7 Time-Sucking Remodeling Mistakes You’ll Wish You Could Erase It may see counterintuitive, but a rigid schedule can really mess things up. One of the things that drives up remodeling costs (and frustration levels!) are delays. And these delays are often caused by ignorance on the homeowner’s part. It’s that old axiom: You don’t know what you don’t know. Until now. Here’s a list of time-sucking mistakes homeowners often make (so you don’t have to). #1 DESIGNING BEFORE BUDGETING You think you can afford that luxurious marble countertop — until you talk to the fabricator. It’s $2,000 over budget, and there’s no room to squeeze. If you’re already past the design phase, that’s a brutal discovery requiring a serious re-think — and extra time you don’t have at this stage of the game. “There are an infinite number of design possibilities, but as soon as you pick a budget, seven-eighths are gone,” says Charles Rinek, who owns a remodeling and custom construction firm in Palm Coast, Fla. “Concentrate on the eighth that is appropriate with your budget.” Know your budget. Then follow your dreams. #2 INDECISION Even the design-challenged can create a stunning kitchen with Pinterest on their side. But the breadth of options might create dismay — and delay — if you keep finding a better backsplash. “Over-analysis becomes paralysis,” says Annmarie Bhola, who co-owned a remodeling company. “Now you spend all this time watching shows, and looking through Pinterest, and before you know it, oh my gosh, now I have all this data. Which should I choose? Should I go with light or dark?” And then, the paint color isn’t right. So now you’ve got to rethink your complete color scheme. Don’t be that homeowner. Once your design is finalized and construction is under way, consider your choices set in stone, or you might find yourself days, even weeks behind schedule when workers are waiting on you to decide. #3 SCHEDULING WORK BEFORE MATERIALS ARE ON SITE You might have allotted enough time for each step — but if what you need isn’t there when you need it, all the scheduling in the world isn’t going to make up for that lost time. Before scheduling workers to install your new cabinets and appliances, make sure the materials will be there for them. Don’t just allocate installation time; know how long it will take to ship your farmhouse sink. (Another related point: Know your contractor’s schedule, too, so you won’t be dismayed when he can’t come the day your cabinets arrive.) Bhola says her common practice is to order everything ahead of time, to know the delivery dates, then to schedule contractors to start after that date. #4 CHOOSING TO LIVE IN THE MESS Remodeling is messy — dust everywhere, your pots and pans scattered, and living spaces become storage spaces. No one expects you to be Martha in the midst of a home makeover, but too much disorganization will hog your time because you can’t find anything. Next thing you know, you’re a day behind because you couldn’t find the installation guide for the dishwasher. As part of your project plan, include a strategy for a temporary kitchen and all the stuff that needs a new home while construction is happening. And be sure to plan time to move it all so a) you don’t end up dumping everything in the nearest clear spot, or b) delaying the start of demolition, which means you’ll be starting out with a #fail. #5 NOT PAYING ATTENTION TO PERMITS Your Uncle Joe swore he didn’t pull a permit for his kitchen remodel, and everything turned out fine. But if an inspector raises an eyebrow on a drive around the ‘hood, skipping this essential step could cost you months of inspections and repairs. Give your local building department a heads-up. Plus, permits ensure your renovation is to code, catching any dangerous (or deadly) errors, like faulty outlets and improper plumbing. Just make sure to budget time for the inspection.

