e have all just endured the biggest downturn since World War II and experienced some big surprises. The last quarter of 2008 and first quarter of 2009 were a statistical low point for the real estate sector as we entered a recession. All recessions are simply finite events during which consumers and corporations cut back on expenditures. They are times when people do almost everything less because they live in fear. All of us can certainly relate to this. The average recession lasts three quarters with the longest SOURCE OMREB

one in recent memory lasting six quarters so, having gone through all that, its time for recovery to commence. With governments around the world pouring trillions of dollars into global economies, the result should be growth in 2010. This time growth will be measured in smaller percentages and forecasts for Canada fall in the 1% to 3% range. This does not signify a huge rebound when you consider our previous growth numbers were double digit, but the important thing to consider is that the forecasts are in positive numbers. We must remember that Canada was caught in the crossfire by a global economic melt down and the mismanagement of the financial system in the United States, our largest trading partner. U.S. companies have shed 7.3 million jobs in the past two years, and the unemployment rate jumped to 10.2% and could still go a little higher. This is their largest contraction since the Great Depression. In the recovery, the United States consumer is a huge wild card. Recovery has already started in Canada and other countries. Our Real Estate Sector reported a positive second half of 2009 thanks to lower prices and cheap money stimulating the volumes. History shows that, going back to 1960, residential construction and property

sales led the way out of the last seven consecutive recessions. South of the border, they will be carefully watching the first quarter of 2010 to gauge stabilization, housing demand, and the actions of that important consumer. Although it should be simple to forecast from a low point, there is still a degree of uncertainty in the U.S. due to the jobless numbers. When their unemployment picture starts to improve it will be good for all markets. We all benefit from lower unemployment numbers because it takes a pay cheque to pay a mortgage. In Canada, a recent survey performed by Mr. Dunning with the Canadian Association of Accredited Mortgage Professionals (CAAMP) showed that 61% of Canadians believe it is a good time to purchase a home. That number was only 38% a year ago. So, if you bought a home over the past year – good for you! You bought at a statistical low point. Going forward, demand is likely to be solid, volumes are recovering, and prices (for some categories of real estate) are likely to rise. This will continue as long as mortgage money is cheap and available to qualified buyers. Many Canadian mortgages are now 30 to 35 years amortizations compared to 20 to 25 years over the last few decades. Our Finance Minister has already floated a trial balloon on this subject, suggesting that 35 year mortgages may be discontinued and down payment requirements may return to the 10% we remember from the old days. The powers that be in Ottawa may also cause rates to rise by the third quarter of 2010 to balance the fears of inflation. They are not trying to make it harder to purchase a home-they simply want to continue with the types of policies that kept us out of the sub prime lending train wreck experienced south of the border. In our area, we have seen steadily increasing sales volumes in housing lower our inventories. This is the leading indicator that we are in an improving situation. One of the other reasons for lower inventory is lack of new supply from the speculative and construction sector. Markets, like nature, abhor vacuums and this sector will respond to fill that need in late 2010 and 2011. However 2010 plays out, it is clear that many articles will be written with many opinions and predictions. My research for articles like this encompasses the internet, publications, books, newspapers and conversations with “experts”. There are a lot of conflicting opinions out there coupled with a lot of hedging. However, in the words of Thomas Jefferson: “I like the dreams of the future better than the history of the past”.

reducing the development’s carbon footprint. Commercial Low-E custom windows span entire walls, increasing thermal tightness. Concrete tile roofing brings enduring quality and aesthetic beauty, with the inherent purpose of doubling lifetime durability over traditional roof materials. Landscaping Asian-inspired sculpted landscaping, representing the surrounding Okanagan mountains, encompasses a prominent water feature. Exceptional exterior finishing ensures the Madison’s artistic architectural integrity is evident in all aspects of construction. Environmental consideration - Not only was The Madison designed as a distinctive, luxurious urban highrise, extensively utilizing oversized

