The neighborhood makes the most of its natural surroundings and focuses on offering a tranquil and secluded place for interested buyers to build their custom dream home. Jason Smith, regional manager with Builder Services Inc., said he is excited about the potential Birkhaven offers. “It’s very quiet and peaceful, with lots of hardwoods,” he said of the site that Birkhaven occupies. “It’s going to be a great project.” With 57 home sites in all, Birkhaven offers a small community feel, but with lots of elbow room. The majority of the spacious lots are close to an acre in size. According to Smith, many of the homesites back up to wooded or open common areas, which will make the sites feel even bigger. “Most of the houses do not back up to another house,” he explained. “Most of them will have a lot of privacy, especially on the rear side of the lots.” “The great thing about the neighborhood is when you drive in from the entrance, you drive way back before you get to the first lot, it feels like you are driving down a parkway,” Smith added. The minimum size for a home in Birkhaven will be 3,000 square feet. Smith said he expects the custom homes being built to start around $500,000 and go up into the $800,000. Currently, three homes are under construction. “Specific to the market now, there are not a lot of opportunities for quality and desirable custom home sites,” Smith said. “These are all big lots, a few are basement lots, some are flat, some have more trees than others – so there really is something for everybody that is in the custom home market.” Birkhaven offers custom home buyers the opportunity to design their own exclusive retreat where they can get away from the hustle and bustle of everyday life. The community’s schools are Stokesdale Elementary, Northwest Middle School and Northwest High schools. Birkhaven is near dining and shopping, as well as outdoor recreation opportunities, in both Oak Ridge and Summerfield. “The unique thing about the location is that Birkhaven is located almost between Highway 68 and 220 on Highway 150. You can get to either in about the same amount of time,” Smith said. “That’s the great thing, because a lot of people in Summerfield are just close to 220, and in Oak Ridge they are just close to 68. Here homeowners have access to both.” Smith said he is excited about the builders that buyers can select from at Birkhaven. “We have included some of the areas top custom builders in this neighborhood,” he said. “It’s a great builder team, and the developers are excellent too.”
