overview The Building Owners and Managers Association of Canada annually presents the prestigious national awards in recognition of excellence in the Canadian commercial real estate industry. The Office Building of the Year (TOBY) Awards salute the stars of the commercial real estate industry, recognizing excellence in property management, operations, resource conservation, environmental awareness, leasing and building design, customer service and innovation. The Earth Award is BOMA Canada's recognition of excellence in resource preservation and environmentally sound commercial building management. The BOMA Canada Earth Award for 2009 is presented to a building that has made significant efforts to address environmental issues faced by both older and newer buildings. BOMA Canada’s Pinnacle Awards recognize companies that represent a standard of excellence to which all BOMA members and their employees should aspire. The Pinnacle Awards recognize innovation, teamwork, outstanding service and commitment to clients. On behalf of the building owners, managers, developers, facilities managers, asset managers, leasing agents, brokers, and the product and service providers to over 1.9 billion square feet of commercial real estate in Canada, BOMA Canada addresses issues of national concern, and promotes excellence in the industry through information, education advocacy and recognition.


Office Building Over 1 Million Square Feet Constitution Square The winner of the over 1 million square feet category in The Office Building of the Year (TOBY) 2009 BOMA Canada National Awards is Constitution Square, which is located at 340, 350 and 360 Albert Street in Ottawa, Ontario. Constitution Square is owned by CPPIB & Omers Realty Corporation and managed by Oxford Properties Group. The three towers consist of 18, 21, and 19 storeys, with a total square footage of 1,058,046 square feet. The buildings were built in 1986, 1991, and 2007, respectively. The complex was BOMA Best certified in November 2007. Constitution Square is bordered by four of Ottawa’s main streets (Kent, Albert, Lyon, and Slater). The buildings are easily accessible by public transportation, which provide connections to the downtown core, highways, international airport, and railway station. The three towers are distinguished by an exterior finish of blue-gray glass, cobalt blue curtain-wall framing, and marine blue granite panels. The complex’s tapered profile maximizes light exposure and provides excellent views of the city. The exterior marine blue granite blends well with the luscious green of the many trees lining the complex. The interior of Constitution Square features soaring lobbies that are finished with polished, flame-cut marine blue granite panels. Floors feature polished granite and custom-designed carpet inlays. Other interior touches include highceilinged atriums with inviting corner seating areas, lush greenery, and Canadian artwork. Granite paneled elevator cabs are decorated with engraved stainless steel and polished granite trim. Third floor terraces between adjoining towers are complemented by cobblestone walkways, attractive patio furnishings, and gardens. Additional amenities include underground parking, fitness centre, conference centre, and 24-hour security.