“You can’t move forward with anything until it’s been inspected,” Rinek says. “God forbid he doesn’t show up until 4 p.m. and he doesn’t like your work. All that time adds up.” #6 NOT DOING A TEST RUN ON MATERIALS That soft teal was sure to make your subway tile pop. Until it didn’t. Give every paint, tile, and wood type a test run, otherwise, you might find yourself not liking the results, and then find yourself falling behind schedule while you pick the replacements. For paint, Harris recommends covering a few inexpensive canvases in your favorite colors and leaving them in the room for a few days to help you decide. Do this long before workers come on site. As for cabinets, he suggests you “get a whole door.” You can’t see what a cabinet “really looks like from a three-by-three sample.” #7 A Too-Rigid Schedule It might seem counterintuitive, but sometimes, your best choice is to just suck it up and cause a delay — especially if you don’t want regrets later. “Time is almost always the reason why kitchen remodeling mistakes happen,” says Evan Harris, a San Diego real estate investor. If you do start falling behind schedule because of unexpected surprises (darn carpenter bees — on top of hurricane weather, really?!), you might be tempted to try and make up the time. But there’s where the danger lies, says Harris. That’s when you end up with sloppy work that may not stand the test of time: cabinets that aren’t level, a floor that wasn’t allowed to dry completely between coats and loses its luster too soon, a sloppy paint job. Cue future problems and expenses. His advice: Budget even more time than you think you need for every step — and you might even finish early, in plenty of time to plan your housewarming. 5 Tricks to Rejuvenate a Run-Down Patio on a Budget Is your patio oh so shabby? These super-easy projects will make hanging outside fun again. Oh, your poor, sad patio. Not a comfy seat to be had, and that cracked concrete … well, it probably looked really great when disco was king. Whether you love to entertain friends or bask in the sun with a cocktail and a novel, here are five easy ways to inject new life into your little corner of nature. #1 STOP THE PESTS THAT MAKE YOUR PATIO LOOK UNTIDY It’s hard to enjoy your patio if it’s covered in debris scattered by the wind or by critters with a penchant for digging and trampling. Stop critters with the humble pine cone — instead of regular mulch. Those spiny cones will deter pests and mischievous pets. And chances are your plants will LOVE them because they acidify the soil. Showstopper plants like azaleas and rhododendrons will burst with color. Pine cones also decompose slowly, so you won’t be constantly re-upping your supply — saving you time and money. In most parts of the country, you can easily find them for free. #2 POP SOME COLOR ON THAT CONCRETE PATIO Rejuvenate that dilapidated patio with color in a can. Try painting it a bold, bright color or a fun pattern, like chevron. You can also mimic the appearance of upscale stone patios with just a bit of paint and some stamps. If you want to let your creative juices flow, try mimicking a carpet or even a game board, such as Twister. At the very least, a new coat of concrete stain will give that tired concrete a fresh look. #3 DITCH THE RUST BUT NOT THE FURNITURE Lounging on your patio, cocktail in hand, requires something to lounge on. But if that secondhand chaise you bought post-college is covered in rust, you’re not going to be relaxing on it in your summer whites anytime soon. But replacing it is expensive — and a waste! Give it a rust-busting makeover, instead. There are several ways to remove rust. If the damage isn’t too extensive, the job can be as simple as scraping it off. Use a wire brush, sandpaper, or steel wool — and a bit of elbow grease — to scour it away. For less effort, use a drill with a wire brush attachment. For more extensive rust issues, you can use an acidic agent like vinegar to help with the removal. Or use a chemical rust converter (such as Rust-Oleum), which actually changes the rust into a different substance and protects against future rusting, adding years to your chaise’s lifespan. Paint over the treated spot and that chaise will be right back to its glory days and ready for you in your white shorts. #4 CREATE OUTDOOR STORAGE If a dumpy layer of clutter and scattered pots make your patio look sad, consider adding DIY storage to keep all of your outdoor whatnots neat and tidy. “Storage