Through this show, we raise the funding that allows the club to give scholarships to deserving students and financial support to local service agencies. Each year our Club members work for months as we plan the show as well as fill more than 70 volunteer positions at the show. Members cover a number of tasks that include helping exhibitors, greeting visitors, manning prize booths, responding to inquiries, assisting with parking and much more. The activity surrounding these three days epitomizes the Rotary credo of “Service Above Self ” and exhibits the strength of the Saratoga community. The club is currently accepting applications for its 2018 major gift ($5,000 or more); applications are due April 1st, 2018. High school seniors attending Saratoga Springs High School, Saratoga Catholic High School and the Waldorf School are eligible to apply for scholarships; applications are due April 15th.

Back by popular demand, the Home and Lifestyle Art Show will once again take over the top floor of the City Center for the entire weekend. Service Above Self ROTARY’S MOTTO IN ACTION

This year’s Saratoga Home & Lifestyle Show marks the 44th anniversary of this important fundraiser. Since 1973 the Show has made possible the significant financial gifts made by the Rotary Club as well as strengthening the community spirit of Saratoga Springs. The Rotary Club expects to raise nearly $100,000 from this year’s event. Proceeds are distributed amongst community organizations, youth scholarships and international humanitarian projects. Several local organizations help the Rotary Club make this show possible. In addition to the sponsors, exhibitors and special-events participants noted elsewhere, the Club thanks Belmonte & Son Tents and Events, Saratoga Springs City Center, Saratoga Springs Police Department and Spa.net.

SUPPORT FOR LOCAL NON-PROFIT ORGANIZATIONS

Once a month, the Rotary Club’s Board of Directors reviews funding requests from local charities. Annually the club awards one or two major gifts to area organizations seeking to complete a significant special project. Criteria for these donations are explained on the club’s website at www.saratogaspringsrotary.org.

FUNDS FOR YOUTH SCHOLARSHIPS Each June the Saratoga Springs Rotary Club awards close to $50,000 to local high school seniors for the pursuit of additional education. The Saratoga  Springs Rotary  Education  Foundation (saratogaspringscholarships.org) is the 501(c)(3) charitable organization that raises funds to benefit local students.

INTERNATIONAL RELIEF EFFORTS

Part of Rotary’s mission is donating to world disaster recovery efforts and improving life for citizens in developing countries. The Club has sent Shelter Boxes for war refugees in Syria and typhoon victims in the Philippines, funded well construction in Rwanda and supported Pure Water for the World. 24 | SARATOGA HOME & LIFESTYLE 2017

ROTARY WELCOMES NEW MEMBERS Membership in the Saratoga Springs Rotary Club offers an excellent opportunity for Saratoga area businesses and individuals to make a positive impact on the community and the world. CELEBRATING SERVICE

The Saratoga Springs Rotary Club named Kenneth J. Bollerud of Saratoga Springs as its 2016 Senior Citizen of the Year. Ken was nominated by A. Issac Pulver, Director at the Saratoga Springs Public Library, who said, “With 35 years of volunteer service to the library, a career advocating for teachers and students and ongoing service to his faith community, all while eschewing the limelight, Ken truly lives the ‘service above self ’ ideal of Rotary.” In addition to his many other activities, Ken was president of the library board of directors for 28 years and chairman of the building committee that oversaw the building of the current library.

ENDING POLIO WORLDWIDE

Since 1979 Rotary members have persevered in the fight to eradicate polio and have been successful in ending polio in all but three countries worldwide. In collaboration with the World Health Organization, UNICEF, the Bill & Melinda Gates Foundation and national governments, Rotary has achieved a 99 percent reduction in polio cases worldwide. Rotary members have contributed more than $1 billion and countless volunteer hours to help immunize more than 2 billion children in 122 countries. Rotary raised more than $200 million to match $355 million in challenge grants from the Bill & Melinda Gates Foundation. The Paul Harris Award The Saratoga Springs Rotary Club presented the Paul Harris Fellow award to Lisa Nichols and Brian Carroll for their dedication to the club and service above self. saratogaTODAYnewspaper.com

Last year, Noël McLaren, News 10 ABC’s weekend evening news anchor, and her husband Robert, were married and began searching for a house that they could build into a home.

It was late spring when Noël and Robert went out cruising the streets in his classic car. “It was just by accident, we happened upon this one,” she said of a lot of land in a Saratoga Springs neighborhood that caught her eye.

Their first important decision was something they agreed on; they wanted to live in the Saratoga region.

As a witness to her parents’ experience having a house built, she’d heard both their success, and their horror stories. It was valuable information that many people entering into the process don’t have.

