer is unconditional, you will be registering a bond over the property. This is an alert to the transferring attorney that there will be a registration process required and that he cannot simply go ahead as if the proceeds of the sale were available immediately.

the property before transfer. Many buyers want occupation on transfer but this is so often impractical. After all, no-one can guarantee the transfer date but you can book a date for your furniture removal – and remember that the seller needs to book his removal date as well. It is only reasonable that you pay to occupy the property if you have not yet paid for it. Also, remember that this is a pro-rata amount – you will only pay in proportion to the days you occupy before transfer. It is also wise to offer a reasonable occupational rental (ask the agent for guidance here) – I have seen many reasonable offers fail because the seller felt insulted by the low occupational rental offered.

DO NOT LOSE THE PROPERTY AND THINK ‘IF ONLY I HAD...’ When more than one buyer is negotiating to buy a property, spare a thought for the agent. In this situation, the agent will be the one to get it in the neck from a disappointed buyer. The rule of thumb is to make your best and final offer – and do not be disappointed if your best is not good enough. Agents should never disclose to interested buyers the contents of other offers received – this can be a sure way to lose all buyers. A sealed envelope is sometimes a good idea – ask the agent to assist with the terms of the offer and insert the price yourself and seal the envelope. Insist that the agent does the same with competing offers – you are then assured that the agent will not disclose your offer to anyone else (hopefully!).

TRANSFER AND OCCUPATION DATES This can also be a material term of the agreement. Once again, ask your agent what the seller requires and do the best you can do with respect to this. Do not try and be clever about Occupational Rental – whatever you do, make sure that you agree to pay if you occupy

Having a real estate agent will help you find and narrow down houses, taking some of the pressure off of you. 4. DON’T BE SCARED OF A LITTLE WORK. If you are shown a house that needs a little TLC, don’t be scared. Not only can you modify it to perfectly fit your needs, but in the event of a sale, all renovations will increase the worth of your house, putting a profit into your pocket. 5. DON’T GET DISCOURAGED OR RUSH. You might see 10 houses before you even find one that you like. Don’t rush into the first house you like either as there could be one out there that you love. Buying a home is a huge decision and should not be taken lightly. Your real estate agent is there to help you every step of the way and help narrow down your search. HISTORIC CONSTANTIA Constantia is one of the oldest suburbs of Cape Town and is famed for its wine. The estate of Groot Constantia (Great Constantia) was established in 1684 by the Dutch Colonial Governor of Cape Town, Simon van der Stel. Other notable wine farms in the area include the oldest estate, Steenberg (Mountain of Stone), established in 1682, Buitenverwachting (Beyond Expectations), Klein Constantia (Small Constantia) and Constantia Uitsig (View of Constantia). Before the twentieth century, the region was noted for its exports of Vin De Constance a sweet dessert wine. Many years ago the trade was crippled by the arrival in the Cape of a parasite that attacked the vines. In 1661, during the Dutch conquest of Sumatra, Sheik Abdurachman Matebe Shah and his companion Sheikh Mahmoud were banished to Constantia by the Dutch. Sheik Abdurachman is regarded as one of the three people that first brought Islam to South Africa. The kramat at Klein Constantia is built on the site that Sheik Abdurachman is thought to have died in 1681 or 1682. About 220 slaves worked over a period of 150 years on the land planted with

vineyards, fruit and olive trees at the time of Van der Stel. A labour shortage after emancipation indicates that slaves moved away from the farms where they worked, but possibly stayed in the area. From the mid-1800s to the 1960s, Constantia remained a rural area of wine estates and white privilege in which African and coloured residents constituted the majority. They were farmers, farm workers, domestics and fruit and flower sellers and lived in the areas of Strawberry Lane, Sillery Road, Spaanschemat River Road and Ladies Mile Road. In 1961 Constantia was zoned as a White Group Area under the Group Areas Act. In the late 1960s inhabitants classified as coloured or African were forcibly removed to areas in the Cape Flats like Mitchell's Plain, Manenberg and Lotus River. On Heritage Day 2009, a plaque remembering the Strawberry Lane community was unveiled by Cape Town's mayor Dan Plato. Mark Thatcher, the son of Margaret Thatcher, and Charles Spencer, 9th Earl Spencer, the brother of Princess Diana, both lived in Constantia.

