Looking for a quick move-in? Inventory or ‘spec’ homes might be a good option

hen thinking about buying a new home, many people tend to focus on purchasing a home that’s built just for them. However, some homebuilders build “spec” homes, or inventory homes, for those buyers who need or want to move in quickly. “PulteGroup communities across the state offer inventory homes to help meet the various timing needs of our customers,” said Rebecca Lundberg, vice president of sales for PulteGroup’s Arizona division. “Homebuyers’ circumstances are very diverse. Some new homeowners may be relocating to the state for work, for example, and might not have time to wait for a new home to be built.” Lundberg added that some renters may decide to purchase a new home instead of signing a rental lease extension. “In these instances we want to ensure that we have homes ready today, or very soon, for these buyers,” she said. Quick move-in

All in the family

With an inventory home, move-in can occur a month or less after purchase, whenever the buyer’s loan is approved. If someone is paying cash, said Jason Hill, division president for T.W. Lewis by David Weekley Homes in Tempe, the buyer may only have to wait two weeks to move in after the purchase date. By contrast, the time between purchase and move-in for a built-to-order home is generally a minimum of four months.

Design limitations

One limitation of an inventory home, though, is not always being able to choose the interior design elements. However, if construction has just begun on a home when it’s purchased, a buyer may have the opportunity to select more finishes in the home than if the house is within 30 days of completion. “Some of the interior design features a homebuyer may be able to modify if they purchase early in the construction process include countertops and flooring,” Hill said. If an inventory home is almost complete, a buyer’s selections are more limited and may only include appliances and window treatments, which are easier to add at a later stage of production, Lundberg noted.

Model homes another option

Another option for those in need of a quick move-in is a model home, since builders will typically offer their models for sale when a community is nearing its sell-out phase. This is a limited market, but if your timing is just right, this might be another option for a quick move-in home.

Indeed, the aging baby boomer population, combined with economic adjustments in response to the recent recession, means it’s becoming more common for seniors to move in with their children and/or for young adults to move back home after college. In response to these consumer needs, more and more homebuilders are offering a variety of living arrangements for families adjusting to new lifestyles. In addition, some people vacation or visit family here for extended periods of time said Alan Jones, division president for Lennar Homes. “They want a place to come and stay, but don’t necessarily need a [full-time] home.” Voilá — the generation suite was born.

Configurations vary

Lennar offers the multigenerational concept at all of its communities in the Valley, with a variety of configurations. Other builders, such as Shea Homes, Pulte and Maracay Homes, offer select multigenerational floor plans and options at some communities, generally those that offer homes at least 2,500 square feet in size.

Depending on the builder, most generation suites include a bedroom, small living room, bathroom, kitchenette and an eating area or breakfast bar. The suite has a door that connects to the rest of the home, but the entire space is self-contained. Some builders also offer private entrances, garages and patios. Lease-back programs Filling a void in a “crazy� market BY DOLORES TROPIANO

oday’s record-low interest rates and home prices make it the best time in recent history to buy a new house. But selling a home at those same low market values has put the brakes on buying for many. Now, several companies have found a creative curve around this concern with what they call leaseback or trade-in programs.

How it works

One example of a lease-back program is at CantaMia, a Goodyear active adult community that offers a six-year leaseback program. The builder, AV Homes, contracts with an outside agency that arranges to lease the buyer’s home for up to six years while they enjoy their new community. The buyer is guaranteed income, even if no tenant is in the home; they can choose to sell the home at any time. “This filled a void for us in this crazy market,� said Gary Sorrels, sales manager for AV Homes, Phoenix division, which includes CantaMia. “Many people want to make a decision now, but don’t want to sell their home. Instead, they want to let it appreciate a bit.� CantaMia works with a Michigan management company called Marketplace Homes. The company enters into an agreement with the builder and works with buyers anywhere in the country. They guarantee a monthly rent a little less than what could be secured on the regular market, but they handle everything including utilities.

Pros and cons

The process has both pros and cons for homeowners. On the positive side, they can buy a home in today’s market while keeping their old home until the market heals. Additionally, they receive a monthly check from a tenant they didn’t have to find. On the negative side, the challenge for most buyers is qualifying for two mortgages, but sometimes the home they’re in is already paid off. They also might get a lower monthly rent on their home than if they handled the rental responsibilities themselves.