While they liked many of the houses they looked at, there were still changes to be made. “Once we figured in those changes, the price started to add up,” said Noël.

“The most common mistake people make is being undereducated on the entire process,” said Dave Trojanski of Bonacio Construction, Inc.

Determine What the Lot IS and What it IS NOT: Before deciding that a lot of land is the right one for you, there are three important things to consider, said Dave. • Proximity to Neighbors: Whether you want to live in a city, or further on the outskirts, consider how close you’ll be to your neighbors once the house you imagine is built. Do you want to be in a neighborhood or on a separate plot? • What amenities are there? How will you get water? Does (or will) the plot have sewer access or a septic system for waste? What about electric and energy options? Will the house have gas or a propane tank? • Deed Restrictions and HOA Fees: What can you have on your property? Are there guidelines for accessory buildings, grounds keeping, fencing, etc.? Does the neighborhood require fees? saratogaTODAYnewspaper.com

STEP 3: WHO IS THE CREW? “After talking with Dave, I knew he was going to be fair in the process,” said Noël. By inviting them to see his past projects unsupervised, Noël and Robert were given the opportunity to ask homeowners their honest opinions of his work. “Who doesn’t want to put their best foot forward? Who doesn’t want you to see their best of the best? But I asked, ‘What’s their basic home?’ It was all beautiful. Everyone said he was honest and doing the right thing,” said Noël. When building a house, the need to have people to rely on shouldn’t be underestimated. “It’s good to have somebody you trust to give you that confirmation or keep you in line,” said Noël. The process has been a great exercise for her marriage, she said. She and Robert set their priorities and learned about making compromises. Along the way, he helped her gain confidence in her decisions, she said.

Building strategies begin when Dave has future homeowners fill out a lengthy custom home design questionnaire. There are also architectural plans on hand that can be altered with each person’s preferences (such as moving walls to make a bigger closet, or making room for a larger vanity) which can be faster than starting from scratch.

Before aesthetic choices can be made, the financial considerations must be adhered to.

“The up-front process is critical. It can take longer than people expect, but it’s the most important part of the process,” said Dave.

Other tips include: A) using a builder that includes quality materials in their base price; B) Make sure you don’t run out of money by being careful not to spend too much on the first couple of upgrades; and C) Upgrade the things you cannot easily change down the road.

Robert wanted a three-car garage, Noël, a large walk-in closet. An open foyer, master bathroom en suite, and 10’ ceilings on the first floor were decided upon, but the details took a bit longer. “I expected to know what I want and make a quick decision, but it’s very easy to walk in and get overwhelmed. I ended up changing my mind …a lot,” said Noël.

“You need to decide how much will be the down payment and how much you’re willing to pay each and every month. Assume you’re going to want to upgrade certain areas and pay for upgrades out of a separate budget,” advises Noël.

“You can always change the tile, but you can’t really raise the roof to add 10’ ceilings easily later on,” said Noël. Knowing that she and Robert wanted to finish the basement, but that to do so now would’ve blown their budget, they opted instead to add cost-effective removable panels, rough plumbing, a stairway, windows, and doors, but to finish the rest later, said Dave.

“Make sure you do take time, sleep on it before you make it definitive,” suggests Noël. Whether it’s choosing the right shade of white for the cabinets, or getting the open staircase that she wanted, it has been the walkthroughs during the construction process that have helped ensure their peace of mind. “I meet with them, understand what they need, and fix that for them,” said Dave. Building a house, above all, exercises the creative muscles. “It’s been a really fun process. At the end of the day, what’s exciting is that it’s something we can be really proud of …that we created together,” said Noël.

He’s working on a new showroom in Glens Falls that will be open this Spring to help you take back your kitchen.

IT’S PUTTY IN THE HAND After spending a quarter of a century coming up to his house in the region, Zobel has decided to move into working here, as well. Zobel’s grandfather was an architect in New York City. His father was a carpenter who opened his first showroom in the Westchester County in the late 1950s, when Zobel was born. Zobel worked there pushing a broom across the floor as a child, and for a decade as a young adult. Since then, he’s been with Majestic Kitchens and Baths, designing kitchens around his clients’ lifestyles. Once Zobel decided to open his own showroom… searching through property listings, talking with friends and family, and driving around didn’t garner the results he was hoping for. It was when he was walking in downtown Glens Falls that Zobel saw a building he liked. He saw a sign that it was available, went inside, and saw the owner, developer Tom O’Neill. “I loved the old building. Everything about it was screaming out that it would be a good showroom space,” said Zobel. He signed the lease last June and began re-invigorating the space.