FORGOTTEN PAST SIMON VAN DER STEL

Simon van der Stel was born on 14 October 1639 in Mauritius, the son of Adriaan van der Stel, a Dutch East India Company (DEIC) official and Maria Lievens, the daughter of a freed slave known as Monica of the Coast of Goa. Although, being born in Mauritius waters, he is recognised as the first registered birth in the island’s history. In 1663 he married

Johanna Jacoba Six (1645–1700) and they had six children. In 1679, he was appointed “Commander” of the VOC’s colony at the Cape of Good Hope, through the growing influence of his relative, Joan Huydecoper van Maarsseveen. After his marriage, van der Stel was appointed by the DEIC as the Commander of the Cape in 1679. Johanna went on to live in Holland. Van der Stel set about expanding the colony, establishing the town of Stellenbosch and the winemaking farm of Groot Constantia. Van der Stel also attempted to improve farming in the colony requesting that the DEIC provide safe passage to the Cape for French Huguenot farmers and by utilising their farming skills on their arrival. In 1685 he was visited by Hendrik van Rheede with whom he shared a great interest in tropical botany. In 1691, the VOC replaced the

office of “Commander” with “Governor”, and van der Stel was promoted to the new position. His house, Groot Constantia was well furnished with fine paintings including the unfinished painting by Simon de Vlieger “The Fisherman”. Every one of his four sons was at one time or another with him in South Africa. Willem Adriaan, after being magistrate of Amsterdam, succeeded his father as Governor of the Cape; Frans “de jonker” became a farmer at the Cape; Adrian became governor of Amboina (1706– 1720); Cornelis was one of the 352 shipwrecked in the Ridderschap in 1694. Simon van der Stel retired in 1699 and was succeeded by his son Willem Adriaan van der Stel. In retirement, Simon devoted himself to his estate at Constantia. Simon van der Stel died on 24 June 1712 at the age of 73. He was buried in the Groote Kerk, Cape

Town. By 1712 his sons Wilhem Adriaen and Frans were no longer living at the Cape. In 1707 Wilhem Adriaan had been recalled to the Netherlands because of his corrupt and monopolistic activities which, according to the Free Burghers, benefited only himself, his friends and his father. François Valentijn visited Frans at Constantia in March 1714. The estate was split up and sold in 1716; the auction took four days and was very well attended. The property was split into three, two parts (Bergvliet and Klein Constantia) going to the auctioneer, Pieter de Meijer and the third (later Groot Constantia) to Captain Oloff Bergh. The town of Stellenbosch (founded in 1679) was named after him and Simons Town is also named after him. YES, YOU CAN CHOOSE THE PERFECT SOFA Here’s a little quiz for you to take: What is the largest piece of furniture in your home right now? Could you name it? What item of furniture says more about you than any other? And, what piece of furniture is usually the first item that guests will see? Hint: The answer to all 3 questions is the same. Did you guess the answer -- it is the same for all the questions. The answer? The humble sofa! Did you get it right? That little quiz highlights the critical importance of a sofa as a home furnishing. For yourself, your family and your guests, you need a good sofa. This means that when it comes time to buying a new sofa, you must make your choice carefully and thoughtfully. A sofa can make or break your home decorating efforts. As no two homes (or homeowners) are the same, there is no type of sofa that is ‘right’ for everyone, only the type that best meets YOUR needs. You can evaluate sofas from the designers perspective: how they look - their appearance. But you can also judge and categorize sofas based on functional criteria: their components and how they work. As far as functional criteria are concerned, you can choose sofas that are sectional - you can move individual pieces of the set in a mix-and-match fashion. You can also buy recliner sofas, sleeper sofas (that open out into a bed) - even outdoor sofas, that can handle all types of weather. I advise folks to consider the functional criteria first - What will you need your sofa for? Where will it be used? How often will it be used? How much space is available? Once you know what TYPE of sofa you need, then you can consider design options. As far as design (appearance) is concerned, your choices are almost endless. You can choose sofas with a traditional feel - literally, using

