This month’s guest editor is Joe Purton, the Branch Manager at our Swanscombe office I’d like to start by proudly announcing the expansion of my Swanscombe office into a second premises! This addition will service the growth in the area, where Paramount has raised excitement with its plans for a theme park on the peninsula. This massive boost to the local property market is just one piece of good local news, and you can read more about the future of DA9 and DA10 on page 4. Reflecting on this local growth, it always amazes me how many homeowners invite us into their home. Our valuation teams visited nearly 10,000 homes during 2015. That’s a huge amount for a local company such as ours, and testament to the confidence the general public has in our experience and the advice we offer. It’s fascinating that our staff can remember almost every property and client they go to see. To us, our clients are real people with personal stories, not just files on a computer in a call centre. We also chuckle at the events that happen when we’re out and about. One of my colleagues stopped a run-away horse and I myself helped catch a burglar! All in a day’s work in the local community. In a world that is becoming faceless, it’s refreshing to know that we employ local staff who are genuinely interested in helping local people move house. This is most evident among our dedicated Sales Progressors. They are so calm and hold everyone’s hand through the moving process. You can read about their role on page 24.

Lettings has remained brisk, with more ordinary people than ever investing in property. Have you heard the Direct Line radio advert featuring Pulp Fiction’s Winston Wolfe? “It’s just my wife’s old flat!” the landlord responds to Winston’s statement that he’s “a landlord, property magnet, a wise guy!” I don’t think the landlord even considered himself as one. Property is a great investment but it comes with everchanging laws and compliance. The smartest investors employ the services of a professional management company to absolve themselves of the duties of being a landlord and to ensure their let is legally complaint. Turn to page 64 to discover how we give landlords peace of mind. And finally, this issue would not be complete without announcing the launch of our new website. ..Swanscombe & Every issue we focus on one of our local areas. This issue, we look at Swanscombe and Greenhithe - neighbouring towns with exciting future plans for redevelopment and regeneration. Swanscombe and neighbouring Greenhithe might not be on the tip-of-your-tongue when recalling emerging property hotspots but you’ll be hearing a lot more about these areas especially Swanscombe - in the coming years. Greenhithe is best known for its famous offshoot Bluewater - one of the biggest shopping centres in Europe. As for Swanscombe, this quiet little town was a local treasure barely known outside of North Kent. All that changed in 2012 when film and television giant Paramount announced that the Swanscombe Peninsula was its intended site for a new theme park. The piece of land, which neatly fits into a bend

of the River Thames, will gain a £3.2 billion theme park to rival anything Disney has built. Such is the conviction behind the development that Paramount has brought forward plans for the entertainment resort and Chinese company SinoFortone have recently invested £100 million into the project. As well as attracting hundreds of thousands of visitors, London Paramount will boost the local Swanscombe economy and create over 27,000 jobs - some temporary during the construction phase and many permanent once the park opens in 2021. Joe Purton, the Branch Manager at Robinson Jackson’s Swanscombe branch, says the town is destined for a great future thanks to its geographical position: “Our advantage is our location. Swanscombe is a short distance from Ebbsfleet International train station - 20 minutes on foot or a four minute car journey - meaning travel for tourists from across Europe will be simple. We’re also well connected to London and the rest of the UK by mainland rail and the motorway network with the A2 and the M25 less than a 10 minute drive.”

It’s hard to imagine that a development six years in the future could already be having a local impact but it is, continues Joe Purton: “As soon as Paramount announced its plans, our ‘phones started ringing. People can see the potential and want to move in early while house prices are relatively modest. An investment the size of £3.2 billion is astronomical - it promises better transport links, improved facilities and a brand new economy based around tourism. When you add into the equation Bluewater shopping centre, which is always evolving, you have a powerhouse of a location. Buyers are already thinking about living in such an exciting regeneration zone and there’s also investment potential for landlords short-term lets to construction workers, long-term rentals to staff - the paramount prospects are endless.” In terms of property choice, Swanscombe is peppered with predominantly Victorian and 1920s style dwellings originally built for workers of local factories and cement works. Also popular is Neptune Park - a new village of homes built in 2000. Greenhithe is where brand new property has really