can be as important outdoors as it is indoors,” says Keith Sacks, a professional landscaper (he’s VP of the landscaping company Rubber Mulch). One of his favorite solutions is super easy and fun: Paint wooden crates (about $10 each) to match your patio (or try a bright, fun, contrasting color) and add a sealant to weatherproof the wood. Arrange them to create attractive, rustic storage. Glue the crates together and attach wheels to the bottom if you want to be able to move it around. #5 BUILD A FIRE PIT — NO TOOLS NEEDED Sometimes the best way to distract from a patio that needs some love is by drawing attention to a feature that does nothing but delight. A mini fire pit can serve as an arresting visual focal point while adding more fun and function to your patio. Creating your own outdoor s’more-making oasis doesn’t have to take much time or money. Try DIY blog Young House Love’s super-cheap, pint-sized pit, which requires only heat-resistant pavers (also called fire bricks), which cost about $5 per stone. Stack two layers of them in a small circle about six bricks in circumference on top of a stone slab, and there you have it: a mini fire pit. Make sure your patio is constructed with fire-safe materials before attempting this project (sorry, wooden deck lovers!) and that you follow local fire codes. Time to grab a few marshmallows! 10 Tips for Saving Energy in the Laundry Room Knowing how to save energy while doing laundry is a good start to helping you trim energy costs in your home. Here’s a fun laundry room fact: The average American family washes 300 loads of laundry a year, spending about 68 cents per load, for a yearly total of $204. Most laundry room expenses come from heating water for washing and heating air for drying. But these costs aren’t set in stone, and you can save money by following these energy-reducing tips. GET THE MOST FROM YOUR WASHER Ninety-percent of the cost of running a washer goes to heating water. Only 10% goes to electricity< needed to run the motor. Here’s how to save money while getting your clothes clean. 1. Use cold water. You can save a bundle by washing your clothes in cold water, which is a perfectly efficient way to clean most clothes. Washing a load in cold water costs only about 4 cents, compared to washing in hot/warm water for 68 cents. Annually, you’ll save $40 with an electric water heater and $30 with a gas water heater. 2. Run full loads. It takes as much electricity to wash a small load as it does a full one, so you’ll save money by only washing full loads. 3. Update your machine. If you don’t already have an Energy Star-certified washer, it’s time to get one. These energy-efficient machines use 15 gallons of water per load, compared to 23 gallons for a standard machine. If a gallon of water costs you a penny (the U.S. average), you’ll save $24 a year. 4. Buy a front-loading machine. They use two-thirds less water than top-loaders, reducing water and heating costs. Get the Most From Your Dryer 5. Spin faster. The faster you spin clothes in the washer, the less time they’ll need in the dryer. If you have the option, chose a faster spin cycle. 6. Clean lint filters. Remove lint after every load, and clean ducts annually. Your clothes will dry faster, using less energy. 7. Warm it up. If possible, locate your dryer in a warm laundry room rather than in a cold basement. The warmer the air coming into the dryer, the less energy your machine will use to heat it up. 8. Go gas. Drying a load of laundry in a gas dryer generally costs 15 to 33 cents less per load than an electric dryer (32 to 41 cents). 9. Keep it full. Dry only full loads, and try not to mix fast and slow-drying clothes — a practice that wastes energy by continuing to dry clothes that are no longer wet. 10. Let nature help out. When the weather is warm, cut your energy costs by drying clothes outside on a clothesline. If HOA regulations don’t allow you to set up a clothesline outside, then use a stand-alone drying rack inside. Stay Away From Rubber Mulch and Bradford Pears. The house. The yard. It’s all a part of the American dream, right? But after a few seasons with raking, mowing, fertilizing, watering, weeding, pruning, and more, having a yard can feel more like an endless fever dream. Having a yard doesn’t have to suck up every a moment of your life. The trick is picking plants and landscaping materials that don’t need tons of help from you to look good. Here’s what to plant so you can reclaim some time.