Office Building 500,000 to 1 Million Square Feet E-Commerce Place The winner of the 500,000 – 1 million square feet category in The Office Building of the Year (TOBY) 2009 BOMA Canada National Awards is E-Commerce Place, located at 1350 and 1360 René-Lévesque Boulevard West in Montreal, Quebec. E-Commerce Place is owned by 9101-8697 Quebec Inc. & 9109-7550 Quebec Inc. acting on behalf of Kanam Grund Kapitalanlagegesellschaft mbH and managed by Canderel Management Inc. It consists of two buildings, which are 27 and 19 storeys, with a total square footage of 936,896 square feet. The towers were completed in 2003 and 2004, respectively, and Go Green certified in March 2008. The Class“AAA” dual office towers of E-Commerce Place are located in downtown Montreal’s business district. The complex is easily accessible by public transportation, and is connected to Montreal’s underground pedestrian network. The buildings feature cylindrical and rectangular architecture, an all-glass-panel finish, and a glass roof atrium. Other noteworthy attributes include three outdoor terraces, an esplanade, and a five level underground parking garage. Both buildings offer flexible layouts and numerous state-of-the-art features.Ventilation is provided through the buildings’ raised floors, and the grid of interchangeable floor tiles allows for flexible space planning of work environments and cost-efficient access. Precision-engineered services and the data nerve centre enable optimal distribution of power, voice, data, and HVAC throughout all work areas. Office Building 250,000 to 499,999 Square Feet 2001 University The winner of the 250,000 – 499,999 square feet category in The Office Building of the Year (TOBY) 2009 BOMA Canada National Awards is 2001 University, which is located in Montreal, Quebec. 2001 University is owned by Hospital of Ontario Pension Plan (HOOPP Realty Inc.) and managed by GWL Realty Advisors Inc. It is located in the northern section of the city’s central business district.The building is connected to Montreal’s underground network via the McGill Metro station, which links it to numerous commercial retail centres, restaurants, hotels, convention centre, and downtown office towers. It also has direct access to subway lines, the bus terminal, and surface rail connections. 2001 University, which was built in 1975, is a 24-storey office tower with above grade parking and retail facilities below grade.Total square footage is 411,919 square feet, with a typical floor size of 21,565 square feet, net rentable office space of 345,172 square feet, and 66,747 square feet of retail space.There are three commercial basement levels, a main entrance/lobby level, two levels of parking, sixteen office floors, and two mechanical floors. 2001 University has clear architectural lines, with large floor plates that have only four columns, and full height, double-glazed windows.The building is serviced by eight high-speed, modernized passenger elevators and six escalators.The loading dock is equipped with three hydraulic levelers, and direct access to two freight elevators.The building is served throughout by a dual-duct HVAC system with constant air volume comprising 16 perimeter zones and 6 interior zones per floor.The building is fully sprinklered and provides 24-hour security. Office Building Under 100,000 Square Feet Hunt Club Crossing The winner of the under 100,000 square feet category in The Office Building of the Year (TOBY) 2009 BOMA Canada National Awards is Hunt Club Crossing, which is located at 2 Gurdwara Road in Ottawa, Ontario. Hunt Club Crossing is owned by Investors Group Trust Co. Ltd. and managed by Bentall LP.The building is located at the corner of Hunt Club Road and Old Highway 16, serviing as the gaterway to the Rideau Heights Business Park, and is situated in the south suburban market of Ottawa (in the city of Nepean). It has convenient access to Highway 416, the Macdonald-Cartier International Airport, Ottawa International Airport, and Prince of Wales Drive, which provides a direct route to downtown Ottawa. Retail and restaurants are located a short drive away. Hunt Club Crossing, which was built in 1991, consists of six floors, with a total square footage of 91,956 square feet.The superior Class “A” executive office building has a reflective blue glass exterior, which allows natural sunlight to enter the building while maintaining privacy.The exterior also features extended architectural floor overhangs.The interior features a distinctive marble lobby.The main lobby and corridor will be updated this year, and three upper floors have been recently remodelled. Hunt Club Crossing sits on 4.2 acres of land, with parking for 320 vehicles.The building is located in a park-like setting with mature spruce, maple, and pine trees, as well as lush greenery and a mixture of perennial and annual flowers. Tables are installed outside for tenants to enjoy during summer months.

Renovated Building The Cadillac Fairview Tower The winner of the Historical Building category in The Office Building of the Year (TOBY) 2009 BOMA Canada National Awards is The Cadillac Fairview Tower at 20 Queen Street West in Toronto, Ontario. The Cadillac Fairview Tower is owned and managed by The Cadillac Fairview Corporation. It is located at the corner of Queen Street and Yonge Street in the heart of downtown Toronto near Old City Hall. The building is connected to Toronto Eaton Centre, one of the five largest retail complexes in North America with 350 retail outlets and 50 fast food outlets, and is directly accessible by public transit. Other onsite amenities include a daycare, car wash service, and fitness facility. The Cadillac Fairview Tower was originally built in 1981, and renovated from 2008 to 2009. The Class “A” 36-storey building has a total square footage of 833,105 square feet, 80% of which is office space. The structure has a hexagonal shape with a reflective glass curtain wall and double-glazed sealed windows. The building is serviced by 15 passenger elevators that access different groups of floors, and one freight elevator. Parking is available for 860 vehicles. Renovations to The Cadillac Fairview Tower included the lobby and exterior entrance façade, all building washrooms, passenger elevators, the entire fire system, and the heating, ventilation, and cooling systems.