NOURISH THE SENSES Part of the Glens Falls’ Three Squares Historic District, the brick Union Square building at 11 Broad Street is more than 100 years old, has high ceilings, exposed beams, and hardwood floors. Zobel loves the character that these features add in the 2,500-sq. ft. space. He exposed the once boarded-up windows, while also adding new ones, to let lots of natural light into the space, which will house Zobel & Co.’s 18 different kitchen displays. “When someone walks in to the showroom, they’ll see I’m not competing with the box stores…I am the next step,” said Zobel.

WHET YOUR APPETITE Whether it is in concept, design, or execution, Zobel’s keen eye for restoration extends beyond the building to the pieces within it. These historical items hold the important knowledge of the times; describing the people, and sharing their experiences. He selects antique furniture including a cobbler’s bench, antique card file, or corner hutch, and blends these cool old relics to function seamlessly in today’s kitchen. “It’s a great look. TASTE THE FLAVORS When you’re like Zobel, who’s doing what he loves, staying informed on all the new trends is interesting and easy. Some of the newest things that will be in the Zobel & Co. showroom are actually tiles made from some of the oldest stuff on earth. These backsplash tiles have been cut out to highlight the 50 millionyear-old fish fossils embedded within them. He’ll also have a new device that operates much like a Lazy-Susan, organizing pots and pans efficiently, even in awkward corner cabinets. Another new innovation, the steam oven, will be incorporated into a kitchen made from reclaimed barn wood, showing how he blends the best of the old with the new

LIGHT THE WAY Dark cabinets and dull spaces are getting attention through today’s LED lighting capabilities, which Zobel will be happy to show you, but that’s not the only way he illuminates kitchen possibilities for his clients. “I put them in front of the sink and say, “Show me how you wash dishes.” He walks them through each step of how they load the dishwasher, where their dish storage is located, and how it relates to the working and eating spaces. “As a designer, the most important thing is to listen to the customer and work off their point of view,” said Zobel. With his guidance, which is reserved for residential clients, people can reclaim their kitchen as the fabulous heart of their home. “A kitchen project is hundreds of little parts that come together. At the end of the day, when it’s complete, the job’s done, and the client is happy, that’s when the good feeling comes,” said Zobel.

I recently had the opportunity to look in on the mother/daughter team of Janet Longe and Jamie Davies as they were busily putting the finishing touches on their new space. Along with their new showroom manager, the team was putting in long hours, making sure that everything looked perfect for their grand opening in early February. Fans and clients of 23rd and Fourth will recall their digs over on Franklin Square and their knack for putting together distinct furnishings and accessories to achieve stunning results for residential and commercial clients. Well, they now have twice the space to display a remarkable array of furniture, lighting, rugs, and accessories from around the world. And they couldn’t be more excited. saratogaTODAYnewspaper.com

Janet, who has a degree in interior design from Sage College of Albany, has been designing ever since she could pick up a book of fabric swatches. Design is just something that comes naturally to her, and her talent shines through in the color palettes and the unique blending of materials and styles throughout the 3,000 square-foot space. The ceiling to floor glass windows that enclose the store on all four sides add a cosmopolitan feel to the space, evoking images of high-end designer showrooms that you’d find in Manhattan. For daughter and business partner, Jamie, this was an inevitable step in the team’s progression, as their clientele grew and they found themselves in greater demand.

“We were bursting at the seams over at Franklin Square and we started looking for a new space a little more than a year ago,” says Jamie. While Jamie’s background is in business and marketing, don’t think for a minute that she hasn’t inherited her mother’s eye for design and passion for decorating and re-making clients’ homes into remarkable living spaces. “When we committed to making the move, we originally thought about building, and then I happened to drive past this space on my way to the Farmer’s Market one Saturday,” recalls Jamie. “They had just installed the glass windows and there was something about the place.” The building is one of several projects in the city built by Bonacio Construction, and it is a perfect example of the Bonacio team’s flair for combining an arresting architectural style with an urban chic aesthetic. Janet pointed out that, while parking

was something of an issue at Franklin Square, 130 Excelsior has ample parking, both in the front and rear of the building, with several spaces specifically dedicated to 23rd and Fourth. After deciding that this was exactly the right place, Janet and Jamie closed their store in Franklin Square in November. They’ve put in some very long hours, purchasing inventory and getting the store ready for their February 3 ribbon cutting and cocktail reception. “We needed to do this,” says Janet. “Our customers were looking for it, and the area needs it.” As we were chatting, a few different groups of people came through the door, despite the large “closed” sign taped to the glass, asking when the store would be open, and could they just take a peek around. I couldn’t blame them. I had my sights set on a pale camel sofa and a textured area rug. continued on page 50...