come into its own, with the hugely successful Ingress Park, Waterstone Park, St Clements Lake and Thames Waterside developments offering every conceivable type of brand new accommodation, from waterside apartments to six-bedroom family homes. Don’t overlook Worcester Park, Greenhithe Village and Saxon Court too. Although built in the last 25 years, these developments offer traditional style living with more modern comforts. While the current selection of property is very good, it’s set to get even better with the development of Ebbsfleet Garden City: Britain’s first new garden city for over 100 years. Together Redrow and Ward Homes have pledged to deliver over 1,000 new homes, with around 14,000 more to follow in the coming years, along with new schools, shops, facilities and enhanced public transport links. Joe Purton concludes: “We are the longest established, market-leading estate agent in DA9 and DA10, and we’re happy to be in Swanscombe for the exciting years ahead.”

Bluewater Bluewater is one of the largest shopping centres in Europe, with hundreds of shops, restaurants and entertainment venues all in one indoor venue. As well as offering a dose of retail therapy, Bluewater is a leisure destination. There’s a multi-screen cinema, outdoor mini golf at the Pirate Cove Adventure Park, a lake with boats for hire, a young drivers experience, a kid’s playground and a Sega Active zone. There are over 50 venues in which to drink and dine, a full events programme at the GLOW venue and even a personal shopping service.

2. Ebbsfleet International train station In November 2007, rail travel to and from Kent was revolutionised with the opening of the HS1 line. Ebbsfleet International train station - a 20 minute walk or a four minute drive from Swanscombe - is the new gateway to central London and Europe. There are 57 trains per week bound for international destinations and a brilliant high-speed commuter service, whisking passengers to St Pancras in just 17 minutes. The domestic line also stops at Lewisham for the DLR, London Bridge, Waterloo East, Charing Cross and Cannon Street.

3. Swanscombe Heritage Park If you want to discover what life was like thousands of years ago, look no further than Swanscombe Heritage Park. It is one of only two sites in Britain where actual human remains from the Stone Age have been found. Flint tools and animal remains from the Palaeolithic age have also been unearthed widely across this former quarry. Follow the trail through the park reading the information etched into giant granite blocks. Deservedly, the park is a designated Site of Special Scientific Interest and a National Nature Reserve.

4. Pier Hotel Not as the name suggests a place you can stay overnight but a welcoming, traditional pub in Greenhithe overlooking the water. Classic home-cooked pub food is a highlight, with social media awash with praise for the roast dinners. When the weather is fine you can take a glass of something cold,

open. Akash specialises in Mediterranean, Egyptian, Turkish and vegetarian grills, as well as offering a full menu of popular Indian dishes, such as biryani, tandoor and balti. You can even order online and pay by PayPal.

6. The Wharf As soon as you learn The Wharf is in the Shepherd Neame brewery fold, you know there will be an excellent selection of beers and ales. The choice is worth travelling out to the relatively new Crossways part of the neighbourhood, with the premise overlooking Cotton Lake on Galleon Boulevard. There’s an all-day bar and restaurant menu, regular gourmet nights, a decked area for al fresco eating and Kentish cask ales, served in the knowledge that The Wharf is a ‘Beer In A Glass’ award winner for pouring the perfect pint.

7. Caveman Brewery at George & Dragon If you thought trendy micro breweries were confined to East London, think again. The award-winning Caveman Brewery is located below the George & Dragon pub in Swanscombe itself. James and his team create wonderful brews named after the neighbourhood’s rich Palaeolithic heritage (think Neanderthal and Cavedweller tipples) and they have collaborated with leading breweries, such as Truman’s, to create cult drinking classics. You can find a wide selection of their ales on tap upstairs in the welcoming George & Dragon, located at 1 London Road.

