ONE ON ONE What inspired you to get into Real Estate? I came from the medical field and have always had a passion for helping others. Real estate seemed like a great fit to help others while being able to control my own destiny and create my own schedule to be available for my family. Why did you choose Las Vegas to build your business? I would say Las Vegas chose me. I grew up in a very small town in the mid-west where there are limited opportunities and once I saw the opportunities of this large town, I realized success in real estate was very feasible once I became committed to the hard work I knew was required. How important is community involvement? My community involvement is mainly focused on being a Christian man! I am involved with two different churches in town and I offer financial assistance and my time whenever possible. I have not personally seen it reflect on my business which is okay as that is not the reason I do it.

What’s the best professional advice you received? If you decide to choose real estate as a career you need to treat it as a business and not just a job. That means from the start you need to educate yourself in all areas of the business. You need to start putting systems in place from day one and the best advice I can give to new up and coming agents is to focus on your database. My database is my key to surviving the ever changing market we see here in Las Vegas. How do you find your clients? Prospecting and marketing. These are really the only two ways to find business. When I first started, I prospected due to lack of funds to market. Now that my team is established we market more than we prospect. Our marketing consists of continuously communicating with our database, geographical farming, going after referral business from our sphere of influence as well as agents in other markets. What are clients looking for in an agent? I have found my clients want a good old fashioned style of business: honest, ethical, hardworking and dedicated to always looking out for their best interest. Use those key factors in client representation and success will come. Our team motto is, “our clients are always right and we always kill them with kindness regardless of how negative they are.” Describe your personal approach to business? One word: Communication! That is the whole key to our business and I find if I just listen to my client’s needs and concerns we can usually find a path to meet what their true goals are. What has been your biggest career accomplishment? Being able to develop a team of true professionals who are as passionate as I am about our clients. That is not easy to find this type of person to work with you, much less a full team of incredible staff members.

How do you balance your work/life schedule? Scheduling my calendar. I live by my calendar and it requires me to plan my days, weeks and months. Without planning your time, this business will completely absorb your whole life. Advice for agents wanting to reach the next level? From day one, run your business like a business. Start with structure, mapping and laying out your business model. If you’re like me and do not know how to do that yourself, hire someone to help you with this once you have the income to do so.

ONE ON ONE What inspired you to get into Real Estate? I was first introduced to real estate by a Tom Hopkins’ book, but after working for David Vacca, who was Pennsylvania’s Real Estate Entrepreneur of the Year 1992 & 1993, he showed me that hard work could be richly rewarding. He had flipped and rented houses and made his riches through real estate. Were you successful from the start? I guess so. I sold $3.5 million my first year while holding a different full-time job. I did $7 million my second year and $18 million my third year. The years when anyone could get a mortgage treated me well and helped me get a good start. What’s the best business advice someone gave you? Find a mentor or a coach that has current success in the business. How do you approach your business? Fire in the belly. I get after it every day. My goal is to be the best possible real estate option there is.

How do you attract new business? I’m a student of the game. There are very few new ways to get business in real estate. We’ve built an internet presence that attracts buyers and sellers. My team held 150 - 200 open houses last year. We farm an area of North Scottsdale. We keep in touch with past clients. Nothing new, we just try to engineer already proven ways to fit our profile. What qualities do clients look for in an agent? Market and area expertise. Good communication. Expert knowledge of the real estate transaction. Clients are hoping you’ll work hard for them. How do you help clients understand the process? We thoroughly advise clients using charts, graphs and technology. We over educated them from the start. No surprises. We tell them what is going to happen or what may happen; that way, when it does, they aren’t in a panic. I have built a team around me giving me the ability to provide more support than any one realtor can give. Is community involvement important for your business? Community involvement is critical. Realtors are more efficient when your social sphere overlaps your marketing farm. My kids go to the schools, my friends live in the neighborhood, and I shop at the grocery stores all in the area I sell homes. When we hold events with the HOA, friends and past clients come by and say hello. What has been the biggest challenge in your career? The absence of an active real estate market in 2008. I was a tour guide, people weren’t buying. What got me through it is never giving up. We’re back to a normal market which seems to have caught some people by surprise. It’s back to winning in the living room. Your interpersonal skills and your ability to relate to homeowners is paramount to your success.

What are you most passionate about? Family, real estate, growing the business. I schedule time to be with my family. I had to learn to block time. What was your biggest professional accomplishment? When a customer told me, “I’ve sold many homes and worked with many realtors, but you have raised the level of service I expect from a realtor.”

What advice do you have for upcoming agents? Be careful who you take advice from. Everyone wants to sound like they know what works. Look up their production numbers. Are they really growing their business on the advice they gave you? If not, don’t waste your time talking to them. Find someone that is more successful than you. Listen to them. I’ve started coaching agents in other areas that need help with tracking and accountability. Chances are your success is tied to how much or how little time you spend on dollar productive activities. Track what you want to change.

I educate clients upfront and explain processes and what they can expect and ask for feedback every step of the way How important is community involvement? Very important. I do this by holding open houses, send current market updates to my selected neighborhood and attending local community and school events. How has the industry changed in recent years? The internet has really changed our business. We used to hold all of the information. Now it’s accessible online twenty-four seven. I find I am a negotiator and interpreter of information for my client’s more than a home finder. How have you adapted? I hold a master negotiation certification that has kept me 12 steps ahead of the competition and I am now a more valuable asset to my clients. I get more referrals and have more time to serve my buyers because they usually come to me with the property they want to see then I negotiate a stellar deal for them. They feel more part of the process this way.

Take every education opportunity you can to learn and go. Get a coach or mentor that can see you for your assets and can recognize areas of improvement. Document everything so you have processes in place, follow a budget and don’t be transaction focused but people focused. This business is about the people you serve and money is a byproduct of your hard work.
