LETTER FROM

KUBA

Since the first day, nearly 9 years ago, our culture has been built on EveryONE having a voice. Realty ONE Group is bigger than any one person, as we all bring our own unique talents and experiences to the table... inspiring and learning from each other. Our agents are the center of our universe. The ability to adapt and innovate is based on finding new ways to see, and we have been very successful by listening to our passionate and ambitious professionals. Realty ONE Group is a company that likes to take on the giants. We are surrounded by big companies used to doing things “their way - failing to improvise, innovate and challenge themselves to do better. We do things differently. While they resist change, we embrace it - and most importantly we take action. Strategize carefully and act ambitiously! We follow through by doing what we promise with integrity, professionalism, quality and speed. This is how we are redefining our industry and building the real estate company of the future, today. Thank you all again for waking up to win, always sharing your voice, and for making Realty ONE Group #1.

BE HONEST Always be honest in your business dealings. Good, bad or ugly, always convey the truth, the whole truth and nothing but the truth! Surround yourself with successful agents, and humble yourself to seek the advice of those who are willing to connect with you and help you become a successful Realtor®. Lastly, attitude is everything. Smile and keep going! Matthews Hustad – Mission Viejo, CA

ASK FOR HELP

The one piece of advice I would give new agents starting out would be this: Continue to enhance your knowledge, ask for help from your broker and mentors, and make sure you always have your client’s best interests in mind. The people you take care of today will help you grow your business tomorrow.

10

Eliminate self-defeating thoughts and get your mindset right. Find a mentor or coach - this will enhance your growth exponentially. Don’t spread yourself too thin - focus on three or four marketing pillars until you master them. Read something about our industry for at least 30 minutes every day - knowledge is power! Andrew Altman – Glendale, AZ

Brent Kastanowski – Glendale, AZ KNOW YOUR MARKET

KEEP IT SIMPLE

USE YOUR RESOURCES

If someone were to ask what homes were for sale in the 200, 300, 400, 500 to 1 Million+, you should know. So learn the subdivision, builder, and resale neighborhood pricing. That means weekly viewing of homes to get a feel for what buyers want. I would also suggest working with a builder to learn construction as well.

So many new agents think they can’t get started until they know everything. You don’t have to know everything. Be resourceful and point people in the right direction. Realty ONE Group has excellent broker support, use it! Tell your clients, ‘I don’t know, that is a great question, let me find out and get back to you.’ Doing it this way, you will learn and your client will see you as credible, approachable and willing to serve.

Q

We asked you to share your advice for not just surviving, but thriving in our industry. UNDER-PROMISE AND OVER-DELIVER

KEEP LEARNING Learn as much as you can as fast as you can. Learn from quality sources. Live classes are best. Take continuing education classes, go to seminars, attend webinars, earn a designation, and more - not just this year but every year. Do more than the minimum requirements. Knowledge is power. Then practice, practice, practice, as you apply this knowledge to the workings of your real estate business.

As real estate transactions become ‘routine’ to us, it is critical to remember that there is nothing routine about this process for our clients. When you choose a field that affects people’s lives at the deepest levels, we must always strive to under-promise and over-deliver. To do this, education is paramount. Ask for help, find a mentor, and strive to be different.

Always address issues right away. Don’t ever leave them without doing anything about them. Always take action. For example: Did you forget that your due diligence expires today and your buyer still has not performed his home inspection? Write a due diligence extension right away, obtain the required signatures and send to the other party ASAP. If we act right away, we will find that the solutions are always there. Marisol B. Drack – Northwest, NV

Marti Sauers – Gilbert, AZ STAY IN TOUCH The best advice I received as a new agent is to stay in touch with my sphere of influence. I’ve been an agent for eight years and half of my business is based on referrals. It really does make a tremendous difference in your business.

Theresa Ballentine – Summerlin, NV

Thomas McBride – Green Valley, NV TAKE ACTION

INVEST IN YOURSELF Hard work, the desire to help others, knowledge, expertise and image development are all important. But I have found over the years, with all other factors remaining constant, that my yearly income is directly correlated to how much I spent in advertising that year. It is so obvious by looking at advertising vs. net income year after year, that it leads one to wonder if that is what is most important.

LANDSCAPING

Landscaping should be manicured and vibrant, with fresh plants & flowers. Trim or remove shrubbery if it obscures the home. Remember to store unnecessary garden tools and implements out of sight. Agent: Matthew Hustad | Mission Viejo, CA

2

WINDOWS

Clean your windows inside AND out, and take down solar screens in the winter to let in additional light. Painting trims and installing window boxes or shutters can greatly improve the exterior aesthetic. Agent: Geoff Lavell | Henderson, NV

3 ROOFING & GUTTERS

FRONT DOOR

The front door is a focal point. If a new door isn’t in the budget - clean, seal, stain, or paint to revitalize the main entrance. Installing new or polishing existing hardware will also add to the finished look. Agent: Jayann Fordon | Scottsdale, AZ

6 4

FRONT ENTRY

Pressure wash dirty siding or old decks to take years off their appearance. Add new welcome mats and a new mailbox, if possible, to make the front entry more inviting to new buyers. Agent: Josh Avila | Corona, CA

