Community honors top volunteers

olunteerism is alive and well in DC Ranch. That’s a phrase reiterated frequently in board meetings and community gatherings. While many residents give back to the community, several are exceptionally dedicated.

The Community Council recently honored four residents and a local business at its annual Volunteer Appreciation Celebration held April 18 at Desert Camp Community Center.

Neighbors, community leaders and DC Ranch team members joined to recognize the contributions of individuals in the areas of Leadership, Philanthropy, Good Neighbor, and Merchant. Two Volunteer of the Year awards were given for Leadership. Ranch Association Board President Fred Green was honored for his relationship building, guidance, mentoring and navigation of complex issues. Leslie Gilchrist, Community Garden steering committee chair, was praised for her instrumental role in the launch and ongoing success of the DC Ranch Community Garden at Copper Ridge School.

Resident Cindy Romano received the Good Neighbor award for her exceptional work as a Neighborhood Voting Member dedicated to community beautification and improvements. Resident Judy Peavy received the Philanthropic award for her coordination of Easter basket donations for a local charity.

The annual Merchant award went to Little Sunshine’s Playhouse and Preschool

for its contributions to the Community Council’s Storytime program and other community events.

The event was more than a recognition ceremony. The Community Council partnered with Phoenix Rescue Mission and set up tables for attendees to assemble “Hope Totes” filled with personal hygiene items and socks donated by local businesses. With everyone’s teamwork, 500 totes were created that will be delivered to homeless individuals in need of basic supplies. Phoenix Rescue Mission Chaplain Cliff Danley gave a moving overview of the Mission’s work and thanked the residents of DC Ranch for their generosity.

Ranch Association board names officer positions for 2015

T

he Ranch Association board held its first post-election meeting on May 4. The agenda included voting on officer positions for the new term which commenced with the April 6 annual meeting.

The new officers are: President Fred Green, Vice President John Henrickson, Treasurer Joe McGarr, and Secretary Susan Grace. The board takes a hiatus in July. Meetings will resume with the Aug. 10 meeting at The Homestead Community Center at 6 p.m.

Beauty abundant in DC Ranch Community-Wide Standards ensure lasting value for Arizona’s premiere address

hat first attracted you to DC Ranch?

When asked this question, most residents reply that they moved here because of the beauty of both the natural and the constructed environment. While this may seem like a simple notion, the planning involved in originally delivering that beauty—and maintaining it—is not.

Community-Wide Standards are the measures for keeping the community beautiful. A Community-Wide Standard is defined as the accepted appearance of the physical environment and the maintenance of that environment as it prevails throughout a community. A standard provides residents with the benchmark that their property should reflect.

The Community Council, Ranch Association and Covenant Commission are currently reviewing and simplifying standards for residential and commercial property. The goal is to preserve the exceptional aesthetics that make DC Ranch such a desirable place to live and visit.

In DC Ranch, small design details have made a big difference. One of the first characteristics you notice about DC Ranch is the distinct appearance of the surrounding landscape. The objective is to blend with the natural beauty of the Sonoran Desert and avoid creating neighborhoods with a patchwork of unrelated landscapes.

In keeping with the desert environment, the “planned naturalization” approach at DC Ranch means that selected areas of the landscape are not intended to be thoroughly manicured. This is not to say that any aspect of a yard or the commu-

nity should appear unkempt. Proper pruning and frequent landscape maintenance by homeowners and landscapers is very important to ensure healthy growth and exhibit a natural look.

Neighborhoods are designed with various color palettes to complement, not compete with, the Sonoran Desert.

Building materials are selected to reflect natural elements and provide distinct architectural elements.

Thanks to DC Ranch’s “dark sky philosophy,” you can enjoy a spectacular display of stars each evening.

Minimizing overall lighting by strategically identifying how landscape and outdoor spaces are lit makes enjoying a starry night possible. Ambient outdoor lighting, however, is important for safety and security within the community.

