OKLAHOMA CITY – A diff erent kind of pocket neighborhood is being stitched onto the fabric of one of the oldest parts of Oklahoma City: The Village on Walnut, 22 new houses anchored by a historic home at NE 26 and Walnut Avenue. It’s diff erent because of the nonprofi t partnership developing it, the construction technique and materials used – insulating concrete forms, not lumber, think Legos fi lled with concrete – and because the land, until now, has been untouched since before statehood. The nonprofi ts, Positively Paseo and Jeff erson Park Neighbors Association, went together in their fi rst joint project with The Village on Walnut. They are community housing development organizations – CHDOs – dedicated to revitalizing Oklahoma City’s urban core. They bought the 2.5 acres, which had never been platted, and the two-story home at 141 NE 26, built in 1911 and on the National Register of Historic Places, in 2019. It took until this year to get this far. The new houses will range from 700 to 1,600 square feet in size and start at $99,000. Homeowners will share common green spaces, a pavilion with fi re pit and other amenities. It’s a dense neighborhood designed to foster community. It’s the most ambitious project ever undertaken by an Oklahoma City community housing development organization, according to the city.

About The Village on Walnut The developers used about $1 million in federal Community Development Block Grant funding administered by the city to pay for infrastructure for The Village on Walnut. Because of that, half of the homes have to be aff ordable to people at or below 80% of area median income. They’ve also received HOME funds from the U.S. Department of Housing and Urban Development to help keep costs within reach of buyers. “We literally could not have done it alone. The partnerships were critical and the city’s participation is making everything possible,” said Sheryl Lovelady, executive director of Positively Paseo. The fi rst eight homes are under construction, four by Positively Paseo and four by Jeff erson Park. personally consulted on the project, Lovelady said.

Insulating concrete forms Homes in The Village on Walnut are being built with insulating concrete forms, ICF, not lumber, an alternative kind of construction. Fox Blocks, based in Omaha, Nebraska, is the supplier. A builder sets cast-in-place concrete

walls poured between two layers of insulation. For designers and builders, ICF construction is faster, because it’s not slowed by wet or freezing weather, and it meets or exceeds “increasingly strict energy codes for insulation,” according to the Insulating Concrete Forms Manufacturers Association. For homeowners, “Constructing with ICFs reduces the building’s carbon foot-

print and saves money on energy bills and reduced maintenance and repairs when compared to traditional building methods, such as wood frame construction,” the association said. ICF construction is is usually used in single or small building projects, or neighborhoods emphasizing sustainability. Building 22 houses with ICFs puts The Village on Walnut in a class by itself. Home inspector and educator Jack Werner, who introduced Positively Paseo and Jeff erson Park to ICFs, put the method in the same category as Fortifi ed construction, which meets strict storm safety standards. “In my opinion, ICF construction and Fortifi ed construction are the two greatest improvements to construction in the last 50 years,” said Werner, owner of OKC’s A to Z Inspections. “If I had to pick only one, it would be ICFs because, if done correctly, it will accomplish Fortifi ed standards as well.” He added: “It will reduce your utility bills by at least 50%. That cost is going to continue to increase. If instructions are followed, ICF homes meet FEMA (Federal Emergency Management Agency) standards for a storm shelter! Wow! LOS ANGELES – The average rate on the benchmark 30-year home loan fell slightly this week, ending a seven-week climb – modest relief for prospective homebuyers grappling with an increasingly unaff ordable housing market. The average rate on the benchmark 30-year home loan fell to 7.76% from 7.79% last week, mortgage buyer Freddie Mac said Thursday. A year ago, the rate averaged 6.95%. “The 30-year fi xed-rate mortgage paused its multiweek climb but continues to hover under 8%,” said Sam Khater, Freddie Mac’s chief economist. Borrowing costs on 15-year fi xed-rate mortgages, popular with homeowners refi nancing their home loan, held

steady. The average rate was unchanged from last week at 7.03%. A year ago, it averaged 6.29%, Freddie Mac said. High rates can add hundreds of dollars a month in costs for borrowers, limiting how much they can aff ord in a market already out of reach for many Americans. They also discourage homeowners who locked in rock-bottom rates in recent years from selling. The average rate on a 30-year mortgage is now more than double what it was two years ago, when it was just 3.09%. The average rate on a 30-year home loan climbed above 6% in September 2022 and has remained above that threshold since. ICF construction has never gone mainstream, despite the energy savings over time, only partly because it costs more than standard construction, Werner said. “Intransigence, is what I would say,” he said. “Gosh, we hate change. And, of course, it will initially cost more, somewhere between 5 to 20%, depending on whom is doing the job. If you hire a knowledgeable contractor, it should be about 10% more. It is very similar to Lego blocks and is faster and easier than standard construction, but we all are reluctant to change.” The developers of The Village on Walnut hope to sell the historic twostory, 2,476-square-foot home on the site to someone, or an organization, to restore it. The home itself “is an outstanding local example of Prairie School architecture in what was originally the rural outskirts of northeast Oklahoma City,” according to the National Register listing. Lovelady said the 112-year-old home, built of brick by a brick mason, will make a sturdy anchor for The Village on Walnut, a neighborhood of strong concrete homes.

Mortgage rates have been mostly climbing along with the 10-year Treasury yield, which lenders use as a guide to pricing loans. Investors’ expectations for future infl ation, global demand for U.S. Treasurys and what the Fed does with interest rates can infl uence rates on home loans. The yield on the 10-year Treasury dropped to 4.63% late Wednesday and from more than 5% last week, when it reached its highest level since 2007, after the Federal Reserve opted against raising its main interest rate for a second straight meeting. The 10-year Treasury yield was at 4.67% in midday trading Thursday.

