ow that our June gloom has turned into blue-sky July, I’ve gotten a little selfish with my Sundays. I love going to open houses, but I love the beach, too. This week, I got lucky and was able to combine the two. I found the ultimate beach house in Montecito just steps from the sand, and it has the perfect address to match. The home at 1 Miramar Avenue is a solid, welcoming classic with an historic pedigree and beachy touches inside and out. When I walked through the gated entrance and saw the house, I was ready to make myself at home before I even got through the front door. I’m a sucker for good front porches, and this house has a great one. A rock-lined pathway leads past massive palm trees and lush gardens to a wide, covered front porch that’s long and low, supported by round white columns. A porthole window lends a nautical touch, and flagstone underfoot gives an indoor/outdoor feel right off the bat. Built in 1904, this two-story craftsman-style home is covered in chocolate-colored wood shingles with white trim on the windows and under the wide eaves. The roofline boasts interesting angles, including a round turret at each end of the house and a long balcony across the front. The front door opens into the living room. With high, white coved ceilings, gleaming hardwood floors, and doorways into the formal dining room, family room, and hallway, the living room is the center of this home. Refreshing and inviting, it feels like a natural gathering place. The adjacent family room sports a wall of windows looking out onto the tropical backyard. Sensing a pattern, I walked through the first floor and verified that indeed, there was outdoor access from almost every room. With multiple ways to step outside, and decks or porches off each of the bedrooms as well as the family room, this house succeeds in bringing the outside in and blending seamlessly into its natural surroundings in true craftsman fashion.

In addition to the common rooms, there are three bedrooms downstairs, each with a full bath, plus an additional powder room. There’s no shortage of charm. Built-in cabinets, window seats, period hardware, and distinctive wainscoting are some of the retro details found throughout this home. An octagonal dining nook at the front of the house sits under one of the turrets that caught my eye on the way in. An almost identical room on the other side of the house serves as a sitting room in the master suite, providing welcome extra space in an unexpectedly charming shape. The kitchen is one of the magical parts of this home. Black-and-white tile counters and backsplash and white vintage cabinets cohabit with state-of-the-art gourmet appliances in a happy blend of turn-of-the-century style and modern convenience. This large L-shaped room includes a pantry and a back kitchen area that contains a second sink and the washer and dryer. Yet another back door opens onto a covered porch, which could be used as a secondary main entrance. I have a fondness for smaller spaces, so it’s no great surprise that the second floor is my favorite part of this home. With a distinct bedroom and full bathroom, plus a great room that includes a kitchen area, the upstairs could easily function as a stand-alone living situation. Charming touches abound, including arched doorways, sloped ceilings, and an adorable curved vanity and sink tucked into one corner of the bedroom. No matter how this second-story space is used, the star attraction upstairs is the

ocean-view balcony outside the living room. “Miramar” means “ocean view,” and this home lives up to its name. The outdoor spaces of this home rival the graceful interior. Curving brick pathways lead past huge birds of paradise, myriad varieties of palms, and bursting bougainvillea. While the lush gardens have a decidedly tropical feel, most of the plants are native to this area. Distinct seating and entertaining areas include a fire pit, a raised deck, and an outdoor shower to rinse off the sand on your way in from the beach. As close as this house is to the newly reopened Miramar Hotel and the bustle of Coast Village Road, it’s amazingly quiet both inside and out. It feels like a sanctuary, and I certainly would have liked to stay longer, but the lure of the nearby beach on this sunny day was too strong a pull to resist.

Rescue Mission Holds Fourth of July BBQ Dinner for Homeless Guests

T

hanks to a dedicated, caring group of staff members and volunteers at the Santa Barbara Rescue Mission, homeless people had a welcoming, festive celebration to attend on the Fourth of July. In the afternoon, the Rescue Mission held its 11th annual Fourth of July Barbecue Dinner for about 100 homeless guests, many of whom had been displaced for the day by the festivities on the beach. About 30 men in the Mission’s Residential Treatment Program also joined the celebration. Both the caring spirit of organizers and the gratitude of guests were palpable. The Rescue Mission’s parking lot on East Yanonali Street was decorated by the Women’s Auxiliary in patriotic red, white, and blue. A large contingent of volunteers and staff from Calvary Chapel prepared and served a bountiful all-American buffet of grilled hot dogs and hamburgers and plenty of sides. While dining, guests got to enjoy upbeat, live music performed by Wilson and Max Geyling (sons of President Rolf Geyling). The 71-member auxiliary provided raffle prizes, which were announced every 15 minutes and geared toward the homeless guests. Luggage and a backpack were the most popular items. The Rescue Mission’s president, Rolf Geyling, shared that while it’s challenging to be homeless every day of the year, the holidays are an even more poignant time because people who are homeless see families out having a good time on Cabrillo Boulevard and at other public celebrations. During this special time, he related, the Rescue Mission likes to remind its homeless guests that they are valued as well. Due to ongoing construction, space constraints prevented setting up the multitude of carnival games that are typically at this event, but guests didn’t seem to mind — they were enjoying the good food, camaraderie, live music, and prizes. Not only is this an enjoyable day for the homeless guests, but it also exposes those who haven’t been to the Rescue Mission before to the services the orga-

