ge-old job-hunting wisdom says that the best time to find a new job is when you already have one. Similarly, employers find that some of the best potential employees are people who are happily employed. Buying a house is a little different than finding a job. But in a competitive housing market, home seekers and their real estate agents sometimes need to employ similar strategies in order to uncover the perfect home. Sometimes, this means buying a home that’s not even officially on the market. Jessie Sessions, a Realtor with Berkshire Hathaway HomeServices California Properties’ Santa Barbara office, seems to have a knack for these off-market deals. Like a good detective looking for clues, Jessie has a skill for finding the exact home her client wants before anyone else even knows it’s available. She has successfully represented buyers of off-market listings seven times in the past twoand-a-half years. Sessions used her skills recently for my friend Zack. A UCSB alumnus, Zack was ready to move back to Santa Barbara, but he figured he would rent for a while and then buy. Zack was talking to Jessie about his long-term housing goals when he confided that if he could find the perfect house, he might be open to buying right now. Zack’s dream home had at least two bedrooms and was located in Santa Barbara: preferably in Downtown, the Westside, or the Eastside. Zack prefers older houses, especially Craftsman style. Like most of us, Zack also had a maximum budget. Perhaps most importantly, the house

had to have an ideal yard for Zack’s adorable dog, Allie. Jessie had her work cut out for her. She showed Zack every house on the market, but none of the homes that fit Zack’s criteria felt quite right to him. Then Jessie sent out feelers to other local real estate agents. If agents are helping a client get a house ready to sell or know that their client is going to be selling soon, sometimes selling it off-market can be an attractive option. Some sellers want to go through the process of listing their house, hoping that they will receive multiple offers or sell at even more than the listing price. On the other hand, not having to go through listing the house, prepping it, putting a sign in the yard, or enduring open houses can be appealing to others. And as the saying goes, a bird in the hand is worth two in the bush. A qualified buyer who can act quickly is not to be taken lightly. In this case, Jessie described what Zack was looking for, spread the word, and heard back from Ben Rivera, an agent Jessie had worked with before on another off-market transaction. Ben was about to list a three-bedroom Craftsman home on Gillespie Street. His clients had already found a replacement home, so they were hoping to sell quickly. With all the characteristics of a typical 1930s Craftsman, Zack’s new home is as charming as you’d expect. A thick green hedge surrounds the house, with an archway cut out just wide enough to accommodate a gate. Two palm trees play sentinel over the classic front porch, and an orange mailbox adds a fun jolt of color to the otherwise subtle sky-blue-and-white exterior. The front door opens into the living room with a whitebrick fireplace and a built-in window seat. Hardwood floors and wainscoting with picture rail detail continue from the living room into the dining room on the left, bringing continuity and a formal vintage flair. The dining

room continues through to the kitchen, laundry room, half bath, and all the way back to the guest bedroom at the rear of the house. The path from the living room leads through two more bedrooms and a bathroom, connecting in a circular layout. A back door off the kitchen leads out to a fenced backyard perfect for Allie. Fruit trees, space for a vegetable garden, and a nice, flat lawn are all ready for barbecues or other outdoor activities. A stately Canary Island date palm tree towers over the side yard near the garage. Jessie says that the magic to finding off-market properties lies in timing, relationships, and knowledge of the local market, which were all elements she put into practice for Zack. Since Zack was buying from out of town, Jessie also took care of myriad details and sent Zack videos of everything she did. Zack and Allie are moving into their new home this week. They’ve already learned the first two rules of life in Santa Barbara: Make things happen rather than waiting for them to happen, and use local experts to get things done. The Scholarship Foundation Honors Art Scholarship Competition Winners

O

n January 23, the Scholarship Foundation of Santa Barbara honored the 25 winners of its annual Art Scholarship Competition. The event was held at the Santa Barbara Museum of Art, where the students’ work remained on display for a few days. For the competition, 70 South County high school seniors each submitted four pieces of artwork, which were judged by a distinguished panel from the Santa Barbara art world: Anthony Askew, Ginny Brush, and Patti Jacquemain. The judges selected 25 winners and chose one piece from each to be part of the curated exhibition. Winners received a $2,500 scholarship from a designated fund, and the Best of Show winner got an additional $1,000 from the Schall family. During the reception, the winners stood beside their artwork to greet the 125 guests and discuss their art. Students and other guests were equally excited, lending a jubilant feeling to the event. During the program in the auditorium, Scholarship Foundation Board Chair Christie Glanville shared how this is one of her favorite events because of the “students’ thoughtful and skillful expression of their ideas, feelings, hopes, and dreams.” She commented on how Albert Einstein’s saying that “Creativity is intelligence having fun” rings true in the students’ works. Art Museum Director of Education Patsy Hicks praised the student artists for having followed conceptual artist John Baldessari’s advice to “learn to dream,” and she reflected on the resonance and wonder that results from this. The students were briefly introduced, and they each thanked those who had

