What is Staging?

It’s making your property as appealing as possible to the largest number of potential buyers.

Staging is not decorating, it’s depersonalizing - removing the distractions of the homeowner’s collections, clutter, and unique tastes from the house. The goal is to have a sparkling clean, “model home”, where the buyers can easily imagine themselves enjoying living there with their furnishings and tastes.

Why Stage?

To get the best price for your property in the shortest time!

To effectively compete for buyers in today’s market, your house must be in “tip-top” condition. Through proper staging we will maximize its appeal to potential buyers - and will very likely sell it more quickly and for more money than you would have received without any staging efforts. A recent national survey showed that properly staged homes sell for 2% to 20% more than homes with no staging enhancements made!

Throughout The House ⌂⌂ Remove clutter and store (or toss). ⌂⌂ Repair ANY broken items. ⌂⌂ Remove and store any excess furniture. ⌂⌂ Eliminate all odors. ⌂⌂ Remove all ashtrays. ⌂⌂ Pack up valuable items for protection (consider taking to a safe deposit box). ⌂⌂ Replace all burned-out lightbulbs. ⌂⌂ Install higher-wattage bulbs where needed. ⌂⌂ Repair/replace broken light switches and switch-plates. ⌂⌂ Clean carpets (professionally if possible). ⌂⌂ Replace (now!) any windows with a broken seal. ⌂⌂ Prune houseplants (or toss). ⌂⌂ Straighten books on shelves and reduce number. ⌂⌂ Reduce or eliminate family photos ⌂⌂ Reduce number of wall hangings in every room to one large piece per wall, or small groups of three. Cover marks leftover from hung items. ⌂⌂ Don’t be afraid to move furniture from room to room.


Exterior / Curb Appeal ⌂⌂ Yard cleared of debris, toys, sports equipment ⌂⌂ Lawn mowed, edged ⌂⌂ Planted areas trimmed, weeded, and mulched ⌂⌂ Shrubs and trees trimmed ⌂⌂ No holiday decorations in yard/on porch ⌂⌂ Porch, patio, driveway, and walkways swept ⌂⌂ Vines / moss removed ⌂⌂ Old flowerpots, planters, toys removed ⌂⌂ Front door painted ⌂⌂ Paint touched up where needed ⌂⌂ Siding cleaned and replaced if needed ⌂⌂ House number easily visible ⌂⌂ Trash cans out of sight Garage / Carport ⌂⌂ Car(s) inside garage ⌂⌂ Garage door(s) kept down ⌂⌂ Boats, recreational vehicles, etc. removed/stored ⌂⌂ floor clean ⌂⌂ tools, etc. organized ⌂⌂ clutter removed.


Entry Foyer ⌂⌂ Area rug down ⌂⌂ Mirrors / Picture frames dusted and cleaned ⌂⌂ Mail, papers and newspapers removed / stored ⌂⌂ Hall closet clean and half empty.

Dining Room ⌂⌂ Clutter removed and stored (or tossed) ⌂⌂ Dining table cleared off (leave a single centerpiece) ⌂⌂ Table leaves removed and table condensed ⌂⌂ Tablecloth removed ⌂⌂ Extra chairs removed (4-6 are enough) ⌂⌂ Clear off buffet and de-clutter cabinets Living Room / Family Room / Den ⌂⌂ Clutter removed and stored (or tossed) ⌂⌂ Family photos removed ⌂⌂ Trophies/collections stored ⌂⌂ Coffee tables and end tables cleared off (leave only 2-3 items on each) ⌂⌂ Reduce number of pillow on couches to 2 or less ⌂⌂ Fireplaces cleaned and new logs in place


Kitchen ⌂⌂ Clutter removed and stored (or tossed) ⌂⌂ Countertops cleared and cleaned (leave only a few, large decorative items like a bowl of fruit, etc) ⌂⌂ All magnets, photos, schedules, etc. removed from front of refrigerator ⌂⌂ Window ledge above sink completely cleaned off ⌂⌂ Cleaning pads and scrubbers stored ⌂⌂ Hand soap replaced with neat bottle of liquid soap ⌂⌂ Stove/cooktop and oven cleaned (burner pans replaced if old or stained) ⌂⌂ Contents of cabinets organized ⌂⌂ Drawers organized and half empty ⌂⌂ Throw rugs removed ⌂⌂ Stained tile grout cleaned with bleach ⌂⌂ Sink cleaned (and kept empty) ⌂⌂ Stove hood cleaned and degreased ⌂⌂ Collectables/collections stored ⌂⌂ Garbage can(s) emptied (often) ⌂⌂ Cat and/or dog dishes moved out of pathways


Bathrooms ⌂⌂ Counter surfaces clean and free of clutter ⌂⌂ Cabinets organized and half empty ⌂⌂ Shower curtain replaced ⌂⌂ New towels purchased ⌂⌂ Stained tile areas cleaned with bleach or regrouted.

Bedrooms ⌂⌂ Clutter removed and stored (or tossed) ⌂⌂ Personal belongings and toiletries stowed away ⌂⌂ Posters, artwork, stuffed animals removed ⌂⌂ Bedding freshly laundered ⌂⌂ Beds made ⌂⌂ Closets clean and half empty.

Basement / Attic ⌂⌂ Clutter removed and stored (or tossed) ⌂⌂ Belongs in boxes, stacked neatly.