GARAGE

5

VISIBLE HOUSE NUMBER

Always have a visible house number so potential buyers can easily locate your home. It is also a good idea to paint the edge of the curb to show the house number on it. Agent: Ralph Beltran | Paradise Valley, CA

6

ROOFING & GUTTERS

The condition of your roof is one of the first things buyers notice and appraisers assess. Missing, curled, or faded shingles are a major distraction. Repair these immediately to improve both the look and value of the property. Replacing or painting gutters can also help rejuvenate and accent a home. Manager: Tina King | Carlsbad, CA

GARAGE

Wash the garage doors and apply a fresh coat of paint, if necessary. Make sure all hardware is in good condition, and replace any dated lighting fixtures that illuminate the garage area. Agent: Kelly Nelson | Corona, CA

DRIVEWAY

Clean the driveway of oil stains and marks, and remove weeds and mildew from walkways. Installing outdoor lighting to accent pathways and landscaping is very effective for evening presentation. Agent: Florina Massbaum | Henderson, CA Second Quarter 2014

ORTGAGE ATTERS RECOGNIZED BY INC. 500 AS TWO OF THE FASTEST GROWING COMPANIES IN THE INDUSTRY, REALTY ONE GROUP AND MOVEMENT MORTGAGE ARE PARTNERING TOGETHER AND PROVING THAT THEIR AGENT-CENTRIC FOCUS IS THE RIGHT STRATEGY FOR THE FUTURE OF REAL ESTATE.

REALTYONEGROUP Second Quarter 2014

“As an industry innovator, Realty ONE Group looks to work with the best: forward-thinking companies driven by vision and purpose. We’re all about aligning ourselves with greatness and people that are equally as passionate as we are.

“Over the course of the past 18 months, I have been incredibly humbled to witness the synergy that has developed between Movement Mortgage and Realty ONE Group. I believe the reason for both our success is that we know who our customer is.

Movement Mortgage is such a company, and our cultures are closely matched. Movement shares our belief that agents are the key to growth and success, and, like us, they are committed to excellence and innovation in serving REALTORS and their clients.

We’ve recognized the need to build companies that in every way, shape and form are developed around top producing real estate agents - empowering them to generate more referrals, close more deals, and create a more preferable experience for every client they work with. Both our companies are committed to raising the bar for excellence in every market we enter.

Our real estate professionals have high expectations. They want to work with “doers”, not “talkers.” They count on the mortgage process being timely and hassle-free. Movement Mortgage delivers on this with a level of speed and service that is unrivaled. Our experience with them has only been positive and we look forward to a very long-lasting relationship. We are proud to have them as our partner. Together, we are achieving more as ONE.”

At Movement Mortgage, we’ve strengthened that commitment by structuring our innovative, 7-Day Process to expedite loans and minimize complications. It’s just one example of how we are creating best-in-class, referable experiences for the REALTORS we serve. We’re very excited to partner with Realty ONE Group. Together we are moving the industry in the right direction.”

The minute you meet Pat Kelly, you feel like you already know him. And, when you talk to him for a while, you know your first instincts were right. He’s a genuinely great guy! Born and raised in Iowa, with an appreciation for endeavor and an understanding of what it takes to get ahead and provide for loved ones, Pat has worked hard all of his life. From paper routes as a kid, burger flipping as a teen, an early career in teaching, and as an experienced real estate agent, manager and broker, he knows, first hand, what it can take to survive and thrive in our industry. During that time, it was natural for me to take on the role of a teacher again, helping and mentoring other agents. That led to roles as a trainer and manager at the office, as well as the possibility of becoming a broker, myself. My wife and I had just had our third child, and being available for soccer games or a birthday party at the weekend was becoming much more important than money from sales. So I finally decided to manage and broker an office, and I bought into a traditional franchise. I spent

THOSE THAT DON’T ADAPT, ARE THEY A DYING BREED? I certainly think if you aren’t willing to adapt to changing times, to where things are going, yes, absolutely! For example, brand name camera and film companies that didn’t adapt to digital, may still have believed they had the best camera or roll of film available - but the industry was changing and they were left behind, or out of the picture. And change can happen quickly. It wasn’t so long ago that you would walk into a successful big box store with thousands of locations, rent videos, keep them for two days, then return them. Where are they now?… gone because they didn’t adapt to new delivery mechanisms! I believe the same scenario is happening in our industry, and companies that have

brought her class out to my P.E. lesson. Two years later we were married, and the rest is history! We’ve been fortunate to have three boys, ages 12, 14, and 16, and our life really revolves around them. Having boys has given me excuses for doing really fun stuff; go carts, football, soccer, baseball, golf, fishing, hiking, video arcades. These are the sort of family things that motivate me to do everything else, and I am blessed to be in a dream job that helps me provide for the ones I love.

HOW DO YOU BALANCE FAMILY LIFE WITH A BUSY CAREER? My advice is fairly simple. Wherever you are, truly “be there”. If you are at your child’s birthday party you owe it to everyone, especially your child, to focus on them. Just like when you are

Running a successful business can be very challenging. With today’s technology, there’s a tendency to always be “on call” and always “on the go!” Sometimes we can get so caught up in the pace of things, it gets harder to see the bigger picture and dream big.

