WHAT IS MY

HOME WORTH? May I first of all welcome you to the colourful and impressive late Spring/Summer 2022 edition of our Collection Magazine.

I

am delighted to be writing this article at the beginning of Her Majesty’s Platinum Jubilee Celebrations in early June 2022. We must all be extremely grateful to our Queen who has served her country for over 70 years and I, as well as many others, look forward to enjoying a fabulous street party this weekend. Thank you, Your Majesty, for such amazing service. The housing market remains very overheated and, whilst there are early signs of some of the buyer numbers lowering, we still have considerably more numbers of people wanting to purchase and rent a home than we have available for sale or for let. The historic reasons for this have been well documented in my previous articles, but, needless to say, it will take perhaps five or more years to increase the supply of our stock levels within the region to meet the excessive demand which has been created over the last 15 years since the financial crash in 2007. The region continues to be a highly attractive option for those who are looking to improve their quality of life, and, for many individuals able to work from home, the opportunity of living in Northumberland and then commuting to London or Manchester is very attractive. This extra demand has also caused us problems. As we look forward to the traditionally busy period of our summer months in 2022, it is fair to reflect that a number of vendors and prospective landlords have asked, “What is the true value of my property?” We can only advise and guide on factual evidence and those facts are very variant, even for a fairly similar and common property which has been sold many times in a set location. The real truth is that the value of your home is worth what somebody is prepared to pay for it, to buy or to rent. That demand has been significantly increased in recent times and we have had many examples throughout the popular suburbs of Newcastle, as well as along the North East coastline, of people paying as much as 30% more than the asking price! We have completely replaced our hardware and software systems in recent times, and this makes us much more effective and efficient. In the last 6 months we have invested in social media, appointing our own Social Media Manager, and supported by a new consultant who will join us shortly, which we emphasise as a need to support our sales and lettings teams, not just in the traditional format of printed magazines and brochures but also across our social media platforms. For Sanderson Young these platforms are real and supported by firm believers and followers of our company; we have not gone down the route which some companies have and bought “Followers” or “Likes,” but have organically grown our following through our posts, which remain interesting, relevant, and factually accurate. One of the most significant changes in the next few months will be the launch of our Regional New Homes office, next door to our rare! branch in Gosforth, where we have created a fabulous new office and showroom for our builder colleagues and developers. At ground floor level we will have augmented reality, virtual reality, and computer generated images, allowing our prospective buyers to clearly see what a development will be like once it is built. At first floor level we will have touch and feel showrooms, with kitchens, bathrooms, flooring, and tiling, allowing prospective buyers to see the quality of what the property will provide, and this is the level of marketing we need to support some of our fantastic new homes schemes that are coming to the market in the near future. There are some very clear signs that a number of our competitors are beginning to over value properties, and we have now experienced a number of new instructions coming onto the market which have not sold as quickly as they should, mainly because the Estate Agent, or the client, has been overambitious, and in a market where the conditions are changing daily and weekly, you need to reflect upon this very quickly. We are advising our clients on these changes on a regular basis and hope to keep them fully informed that their pricing remains accurate, sensible, and realistic. The company will continue to grow in strength, and we have further invested by increasing our number of employees by five people in the last 12 months. This is a clear indication of the confidence that we have that the housing market will continue to be strong, although with perhaps a fewer number of buyers than we had, which for many of us is a relief given that none of us like to see the ridiculous pressures that are currently being experienced by buyers. The closer we come to an equilibrium between supply and demand the fairer the housing market will be. HERE BE DRAGONS THERE WAS A TIME WHEN THERE WAS SUCH A THING AS ‘THE PERFECT SEASON’ TO PUT ONE’S PROPERTY ON THE MARKET. There were charmingly simple reasons for this. In May the trees are newly in leaf and everything seems fresh, the days are warmer and longer, and buyers often like to move in before the summer holidays or by the start of a new school year. Yes, late spring was traditionally once a perfect time to enter the property market.