Manulife Place is owned and managed by Manulife Financial. The Class “A” office building was built in 1991. It consists of 22 storeys, with 213,184 square feet of rentable office space. Manulife Place is located in Vancouver’s downtown business district at the corner of Pender and Thurlow Streets, offering southwest and northwest views of Coal Harbour, Stanley Park, and the North Shore mountains. The building is easily accessible by public transportation, including the SkyTrain, Seabus, and Westcoast Express. Manulife Place’s appearance is enhanced by gold reflective glazing and an Italian granite exterior. The main lobby features a two-storey vaulted ceiling and Italian granite clad walls and floor. The seamless, total vision glass wall system provides unrestricted water and mountain views. Common area elevator lobbies are contemporary in design with arched stainless steel ceilings and centre-hung lighting. New common areas were renovated from 2002 to 2003, and common area washrooms were upgraded in 2008. Five high-speed passenger elevators service 21 of the building’s floors, and are elegantly decorated with Italian granite and mirrored partitions. The 21st and 22nd floors feature private balconies. Fitness centre and tenant amenity rooms (added in 2004) are located on the second floor. The underground parkade accommodates 186 vehicles. Manulife Place was one of the first buildings in Canada to be Go Green certified in May 2004, and was upgraded to Go Green Plus certification in December 2007. It is currently rated as BOMA Best, Level 3. In 2006, the building received the BC Hydro Power Excellence Award for energy-saving initiatives and the BOMA BC Earth Award for environmental initiatives, and was a BOMA Canada National Earth Award finalist.

EARTH Award Gulf Canada Square Gulf Canada Square, located at 401 – 9th Avenue SW in Calgary,Alberta, is the winner of the Earth Award as part ofThe Office Building of theYear (TOBY) 2009 BOMA Canada National Awards.The Earth Award is BOMA Canada’s recognition of excellence in resource preservation and environmentally sound commercial building management.The building received a BOMA BESt certification Level 3 with a score of 88%. Gulf Canada Square is owned by Great West Life Assurance Company and London Life Insurance Company and managed by GWL Realty Advisors Inc.The building consists of 21 storeys, which combines the 20 storey main structure with a seven storey atrium and a penthouse suite.The Class “A” building, built in 1978, offers the city’s largest office floor plate at 80,000 square feet.The building was also renovated in 1989 and 2003.Total leasable space is 1,129,202 square feet, which consists of 80,819 square feet of retail space and 1,048,383 square feet of office space. Gulf Canada Square is connected to the Plus 15 pedestrian walkway at the north and south with another +15 bridge scheduled to open this year.There are bicycle racks for 300 people, and the building is accessible by LRT and bus service. Amenities include a 300 seat food court, banking, sit-down restaurant, and numerous retail and professional service tenants..The building envelope consists of anodized aluminum frames with double glazed reflective sealed glazing units and reflective spandrel glass.The building has 22 elevators (8 highrise, 8 lowrise, 3 atrium, 2 shuttle, and 1 freight elevator), as well as two escalators serving the retail area.The building is fully sprinklered and utilizes a fully monitored fire alarm system. Chilled water thermal storage tanks provide peak load demand control.