Unplug. De-Stress. Dream Big!

Good organizational skills definitely help with a busy workload, but it’s also important to balance our commitment to work with spending quality time away from it. Perhaps it’s O.K. not answering that last email and enjoying an early dinner with family, instead. Maybe it isn’t so critical taking our phone on that weekend walk. And, for sure, texting while driving isn’t so important as to put ourselves and others at risk! We need to give ourselves latitude to slow down and “unplug” whenever we can, especially from the gadgets that can enslave us. We should also understand the need for proper rest and how to recognize and manage stress. Many highly accomplished business people evangelize quality sleep, personal meditation and stress management as the keys to a successful career and happier, more productive life. We’ve, therefore, put together some very simple techniques you can try, to help handle the pressures of the day and optimize your rest at night. We hope they help you dream even bigger!

BY DAY JUST BREATHE...

BE FORGIVING...

DON’T BE A SLOUCH...

HONESTY HELPS...

MUSIC TO YOUR EARS...

GET MOVING...

The simple action of deep breathing - long, slow, complete inhalation and exhalation - can block the stress response and cue your body to relax. This is the foundation of meditation.

The way you sit and stand is important. Adjusting posture to ease tension - especially in the neck, shoulders and back - can change how we feel physically and mentally during the day.

Listening to soothing music, slow tempos in particular, can induce a calmer state of mind. Contrastingly, rocking out, preferably when nobody’s watching, can also do the trick! : )

Of yourself and others. Nobody is perfect. We can carry a lot of angst when relationships are difficult, especially if things are blown out of proportion. Try to see other viewpoints!

Sometimes just being frank is the key to clearing the air. Most of us don’t like confrontation, however, politely making your thoughts clear is liberating and hopefully respected.

Exercise helps boost endorphins and reduce stress. You only need 20 minutes a day to get the benefits. If you are already fatigued, keep your routine, but scale back the intensity.

SURROUND YOURSELF...

ONE THING AT A TIME...

CALL TIME OUT...

ALWAYS COUNT YOUR BLESSINGS...

BRING IN THE TROOPS...

ABSORB YOURSELF...

Plants, flowers and some comforts of home - these are things that, when introduced into your work space, can give you a more peaceful and serene environment for handling the day.

Don’t just sit there when you’re being unproductive. Get up and move away. A healthy food/drink break or a short walk, especially outside in the sun, can do wonders to re-energize.

It’s not a weakness to ask for help - especially when you have a team ready, willing and able to assist you. Don’t let a problem trouble you if the answer is sitting with associates. 34

REALTYONEGROUP Second Quarter 2014

It’s expected for us to multi-task these days, but when you’re spread thin, you may be able to get more accomplished by fully completing one task before moving to the next.

When things don’t seem to be going your way, take a minute to think about the things that are! Balancing the good with the not so good can give a better “big-picture” perspective.

Don’t do things half-heartedly and always feel guilty. When doing things away from work, immerse yourself in the escape and enjoy it! It’s good for you, and those you care about!

Sometimes, simply connecting to how you are feeling physically and mentally throughout the day, and making small adjustments, can have a big impact on reducing stress.

KEEP TO A SLEEP SCHEDULE...

BY NIGHT

Try being consistent with sleeping patterns, it reinforces your body’s sleep-wake cycle and helps promote better sleep at night. However, if you don’t fall asleep quickly, get up and do something relaxing, then go back to bed when you’re tired.

PAY ATTENTION TO WHAT YOU EAT AND DRINK...

Don’t go to bed hungry or too full, and be aware of what/when you consume. For example the stimulating effects of caffeine & nicotine can take hours to wear off, and alcohol can make you sleepy at first, but disrupt sleep during the night.

CREATE A BEDTIME RITUAL...

This may be taking a shower, putting on some music, lighting candles, settling down with a good book... perhaps some personal meditation time. The idea is to follow a process that cues your body and mind that you are preparing for rest.

By learning to avoid common enemies of sleep and trying out a variety of healthy sleep-promoting techniques, you can discover your personal prescription to a good night’s rest.

SWITCH IT OFF...

Turn off TVs, computers, tablets and other light-emitting media an hour before sleep. Research suggests that screen time use before bedtime actually interferes with deep sleep. Reading a book, on the other hand, seems to help relax the mind.

GET COMFORTABLE...

Create a room that’s ideal for rest. Often, this means cool, dark and quiet. It can also help if the room is uncluttered. Reminders of the day, especially things related to work, should probably not be a part of your sleeping environment.

TUNE INTO YOUR BODY...

Sometimes we are not aware of just how tense we are. Slowly scan your body, identifying and releasing tense muscle groups one at a time - perhaps start with the neck and shoulders, and then gradually work your way down the body.

DON’T WATCH THE CLOCK...

If you’re having difficulty sleeping, don’t look at the time. It only puts more pressure on you to do the very thing you’re having trouble doing. Get yourself comfortable and try breathing and relaxing your body more mindfully. Sweet Dreams! Second Quarter 2014