eflecting on the first half of 2022, however, it appears our buyers and sellers have not been waiting around for spring flowers in their garden or for perfect sunny days to view property, they have moved sharply and on initial instinct. Those that have been ready to pounce on the perfect house coming to the market have been successful over the competition, where we have found many new listings going to sealed bids. In today’s climate, we also need to consider many additional and sometimes less charming reasons to trigger a sale and purchase. So why is there no longer a perfect time of the year to market your home? Kyiv might be oround 1800 miles from Newcastle, but what is going on there and the longer term ramifications of the war with Russia mean the future is uncertain. Energy and food price rises mean we can’t predict the future cost of living, and escalating interest rates mean our mortgages will be higher, but by how much? The way we work is changing. Many employers are eager for workers to get back to the office, so the five-days-a-week work-from-home idyll isn’t as much a given as it was. So whichever way you cut it we are surrounded by uncertainty, and the property market apparently hates uncertainty. However, the greatest shift in my time in the property industry undoubtedly took place in the midst of the Covid pandemic, which you could say was a time of grave uncertainty. truly know is what is happening today. So, if you are sitting on the fence waiting for a sign, let this be the sign. You might not have anywhere to move to yet and, yes, currently there are few properties for sale. But that is because everyone else is sitting on the same fence. However, it’s incredible how things can open up once you have made the first move. One thing is certain though, nothing will ever open up unless you do make a move. We currently have a raft of properties on our books with offers accepted to willing buyers that frustratingly are not progressing, as our vendors have not found a suitable house to move to. Your buyer could be hiding in plain sight; instantly proceedable! Will we see the buying frenzy of 2022 carry on into 2023? Will you kick yourself if next year you find out prices fall back slightly? Will you wish you had bitten the bullet and tested today’s top of a bull market? If anything should get you off the fence it’s when all the selling stars are aligned - and they are now. Reverend Robert Parker felt particularly drawn to Northumberland as a base for his business ventures, in part because his wife, Gina, was brought up in the area. He chose properties surrounded by acres of natural beauty, far enough away from main roads and towns that you feel you have found a small piece of paradise in the middle of nowhere. Yet, close enough to civilization that you are not completely isolated during your stay. The surrounding areas are a dream for nature spotters and dog walkers, with local national parks and hiking trails, while history buffs are treated to several nearby castles. The Northumberland heritage coast boasts over 30 miles of beaches and is an Area of Outstanding Natural Beauty. Eshott Hall The smallest property in the Robert Parker Hotel Collection, Eshott Hall was built sometime in the late 1500s by Robert Trollope. This popular wedding venue, tucked away in the Morpeth countryside, still retains many of the original features from this period, including an on-site chapel. It is impossible to walk up to the Georgian manor house without feeling in awe of the stunning Doxford Hall surroundings. The tree-lined drive adds an extra element of Northumberland privacy, while the creeping wisteria that adorns the front of the building adds a charming touch to your arrival. Inside the building, there are 11 beautiful bedrooms, each one with its own personality. You can expect indulgent furnishings such as free-standing baths, four-poster beds and chandeliers, and every room has the most amazing view out onto the Eshott estate. Just 200m from the main Hall, you’ll find Eshott Grange, which includes a further six stunning ensuite double bedrooms. While weddings once made the bulk of bookings at this venue, COVID encouraged an increased leisure trade. To facilitate this, the former estate stables were converted, bringing the total number of bedrooms up to 24. Guests can enjoy the tennis court, library and a range of dining spaces, as well as a bar, making it a wonderful place to hold private parties and events. It is a great setting for conferences and business meetings, with a wide variety of functions rooms to impress your delegates. The food is always seasonal and locally sourced – sometimes from as nearby as the kitchen garden in the Eshott grounds! Overall, the vibe of this hotel is friendly and warm, aiming to provide a home away from home.

Doxford Hall The traditional country house of Doxford Hall is over 200 years old, with 41 bedrooms, several suites and the grand Kennedy ballroom, large enough to comfortably entertain 200 people. The ceilings are high, and the décor is antique, with a grand entrance hall that sets just the right tone for a decadent visit. Although the focus is usually on the building, this is a popular destination for yoga and wellbeing retreats, thanks to the glorious gardens, manicured terraces and sprawling grounds. Everything is slightly bigger at Doxford, but the aim remains the same: to provide guests with a warm welcome and a sense of opulence at every turn. While the structure is Georgian, designed by famous architect John Dobson, many of the rooms have been remodelled to preserve the beauty of the building. The work was done by a local carpenter, George Runciman, who is also responsible for creating that stately oak staircase. In honour of his amazing work, the restaurant is named after him. a hat was an essential part of a lady’s outfit. Nowadays, decorative hats and headpieces tend to be adornments reserved for special occasions.