thick, pillow-like fabrics, with deep, restful cushions that you can just get happily lost in (I guess you know which ones I like for napping!). Or you can go with a more contemporary type - crisp lines, taut fabrics, simple color schemes. A couple of recommendations: Always match your sofa style to your overall room style. If your room decor is contemporary, make sure your sofa is as well. If your room is decorated in a traditional flavor, then choose a sofa for it that keeps to that same design scheme. Clashing styles hurt my eyes! A few remaining recommendations: If you need extra bed space occasionally, consider buying a sleeper sofa. If you are outfitting a den or playroom, and you have kids (or messy husbands), make sure that you buy one that is sturdy enough to handle the rough-and-tumble life. Kids inevitably turn sofas into trampolines - so make sure your sofa can handle it! As always, buy furniture from qualified, reliable dealers. Get a good warranty. Make sure your sofa is made from quality woods and fabrics - not some piece of crap that is simply stapled together. SPRING CLEANING For many, we 'collect' or just tuck something away thinking we may need it some day. When that day comes we have long forgotten about this insight we had months or years ago and end up buying again, and now we have more stuff. It seems to make sense at one point in our life, but a day will come when you stand back and wonder how it's gotten to the point where areas in your home are out of control. Tossing out items or 'recycling' doesn't have to turn into a be huge complicated project. You can tackle spaces one at a time. With each step you will feel a little lighter, a little more liberated and you have to remember to keep the goal for an organized home in mind and don't recreate the pattern by replacing what you have purged. When surveyed on spring cleaning people were asked where they plan on starting this project. The most common response was their clothes closet which makes perfect sense. Items from last year that don't fit, you have replaced because they are showing signs of wear, out of style or you just don't wear them and you won't. Let them go! If still in good condition perhaps give a bag to a friend who may use them or a charity. The linen closet is often ignored. Sheets get worn and bally and you can move these to the garage for drop cloths, or cut them up as rags. You've changed from a full to a queen bed so why do you still have the sheets from the full? An old

comforter or blanket? How about cutting this into large sections and offering to a kennel or animal shelter. They use these for dogs to lie on and after being washed dozens of times can always use replacements. Towels will help here too. Cupboards in the kitchen can hide a lot of things that need to be thrown out. Go through here about twice a year, again items that are good and unopened and you won't use, give to a food bank. If it's well past the expiry date, let it go! Try and rotate things as you put them in bringing the older things forward. Also getting the organizers that allow you to fill it tiers will make it easier to see what is at the back. Old pots and pans, small appliances that you may have two or even three of, again, take and donate to a charity organisation. These three areas are not visible to the naked eye so we tend to put them out of our minds when they are out of sight. The clutter can collect but closing the door makes it easier to deal with. Opening the door makes you realize that yet again, how did it get to this? Making room for your good clothing, shoes, accessories, bedding and towels and ridding yourself of the items that should have been tossed a decade ago will reduce all the behind the scenes clutter and help you feel more organized and able to be organised to a point where you can find what you're looking for. CARPET CONFIDENTIAL Choosing the perfect carpet for your flooring can be a bit overwhelming. Not only are there many types of carpeting - as well as colors, materials and carpet suppliers - to choose from, but carpet floors when maintained properly will also last you a while. Therefore, you need to make sure you find the best carpet for you and your home. Along with seeking the guidance and assistance of a quality carpet company, the following are some tips that will help you in selecting carpeting that will suit your home and lifestyle.

CARPET TYPES

The first thing to keep in mind when figuring out your perfect carpet floors is how much foot traffic the room will receive. For hightraffic areas, go for a carpet with a shorter cut or plush pile, because they hold up well under constant use. Carpets with longer piles will feel more comfortable, but also can be harder to clean and can trap more allergens. There are also carpet floors that have a loop or Berber pile and are great for high-traffic areas, such as hallways and offices. A combination of loop and cut piles is soft and can sustain moderate amounts of foot traffic. CARPET MATERIALS

Carpet suppliers have a wide range of carpet materials that differ in price, quality and maintenance requirements. Wool: This material is expensive, but is durable. When blended with nylon, it is even more durable. Carpet suppliers have 80/20 woolblend carpets (which means that 80 percent is wool and 20 percent is synthetic). For a cheaper alternative, seek out wool carpets made from acrylic materials. Nylon: A durable, simple-to -dye, and stainresistant material. Since nylon is petroleum based, the price may be contingent upon the prices of oil. price offered is fixed. Polypropylene and polyester: When used for Berber carpets, these are durable and stainresistant materials. With cut piles in mediumto high-traffic areas, they will wear down more easily. Overall, these materials are inexpensive but difficult to dye.

Keep these tips in mind, and don’t forget to take your time when looking into new carpeting. Know your budget, find samples to try, and don’t feel pressured to make a snap decision. Use a local carpet company that will help educate you as you search for the perfect carpeting for your home.

EDIBLE GARDENING: THE ART OF ESPALIER Espalier – the stop-and-stare art of twodimensional gardening! Trees trained to grow flat against a wall, along a fence, or on a trellis bring interest and conversation to a garden in the same way that bonsai does. It’s a simple matter of tying, regular pruning, and a little patience, and is an efficient way of using space in small or container gardens. Fruit trees, especially, lend themselves to this art – try the long-bearing kumquat in frost-free areas or an early-fruiting lemon where winters are colder.