Low-E glass windows, but it was designed in a fashion to reduce the sun’s reflection. Its stepped back floors create a comfortable pedestrian environment at street level. Design and construction - The intent was to create a contemporary urban village with interior roadways and assorted housing types: a positive addition to the fabric and vitality of the neighborhood while responding to a wide demographic. Environmental consideration Expansive seven-foot spans of Low-E glass in thermally-efficient aluminum window casings retain warmth in winter and cool in summer, while the hybrid geothermal system heats floors, water, and air. Concrete tile roofing brings enduring quality and aesthetic

beauty, with the additional purpose of doubling lifetime durability over traditional roof materials. Landscaping - Asian-inspired sculpted landscaping representing the surrounding Okanagan mountains encompasses a prominent water feature; two wooden gateway structures inspired by traditional Asian torii gate-form connect both ends of the pond, while the immense roughhewn timber pergola cantilevered over the water’s edge bestows soothing sounds and serene aesthetics. Refined paving stone patterns, reflective of the urban contemporary

architecture, surround the gardens, creating a curvilinear looping system that offers winding pathways with diverse views throughout. Good site design principals, based on a review of the site plan. Height variance obtained to facilitate density and height majority, and not impose on the surrounding suburban context. Limiting the 7.5acre site to two entrances minimizes traffic congestion through the existing residential area. Architectural integration - The combination of wrought iron and brick, carefully blended with a mature and visually appealing landscape, allows this building to appear as though it has always been there. The direct entry from the sidewalk, away from the driveway, gives the project a true residential feel while blending well with the neighborhood.

Environmental considerations Built to Canadian Green Building Council’s LEED Certification standards (30 points), certified EnerGuide 80 compact fluorescent lighting throughout, Low-E argonfilled windows, geothermal exchange hybrid heating and cooling system with full direct digital control. Economic and site restraints - It was a delicate balance to meet the financial requirements for an affordable housing project, comply with the EnerGuide 80 energy efficiency targets, and provide a sustainable and durable building. As a double residential lot, the space

Creativity is reflected by the modern urban design and indoor/ outdoor living spaces, in the shattered glass feature eating bar, the Juliette

balcony overlooking the 22-foot-high great room, and whimsical accents like lighting with silk shades and dangling crystals! Colour, wall/window treatments Custom electric sheer silk rollershades block UV rays and glare, but not the view from the 22-foot windows in the great room. The impact of furniture, accessories, merchandising - Furniture perfectly highlights the architecture, window coverings, and artwork. Creativity - Creativity was key and demanded the highest standard of professional craftsmanship for the unique angles, radiuses, and elevations. Build-out was technical and presented a unique set of challenges: structural modifications, existing exterior roof line with many tight tolerances, and the requirement to work with existing mechanical and electrical systems, all the while incorporating new and innovative technologies, features, and products. Our ability to create and construct these one-of-a-kind features is evident in the photos.

Inspirational use of architectural features - The 6,000-lb imported Italian limestone fireplace was hand-crafted (mostly on-site) and its weight required structural modifications to the building. Local stone complemented this centrallylocated, double-sided fireplace. The combination of stone and accent lighting joined to create this 20-foot focal masterpiece. Nine hundred square feet of the 20-foot Corbel ceiling consisted of custom rubber moldings, hand-carved solid wood corbels, 12-inch crown moldings for depth, customized lighting details, incorporated sound

system within the corbels, and six architectural columns that appear to be structural. The Corbel ceilings are in the great room, master bedroom, and ensuite, and were a major undertaking: these features are anchored with custom brackets and cables to the structural envelope of the building roof line. The 20foot dome ceiling directly above the dining area consists of 12 solid cherry curved inlays to form the barrel, complemented by 12 custom-built, double-compound, curved panels to create the coffered 20-foot dome ceiling. Each of the 27 architectural columns have individual detailing to achieve a seamless flow throughout the penthouse. The wine mezzanine, with its 20foot dome ceiling, has a cigar niche, convenient dumb waiter, handcrafted solid cherry bar, and a curved balcony and railing overlooking the media room.

Creativity - The innovative walking bridge, 10 feet wide by 48 feet long, leads the way to optimize the 40-foot elevation difference between the two building sites, which are sprawled over 1.6 acres. Glass panels inserted into patented custom rail posts

allow unobstructed views from bridge deck from every angle. The bridge architecture functions as a conduit for electrical needs from one building site to the other. Custom-designed 4x4-inch aluminum powder-coated downspouts sleekly trail down the bridge timbers. Bridge roof held by 12x12-inch glue-lam timbers with custom-designed and manufactured brackets. Inspirational use of architectural features - On the house side of the bridge is a staircase constructed of a single steel stringer with 13 concrete treads, 48 inches long,

reaching a 30x40-foot lounge deck, complete with outdoor barbecue, its own serving kitchen, and a 37-inch hardwired plasma TV. Alternatively, you can access the bridge from the main level inside the house in a custom-built, three-storey glass elevator by Nutech. Leading off the bridge on the pool house side is an outdoor sanctuary, complete with LED-lit waterfall skirting the pool, hot tub, and a 2,000-square-foot putting green with Bermuda white silica sand trap.