So, what is it like to be a milliner in the modern era? Margaret Woodliff Wright, The Northumberland Milliner, answers all our millinery questions in this exclusive interview.

What made you want to be a milliner? Millinery is a traditional term used to describe both women’s hats and the craft of making hats to the client’s specific design requirements. During my retail buying career at Fenwick of Newcastle, I had a chance encounter with the craft of hat-making that entranced me. I was eager to learn more, so, in 2011, I enrolled at Leeds Arts University on a two-year haute couture millinery course, graduating with high distinctions in 2013. What do you love most about your job? I adore the sheer creativity of my role. I really enjoy making a unique piece of wearable art and find communicating my enthusiasm for millinery to my clients incredibly rewarding. Millinery is an endangered craft and its multi-disciplinary nature fascinates me. It encompasses the skills of dressmaking, feather and flower making, beadwork, jewellery making, photography and blockmaking – the list is endless!

I adore the sheer creativity of my role. I really enjoy making a unique piece of wearable art …

I love helping people who feel that hats don’t suit them and converting them into happy clients complete with their own bespoke hat or headpiece. I also enjoy introducing others to millinery through teaching. On one memorable occasion, a client showed me two very similar trilby hats that she said were the only styles that suited her. By listening to her expectations and introducing her to a selection of styles, her confidence grew, and, with her input, I created a custom piece. She wore the commission, a parisisial saucer-style hat with a contrasting suede handmade trim, to a wedding a few months later. What challenges have you faced in your career? Leaving the supportive environment of university and finding myself working alone was tough. However, I have gradually learned to develop my business. For example, in 2016, I rebranded with the tagline, The Northumberland Milliner. My studio is in Newcastle, and I live near Alnwick, so it made sense to open my business up to more of the North East. The rebrand came after creating pieces directly referencing Northumberland and Alnwick Garden. Fortunately, >> Collection

<< I have also had support from Business Northumberland and Perro Designs. There is a lot of training and expertise required to make a headpiece. The materials and equipment involved lead to handmade couture hats being quite expensive, and customers don’t always appreciate the complexity of millinery, so marketing and communication skills are very important. Covid has also been challenging, as millinery commissions were completely curtailed. Support from the Newcastle BIPC and Creative Fuse North East has been invaluable. Post-Covid, business is bouncing back; millinery classes and teaching starts again shortly. How do you commission a headpiece? Commissions are the most enjoyable part of my job as I get to share in my client’s plans for their upcoming event. New clients usually contact me about 6-8 weeks before their event, often following a recommendation or having seen my work online. The lead time for a bridal commission is normally a little longer. We start with a phone call, followed by an in-person or Zoom

consultation where I learn about the event, the dress code and what the client will be wearing. Sometimes, just the style decisions can seem like an insurmountable mountain (especially if it is for a funeral or memorial service), so it is important to listen carefully and set the client at ease. By doing so, you often pick up small but important details you can incorporate into their design. A first commission can be the start of a long millinery relationship so understanding what has not been said, too, is important. Often, the client will have a definite style in mind. On other occasions, after our first conversation, I select samples to look at and one of these may be “the one”. Gradually, during the consultation, the basic components of the couture hat or headpiece are decided upon – shape, fabric and colour. Next, I block the shape – this is millinery speak for creating the shape of the headpiece over a traditional wooden form. During our second meeting, we check the size and discuss trims and finishes. At the final appointment, the commission is revealed. I provide aftercare guidelines and then the client takes their hat home! I also have a selection of ready-to-wear couture pieces. So, if time is short, one of these may be suitable. It’s often possible to customise the item to coordinate with an outfit, there’s a diffusion range too including fedoras, hat and hair accessories that make great gifts.