Centre de la Cité Pointe-Claire is owned by Morguard Holdings (Quebec) Inc. and managed by Morguard Investments Limited.The complex is located on the southwest corner of St-Jean Boulevard and theTrans-Canada Highway, just minutes from downtown Montreal,Trudeau International Airport, the train station, and public transportation.The park is also located close to major hotels, shopping malls, exclusive boutiques, and restaurants. Centre de la Cité Pointe-Claire consists of two towers connected by an atrium, with a total square footage of 168,000 square feet (128,000 square feet is leasable area).The west tower was built in 1987 and consists of 5 storeys, while the east tower was built in 1988 and consists of 8 storeys.The building envelope was renovated from 2005 to 2006, HVAC, hot water unit, common areas, and lighting were updated in 2007, and elevator controls were updated from 2008 to 2009. The exterior of the towers consists of gold reflective glass curtain walls and spandrel panels on all exposures. Aluminum siding on some ground floor exposures and mechanical penthouses make up the remaining exterior walls. Windows are double panel sealed aluminum framed with gold reflective glass.The single-storey atrium connects the towers at ground level; it serves as the site’s lobby area and includes tenant spaces.The high glass ceiling in the atrium provides natural light to the interior.The grounds are landscaped with flowerbeds, trees, and bushes. On-site amenities include a café and pharmacy.

Industrial Office Park Kennedy/Kenway Business Park The winner of the Industrial Office Park category in The Office Building of the Year (TOBY) 2009 BOMA Canada National Awards is Kennedy/ Kenway Business Park, which is located in Mississauga, Ontario. Kennedy/Kenway Business Park is owned by bcIMC Realty Corporation and managed by GWL Realty Advisors Inc. The complex was built in stages from 1988 to 2000. The office park is easily accessible by several highways, and is located within minutes of Pearson International Airport. Financial institutions, restaurants, and other local amenities are also located nearby. Kennedy/Kenway Business Park consists of six industrial single-tenant buildings and one multi-tenant building. The business park provides a total of 688,377 square feet, almost 84% of which is warehouse space (with the remainder dedicated to office space). The seven buildings have an average clear height of 25 feet, and range in size from 15,600 square feet to 141,039 square feet. Buildings can accommodate warehousing, logistics, and light manufacturing applications. Individual buildings consist of steel frame on concrete foundations with a white pre-cast finish. All windows are double-glazed thermal and tinted. White reflective roofs were newly installed in 2009 (replacing four-ply built-up installations on steel deck), providing less solar-generated cooling loads and lower ambient temperatures. All units are climate controlled and comply with appropriate accessibility standards. Office and warehousing environments are designed to meet tenants’ needs. Ample parking is provided on location, and the site is enhanced by attractive landscaping.