Selection and placement of materials in the landscaping that successfully enhances the home The nature of the lot provided the opportunity to create boulder tiered levels to define the slope change. A cascading water feature from the front of the house drops to the western side

down 12 feet; four boulder levels later it collects into a pond outside the gaming area and the lower floor, and is stocked with koi. All levels are defined with natural boulders, selected as compatible with the local hillside. As you enter the property you are greeted by a trio of basalt spires with water cascading down their shapes and disappearing into the gravel base. Selection and placement of materials in the landscaping which successfully enhances the home - Natural lines and colours in the surrounding landscape bring about the inspiration for this creative outdoor living space that capitalizes on views of a golf course, surrounding mountains, and city lights. This landscape design enhances the home by extending the living space to the outdoors. The design includes a 260-square-foot, triangle-shaped deck, an Asian-inspired pergola, a water feature, and xeriscaping. A creative solution to divide the deck and water feature is achieved by sculpting each deck board to curve around the

boulders that border the stream. This attention to detail provides a natural curved line to the self-recirculating 35-foot stream, whose boulders and rocks come from local quarries. Addresses the climatic conditions Additional shade in this hot, semiarid climate comes by way of an ecofriendly and sustainable feature—a pergola built with blue-stained Mountain Pine Beetle kill from local dead-standing. The pergola also serves as a shade and wind-break structure. The builtin firepit completes the design and brings warmth and ambience to the

setting. With a shortened summer, the homeowner can now enjoy many cool spring and fall evenings. Energy efficiency considerations A clean-burning, environmentally friendly, self-contained propane firepit is sculpted into the deck and becomes a welcoming focal point for this space. Selection and placement of materials in the landscaping which successfully enhances the home - A major renovation consisted of taking out many existing trees and a major part of the hillside to build a detached garage and new driveway. Previously completely obscured by vegetation,

the home was now wide open to a southern hillside exposure and a major roadway. As the house and garage were built into the rocky hillside surroundings, we created the pondless water feature in the front hillside to anchor the house by continuing the rock “theme” in the front. The pondless water feature was built to generate “white noise” to compete with the roadway noise, as well as provide an impressive entrance feature. Addresses the climatic conditions revegetation of the front hillside with many trees, shrubs, and perennials to replace those removed due to

construction. Water feature is attractive to many birds in the area. Plantings are drought-tolerant in nature and “blend” into the existing surrounding natural hillside plantings. Energy efficiency considerations Water feature is pond-less, therefore maintenance is considerably less and there is no mosquito issue. Plantings are drought-tolerant and easy to maintain. A very small portion of sod was used, considering the property is over one acre. Plantings will provide significant shade, privacy, and noise reduction. Most of the plants were grown locally.

Eco-friendly cork floors complement the cherry cabinetry and opposing black-stained cabinets. Innovative detailing - With the immense amount of natural light, open floor concept, and 10-foot ceilings, a dark kitchen was the only answer. Chocolate stain on the amazing maple Brunswick doors brings out the grain; a charcoal glaze added depth. A lighter cognac stain was chosen for the island,

Functionality and utility of floor plan - The angled feature walls where the main cabinets are placed are a designer’s dream. Open-concept living made it easy to design one of the largest islands our company has ever seen: a single piece of granite that complements the cabinet colours. The kitchen drawers have a maple

hardwood, dovetail full extension system with lifetime warranty, complemented with soft-close systems on all doors and drawers. Definitely a gourmet’s dream kitchen! Creative use of space - The wide stainless upright fridge/freezer chosen for the design fit very well with the urban contemporary theme and was custom fit between upper cabinets and three-inch fluted columns on each side. The finishing touch was adding a two-piece crown molding totaling five inches, with a matching undercounter light valance.

