BROKER

WITH 20 YEARS OF EXPERIENCE OWNING HER OWN ADVERTISING AGENCY, DOLLY HERTZ BRINGS A FRESH PERSPECTIVE ON HOW TO MARKET REAL ESTATE. SCENE CAUGHT UP WITH THE BUSY BROKER TO GET THE LOWDOWN ON TODAY’S MARKET AND THE YEAR AHEAD.

How did you get started in real estate and how long have you been in the business? Do you remember your first deal? I was privileged to join Sotheby’s International Realty a few years ago after owning an advertising agency for 20 years. My experience in enabling clients to achieve their goals as well as my business background helped smooth my transition to real estate. At Sotheby’s International Realty I was invited to join the Field Team, a group of eight seasoned brokers who offered me mentorship and training. I was on the inside of more than 50 sales this year alone as part of the team. Sotheby’s International Realty cultivates exceptional skills in its brokers—and in return the global brand is an asset when clients search for representation they can trust. My first deal was a rental in the Essex House, which led to multiple closed sales in the building. What are your strengths as a broker? What is your expertise? Thanks to my advertising background, I have successfully developed listings through direct mail campaigns to strategically targeted buildings. After the Essex House successes, I had a story to tell and there was interest from other owners along Central Park South and Central Park West. I have taken customers to just about every neighborhood in Manhattan this year, to townhouses as well as condos and co-ops. Have there been a lot of foreign investments lately? If so, where are these buyers from? Being fluent in French, Italian and German is a great help to me in working with foreign buyers. I recently worked with a French family and am currently working with a German family—both families appreciated conducting business in their own language. Foreign investors are well-informed, discerning and comprise an increasingly higher percentage of the buyers we meet. What is your general outlook for 2013? Manhattan real estate is magnificent and always in demand as a timeless investment. Those who choose to live in this exciting city manage to carve out a special place for themselves— and facilitating that process is my privilege. What advice would you give potential buyers or sellers? Try to be open to reading the market and its prices as they are today. Both buyers and sellers

may experience sticker-shock—what you have to pay for the property you want or what you can get for the property you own may be quite different than what you had in mind. Do you have a special or noteworthy apartment on the market right now? What makes this property unique? The Penthouse at The Mayfair Towers, 15 West 72nd Street—next door to the renowned Dakota—is being offered for the first time in 30 years. Newly renovated and in triple mint condition, this luxurious residence must truly be seen to be appreciated. It’s the only property on the 38th floor and boasts 360-degree views of the entire city from its spacious 700 square foot terrace. Perfect as a pied-à-terre or permanent residence, this one-of-a kind trophy property is waiting for the right buyer to see it and fall madly in love.