Historical Building Pembroke Courthouse Photo 1: Exterior of Historic Courthouse (on right) and additions on the east an The winner of the Historical Building category in The Office Building of the Year (TOBY) 2009 BOMA Canada National Awards is Pembroke Courthouse on 257 Pembroke Street in Pembroke, Ontario. Pembroke Courthouse is owned by Her Majesty the Queen in right of Ontario as represented by the Minister of Energy and Infrastructure and managed by Ontario Realty Corporation.The current facility was completed in 2007, and was designed to incorporate the existing historical courthouse buildings, which date back to 1866.The original historical structures include the courthouse, jail, and registry office. Pembroke Courthouse consists of two storeys, as well as a penthouse and basement.The new building flanks the original courthouse and wraps around the back of the building. Renovations more than doubled the original square footage. The original buildings are masonry block structures, while the new additions have steel framing and concrete walls. Five new courtrooms were added, and the original courtroom was restored.The new atrium provides access to the holding cells that were preserved from the original jail. On the main floor, there are two courtrooms, lawyer’s lounge, law library, public waiting areas, and office spaces. On the second floor there are four courtrooms, two settlement rooms, office spaces, and jury rooms. The new building has new random ashlar limestone exterior, which complements the original smooth sandstone block exterior of the Pembroke Courthouse. The winner of the Government Building category in The Office Building of the Year (TOBY) 2009 BOMA Canada National Awards is the Red River Road Government Building, which is located at 189 Red River Road in Thunder Bay, Ontario. The Red River Road Government Building is owned by the Ontario Ministry of Energy and Infrastructure and managed by Ontario Realty Corporation. It was built in 1990, and renovated in 2005 and 2009. The building sits on 1.67 acres of land near the Thunder Bay waterfront, and overlooks Marina Park, Lake Superior, and the Sleeping Giant (a local landmark). The building consists of four storeys, topped by two penthouses that contain the building’s HVAC system, and a total square footage of 213,259 square feet. The majority of the building is government office space. The remainder of the space consists of a two-level underground parking garage and common areas. The building exterior is finished with granite veneer, metal panels, and glazed curtain walls and windows. The roof system is a ballasted single-ply EPDM membrane. Corporate Building Robert S. K. Welch Courthouse The winner of the Corporate Facility category in The Office Building of the Year (TOBY) 2009 BOMA Canada National Awards is Robert S. K. Welch Courthouse, which is located on 59 Church Street in St. Catharines, Ontario. Robert S. K. Welch Courthouse is owned by the Ontario Ministry of Energy & Infrastructure represented by the Ontario Realty Corporation and managed by Ontario Realty Corporation. The single-use facility was built in 1983 and serves as the corporate office for the Ministry of Attorney General. Robert S. K. Welch Courthouse is a triangular-shaped facility that sits on an irregular shaped lot surrounded by landscaping and cement pathways. The four storey building has a basement that includes underground parking. The structure consists of poured and precast concrete panels. The main entrance has a 30 foot covered walkway with skylights. The main lobby of the Robert S. K. Welch Courthouse is an open atrium that exposes all four levels. It is accentuated by skylights and a glass curtain wall that allows natural sunlight into the lobby. The southwest side of the building is covered with reflective, energy efficient glass curtain that is coated with high energy reduction window film wall. This area overlooks a white stone patio that is surrounded by trees, flower beds, and picnic tables. Adjacent to the walkway is a lower level partially covered patio that features park benches, indigenous perennials and bushes, and Japanese maples. The area also features a locally created art statue. Mature trees are planted along the three surrounding roadways.

Pinnacle Award – Above & Beyond Winner: Allen Maintenance Ltd. Ottawa, Ontario Allen Maintenance Ltd. has been providing janitorial services to the Ontario and Quebec market since 1967. The company provides a complete range of janitorial services, carpet cleaning and maintenance, floor care services, garage pressure washing and power sweeping, and construction and renovation cleaning. It works with clients in the commercial, industrial, and retail sectors. The company’s corporate philosophy is to promote innovation and service its clients’ needs. The company attributes its success to its ability to manage its people and to work collectively as a team for a common goal: client satisfaction and consistent service. Allen Maintenance won the Pinnacle award for going “above and beyond” by devising a plan to deal with the Ottawawide transit strike. The company called a general meeting to develop a plan of action to maintain client satisfaction and consistency in service, maintain employees’ income and way of life, and retain employees. The company advised their clients of the potential situation, outlined duties and responsibilities for everyone in the organization, and took action to ensure that all employees would have transportation during the strike. Allen Maintenance took control of the situation by dividing contracts and employees into categories to ensure that all clients were serviced and all employees had appropriate transportation during the transit strike. They overcame challenges by renting additional vehicles, increasing their operating budget, authorizing management and supervisors to work additional shifts, and assigning drivers to bring vehicles back to the office to overcome traffic and parking issues. Some employees also volunteered their spare time to serve as drivers. Due to proper planning, creative problem solving, and the desire to service their clients, the company and its employees were able to work together to overcome the difficulties caused by the Ottawa transit strike.