The combination of wrought iron and brick, mingled with a mature and visually appealing landscape, makes this building seem as if it has always been there, giving a true residential feel while blending with the neighborhood. Common areas and/or amenities Parking and storage facilities. Main floor has covered parking area, general

office, and 1,212 sq. ft. amenity room furnished to accommodate residents and events. The amenity/common space is 35% of the total finished building area. Environmental considerations -Built to Canadian Green Building Council – LEED Certified standards (30 points). Certified EnerGuide 84 compact fluorescent lighting. Low-E, argonfilled windows. Geothermal exchange hybrid heating/cooling system with full direct digital control. Integration of the project into its setting - The key design parameter

was compactness, to allow ample play area for children and families to congregate. The architecture creates a sense of belonging and warmth for the community and for the families that will call it home. Economic and site restraints - It was a delicate balance to meet the financial requirements for an affordable housing project, meet the EnerGuide 80 energy-efficiency targets, and provide a sustainable, durable building. With a residential lot, the project’s space allotment was very limited and zoning requirements were used to fullest potential.

Waste reduction, recycling, reuse and efficient use of materials and water conservation, storm water protection management, and silation control - Waste recycling and shared shelf in garbage room. Construction waste was separated. Each home contains low-flow showerheads and dual-flush toilets. The plant material in the landscaping is native to the area, requiring little water and having a low water consumption, drip irrigation system. Local habitat protect or creation, management of natural resources, conservation of natural features

and/or development of public areas to enhance outdoor living - Mode is a four-storey woodframe building in central Kelowna. The area is in transition from low-density uses to higher-density commercial, office space, and residential use. Prior to construction the land contained five single-family homes. The site now contains 87 homes. Trees and habitat designed to attract song birds. Minimize energy in construction and use, and/or use of alternative energy sources - The domestic hot water is preheated using 30 solar collectors on the roof. Natural gas is used to supplement the hot water systems. Total collector array surface is 76m2. Solar hot water storage is 1800 litres. Protecting against pollution - The carpet is green label with low VOCs, and low-VOC paint was used for

interior painting. There are also numerous large, operable windows. Use of local products and services and/or respect for surrounding area and community and/or access to local transit and public areas, and reduced impact on automobile infrastructure - Mode is situated in a well-developed area that is under transition. There are thousands of jobs within walking distance, two bus routes, and shops and services. It is also close to a future rapid transit bus stop, and a future pedestrian overpass on Highway 97, allowing access to a local park and recreation centre. To further encourage alternative transportation, each home comes with its own bike parking stall. Setting and meeting performance targets - Mode has been built to meet EnerGuide ratings, and we expect to exceed ratings of 80.

Concept - A fresh look with a new lightness that will appeal to a mature market. Creativity - Unique details combined with an eclectic style that reflects the lifestyle of the market. Colour, wall/window treatments The light palette was selected to get away from the current trend of heavy, dark colours. Lighter woods were also chosen for the flooring and cabinetry, and brightness was achieved with creamy wall colours and trim. This neutral colour palette was given a “pop” of colour with classic bright

greens and tailored navy. Window treatments display several different looks that frame windows and give the home warmth. The impact of furniture, accessories, merchandising - Furniture was chosen with the mature target market in mind, as most residents will arrive with long-held furniture possessions that will need to mix easily with new pieces in their new home. Custom pieces were created, in addition to some vintage pieces recovered with updated fabrics. Rooms were staged to reflect the target market, with a masculine office/den, a cozy family

room on the lower level, an elegant guest room with extra storage in a custom headboard, and a hobby room for those looking for a functional space. The master is staged as a more traditional room, furnishing-wise, but freshened with lively linens and window treatments. Overcoming challenges with design solutions - The den was the main challenge, as the office doubles also as an “escape” area. Fitting both spaces into this area was a challenge due to the layout of the room, but in the end was achieved through creative furniture placement.

Concept - Modern elegance in an urban setting. Efficient floor plan with large open-concept great room, including spacious kitchen, living room, dining room, and den. Simple, clean furniture to appeal to buyers of all demographics. Striking colour scheme with stainless steel appliances offers a stunning backdrop to the show home. Creativity - Open den area, finished with light furnishings to showcase usable space while remaining uncluttered. Dining room fitted with four-person table, retaining space around table for circulation.

Living room with seating for six and additional space for more guests. Two bedrooms set up with different types of furniture (clean and modern, heavier and richer). Colour, wall/window treatments Rich colour scheme was chosen as a striking backdrop. Wall colours include a strong accent wall, while staying within standard package offering to show clients how the homes will actually look. Off-the-rack window treatments to showcase how easy it is to personalize the space.