WHAT TO PLANT November can be last chance for sowing tender, warm weather crops in the squash and melon families. The large, easy to plant seeds of sweet melons, pumpkin, courgette, gem and other squashes germinate and grow fast – great for impatient-to-see-results gardeners and kids! Browse the seeds racks at your local garden centre to choose from an exciting selection of watermelon varieties – green,

cream, striped and even black rinds with flesh in shades of red, orange or yellow – many of which are seedless for convenient, no-spit, eating. Allow vining squashes and melons to spread and smother weeds if you’ve a large patch of ground to spare, otherwise train them up a trellis or fence for a quick try at espalier.

IN THE KITCHEN GARDEN NOW Harvest the last of winter-sown crops such as peas, broad beans, and kales. Pull out the spent plants for shredding and composting, and prepare the ground for sturdy young plants of spring-sown tomatoes, brinjals and sweet peppers. Tuck in a seedling or few of marigold and zinnia as well to add colour and attract bees.

RECIPES Veggie of the moment is Baby Beet – its deep and dark flesh in shades of maroon and red look stunning on a white salad platter. Grate or thinly slice raw young beets as a last-minute sweet and crunchy garnish for crisp leaf salads. Toss whole or quartered beets in vegetable oil and roast with a little caraway seed and garlic on a baking tray in the oven till tender. Cool, and arrange on a bed of baby leaves – pickas-you-go butter lettuce, rocket, young Swiss chard and beetroot leaves are all good. Slice a few kumquats and arrange on and around the beet (don’t toss them together because the beet will stain the fruit). Drizzle with a little thick, sweet balsamic vinegar – a side dish as wow on the palate as it is on the eye.

There is little doubt that obesity suffered by humans is mirrored in our pet population. The problem, if not tackled now by pet food producers and pet owners, will escalate, increasing the propensity for overweight pets to succumb to associated health risks. Day continues, “For a dog or cat to be considered overweight, they only have to weigh 15% or more of their ideal body weight and 20% to be obese. Day says that regular visits to your veterinarian and feeding a precise diet for the life of your dog or cat, will significantly reduce the onset of weight gain. Understand the risks of unhealthy diets or lack of exercise and adopt a responsible pet ownership philosophy to ensure your pet’s healthy life. “Your veterinarian will advise on a suitable calorie controlled weight management programme. Rapid weight loss is dangerous

and, ideally, should be targeted around 1 to 2 % of body weight per week. Depending on your pet’s age, size, breed and lifestyle, a 15% weight loss can be achieved in 4 to 12 weeks. It is also very important to choose a tasty and palatable high quality diet that your pet will enjoy eating to ensure that the weight loss experience for the pet is not a difficult one. There are a number of diets on the market that target obesity, weight maintenance once they have reached goal weight and satiety support which helps dogs feel fuller for longer and gives volume in the bowl so that the owner doesn’t feel quite so bad when rationing the food according to the veterinary guidelines given by the vet for their specific dog” Are some breeds predisposed to obesity? It is true that some breeds are predisposed to obesity. These include Dachshunds, Labradors and Golden Retrievers, Cocker Spaniels, Beagles, Bulldogs and others. Cats can all be affected by obesity as their lifestyles differ from dogs in activity and feeding habits and owners should not think they are less likely to put on weight. Day says, “Like most diseases, it is better to prevent rather than cure. Obesity can be avoided by feeding a precise diet for the life of a pet. Summer is here and so is the heat, sweat, tanning, perpetual thirst and a lack of appetite! Health wise, this season brings with it a lot of gastrointestinal problems like vomiting, diarrhoea, food poisoning and others like heat stroke, dehydration and dizziness. A proper diet, that maintains the optimal hydration level in the body along with a good electrolyte balance, helps to protect you from all these problems. The summer heat raises the body temperature that leads to excessive sweating, loss of water, as well as loss of electrolytes like sodium and potassium. If the body continues to lose water and electrolytes through sweat and urination, the body’s equilibrium will be disturbed and could even lead to a stroke or coma.

THE IMPORTANCE OF WATER IN YOUR SUMMER DIET The diet consumed should be such that it replenishes all the losses and helps maintain an optimal body temperature. The most important constituent of your diet in the summer is water. Water constitutes 60% of the human body. If the body continues to lose water through sweating and urination, the total water in the body would reduce, which in turn would lead to thickening of blood, making it difficult to flow. This causes palpitation, heavy breathing and affects all organs of the body. Therefore, keeping the body optimally hydrated is extremely important during the summer season. This can be done by having plain water, nimbu-paani, coconut water, lassi, cold milk, iced tea, aam panna… the list is long. But cold-drinks, a favourite amongst young and old, are best avoided. Colas or carbonated beverages contain caffeine, which is acidic in nature and acts like a diuretic. It quenches your thirst momentarily, but being a diuretic, it enhances water and electrolyte losses from the body in the form of urine.