that tolerates neglect. It’s also called a Japanese cedar. It’s tall, tapering, and elegant. FLOWERS Perennials are the lazy gardener’s friend. Plant them once, and they’ll come back year after year. • Coneflowers: They bloom all season and come in a rainbow of colors, but the varieties with purple or white blooms are the sturdiest. An added bonus: They’re great for bouquets. Cut them and bring them inside. Fresh flowers from your own yard! What’s not to love?

GRASS For being everywhere, grass is a lot of work. “It’s high maintenance,” says Abra Lee, a University of Georgia extension agent. “It needs a lot of mowing, fertilizer, and water. It’s prone to disease.”

• Black-Eyed Susans: These yellow flowers look like the ones kids draw. They bloom from last frost to first frost and they can take almost all the heat, drought, and neglect you and Mother Nature can dish out. Also, they will plant themselves, dropping lots of seed so you’ll get new plants each spring.

Even so, it’s kind of a must for most yards. To make your grass maintenance life easier, go with as small a patch of grass as you can get away with, and plant these types: Grass for Northern Climates

• Russian Sage: Don’t fertilize it or water it too much, and it will reward you with a mound of silvery foliage and spires of violet-blue flowers that last all summer.

• Fescue: It’s disease resistant and slow growing, so it needs less mowing and fertilizing than other types. You can also grow it quickly from seed, cheaper than buying sod. TREES Grass for Southern Climates • Bermuda: It grows in poor soils and can withstand kids and dogs romping on it nonstop. It’s nearly impossible to kill — good if you’ve no interest in caring for a prima donna lawn.

First, buy the largest young tree you can afford, because a tiny switch of sapling might not become a big tree until you’re eligible for AARP. Second, don’t plant a Bradford pear. Ever. They crack and fall too easily. Instead, plant these: • Oaks: They’re strong and can live for a century or more. They can take a long time to become majestic giants, so if you’re looking for shade, prepare to be patient. Pin oaks and sawtooth oaks get big the fastest; they can grow as much as two feet a year.

BUSHES Pick bushes you don’t need to prune constantly. The time you spend trimming boxwoods into tidy little balls is part of your life you’ll never get back.

• Crepe Myrtles: They make flowers in the summer and their leaves turn in the fall, so you get two seasons of color. Best of all, they grow very fast, going from sapling to mature tree in five years.

• Azaleas: They look best when you let them grow into natural, unpruned drifts. There are more than 10,000 named varieties, so there’s an azalea for your yard and climate. They can live for a century so you may die before they do. If you live in colder climate, go with rhododendrons, azaleas’ larger, tougher cousins.

• Tulip Poplar: They grow to a regal 90 feet tall, and make tons of shade. You’ll get tulip-shaped flowers from it in late spring, and bright yellow leaves in the fall. They’re disease resistant and strong enough to withstand winds that would take down other trees.

• Emerald Green Arborvitae: It’s a fast-growing evergreen that can stand up to heat and humidity. It’s a good choice for a hedge. They’re tidy, Christmas-tree shaped plants you’ll never need to prune.

• Cherry: They’re little — 20 to 35 feet tall — so they won’t overpower a small yard, and they make white or pink flowers in the spring. Stick with the non-fruiting types because they’re easier to grow and less messy.

• Hydrangeas: They’re fast growing and covered with fab blooms from spring till fall. Prune a hydrangea and it will not make flowers, which defeats the purpose of having them. There are hundreds of varieties so you’ll find one that will thrive in your area.

• Eastern Redbud: This is a small, hardy tree that grows fast, and has spring flowers and fall foliage. Birds eat their berries, so ou’ll make new feathered friends

• Cryptomeria: This one’s a fast-growing evergreen

once a year because it decays into the earth. Wait, you say, can’t I use some of that awesome rubber mulch that will still be there when my kids are in college? Yes, you can. But rubber mulch does a poor job of stopping weeds and will not feed your soil, so you’ll need to fertilize your plants and pull weeds regularly. Also, research has shown rubber mulch contains chemicals that can leach into the soil and eventually kill plants. Note: Rubber mulch is great for areas where you just want to cover the ground, not grow plants.

Plant some instead of grass in places where there’s not much foot traffic. They’ll smother weeds, and they grow just fine with no help from you. • Ornamental Grass: It makes fountains of wispy, slender foliage in reds, greens, golds. Varieties that are short and grow in clumps — like blue fescue, mondo grass, and liriope — are the best choice. And yes, there is grass in the name, but, no, you will not have to mow it. MINDSET • Golden Moneywort: This creeping vine grows fast, and once established, looks like a carpet made of tiny green-gold leaves. It keeps its color through the winter unless you live in Fargo. • Ajuga: Another creeper (the plant type, not the human type who lurks at malls), this 2-inch tall plant has shiny, dark green leaves and, in the spring, blue flowers. It carpets the ground and will even grow in shade.

OK, it’s not a landscaping material, but how you feel about your yard makes a big difference in how you feel about caring for it. Here’s the right approach: It’s your dang yard, so pick the plants and landscaping materials you’ll enjoy spending time with.