inspired, taught, and supported them. Evan Sherman, a senior at Santa Barbara High School’s Visual Arts and Design Academy (VADA), was awarded the Best of Show. He hopes to attend the Rhode Island School of Design and paint professionally. Sherman explained that his piece was inspired by the 1969 oil spill, and he sought to both discuss the environmental impact of offshore drilling and celebrate the changes the community has made in response to the disaster. The other winners this year are: Aidan Barcia-Bacon, Nicole Borden, Kristopher Boris, Charlie Buckingham, Autumn Coulter, Zach Dinklage, Emmanuel Flores Garcia, Amelie Funk, Emma Gobbell, Hunter Gomersall, Magdaline Rose Gooch, Jacob Grossi, Henry Haber, Kylee Heather, Chloe Herdrich, Owen Keithley, Grace Lewis, Angel Uriel Mateo, Andrew Mazlumyan, Teagan Moehlis, Maleeha Mustafa, Veronica Sanchez, Morgan Thornley, and Madison Young. Six schools were represented, with 12 students hailing from Santa Barbara High School, home to the Visual Arts and Design Academy. The Scholarship Foundation of Santa Barbara is the nation’s largest communitybased provider of college scholarships, having cumulatively awarded in excess of $123 million to more than 50,000 county students since its founding in 1962. love accessories,” says designer Kendall Conrad. “I like to dress like a blank canvas. I don’t change my clothing style that often. I don’t like prints. I like simplicity, but I like to change my accessories.” That’s apparent at our lunch — she’s wearing a black cashmere sweater and jeans, but my eyes are immediately drawn to the stunning gold rings and leather cuffs wrapped around her wrists. With her husband, David Cameron, Conrad founded Kendall Conrad, the accessories brand whose bags, shoes, jewelry, and belts now enjoy a devout following among celebrities, magazine editors, and trendsetters. But this wasn’t her first fashion company. In 2000, while pregnant with her second child, Conrad started Tauro. “At the time, I couldn’t find a bag I needed,” she says, “and so I designed it.” She hired a saddle maker, rented a studio in the Alhambra building, and soon, stores such as Maxfield’s and Barney’s were placing orders. Tauro ballooned from there. Jewelry was a natural progression. “I was doing custom hardware for the bags with a jewelry manufacturer,” she recalls. “He asked me, ‘Why don’t you make rings for your fingers?’ That inspired me to start making jewelry. I started making leather cuffs and then sandals. Everything grew organically from each other.” Lately, the retailer Vince hired Conrad to consult on their bag programs, and they’ve done four collections so far, with a fifth set to launch in February. Even with that growth, Kendall Conrad only works with American manufacturers and today makes everything in Los Angeles. Conrad was born in San Francisco. Her mother was an interior designer, and her dad was Barnaby Conrad, the famous American bullfighter, portrait artist, and author. “I’m a Santa Barbara girl,” she says proudly. “My father’s grandmother had a house at 700 Buena Vista. My grandmother would rent five cottages for the family for the entire summer at the San Ysidro Ranch. Everybody in my family had a connection to Santa Barbara. Santa Barbara has

She attended Taft School in Connecticut, then UCSB and UCLA, where she studied architecture, French, and psychology. But Conrad decided to travel. “I went after my dreams,” she explains. “I modeled for Elite in Milan and Paris. I ended up having a very healthy career. I traveled the world and made money. I lived on and off in New York City, Paris, and L.A. Years of living in Paris was hugely influential to my aesthetic and style. It helped my current career.” She returned to Santa Barbara in 1997 with David, a photographer. Conrad’s designs are richly inspired by her travels, by Santa Barbara, and by her father’s bullfighting history. “That doesn’t leave me,” she says. “I remember talking to my dad about names and meaning. Always with the idea of Spain. And the details. My dad would show me his old suit of lights. There’s so much pageantry in the corridas. I love the mantillas. It’s all really inspiring to me. “ On her retail website, she writes a fascinating blog called Aficionada. “I take photos of our clients, showcasing how they wear our goods,” she explains. “They become ambassadors, taking ownership of the brand. I do the interviews. It’s my favorite project. It’s great to profile people.”

Which words or phrases do you most overuse? “Cool.” Always have. Can’t help it — it says exactly what I mean. Which talent would you most like to have? I would really

love to be able to write and compose music. What a wonderful gift to be able to do that! If you could change one thing about yourself, what would it be? Well, they say that humans only use a small per-

centage of their brain, so I suppose I would like to use 100 percent! What do you consider your greatest achievement?

Mother to two very amazing humans! Not taking credit, though. They came out that way; I’m just super proud of them. What is your most treasured possession? I think the paint-

ings and drawings done by my dad, my children, my sister, and my friends.

Who makes you laugh the most? My husband, David.

We must get serious about supply. We must do it in a smart and balanced way, seeking solutions which preserve the unique heritage of our region, and the natural beauty which we hold dear. Supply and stewardship must go hand in hand.

Throughout California, City, County, and State Government are taking steps to tackle the housing crisis with the support of California Gov. Gavin Newsom. The state recently approved bill SB 330 which will

increase the housing supply by reducing the barriers to housing development. It labels our housing shortage exactly what it is: a housing supply crisis. This law will create certainty for developers constructing new housing units, if the development is consistent with local planning, zoning and design requirements. It streamlines the local permitting process for 5 years in cities with more than 5,000 residents and where rents exceed 130% of the national average. The city of Santa Barbara has taken its own action by introducing the Average Unit-Size Density Program (AUD’s). The intent of the Program is to support the construction of smaller, more affordable residential units near transit and within easy walking and biking distance to commercial services and parks. This will help ease the demand for housing by adding supply to the markets. It’s time to get serious about supply. REALTORS are at the forefront of the charge to promote housing and home ownership.