Nature has a bounty of different fruits and vegetables that are just apt for the summer. That is why vegetables like ghia, tori, karela, tinda (different types of gourds); cucumber, kakdi, pumpkin, tomatoes, lady finger, mint, and fruits like water melon, musk melon, mango and litchi are available in the summer. The reason our elders used to force us to eat all these ‘boring’ vegetables in the summer was because all these vegetables are high in water content and are light on the stomach and easy to digest.

FOODS THAT SHOULD BE CONSUMED IN THE SUMMER BEVERAGES - Water, nimbu paani (lemon provides potassium to the body), coconut water (one of the richest sources of potassium), lassi (made of curd, easy to digest), aam panna (provides antioxidants, protects against sun stroke) etc. FRUITS - Mango (rich in vitamin A, antioxidants), watermelon and musk melon (high water content), litchi (good source of vitamins and minerals), banana (richest source of Vitamin K+). VEGETABLES - Ghia, tori, tinda (easy to digest, high water content), pumpkin (good source of vitamin A and antioxidants), karela (high vitamin and mineral content, excellent blood purifier), cucumber (cool and easy to digest as has a lot of water), tomatoes (vitamin C and antioxidants). Finally, eat light, drink a lot of water and maintain good hygiene to remain healthy in this summer.

Needing some form of stability she first let out her rooms on a month to month basis. Anne loves cooking and soon realised what guests were looking for - that ‘home away from home’ feeling. SPECIAL RESPONSE TEAM (SRT) The formation of Mountain Men’s SPECIAL RESPONSE TEAM arose out of the need to combat crime and criminals in an unconventional method. Why did this need arise? Why use unconventional methods to combat crime? The answer was simple, but very clear. CONVENTIONAL SECURITY COMPANIES ARE NOT EFFECTIVE IN REDUCING CRIME LEVELS! Some people will say that reducing the levels of crime is not the responsibility of a security company. In the perfect world, this is true. However we do not live in a perfect world, so we have to deal with the reality of the situation. Most security companies respond to crime. Our company also responds to crime. Where we differ from other companies is that in order to be effective in reducing crime levels, you must be making arrests. In order to make arrests you must make physical contact with the suspect. When making this contact you run a high risk of being injured or killed by the retaliatory conduct of the person you are in the process of arresting. Our SRT unit’ main focus is to identify criminals, their trends and Modus Operandi and then to confront them before, during or after a crime has

been committed. The ability to disrupt criminals ability to operate, is one of the cornerstones of this unique unit. The members in this unit must be proficient with the use of various firearms, be able to track a person on foot, effect arrests and engage violent criminals where, if called upon, the use of deadly force can be used. Special response team members work in uniform as well as in civilian clothes. They must be able to perform duties in both urban and rural environments. Often working days on end without a day off, our SRT members are not your run of the mill security officer. Working in the day and at night in rugged surroundings, often on mountain slopes, greenbelts and around mountain estates, our members will interact with our Man Tracking Unit to devise and implement a solution to a crime problem in a specified area. The results speak for themselves. Our successes have seen rival security companies attempt to copy our methods, even naming themselves SRT. Sadly these opportunists are mere posers when it comes down to doing the real hard, dangerous and dirty work of disrupting the criminals ability to operate unchallenged. Where our SRT units and Man Tracking Units are deployed, the results are apparent. Criminal activity is disrupted and displaced. Arrests are made and crime levels drop. We look forward to expanding this unique crime-fighting unit in the future and improving our results. This will lead to residential areas where

crime levels are low to zero, becoming sought-after areas and property values will increase. Criminals fear our SRT Units and that’s the way we like it.

“HOME STAGING” PREPARES PROPERTY FOR SALE Beyond generic tips on decluttering and cleaning, how well a house shows is often overlooked as an essential part of selling. Home staging could mean the end of “waiting for the right buyer”. “Home staging” is the process of highlighting a property’s features and minimising any faults to boost universal appeal. The approach is new to South Africa, but is well established in the USA, Australia, and parts of Europe. Staged homes typically sell faster and receive higher offers. “Owners have to get in the mind-set that their house is now a product that should meet the potential buyers’ wants and needs, rather than their own”, says Rebecca Weber, who was certified as an Advanced Home Stager in the United States, and is a cofounder of Cape Home Garden, a company that offers home staging and real estate photography.