Lucy was looking for a milliner based in the North East for a very specific commission and chose me after looking at the designs on my website. wool felt lapel brooches in sunflower colours to DEC (Disaster Emergency Committee). Exhibition and competition pieces showcase complex millinery skills. One exhibition piece is Maelstrom, which was created for an online competition, Timeless. This piece was inspired by the Scottish whirlpool Corryvreckan. And, most recently, my collaboration with Lucy Winskell.

How do you bring sustainability into your work? I always use vintage or recycled materials whenever I can. I have been involved in several recycling projects including “Heald”, an abstract sculptural piece made using discarded heald wires from a Bradford woollen mill. Heald went on to feature in an International Wool Week exhibition. “Le Recyclage” utilised a felted lambswool sweater bought from Oxfam, the design was inspired by recycling symbols. It was part of a Make-Do-and-Mend university brief and was the poster piece for an exhibition at Hat Works, the Stockport Hat Museum. What are your career highlights? Every new commission is a highlight, but recently I was selected by the UK Crafts Council to develop a fund-raising millinery kit and online workshop for the patrons of St Georges Society New York. The SGSNY is one of the oldest charities in the USA and it was a privilege to work with them. I am also proud that my recent charity fundraiser for Ukraine raised almost £1000 when I donated the sales from my merino

How did your collaboration with Lucy Winskell OBE, the new Lord Lieutenant of Tyne and Wear, come about? Lucy was looking for a milliner based in the North East for a very specific commission and chose me after looking at the designs on my website. When she contacted me to talk about her hat, I had no inkling of the exciting new role she was about to embark upon! I did some research into the millinery styles worn by others in similar high-profile positions. After taking account of details such as Lucy’s height, colouring, head size, and possible dress codes for the events she will be involved with, I presented her with some possible options. We agreed on a sketched version, and it was all systems go! The hat that I recently made for Lucy, that she’ll wear on official occasions such as when accompanying members of the Royal Family on their visits to Tyne & Wear, is a formal black brimmed peach-bloom hat. It features a sloping crown, a peach-bloom and velvet buttoned hatband, and a handmade plum coloured silk lining. These were all key design aspects that we discussed as the commission developed. The hat really suits her, and I am pleased to say that Lucy is delighted with the result! Our next project together will be Lucy’s summer straw hat, again for her role as Lord Lieutenant and I’m planning to use a vintage ivory straw. It will be blocked at Northumbria University, where Lucy is currently Pro Vice-Chancellor, on one of the vintage hat blocks there. one of the most anticipated museum openings of 2022 – in the world!

So what puts a small visitor experience at the foot of the Cheviot Hills in Northumberland onto the world stage alongside the likes of the Qatar Open Air museum, the Norwegian National Museum in Oslo, and Museum of Broadway, New York?

he inspiration behind the Ad Gefrin Visitor Experience and Distillery in Wooler comes from the Golden Age of Northumbria and more specifically the site of the summer royal palace of the Anglo Saxon kings and queens unearthed in the 1950’s-60’s at Yeavering – some four miles north west of the town. This is

acknowledged as one of the most significant archaeological finds of the century – revealing as it did not only the presence of the 7th century royal quarters, Great Hall and a major complex of buildings, but also a wooden grandstand discovered nowhere else in Europe. (The ancient site is now under the guardianship of The Gefrin Trust.) This was a time when kings were judged on their generosity not their wealth, where kingdoms were of people not geography, when women were equal and diversity welcomed. This was also the time when people travelled from across the globe, from North Africa, Scandinavia, Europe to be present at the royal court – making Northumberland a centre of world culture. Indeed, a culture that 80 years later was to spawn the Lindisfarne Gospels. This is the essence of what Ad Gefrin will reveal in its state-of-