Pinnacle Award – customer service Winner: Bentall LP Calgary, Alberta

Bentall Real Estate Services is the winner of the Pinnacle Award for Customer Service. This award is given to companies that are customer focused and customer driven, and consistently provide excellent customer service. Bentall LP earned the award for the outstanding tenant service and environmental stewardship provided by its management team at Livingston Place/BP Centre in Calgary, Alberta. Linvingston Place is a premier Class “AAA” office development that is owned by British Columbia Investment Management Corporation (bcIMC). It was built in 2007, and consists of two towers located at 222 3rd Avenue SW (South Tower) and 250 2nd Street SW (West Tower) in downtown Calgary. Total square footage is approximately 845,000 square feet of space. Livingston Place has the largest outdoor plaza that features green space in Calgary. The space is often used to promote and host public events and create a sense of community, such as the 2008 Chinese Olympic Celebration and the annual Calgary Stampede Breakfast. The building’s Conference Centre is used to hold “lunch and learn” events for tenants to discuss the planning and support of other events, such as Waste at Work and Eating Healthy for the Holidays. The Livingston website features information on the complex, and a quarterly newsletter provides news on the building, Bentall staff, environmental tips, and upcoming events. Bentall LP’s operating philosophy is “Our Foundation is Service.” It is upon this foundation that they have built their customer service platforms. The company employs a number of tenant service and retention programs, which contribute to their ability to understand and meet tenant needs. This enables them to match the high quality of tenant services to the quality of the premises. Chuck Stradling, RPA, FMA, is the winner of the BOMA Canada’s 2009 Chairman’s Award. The Chairman’s Award is awarded to those who through innovation, talent, and dedication have set new standards of excellence for the commercial real estate industry. Chuck won the award for his longstanding and dedicated service to BOMA Toronto, BOMA Canada, and BOMA International. He helped to launch and promote BOMA’s BESt environmental program, and was instrumental in advancing advocacy, membership, and revenues for the association. Chuck is the current Executive Vice President of BOMA Toronto. Over the past 10 years, he has worked diligently to promote the interests of the commercial real estate industry in Ontario. He has also helped to build the relevance and value of BOMA to its members. In 2005, Chuck received a BOMA Canada Special Recognition Award for his role in making the BOMA BESt program (originally known as the National Go Green program) a reality. One of his greatest accomplishments was successfully negotiating a four year, $75 million energy retrofit program in the City of Toronto. Chuck has been a member of BOMA Toronto since 1981, and has been involved in various committees and roles, including President and Secretary Treasurer of BOMA Canada. He is also a member of the Toronto Board of Trade, the Canadian Energy Efficiency Alliance, and the Ontario Power Authority’s CEO Consumer Advisory Council.

Pinnacle Award – Innovation Winner: Bentall LP Toronto, Ontario Bentall LP (along with RefinedData) is the winner of the Pinnacle Award for Innovation. This award is given to a unique product or service offering for the commercial real estate market that facilitates client service and increases efficiency, productivity or revenue. Bentall LP won the award for BORiS (Bentall Online Risk Information System), which was designed and built by RefinedData using the RefinedEnvironment software platform. BORiS is a Web-based software application that streamlines environmental management, regulatory compliance, and reporting information for real estate portfolios. BORiS was officially launched in December 2008 for use at all Bentall-managed properties. The software application provides Bentall LP with real-time environmental risk management, the ability to centrally track and monitor incidents and follow-ups, and serves as a repository for easily accessible environmental documentation via computers with Internet access. By simplifying the reporting of environmental issues, it lowers the property owners’ liability and enables timely response to incidents. It also enables Bentall’s Environmental Services department to react quickly to new regulations and be proactive when designing action plans. The company can now plan capital cost expenditures due to regulatory changes (e.g., storage tank replacement) in advance since related information can be viewed instantly. Bentall LP originated as a small construction company in 1911. Today, it is the largest Canadian-based real estate advisory and services organization with more than $17.6 billion in assets under management. The business has been built on a foundation of real estate knowledge and exacting fiduciary standards. The company is privately owned by senior management, SITQ (a subsidiary of the Caisse de dépôt et placement du Québec) and the British Columbia Investment Management Corporation (bcIMC).