The impact of furniture, accessories, merchandising - All furniture locally sourced and full-sized, not apartment-sized. Accessories throughout the home to highlight storage areas, soften corners, and enhance aesthetic appeal. All pieces selected to appeal to the broad demographic of buyers (firsttime, empty-nester, and move-down). This was difficult but was achieved. Overcoming challenges with design solutions - Location along highway was minimized through window treatments, and softening of hard surfaces such as flooring with rugs to minimize any chance of echo. Unique AC unit cover built to disguise use of wall-mounted unit, and reduce visual impact on buyer when seeing units for the first time.

Position of home on steep backsloping lot eliminates need for many window coverings. Warm, neutral palate targets key homebuyer in 45+ category. Warm-tone stains on floors and cabinetry accentuate wall colours and window coverings. The impact of

furniture, accessories, merchandising, and target-focused furnishings—45+ age group—further impact homebuyer. Curved cabinetry required custom curving of tiles. Continuous, no-post railings were a challenge, but created a unique look in upstairs loft and hallway. Creativity - The creative strategy behind this campaign was to reaffirm the strength and stability of Melcor Developments, the developer of Black Mountain. When this campaign launched (2008), consumer confidence was low, developers were filing for bankruptcy, and developments were going into receivership. The Peanut Butter and Jelly campaign, comprised of print and radio ads, communicated the history and staying power of Melcor with nostalgia and humour, and reintroduced the Black Mountain brand and product offering.

Design - Minimal (yet powerful) copy was complemented with simple, bright, eye-catching imagery. The campaign included four print ads, featuring well-known products brought to market in the early 1920s: peanut butter and jelly sandwiches, Popsicles®, gummi bears, and Corn Flakes®. In real estate magazines and newspapers filled with a multitude of development ads, this campaign stood out and captured readers’ attention.

Appeal to target market - The nostalgic humour used in this campaign appealed to a diverse audience. Colourful imagery of children immediately connected with the hearts of our audience, all the while communicating Melcor’s stability, trustworthiness, and longevity. Graphic continuity - Each of the four ads used a consistent design, message format, and call to action, with only the headline copy and imagery varying. The result was a recognizable campaign that garnered the attention of readers.

Clean colouring and text means a simple, overall eyecatching appearance. Design - Clean colours, bold text, and simple graphics equal a minimalistic and striking image. Campaign can be replicated in numerous formats and media; previously used on our website and billboards, and in newspapers, magazines, direct mail pieces, and online advertising. Campaign was marketed in two parts, with a similar

theme and clear message “Home + U = HAPPY” and “I Heart Home”. Message clarity - Campaign’s central focus is to strike at buyers’ main goal: to purchase a home they are happy with! The change in market has caused fear/hesitancy with many buyers. Keeping it clean meant a clear message that was not intimidating. Minimal text, used for easy and quick reading, still included important information and photos to entice interest without overloading buyers. Appeal to target market - Our company’s main focus is entry-

level to mid-market buyers. The campaign was used by all our office locations throughout BC and Alberta. Buyers have responded very well to this campaign and its clear message. Simple to understand, not cluttered, and appealing to a broad range of demographics. Graphic continuity - Graphic is easy to manipulate for multiple formats and media. Clean colours are easy to replicate, and a strong message is conveyed even in black and white. Combinations give greater flexibility in tailoring the spaces to meet different family needs.

Strong, clean main page with concise details, offering great price point, strong photography, and main communication points: phone and web. Design - Clean colours, bold text, and simple graphics for a minimalistic, striking image. Direct-mailer size has been used repeatedly with great success. When buyers check their mail, this piece always sticks out from the pile because of its size and bold colour. Large enough to stand out, and printed on quality card stock with glossy finish.

Message clarity - “Home + U= HAPPY” message used frequently over this period in multiple media. Clean message spoke to demographic looking at the project: first-time buyers and down-sizers. Uncluttered details, including price, contact information, and photography, entice interest but do not overload buyers. Appeal to target market - First-time buyers want to know about projects and then do research themselves. Teaming updates to the website with direct-mailer pieces was successful in increasing traffic to the show home threefold on days following

the direct-mailer distribution. Clean appearance offered buyers information and enticed them to visit the show home or the webpage for more information. Creativity - The concept of the creative campaign “*Not this guy” for Cadence at The Lakes had three core requirements: 1. Illustrate that the price of a home includes the house, lot, and maintenance-free living, with services such as lawn mowing and snow shoveling; 2. Illustrate the resort-style amenities, such as a neighborhood pool and community barbecues; 3. Execute the creative in a way that differentiates Cadence from other developments. Design - Advertising for property developments in the Okanagan has overwhelmingly favoured lifestyle

designs, with pretty pictures of people golfing and enjoying lake views and wine trails. The Cadence campaign cut through the clutter of lifestyle ads with a bold, sexy image that, upon closer inspection, was itself tonguein-cheek humour, with the smaller statement: “*Not this guy”. Message clarity - The headline “Includes home, lot ... even the pool guy” collectively addresses the value of the home’s price-point and the resort-style amenities. The disarming smaller print of “*Not this guy” clearly shows the light-hearted and self-aware nature of the pool guy image.