8. Paramount London London Paramount Entertainment Resort, to give the park its full name, has taken a step forward thanks to a £100 million investment from Chinese company SinoFortone. A planning permission decision from government on this £3.2 billion theme park on the Swanscombe Peninsula is expected by the end of 2017, with a scheduled opening date of 2021. Paramount’s ambitious plans include theme park rides based on popular TV shows and Hollywood films, a theatre, a water park, hotels and nightclubs, with the creation of 27,000 jobs along the way.

Soup of the day Nothing is as quick, simple and warming as a bowl of hearty soup. Try one of these recipes on winter’s coldest days.

Beetroot & butternut squash soup Serves: 4 Prep: 5 mins Cooking: 30 mins

Ingredients: • 2 tsp oil • 1 small onion, diced • 2 sticks of celery, diced • 1 clove garlic, finely diced • ½ tsp nutmeg • ½ tsp cinnamon • 800g butternut squash, peeled and chopped small • 800ml vegetable stock • 4 traditional beetroot (cooked beetroot dipped in vinegar), roughly chopped • 4 slices of bread • 4 slices Godminster cheese

Method: 1. In a large saucepan heat the oil over a low-medium heat and cook the onion, celery and garlic with the lid on, stirring occasionally, for 8-10 mins until soft. 2. Add the nutmeg, cinnamon, butternut squash and vegetable stock. Bring to the boil and simmer for 15 minutes. Add the beetroot and cook for another 5 minutes until everything is soft. 3. Allow the soup to cool a little, season then blend until smooth. 4. Toast the bread, butter if desired. Melt the cheese under a hot grill until bubbling. Welsh lamb cawl

Method:

Serves: 4 Prep: 30 mins Cooking: 120 mins

2. Heat the oil in a large ovenproof pan. Add the lamb, onion and lightly brown. Add all remaining ingredients (except peas and curly kale) and bring to the boil. Cover with lid and cook for about 1-1½ hours.

Ingredients: • 450g lean Welsh lamb shoulder, cubed • 1 tbsp oil • 1 onion, cut into wedges • 450ml lamb stock • 1 leek, washed and sliced • 2 carrots, peeled and cut into chunks • Sprig fresh thyme and rosemary • 3 large potatoes, peeled and cut into large chunks • 75g frozen peas • 2 large handfuls curly kale

1. Preheat oven to Gas 4, 180ºC, 350ºF.

3. Rosemary Dumplings: In a bowl mix the flour and suet, stir in the rosemary. Bind with a little water. Divide the mixture into 8-10 mini balls and drop into the broth. Cover and cook for about 20 minutes until dumplings are fluffy and risen. Remove dumplings when cooked and keep warm. 4. Add the remaining vegetables about 10 minutes before end of cooking and heat through. Ladle into bowls, add dumplings and sprinkle with chives.

The lunch menu is great if you’re short of time, with sandwiches, light bites, nibbles, pizzas and sharing platters. The evening menu is perfect when you have more time to devote to three courses. During the winter seasonal dishes are served against a back drop of roaring log fires,” says Michelle Dean the Branch Manager at Robinson Jackson Swanley.

Cooking: 15 mins

Ingredients: • 2 tsp nut oil • 1 onion, finely diced • 2 cloves garlic, crushed • 2cm of ginger, grated • 1 red chilli, diced • 1 tsp paprika • 1 tsp cumin • 3 tbsp Meridian crunchy peanut butter • 440g chopped tomatoes • 2 tbsp tomato puree • 500ml vegetable stock • Small bunch coriander

Method: 1. Heat the oil and gently cook the onion for 6-8 minutes until soft. Add the garlic, ginger, chilli, paprika and cumin, stir and cook for 2 minutes. 2. Stir in the peanut butter, chopped tomatoes, puree and stock, season to taste. 3. Bring to the boil and simmer for 5 minutes. Serve scattered with coriander leaves.