his playground of the rich and famous was once a quiet fishing village that counted pearl diving as a major source of its income. The Al Maktoum family have ruled over the city since it was established in 1833, with Sheikh Mohammed Al Rashid currently at the helm. Under his watch, the city has seen some dramatic changes. For example, he was the brains behind the incredible Palm Islands development. These artificial islands on the Persian Gulf are an impressive feat of engineering, created using reclaimed lands to extend the city out into the ocean in the shape of three palm trees. The Jumeirah Beach Hotel is the city’s oldest hotel. While it only currently boasts five stars, it is still an establishment worth visiting. This spacious resort has its own private beach and waterpark, ten restaurants, five pools and a climbing wall! There is also a rooftop bar that provides an incredible panoramic view across the city. There is also The Atlantis Hotel, which offers rooms beneath the sea, so you can wake up to see sharks swimming beyond the glass walls. This is another five star resort with its own waterpark. In fact, it is difficult to find a resort that doesn’t go above and beyond to offer the most incredible visit, which is part of the charm of the city. You’ll also be hard pressed to find a hotel that doesn’t have a glass elevator – it seems to be a common feature in many of them!

DISCOVER THE GEMS OF THE ARABIAN DESERT If you can peel yourself away from your hotel resort, there is much to explore in Dubai. It wouldn’t be a complete trip without a visit to

the nearby Arabian desert, for example. It is best to go as part of an arranged excursion, where you can enjoy camel riding, dune bashing and buggy riding. There are stalls set up to provide henna tattoos and performances from belly dancers. You can even camp in the desert – there is nothing quite like watching the sunrise over the dunes after a restful night on the soft sands. If you fancy a glimpse into life in Dubai before the discovery of oil, then a stroll around the working marina of Al Seef on the Dubai Creek is incredibly interesting. Closer to the city, you should visit the many souks that sell traditional Dubaian wares. The city is famous for its gold and spice markets, offering very reasonable prices for goods purchased here. Get ready to hone your haggling skills – you can often knock merchants down from their original price. quite a relief after your time in the desert! With temperatures regularly exceeding 43°c, the city is both a sun seeker’s paradise and a melting hot inferno. Most indoor spaces are air-conditioned, to create a refuge from the heat. If you would prefer to keep your sightseeing indoors, then Dubai is full of extravagant and unique buildings. Head to the Burj Khalifa – the tallest building in the world. This ice-cooled skyscraper is 828m tall and took five years to build. Over 12,000 people contributed to the construction process, and it takes roughly three months to clean the windows! If you chose to climb the stairs of the Burj Khalifa, it would take approximately two hours. Thankfully, there are many lifts throughout the structure, making light work of what would otherwise be a very tiring hike! Another impressive feat of engineering is the world’s largest 3D building. In comparison to the Burj Khalifa, this took only three days and a printer to create. It stands two stories tall with a volume of 6,900ft2. SETTLE INTO A SAFER WAY OF LIFE Making your way around the city is fairly easy. Taxis in Dubai are very cheap and tend to be preferable to navigating the busy, unorganized roads yourself. If you download the Uber app, you can even book helicopter transport – although if you want to make use of this, you should check both your destination and starting location have helicopter landing pads nearby. Even walking around is convenient. Dubai is large and very hot, but it is also one of the safest cities in the world. Violent crime is rare and the law is pretty strict on even minor incidents. In fact, the biggest risk to most travellers is finding themselves IF YOU CHOSE TO CLIMB THE STAIRS on the wrong side of that law, so it is of the Burj Khalifa, important to respect the culture and it would take approximately two hours. rules that are in place.

For example, the Muslim country is intolerant of any LBGTQ activity – even holding hands is against the law. On the flip side, it has become much more tolerant of Western clothing. It is no longer expected that women keep their shoulders and ankles covered at all times. You are welcome to laze on the beach in a bikini, although it is not recommended to wear anything overly revealing while out and about. Respect the Islamic culture and you should be fine. The city is served by the luxury Emirates airline, which started flying from Newcastle International Airport in 2007. It takes around six hours and 50 minutes to get from Newcastle to Dubai and this flight can also act as a gateway to Asia, Australia and beyond. You might want to stay overnight before catching your connecting flight because Dubai has so much to see and do!