“The reason we have a yard is so we can get joy in reconnecting with nature and lose the stress of our everyday lives,” says Patrick Beasley, a landscape architect. “Plant things that make you happy, and taking care of them will be a part of your life you enjoy.”

Mulch is your friend. Put it around your plants, and it will put the smackdown on weeds, you won’t have to water as often, and it’ll enrich the soil when it decays into the earth. Enriched soil means healthy plants. Healthy plants don’t get sick and die.

7 Tips to Fix Mistakes in Your Credit Report

It’s not easy and it’s not quick, but at least we have tips you need to fix your credit report. Is your credit report telling lies about you? Credit report errors happen all the time, especially if you have a common name. Dispute them pronto, so you don’t end up paying more than you should for your mortgage and home owners insurance, or have trouble getting credit. Just remember: Removing errors is a DIY project. So don’t get baited by credit repair servicers (“Pay us before we do any work on your behalf;” “Don’t contact the credit reporting companies directly” ) — these pitches are usually scams. Instead, try these seven tips for fixing credit report mistakes. 1. DO IT NOW. As soon as you find out there’s an error (check your credit report at least annually), take immediate action to repair the damage. The longer you put off reporting the error, the harder it’ll be to find the evidence to prove you’re right and they’re wrong. Plus, you can lose consumer protections if you wait longer than a month to send a written dispute of certain mistakes, like when you get an incorrect debt-collection notice. 2. DON'T ASSUME THE MISTAKE YOU KNOW ABOUT IS THE ONLY ONE. About 5% of U.S. consumers have a credit report error in one of their three major credit bureau reports, the Federal Trade Commission says. Find out what each of the three big bureaus is reporting about you by ordering a free credit report. 3. IF YOUR CREDIT REPORT ERROR INVOLVES IDENTITY THEFT, REPORT IT. If you see credit card accounts you didn’t open or loans you didn’t take out, call each of the three credit reporting bureaus and ask them to put a fraud alert on your file. Then, fill out a Federal Trade Commission identity theft report and call the police to report the theft. The FTC and police reports help prove you had your identity stolen. 4. COMPLAIN TO EVERYONE WHO SCREWED UP. Write or file an online dispute with the credit reporting company and the business that made the mistake in the first place. If the mistake was made by: • A finance company, like a credit card issuer or mortgage lender: Call and ask what their procedures are for correcting errors. • Debt collection company: Follow the instructions on the collections notice to formally dispute the debt, which forces the debt collector to verify the debt. For credit bureaus, use these websites: • Equifax. You’ll need to your credit report number. • Experian makes you get a credit report identification number (it appears on your Experian credit report) before you want to file a credit report dispute online with them. • TransUnion. 5. GET IN TOUCH WITH YOUR STATE ATTORNEY GENERAL If all this complaining does nothing, and according to a 60 Minutes investigation it’s quite possible nothing is exactly what will happen, consider contacting your state attorney general’s office to see if they can offer any guidance. 6. BACK UP YOUR STORY WITH PROOF. If you could get a late payment report removed by just calling and saying you paid on time, we’d all do it. You’ve got to prove your case by sending copies (never trust the credit bureau with the originals!) of the records that show you’re right and the company that made the error is wrong. Of course it’s harder to prove you didn’t do something (like when you don’t owe an unpaid $300 debt to a dentist in a state you’ve never even been to) than to mail a bank statement showing the credit card company cashed the check they say they never got. Either way, set up a file folder where you keep: • Copies of complaints • Receipts of certified mail • Screen prints from online filings • Notes from phone calls • A calendar reminding you when you’re supposed to hear back from or respond to companies. 7. IF AT FIRST YOU DON'T SUCCEED, KEEP COMPLAINING UNTIL YOU DO. If you don’t get satisfaction after your DIY attempts to repair the error: • Ask the credit reporting agency to put a short statement in your credit report saying you disagree with the report. • File a complaint with the Consumer Financial Protection Bureau. The bureau will look into your error and report back on what it finds.