After politely letting the would-be shoppers know that they should come back the following week, Janet picked up our conversation where she left off. “We’ve always done a lot of custom ordering. And people couldn’t always sit on the furniture they were ordering. There just wasn’t enough space in Franklin Square for all of it.” Now, with a large spacious showroom, plus additional storage space, there are plenty of sofas for customers to try out. Of course, Janet and Jamie still customize rooms, spaces, and entire homes for their clients. There is a large “workroom” area, with hundreds of fabric swatch books for furniture and window treatments, where the team work with clients to select the right fabrics and styles for their tastes and needs. 23rd and Fourth is very “designer-friendly,” and other decorators and designers are always welcome to come into the store with their clients to pick out fabrics, furnishings and accessories. continued on page 52...

In the past, many local and regional interior designers would travel to Manhattan to find the kinds of furniture designs and accessories that are now just a short distance from downtown Saratoga Springs. The language of construction is drawings. Trying to read the mesh of intersecting lines and weird symbols in an architectural drawing can feel like getting lost even after reading the map. Having a general idea of where you’re going can help, but it’s not likely to get you there the fastest and easiest way possible. When you’re taking on a construction project, you want more than just a general idea of what you’re going to build. Luckily, just as we have GPS to guide us to our location, we have 3D design software to guide us through the construction design process. “It allows you to walk through a room; it’s not just a static picture. It’s a close second to actually being there,” said Peter Brooks.

When Brooks chose architects Sue and Don Davis from SD Atelier Architecture and interior designer Colleen Coleman of CMC Design Studio, LLC to conceptualize his dream home on his future Christmas tree farm in Malta, it was for their experience and skill. The use of 3D planning software, utilized by both professional offices, has allowed him to see exactly what they are building together.

CREATION Listening to horror stories of pitfalls encountered during a construction project, Brooks noticed a common thread among them that included unforeseen surprises and changes coming up that resulted in an increase of final price. “My response was, ‘Why didn’t you think of that before you started digging holes?’” said Brooks. Boulder Brook Farm is being built with a conscious eye on history and the spirit of the holiday season. The trees were planted in 2012 and the hard-hewn timber frame barn has been erected in preparation for their planned opening in 2020.

Brooks reviewed his new built-in bar details and is confident that his 6’2” stature could stand in this area while preparing drinks.

“The site, to him, first and foremost, was very important. We walked the site to really understand it. There’s a sense of history with the Greek revival style house that we’re building. It has that feeling that it’s evolved over time,” said Sue Davis.

At her studio, SD Atelier Architecture, LLC, Davis still builds presentation models if the client requests them, and the firm uses the CAD drawings that are the industry standard to communicate with the building department and the contractor, but has found the 3D images the firm makes using SketchUp Pro really help her clients visualize what it’s like to get inside a space. “He’s a very detailed client who wants to make sure we deal with the nuances in the planning phase and that we’ve got everything where we want it to be once the construction phase starts,” said Coleman. She’s been using SketchUp Pro at CMC Design Studio, LLC for more than a decade because it does help minimize downtime in construction, she said.

It was two years ago when Brooks gave Davis a photograph of a porch he imagined would be the perfect addition to his Greek revival house. She was able to recreate it perfectly and attach it to the design plans. Seeing it in 3D however, alerted Brooks to design problems that he didn’t anticipate. “I loved that front porch for how it looked, but as for functionality, it just wasn’t going to work for this house,” said Brooks. He considered how the area would actually be used and if it warranted the view of the house being obstructed. Davis was able to quickly address his concerns and devise a solution, he said. Changes can be accomplished quickly depending on the level of detail a client wants to have in the design, she said. Going beyond simply laying out rooflines, explaining the general size and shape of a structure, and exploring floor layout options, the SketchUp Pro library includes finishing materials including fabrics, tiles, and appliances, among others. Coleman imports brand name products that clients want, such as Benjamin Moore paint

colors, Kohler kitchen and bath fixtures, or a Wolf stove, for example, in different price points to quickly show clients how the space would be affected.

“If I had to hand-sketch every one of Kohler’s products, it would take forever,” said Coleman.

Because they were all looking at the same computer screen, they had the flexibility to discuss these things from three different locations.

ANALYSIS Seeing photo-realistic rendering snapshots of a project from an endless number of vantage points introduces the opportunity for everyone involved to weigh-in, at their convenience, with their particular point-of-view. As the architect, Davis was concerned with issues regarding rooflines, framing and maintaining historic integrity; as the interior designer, Coleman was thinking about the interior elements of the overall