Appeal to target market - The core demographic is women aged 35–54, leaning to more mature women aged 40-plus. Positive response has been received from this core audience since the release of the campaign. Graphic continuity - The pool guy ads work within the graphic standards of Cadence at The Lakes. The ads retain the look and feel of the development’s website, signage, and collateral. The use of the wavy C-styled icon maintains a common visual thread throughout the ads.

Leadership in fostering cooperation between public and private sectors in addressing housing issues The Real Estate Foundation of BC, City of Kelowna, BC Housing, and Society of Hope partnered to fund this project. Eleven local businesses donated furnishings. The funding team worked with the developer to provide critically needed, affordable transition housing for women and children. Initiatives taken that promote working relationships between industry members and any level of government or educational facility

processes - The Society, architect, and developer cooperated to advance the project long before funding approvals were in place, resulting in a grant and financing from the Province of BC. Reduction or streamlining of regulatory processes - Society of Hope selected an ideal lot, identified in the OCP as Transitional Lowdensity Housing. The project went through rigorous review, rezoning, and development permit without delay as a result of strategic site selection. Action plan or strategies taken to improve affordable housing - Self-

contained flex-units provide bachelor, two-, and three-bedroom units. Central location caters to residents without automobiles. Initiatives that address growth management and promote higher density housing or Built GreenTM BC housing techniques - The development increased density by providing an 11-unit apartment complex in place of a single-family house. Using a geothermal exchange heating/cooling system, the project achieved an EnerGuide 84 energy rating.

Leadership in fostering cooperation between public and private sectors in addressing housing issues Building on relationships between the Shuswap Construction Industry Professionals, Okanagan College, and the School District, The Home for Learning 2009 brought the Adams Lake Band into a unique relationship that served the education and training needs of the Band and the Salmon Arm-Shuswap region. The project gave construction companies the opportunity to support development of social housing while helping train tomorrow’s builders. The outcome was a five-bedroom home built over

16 weeks, immediately occupied by a First Nations family. Initiatives taken that promote working relationships between industry members and any level of government or educational facility processes - The project was a partnership between Okanagan College, the Adams Lake Band, the School District, and SCIP, representing over 275 building and construction professionals. The training provided 16 students (six Aboriginal) with Residential Construction Framing Technician certification and Carpentry Level 1, as well as the opportunity to

Reduction or streamlining of regulatory processes - Working with CMHC-licensed building inspectors, WorkSafeBC, and RedSeal Journeyperson instructors, students saw first-hand the application of code and regulations, and were taught about the reasons for and nuances of important regulatory processes. Leadership in fostering cooperation between public and private sectors in addressing housing issues - This annual project continues to forge a very strong collaborative relationship between the home building industry and TRU School of Trades and Technology. The initiative, formed 17 years ago, has grown in stature and complexity, incorporating new technology to give students hands-on experience with the latest in innovation and current trends. Residential foundations, electrical, plumbing,andweldingfirst-andsecondyear students can put their classroom instruction to practical use.

Initiatives taken that promote working relationships between industry members and any level of government or educational facility processes - The home is sold at a significant discount to the Kamloops YMCA/YWCA for their largest community programs fundraiser. Our members participate as sponsors to help offset the cost of the build. A supplement showcases the project and is distributed throughout the region in local community newspapers. Presentations are made to City Council, and all community leaders are invited to a private sponsor reception at the house after it is complete.

Initiatives that address growth management and promote higher density housing or Built GreenTM BC housing techniques - Built and registered as a Built GreenTM Platinum-level home. A printed brochure featuring all the sponsors, interior and exterior design elements of the home, and a list of all Built GreenTM features is given to about 25,000 visitors at the lottery open houses for 12 weekends. The CHBA Central Interior Training House has become a template looked to by other communities when developing their own home-building fundraiser initiatives.