Local expert

Steve Rider of Keller Williams International is president of the company’s international builder trade-in program. If a buyer qualifies for the program and is interested in purchasing a new-construction home, they will enter into a three-year partnership with the buyers in which they help them lease their current home. The partnership has many ramifications, the most

prominent of which are that Rider’s team will find a leaser, screen tenants and get credit report help. “The only thing we don’t do is collect the money,� he said. Rider, who said that his team works with several national new-home builders including Fulton Homes, Taylor Morrison, Woodside Homes, Richmond American, Meritage, Pulte Homes and more, said that a lot of people ask ‘what’s the catch?’. “The first step in seeing if you qualify for the program and if it’s right for you is to contact us for a free, noobligation consultation,� he said, adding that he believes he has an advantage over out-of-state lease-back programs because he’s a local broker with extensive knowledge of the market.

The bottom line

As with any major financial decision, what works in one situation might not work in another. Experts recommend that you investigate the pros and cons of leaseback programs and apply them to your individual circumstances.

eople who live in the Phoenix metropolitan area have two primary providers for their electric service: APS and SRP. Where residents live will determine which company supplies their power. It’s a little tricky, but generally speaking (and there are plenty of caveats; see links to service area maps at the end of this article), the western, northern and northeast areas of Phoenix and the Valley are serviced by APS, while parts of Phoenix, Glendale and Peoria as well as many East Valley cities have SRP. For anyone who is buying or building a home in the Valley, be sure to check with the builder, real estate agent or with either of the utility companies to verify which one services a particular community.

Interesting histories

Both APS and SRP have interesting histories. Damon Gross, a spokesperson for APS, said that at one time, the company was an electricity and gas utility. “In the mid-80s, APS decided to focus on just the electricity utility part of the company and the gas utility became Southwest Gas,” he said, adding that APS still has employees who were once in the gas utility side of the company. Gross said that many years ago there were numerous electricity utilities. “Over the years, APS and its predecessor company began to acquire many of the smaller companies,” he said. “We realized that we would have greater efficiencies by serving more

customers, and the best way to get the best value was by serving as many people as possible.” Jeff Lane, media relations representative for SRP, said that SRP got its start in 1903 when settlers who were challenged by the harsh desert environment formed the Salt River Valley Water Users’ Association and pledged more than 200,000 acres of their land as collateral for a government loan to build a massive water storage and delivery system. SRP is now two companies, Lane said: the Salt River Project Agricultural Improvement and Power District, a political subdivision of the state of Arizona; and the Salt River Valley Water Users’ Association, a private corporation. “The District provides electricity to retail customers in the Phoenix area. It operates or participates in seven major power plants and numerous other generating stations, including thermal, nuclear and hydroelectric sources.”

Who serves whom?

“If you look at the service territory map, the way our service territory is laid out may not make sense to some,” Gross said. “But APS started as a supplier of manufactured gas to light street lights and then added electricity as a service later on. So we were typically in the centers of town where the street lights were located. Downtown Phoenix, downtown Glendale — you name it

and we were there. As the Valley has grown, we have also grown with it.” In 1955, Lane said, SRP and APS signed agreements that established a viable operating relationship between the two entities. “The SRP/APS Territorial Agreement resulted in a dynamic, integrated power generation and transmission system for the greater Phoenix metropolitan area,” he said. “The 1955 agreement clarified boundary locations that are still in existence today.”

What’s the difference?

Both APS and SRP have good reliability and good customer satisfaction ratings, Gross said. “The rates between both companies are comparable, and although there is a different structure to each, the value that we each offer is excellent,” Gross said. “Our rates are similar or among the better rates in the west. For example, someone who is moving to Arizona would find better rates here than in California.”

Number of customers Today, Lane said, SRP is the largest provider of water and power to the greater Phoenix metropolitan area, serving about 950,000 electric customers in Maricopa, Pinal and Gila counties. “APS is the largest power provider in the state, serving more than one million electric customers,” he noted.

How does a heat pump keep a house both cool in the summer and warm in the winter?

