We make sure they know our relationship doesn’t end with the sale. We invite them to client appreciation events and try to stay in touch quarterly and more. We want to be their main source for information regarding vendors, and home services. Closing gift idea: Depends on the client and their needs. I like to make it very personal. Anything from a gift certificate to a faucet, house cleaning, or move-in service make great closing gifts.

I always try to go above and beyond the client’s expectations, such as helping with some moving, paying for a cleaning crew, or buying a new BBQ for the new house. I generally try to tailor the closing to the client’s interest. Closing gift idea: A ‘Community Gift Basket’ featuring gift cards from favorite local restaurants, a Lowes or Home Depot gift card, a couple of movie passes and a bottle of wine from the local winery.

It is really important to have great communication and provide a thorough but fun final walk-through. Closing gift idea: Depending on the price of the home - Dom Perignon, Day at a Spa for ‘her’, Golf gift card for a round of golf, Edible Arrangements, or a gift card: Dinner for two, Bed Bath & Beyond, Home Depot.

I deliver the keys in person and show genuine warmth, happiness and excitement for them. Closing gift idea: Personalized knife set, an Asian money tree for good luck and good fortune, and a congratulatory card.

Tell your clients from the beginning that you’re going to give them such great service that they will want to write you a testimonial at the end. After closing, take them to dinner and remind them to bring the testimonial letter with them. Finally, at the beginning of the next year, mail them a New Year letter and include a copy of their closing statement, which they’ve often misplaced and need for their taxes. Closing gift idea: The best go-to gifts are things that are personalized and can be used by the client for years to come. For example, knives from Cutco that bear the agents name and logo are great to use, and remind the client of you each time they use them.

Staying calm is always ideal. Making sure all your client’s questions and concerns are answered so there are no surprises. Closing gift idea: Custom floor mat.

Always going over and above and maintaining a positive attitude and positive outlook seem to give me a competitive edge. Also being very organized, very timely, and being sure to answer all phone calls and emails immediately or within five minutes makes my clients feel extremely happy. Closing gift idea: Custom flower arrangements and custom baskets unique to each client’s personality and home.

Always attend signings and provide comprehensive list of service contractors and a house binder. At Day 17 (or Contingency removal) I deliver moving boxes to home and celebratory cookies to the client’s workplace, individually wrapped with tags for client and co-workers. Closing gift idea: The electronic keypad lock for buyers. For Sellers I do a large gift card to their favorite restaurant or store.

We make sure they have a utility transfer and set up checklist for their house and the home they are moving to. They get phone calls at 1, 3, 7, and 30 days after close to make sure everything is going well. Closing gift idea: For buyers, we have the home re-keyed, a dining gift card, and a Lowe’s gift card. For sellers, we give them a dining and Lowe’s card.

Always be there with them at closing! I take pictures signing the contract and deliver the keys to the property in a ‘surprise container’! I also feature the family on my website - with their permission, of course - as the ‘Newest Homeowners on the Block’! Closing gift idea: A green plant as a symbol of ‘fresh air’ & ‘new beginning’, along with a card handmade by me. I also offer a personalized gift according to special events going on in their lives around that time.

I keep the client informed at all times. Education from the beginning of the process is key. Don’t assume they know our business. Closing gift idea: Along with a full year’s home warranty, I give an after sale relocation package wherever they go.

We make sure we provide excellent service throughout the transaction. The attention to detail, follow-up, and keeping them updated every step of the way is important. Closing gift idea: We turn-over keys at the property and have a bottle of Champagne, balloons & wine glasses for them to celebrate!

Be completely sincere as that says more than anything that you can give. I like to buy a card and write a note telling them what great clients they are, thank them for allowing me to help them find that perfect house, and let them know how much I really enjoyed being their Realtor. I truly enjoy seeing the smiles on their faces when they get the key to their new home! Closing gift idea: I always get my buyers a gift card to a local restaurant. I love the idea of giving them a night out after moving, and it also gives them a chance to experience a new restaurant in their new town!

At closing, I present them a copy of the Home Warranty policy so that if something happens the first couple of days, they have easy access to the service number and their policy number! Closing gift idea: Custom art using black and white photographs. It becomes an heirloom piece of art featuring the family name. It is amazing to see it, still front and center in the home, when they call me to sell years later! I like to sneak in ahead of the clients and stage champagne, glasses and a fun home-improvement or decorating magazine.

Bring pizza and drinks when they are moving in or out. Good excuse to come by to pick up the sign and then surprise them. Closing gift idea: Something nice for their new home such as a fountain or power washer - it depends on the client.

Take the family to Ralph Brennan’s Jazz Kitchen in Downtown Disney for dinner and jazz. Present them with gift and a ‘Welcome Home’ book with the congratulations card at the dinner. Closing gift idea: Cutco knife set with block. My info is engraved on 3 pieces in the set and on a brass plate attached to the block.

I try to make the closing process as seamless as possible for my clients. I generally accompany them to the signing and take them out for a nice lunch or dinner afterwards to celebrate. Closing gift idea: I usually get to know my clients pretty well through the process. For example, one couple who had been saving their money for 2 years to purchase their home, had not had the opportunity to take a vacation in quite some time. For their closing gift I got them a voucher for a weekend in Tahoe, with a nice dinner and ski passes. They loved it!

For buyers, I take a photo of them in front of their new house and put it in my newsletter. I also make them a very nice handmade card with a castle on it, saying ‘Your Home is Your Castle...Congratulations on Your New Home!’ Closing gift idea: Home Depot gift card.

This is a common one - and I admit that I initially thought the same thing. In reality, it’s an easy objection to overcome. I let our agents do the talking. I have naysayers talk to agents who have been with us for 6+ months. Then I show the

Until recently, aerial shooting required flying a full-sized plane or helicopter, and filming from afar. Now, remote-controlled drones are ready to take to the skies and provide a “revolutionary” way to present your listings.

When equipped with high-quality cameras and lenses, a good eye for composition, and a steady hand at the controls, the sky is no longer a limit for real estate marketing purposes. Some progressive agents are already employing drone services - or using their own systems - to display homes and neighborhoods with amazing effect. Smooth flyovers, even fly-throughs, can be a breathtaking way to illustrate architectural details from a whole new perspective. However, this new technology must be approached with some caution. Videos of small flying machines and their expensive payloads crashing to earth are common on the internet... and, of course, consideration for safety, privacy and professionalism are paramount. Indeed, currently, the FAA only allows the use of drones for recreational, not commercial purposes, so the Association of Realtors is recommending a “wait and see” approach until new regulations for commercial use are officially released. We, of course, welcome new opportunities to advance the industry, and we look forward to seeing how ONE agents will “raise” their game by adopting this technology in the very near future.