About Geoff Moore, Managing Director Originally from Kent, West Nautical’s MD, Geoff Moore, moved to the North East at age 18 when he joined the Merchant Navy and has since impressively progressed his maritime career to become a Class 1 Master Mariner after spending years working on cruise ships, ferries, dredgers and cargo vessels, before discovering the glamorous world of Superyachts. Geoff’s first position in the yachting industry was as Second Officer on M/Y Rising Sun, which was, at the time, the world’s largest yacht at 138 metres long. Geoff had an incredibly exciting yachting career working for the world’s elite. In total, he worked on seven different yachts ranging from 50 to 130+ metres.

Geoff’s career changed when he moved ashore in 2011. Due to his knowledge of the maritime industry and the luxury charter market, he was able to easily transition into a shoreside management role. Geoff’s career has since continued to blossom, founding West Nautical UK in 2014. During the Covid 19 pandemic, West Nautical saw a huge increase in sales of new and used yachts, with the new vessels being overseen by the company’s project management team to ensure they are delivered on time, on budget and to the expected quality. At the start of 2022, the UK head office expanded into two new office locations in the North East, one of which is located in Newcastle’s affluent Jesmond area, which is to be a shopfront office with a unique interior fit-out in collaboration with yacht interior designer John Vickers of Vickers Studio. The West Nautical shop will become a North East hub primarily for charter clientele and will allow clients to visit the team in office for exclusive appointments to discuss their superyacht needs. The property market in the North East has enjoyed an unprecedented 18 month boost, with prices continuing to rise even in the face of economic uncertainty. Prices again rose by 0.6% in May, taking the annual house price growth to 12.1%, continuing double digit growth for six consecutive months. The current cost of living situation has certainly heightened some affordability concerns, with banks now building the higher costs into their checks on borrowers and some lenders expecting lower availability of mortgages; these factors could begin to affect mortgage affordability and potentially limit future house price growth. There are also signs that the Bank of England’s recent rise in interest rates may just begin to cool the market slightly, with experts forecasting that we could be at 2% by the end of 2022. However, as Britain endeavours to find its feet amid a new normal, it’s all too easy for house hunters to assume the financial climate forces them to put their plans on hold, but this isn’t necessarily the case.

Building On Success Watching the scenes emerging from St. James’ Park last October, with Sam Fender’s impromptu appearance at the ground to celebrate the long awaited formal takeover of Newcastle United, it was impossible to believe what was to be achieved. To witness the last game of the season at SJP was simply breathtaking and fills every Newcastle supporter (Ant and Dec included!) with tremendous joy and, most importantly, hope for the season to come. The most money is to be made from some of the more expensive models, with one of the most lucrative automotive investments being limited-run sportsters such as the McLaren P1, which has the bonus of being a usable everyday road car. Like most savvy investments it is the result of a very simple formula, being highly desirable and not prohibitively expensive but in short supply. It’s a bit like having a relatively modest riverside property or one with fabulous views that becomes worth a disproportionate

amount because of limited availability in a sought after location that buyers aspire to. Those who bought the McLaren for its new price of £866,000 in 2015 would expect to get about £2.5 million now. The McLaren is a 3.8-litre petrol hybrid with 900bhp that endows the car with acceleration to 60 mph in just two and a half seconds and a top speed nudging 220mph. Just 375 were made, with even fewer being the more powerful 1000bhp GTR version designed for track use, being lighter and even more valuable. Models such as the Maserati Quattroporte and Grandturismo are available for buttons now but their long-term iconic status is likely to guarantee that for them the wheel of fortune will turn full circle in due course. Due to the pandemic, The Duchess has been unable to hold the event for two years now, during which time more volunteers and carers than ever have stepped up to help others through the uncertainty of adjusting to life with Covid-19 and the restrictions which isolated so many, often putting their own health at risk. The Duchess and her team are now delighted to announce the return of this fabulous garden party and are looking forward to welcoming back a host of VIP guests to the gardens. This special event is organised by The Duchess and her team, however, there is no funding from the Lieutenancy office for this important event. Instead it is because of a host of generous local businesses who kindly sponsor or donate to the cause, that ensure that this annual event can take place. It is truly a celebration of what makes the North East such a special place to live and, more than ever, it’s a time to celebrate these remarkable volunteers and carers: we wish all the attendees a wonderful day in the sun!