nization offers. The Rescue Mission provides shelter and emergency services to S.B.’s homeless population year-round. The shelter provides an entry point for its 12-month residential drug and alcohol recovery program for men and women, which has had phenomenal success. Nationally, only 20 percent of those who start a treatment program complete it, and of those who complete it, only 20 percent maintain recovery for five years or longer. The Rescue Mission’s current completion rate is 43 percent, and 52 percent maintain recovery for five years or longer. The Rescue Mission also offers family support, relapse prevention, and men’s sober living. The Rescue Mission recently completed a five-year, $12 million renovation of its 40,000-square-foot facility. After providing an estimated three million meals and 1.6 million stays since 1986, the facility was in desperate need of repair. With a multi- Director of Communications & Constituent Relations Rebecca Weber with Men’s Residential staged construction schedule, the Rescue Program Director L.B. Chandler Mission was able to continue a significant portion of its programs during the remodel. With the renovated facility, the number of women who can be sheltered increased from 18 to 34, and the number of men from 80 to 88. Before the renovation, every night there were more homeless people seeking shelter than beds available, with the chapel being used nightly to accommodate the overflow. The renovation created, for the first time, dedicated, gender-specific bathroom facilities for homeless guests and made extensive structural and seismic upgrades to meet current building codes. This nonprofit receives no government funding. Donations are still being sought for the capital campaign and are always welcomed for ongoing operations.

epending what stage of life you are in or how you choose to run your life, you can probably empathize with others when it comes to the feeling of not having enough time. Whether its raising kids, working full time, or just trying to fit all of your interests in, carving out time can be incredibly challenging.

This could result in longer days on market and price reductions in attempts to regain the interest of the current buyer pool. I recently witnessed a perfect example of this. A buyer with a very busy schedule wanted to see a house that is on the market and is tenant occupied. The tenants and the buyers schedule were both very restrictive and scheduling a showing was nearly impossible. After a few attempts to schedule a showing the buyer said “maybe this is a sign that the house is not for us”.

One common challenge of putting a real estate deal together is the coordination of busy schedules. It all starts with trying to schedule a showing. Many buyers who have full time employment are restricted as to when they can see a house. It usually comes down to weekends, after work or lunch breaks. In addition to that, many buyers with kids have other commitments such as sporting events, birthday parties, school pick-ups etc. that further can constrict a schedule.

The tragic thing here is that the house very well could be a great fit for the buyers but because the showing coordination was so challenging the buyers will likely move on to a different property and the sellers will likely not have as much success in selling as they would if the property was more available for showings.

In a competitive real estate market, such as Santa Barbara, a busy schedule can severely inhibit a buyer’s chance at securing a home, especially one that other buyers with less busy schedules also find appealing.

These are real consequences that can negatively effect both buyers and sellers. Now if the buyers were willing to accommodate the sellers restrictive schedule they might be able to get a good deal on the property.

Respectively, sellers can also have schedules that make it difficult to grant access to their property. This usually limits their chances at properly exposing the property which could ultimately result in a lower sales price. This could be due to an occupation, needing to give tenants advance notice, tenants’ schedules, kids, or just a seller that doesn’t want to be bothered with showing requests at certain times. Just as a buyer might miss out on opportunities due to their busy schedule, a seller can miss out on a higher purchase price as some buyers will just move on from a property that is hard to gain access

To get to my point, buying or selling a home is a process that favors those who prioritize it, who put effort into in and make time for it. If you approach it in a casual manner, you are asking for a longer, harder and less favorable outcome.

Sometimes there is nothing you can do about your schedule and that is okay. Just be aware that you do have some control over your outcome and that when you can, you should make decisions that will position you for success.