When browsing homes for sale, you stumble upon a swimming pool or a newly built deck. But, have you ever seen a home that comes with a cemetery? In honor of Halloween, we’ve found one for you: The property at 198 Locktown Flemington Road in Delaware Township, New Jersey. A former church that was recently converted into a single-family home, this property is listed for sale for $650,000. Its current owner, local architect Ralph L. Finelli, renovated the church to include modern living features. Now, a three-bedroom, threebathroom home, the 1.1 acre property is ready for its next owner – as long as you don’t mind sharing the property with a few former congregants. The former Locktown Christian Church opened its doors in 1828, and became a Presbyterian church in the 1980s. The 19th-century church was sold to its current owner in 2014 for $74,538 after the church’s congregation

decided to merge with another nearby Presbyterian church. This listing was featured on Zillow Gone Wild – an Instagram page dedicated to highlighting unique (and sometimes crazy) home listings across the county – for the ancient cemetery that comes with the property. There are as many as 150 people buried in the cemetery, with the earliest gravestone being for Charity Allen, who died in 1843. If you’re not looking to take on the pressure of maintaining these historic graves, don’t worry. An organization known as the Mount Amwell Project entered an agreement with the seller to maintain the cemetery, said Kevin McPheeters, a Realtor with Callaway Henderson Sotheby’s International Realty who is managing the listing. The organization will tend to the monuments and stones within the cemetery, while the new owner will be responsible for mowing the lawn. While the home no longer holds the altars and pews of the former Hunterdon County church, it maintained several features like the church’s bell tower

and the original pressed-tin walls and ceilings. When you walk into the home – which was updated to give a more contemporary feel – you’re met with a large great room, with a living room, dining room and kitchen. This space, measuring 34-by-35 square feet, was left virtually untouched, with the exception of fresh paint and the kitchen space. The main fl oor also houses an offi ce, as well as a laundry and mudroom space. The second fl oor features the home’s primary suite and its spa-style bathroom. On the third fl oor, a loft area leads to two additional bedrooms and a third bathroom. The current owner also added a three-zone heating and cooling system, a new septic system and a high effi ciency water heater. The home overlooks fi elds of preserved farmland and includes a smaller building that formerly served as the church’s parsonage. Honda Pilot vs. Toyota Grand Highlander Chase Bierenkoven Edmunds

The Honda Pilot is a popular midsize SUV for shoppers in need of a versatile family-oriented hauler. For years, buyers have enjoyed its three rows of seating, loads of storage and clever features. A new generation debuted for 2023. It has fresh styling, more interior room and a new TrailSport version with enhanced off -roading capabilities. But savvy shoppers will know the Pilot isn’t the only pick in the class. Notably, Honda’s longtime rival, Toyota, is looking to usurp the Pilot’s standing with its all-new Grand Highlander. As its name implies, the Grand Highlander is bigger and more spacious than the regular Highlander. It also gets upgrades that make it a compelling rival to the Pilot. Which three-row SUV is best? Edmunds’ experts compare the two to fi nd out which comes out on top.

Edmunds says The Pilot provides utility and driving satisfaction, but the Grand Highlander makes more of an impression in the areas of value, technology and passenger comfort. In this comparison, it’s our pick for the superior family SUV.

It has a decent set of features but it’s not until you get to the $43,775 EX-L that you’ll fi nd features such as leather upholstery, a power rear liftgate and the bigger 9-inch center screen. Topping the lineup is the Elite trim at $53,855. Pricing starts out higher for the Grand Highlander with the base XLE trim at $44,465. However, the features you’re getting are generally comparable to the Pilot’s EX-L. Plus, some desirable features can be had for less on the Grand Highlander. Toyota prices the top Grand Highlander Platinum at $54,940. Winner: Grand Highlander

Storage is important for a family-oriented SUV, and Toyota prioritized it in the Grand Highlander. when you fold down the second- or third-row seats, too. Its third-row seating area is also slightly more comfortable for adults. Toyota no longer trails in tech either. The standard 12.3-inch center touchscreen responds quickly and looks sharp. It also dwarfs the Pilot’s base 7inch screen. A bigger 9-inch screen is available in the Pilot, but that’s it. Standard driver assist features, such as traffi c-adaptive cruise control and lane keeping assistance systems, are pretty well represented on both SUVs. Winner: Grand Highlander

Fuel economy and power Every Honda Pilot comes with a V6 engine that makes 285 horsepower. Depending on its confi guration, the Pilot gets an EPA fuel economy estimate of 20-22 mpg in combined city/highway driving. Both power and fuel economy are typical for a midsize three-row SUV. Most Grand Highlander buyers will end up with the vehicle’s 265-horsepower turbocharged four-cylinder engine. It gets slightly better EPA estimates than the Pilot: 22-24 mpg combined. Toyota then goes even further by off ering two available hybrid powertrains in the Grand Highlander. There’s also a Hybrid Max version that ramps up to 362 horsepower and still gets 27 mpg. Winner: Grand Highlander

Help! We’re selling a home we know nothing about would want a property disclosure from a seller. Both the listing broker and the buyer’s broker want a disclosure for their protection. The property disclosure protects both the buyer and the seller by allowing the seller to disclose any material defects with the home. Completing the disclosure is a great reminder tool for any seller. For instance, going through the process of fi lling out the disclosure may prompt your wife to recall a roof leak caused by a monsoon on July 4th when she was at the Avondale home.