A:

An electric heat pump is essentially a central air conditioning system that has the ability to work in reverse and heat your home during Sissie Shank cold weather months. It does not convert electricity to heat; it absorbs warmth from one area, multiplies it and transfers it to another area. It is called a ‘heat pump’ because it pumps heat into your home in winter, and it can also reverse the refrigerant cycle to pump heat out of your home in the summer, which then cools the inside of your home. It heats, cools and dehumidifies, as well as circulates and filters the air, eliminating stuffiness. While the heat pump loses efficiency as the weather gets colder, it is ideal for climates like Phoenix and Tucson. Heat pumps are safer to operate than gas furnaces and less expensive than electric furnaces, as well as being friendly to the environment. Design centers bring out buyers’ style and creativity BY DEBRA GELBART

D

epending on the builder, new homebuyers may receive help with their style and color selections at a design center from either a certified interior designer or a design consultant employed by the builder. The process often begins like this: a buyer completes a purchase agreement for a new home to be built from the ground up. Within a few weeks, the buyer goes to the builder’s local design center and spends about half a day picking out flooring, window treatments, countertops, kitchen and bathroom cabinet finishes, lighting and plumbing fixtures, doors, some appliances and paint colors. Typically, buyers spend about 10 to 15 percent of the base price of the home at a design center, said Alia Jones, director of sales and marketing for KB Home’s Arizona and New Mexico region.

Decisions, decisions

At Maracay Homes, which has design centers in Scottsdale and Tucson, each buyer is assigned a specific designer to help with selections in the design center. “Our buyers aren’t limited by a pre-determined design palette,” said Gina Canzonetta, marketing manager for Maracay Homes. “They have an opportunity to customize the interior design selections for the home with assistance from a

professional, certified interior designer. The buyer’s creativity is limited only by imagination and budget.” The biggest difference between choosing décor at the design center and choosing it at a retail home design store is that buyers’ selections are written into the purchase agreement. “Buyers don’t pay cash for or charge items when they make their choices — they determine ahead of time what their budget is and their selections are part of the purchase price of the home,” Jones noted. “A buyer can make changes in design center selections up to the time that construction begins on the home.”

Sticking to a budget

Both Canzonetta and Jones said that their respective design experts are savvy about budget parameters. “Our designers are skilled in guiding buyers to stay within their budget, particularly when related to specific financing guidelines and requirements,” Canzonetta said. “We’ll show buyers how they can design their home with no-cost options at the studio, so they can spend their budget on the features that are most important to them,” Jones added. One example of this would be selecting standard plumbing fixtures so the buyer can use that budgeted money to choose upgraded cabinets or countertops.

Consumer research

This trend isn’t an accident. Most homebuilders went back to the drawing board after the recession, figuring out exactly what buyers needed and where floor plans could be modified. Maracay Homes, for example, re-did all of its floor plans in the past year and has introduced completely re-tooled designs. Maracay’s generation suites are part of their FlexDesign concept in which nearly every part of the home is customizable to buyer preferences. People are also planning ahead. “Most of the discussions we have with potential buyers are about where they see themselves five, seven or 10 years from now,” said Ken Peterson, vice president of sales and marketing with Shea Homes Arizona. “Since many of our buyers are planning on being in their new home longer than in years past, they want to ensure the home will accommodate future changes in their lifestyle.” Among those components, buyers are thinking

ou’ve selected and purchased your new home. Now it’s time to visit your homebuilder’s design center and face another challenge: choosing flooring, cabinetry and countertops whose style and quality will last for at least a decade.

Flooring

designer Martin Rodriguez, co-owner of Studio Dwell, an interior design studio in Scottsdale. “But many homeowners are going to hard-surface flooring, even in bedrooms,” he said. “Hard-surface flooring is generally easier to clean and maintain and gives you the flexibility to change the overall look of a room simply by changing area rugs.”