The result of this attention to detail has made DC Ranch an awardwinning community. It is known throughout Arizona for its welcoming atmosphere, exceptional architecture, outstanding amenities, lush desert setting and strong property values.

And residents want to keep it that way!

Outreach to residents is an important part of the Community-Wide Standards process. Six meetings are scheduled to educate residents about the standards and answer questions specific to their neighborhoods and/ or property. To accommodate residents’ schedules, the meetings will span from June 2015 to January 2016. Three will cover general standards and three will cover landscape standards. Residents should plan to attend one of each. Two brochures outlining the standards will be mailed to residents in September and will include photographs that help identify common concerns about maintenance and landscaping.

In addition, if you purchased a previously-built property in DC Ranch, you can access the original architectural and landscape plans by contacting the Ranch Association.

This is helpful information as you provide care and upkeep to your home and landscape.

Community-Wide Standards play a positive role in DC Ranch. They allow residents to enjoy all the homes in the neighborhood. It’s important that residents understand the standards and are able to easily identify when maintenance of wood, metal, stucco, concrete, etc. is needed.

Community-Wide Standards may evolve as DC Ranch’s needs and demands change in response to technological advances, environmental challenges and shifting demographics.

However, the goal of CommunityWide Standards will remain the same: to present a community that is as beautiful and enticing today as it was the first time you saw it.

Residents should plan to attend one General and one Landscape session. All meetings will be held at The Homestead Community Center.

Imagine your home belongs to someone else and you are seeing it for the first time. Does it need a fresh coat of paint? Has the wood on the deck deteriorated?

Is there damaged or cracked concrete? Have plants died and not been replaced? Attention to these details are what keep the overall aesthetics of DC Ranch special. Homeowners are encouraged to make regular inspections of their properties. Conducting routine maintenance and repair is much easier and less expensive than tackling several big projects at once.

Residents aim for an A+ with new online tutoring company

s a former high school teacher and college professor, Desert Parks resident Keith Rezendes has lent his expertise as a tutor to almost every major tutoring company in the country.

So when he and his wife, Raechel, had the idea to create their own tutoring enterprise, he wanted it to be different.

“For me, the true value of a tutoring company is its tutors. That’s it; nothing more, nothing less,” said Rezendes.

The idea turned into reality when Rezendes co-founded AvidBrain, which officially launched this spring.

What makes the AvidBrain business model unique is the online marketplace. It uses the concept of a “sharing economy”— similar to Uber or Airbnb— built around the idea of sharing both goods and services.

“If you can teach chess, guitar, salsa dancing, cooking or any other skills you think are in demand, you can create a profile, set a price and see what happens,” said Rezendes. “It’s a place where you can be both a student and a tutor, depending on whether you want to learn something or teach something.”

There are tutors in every possible price range, location and subject. To ensure the tutors are qualified, AvidBrain interviews all its tutors, conducts a background check, and requires a competency quiz to confirm they are qualified to teach their respective topic.

“After each lesson, a student can post an online review on how well the tutor did, and this review is publicly available for all others to read,” added Rezendes.

Though AvidBrain is still a new company, several students have already come full circle and are now tutors. And while one-third of the tutoring is done online, Rezendes believes personal instruction is still a key to success.

“Eventually, even with the advancement of smart devices, the traditional faceto-face probably won’t go away,” said Rezendes. “There is something about the personal relationship between a tutor and his or her students that technology might never be able to capture.”

Summertime is a great opportunity to teach kids about spending and saving

rom summer jobs to saving up for a family trip, kids can learn a lot about money in the summertime. Every parent wants to give their child the best in life but at the same time teach fundamentals while not spoiling their kids.

When it comes to teaching children about money, the sooner the better. Here are a few ideas of how to discuss money and finances with different age groups:

7 to 10: Youth

Have your children complete daily/weekly chores including items such as cleaning the dishes, making their beds, or taking the family dog for a walk, for an allowance.

