PROCESS
RHODE PARTNERS is one of the first firms headquartered in Austin to fully utilize Building Information Modeling (BIM) to coordinate all aspects of building design and to produce three-dimensional databases of its projects. Our use of BIM makes every phase of the project — from cost estimating to marketing — run smoothly and on schedule while providing a wealth of real-time data for our clients. Rhode Partners is committed to sustainable design; we integrate green building criteria throughout the design process. Our in-house team produces LEED documentation and offers guidance not only on achieving LEED ratings, but ensuring that every building is as economical and sustainable as possible.

DESIGN AND CONSTRUCTION TEAM COORDINATION
Rhode Partners designs and documents all of o ur projects using the Archicad Building Information Modelling (BIM) system. Archicad software is compatible with other leading softwares, including Revit and Bentley Systems. We have developed protocols to transfer BIM data between consultants within the project team for coordination purposes during the design phase. While the focus of BIM during the design phase is clash detection and coordination of systems, we are able to generate extremely accurate quanity takeoffs from the system for estimating purposes. The BIM is made available to the construction team for estimating, constructibility and scheduling purposes.

The project site is has 40 feet of grade change, with 7 protected Live Oak trees. This very challenging project also required extensive zoning envelope analysis due to neighboring compatibility requirements. A 420 space parking garage and leasing/retail areas are also provided.

Located just south of Town Lake in central Austin, this six story mixed use project combines ground floor retail with 104 condominium units. A monumental rough stone wall creates a strong, natural presence on the retail side of the project, while an elegant pool occupies the courtyard created by the project and an adjacent historical site. The use of structural light gauge framing and low-profile spanning deck allows ceiling heights to be maximized within a 60’ zoning height limit. The exterior materials are a study in balance, combining the elegance of metal and glass with the natural texture of wood and stone.

The space between the parking garage base and the residential floors is occupied by an airy, high-ceilinged amenity deck featuring expansive landscaped areas and a cantilevered, negative edge pool open to skyline views.

Located in a central Houston neighborhood, Live Green Houston is a small condominium project that incorporates many sustainable features. The shape of the building creates an interior courtyard garden irrigated with collected rainwater. Exterior circulation is sheltered by a photovoltaic canopy above as well as vine-covered trellises.

1 5 S TO R Y H I G H CO N D O M I N I U M This landmark tower was the first downtown residential high rise building to be built in Austin since the 1960’s. Clad in rough limestone and copper, the building looks acroos downtown to views of Ladybird Lake. The interiors of the condominiums were conceived as open lofts, utilizing polished concrete floors and exposed structure to create airy, light filled spaces. The building creates an important link in the pedestrian streetscape with ground floor retail which acts as a connector between the North Lamar retail corridor and the center of downtown.

6 S T O R Y M I X E D U S E D E V E LO P M E N T The ground floor of this Ohio project is lined with restaurant and retail spaces to enhance the pedestrian friendly street life. Above this vibrant first floor sits 5 floors of 153 residential apartments. The units wrap amenities including pool, lounge and fitness on three sides allowing the courtyard and dramatic double height glazed lounge to flow through to the exterior facade.

6 S T O R Y S T U D E N T A PA R T M E N T S MLK & Rio Grande is 6 levels of apartments designed with the students of nearby UT Austin in mind. The diversity of the 202 units include single occupant, multiple roommates, to live work units on the ground floor facing MLK Blvd. Also on the ground floor, are the complex lounge and fitness. Designed to be a billboard for the project, drawing people in from behind floor to ceiling glazing that wraps the highly visible corner of MLK Blvd. and Rio Grande.

8 F LO O R S O F A PA R T M E N T S A B O V E R E TA I L Surrounded on three side by public park land this mixed - Use development pays tributes. Above the 3 levels of underground parking entire building pulls back off the corner to create a public plaza and save 4 existing trees. This plaza connects the end of the Pfluger Pedestrian Bridge to the retail and restaurant spaces that line the ground floor of the project. Over the ground floor the 173 residential units also step back off the lake side property line at the top two floors creating elevated exterior decks for the premier units.

6.8 ACRES / 265,000 GSF Rhode Partners provided detailed site analysis, master planning and massing studies for this prominent site on Town Lake in downtown Austin. The master plan included retail, structured parking, office and multi-family, along with extensive new outdoor spaces within the site.

HIGH RISE OFFICE BUILDING
Located in downtown Austin, this 23 story high-rise office building is clad in textured limestone and precast panels. At ground level, the building includes an elegant lobby and streetfront retail spaces. The building’s parking garage is clad to match the office floors, ensuring that every side of this highly visible building is attractive.

FIVE STORY OFFICE BUILDING
The Terrace is an office development in suburban Austin on a rising site offering distant views of the Texas Hill Country. Careful siting of the buildings and parking garage permitted the preservation of many existing trees. Limestone cladding enhances the Hill Country setting, while deep arcades offer outdoor shelter from rain and summer sun.

Designed and managed by Brett Rhode while at Page Southerland Page, this large addition to the existing Austin Convention Center incorporated a high performance curtain wall on two sides of the building, including a west-facing photovoltaic installation on a freestanding blue-tinted glass wall.

Located on the corner of Barbara Jordan Boulevard and Lancaster Street in the Mueller development, this single floor retail design anchors the corner with a semirecessed limestone tower. Steel planters accommodate grade changes while defining restaurant patios. There is no “backside� to this building; all four sides of the building are composed architecturally to offer maximum flexibility for future retail tenants.

Located on a promontory overlooking Lake Travis, this 16 story condominium project consists of 60 residences above structured parking. The residential floors are elevated above the garage, providing a dramatic setting for the pool deck and other amenity spaces which are sheltered by the tower above. Clad in glass and perforated metal, the building’s skin will change appearance subtly throughout the day, at times appearing both transparent and reflective.