Alternate uses

While a senior parent returning to live with a family is common, many middle-age families are fully expecting their so-called “boomerang” young adult children to return home after college to save money and prepare for independent life. Someone who has a business where clients occasionally visit, for example, could benefit from having a separate office with a private entrance. “The homes that we’re building are multigenerational, but they’re also multi-useful,” Jones, of Lennar Homes, said. “People have a need today, but see a need for something else years down the road. The most popular hard flooring surfaces include cork, travertine stone, natural wood and vinyl that looks like wood but is quieter and requires less maintenance than wood. “If you have pets, you may want to choose an alternative to natural wood,” Gerster said. “Vinyl flooring won’t scratch as easily as wood.” If you do choose carpeting, make sure it is stain-resistant and has a quality pad, Gerster said. Choose not just a neutral color, she added, but a “medium value” shade of the neutral color. “If you pick too light a color, you’ll see wear and stains too easily, and if you select too dark a color, you’ll see pet hair.”

Cabinetry

If your budget allows, Gerster advised selecting solid wood cabinets with enough depth to accommodate oversize plates. She also suggested ordering melamine surface on the inside for easier cleaning and longer wear. Rodriguez counsels clients to choose deeper colors for cabinets. Warmer walnut tones tend to look more upscale, he said, and tend to be more appealing when a home is up for resale.

MARACAY HOMES

One family’s success story

hen Chandler resident Nelson Lapham realized his family’s lifestyle needed to accommodate the needs of three generations, he found the answer in a multigenerational home from Shea Homes. The Laphams selected a floor plan that features a complete suite for his mother, who relocated to the Valley from New Jersey. In the space, which is approximately 600 square feet, she has a bedroom, bathroom, living area and kitchenette, all located down the hall from other bedrooms in the home. On some evenings, the family dines together in the heart of the home. On others, Lapham’s mother elects to dine in her private suite or go out with friends.

Countertops

For countertops, think granite or solid-surface Caesar stone, Gerster said. “Caesar stone is an alternative to granite that is a very clean material because bacteria cannot grow on it,” she said. Avoid marble countertops, she said, because they can stain.

Resale appeal

Rodriguez pointed out that resale appeal should be kept in mind when selecting most of your options in the design center. Even though you’re excited about moving into your new home and probably aren’t considering

Make it personal

moving out anytime soon, “imagine what your choices in flooring, cabinetry and countertops will look like in an empty home,” he said. They could make a difference in how interested a prospective buyer will be in your house, he noted. In addition, think about the appliances that will stay in the home after you leave, such as the oven,

However, experts say that while anecdotes and individual instances certainly abound, these beliefs as a whole seldom hold true.

Issues that arise are usually because the HOA board has taken an action (or inaction) that a resident (or residents) takes issue with, or because a homeowner has done something that HOA leaders believe is against the community’s Covenants, Conditions & Restrictions, commonly referred to as CC&Rs. Every HOA resident is required to sign this detailed document outlining rules pertaining to all the neighborhood’s homeowners. Complaints run the gamut from serious financial irregularities on the part of a board to homeowners that didn’t weed the lawn, left the garbage cans out or parked an RV in front of the house for too many days. When angry, some homeowners may withhold assessment fees, something that can cause them difficulties according to attorney Mark Bainbridge of The Bainbridge Law Firm, LLC, in Phoenix. “Not paying them (assessments) makes you in breach of contract and puts you in a difficult situation to defend legally,” he said. It can also result in additional fees and interest, collection action or lawsuits. In addition, HOAs can initiate foreclosure actions against homeowners to satisfy the amount owed to them, Bainbridge added.

The bottom line

Experts advise homeowners to thoroughly read the community’s CC&Rs before signing them. To help avoid running into issues, Lang recommends that homeowners regularly attend HOA meetings, get involved and become part of the community.

he “bump-out.” That’s what subdivision developers call those little semi-circle arches of asphalt that bump out like swollen elbows on curved residential streets. The bump-out may feel a little like a cul-de-sac — but it’s not the real deal. “It’s really not a cul-de-sac,” said Ken Peterson, vice president of sales and marketing for Shea Homes Arizona. “Where I’ve seen that the most is in higherdensity neighborhoods, where they can fit more homes in using that format.”

Becoming a luxury

Today, the traditional “lollipop” cul-desac street pattern, where a short residential street dead-ends in a radius around which each home sits on an oversized lot graced with a bigger-than-average backyard, is something of a luxury. “Communities today are more designed with a minor arterial street that feeds into the neighborhood and then a looped road that runs through it,” said Peterson. “But on the turns of that loop, you’re still getting these pie-shaped home lots.”