Your little ones will start to realize that effort and hard work are rewarded, and they will most likely ask for additional chores if they have something in mind that they want to purchase.

When giving children an allowance, use denominations that encourage saving.

If the amount is $5 a week, give them five $1 bills and encourage that at least one dollar be set aside to save if they want to buy something special.

Savings accounts compared to investing accounts. As children get older and a piggy bank is no longer “cool”, have your child open a joint account with you. Unfortunately, money market rates are currently low, but the chance for your child to watch the accounts continue to grow through contributions from birthdays, holidays, allowances or grandparents will continue to emphasize the idea of saving money. If you want to establish an investment account for your child, I recommend opening a Uniform Transfers to Minors Account (UTMA) rather than a 529 Plan.

Discuss the holdings and performance of the account each month with your child when you receive the statements.

College Years and Beyond

15 to 18: Young Adult and Pre-College

Allow young people to make spending decisions.

For better or for worse, young adults learn from their spending choices. You can then initiate an open discussion of spending pros and cons before more spending takes place.

Your child is now an adult and many financial decisions can affect them for years. Financial companies are well known for offering credit cards to new college students with immediate approval and high interest rates. Some students report using the cards for cash advances and also to meet everyday needs, instead of for emergencies, as originally planned. The building blocks you have engrained in your children at a young age will help keep them from becoming financial victims.

Establishing positive credit. As we get older, credit is important for purchasing a home or car and is often reviewed when applicants are applying for a job.

The sooner young people establish positive credit the better. Consider adding your child to your credit card account, and eventually let them get their own account with a reduced spending limit. Alert young adults to the dangers of borrowing and paying interest along with the importance of paying off the balance monthly so no interest is charged.

Discuss the reality of what it costs to live and how much a college graduate takes home from a new job. The average starting salary for the class of 2014 is roughly $49,000, or $1,885 every two weeks. It seems like a lot of money to a 22-year-old, but after taxes, health insurance deductions, college loan payments and 401k contributions, there isn’t much left. There are plenty of smartphone apps and online programs to break down the numbers and give a dose of reality.

We never stop being parents and will always continue to teach and support our children.

By instilling positive habits in your children at a young age and continuing to educate them on the value of saving, spending wisely and investing for the future, you will give them the tools to be financially successful.

Explain the differences between needs, wants, and wishes. This will prepare them to make good spending decisions and also help as they are planning for a particular item.

11 to 14: Tweens and Early Teens

he hot summer months are upon us, meaning it is officially pool maintenance time. Draining and backwashing are essential parts of keeping a pool “summer ready.” But how you discharge that water is also one of the most important ways to protect the environment and respect neighbors’ properties.

Simply put, pool water should never be discharged to the street or into a wash. It can pose a safety risk to neighbors, and is a violation of local, state and federal regulations.

Can I discharge pool water to the storm drain in the street?

No. Storm drains are intended for flood prevention, not wastewater disposal. When pool water, which is already high in salt or chemicals, is discharged to the street, it flows untreated into the city’s flood control system. It can eventually make its way to the Salt River where it can damage or kill aquatic life. Water left in streets also damages the pavement over time, leading to costly street repairs.

Proper ways to discharge water

Option 1: Reuse the water. Draining pool water or backwashing to your desert landscape or lawn is a great option when done through use of a drainage basin. Fill the basin and allow the water

to percolate into the ground. If the basin cannot hold all the pool water, you can occasionally (twice per year) redirect the water to irrigate established landscapes. In the absence of a drainage basin, if your plants and lawn are less than one year old or if you have a salt water pool, only use Option 2. Also, avoid using pool water on annuals, vegetables and ornamental plants.

Option 2: Drain to your sanitary sewer clean out If you have too much water for your landscape, you can drain or backwash the pool into your home’s sanitary sewer clean out. The clean out will look like two four-inch round caps with a square nut on top. Use the clean out closest to your house.
