very individual gets into the real estate business for a different reason. Some believe it’s a fast track to acquiring houses and fast cars, others simply like working with people. Anyone who has been a REALTOR for any length of time knows two things for sure: Most people do not get rich in this field, though you can do all right; and if you’re not a people person, this is not the career for you. Earning your REALTOR license in Texas is a comprehensive process. Even after the cost of attaining your license, subsequent
dues and fees for professional organizations and networking opportunities with colleagues are never ending. In fact, the entire process – starting even before the day the Texas Real Estate Commission stamps your license – your life will never be the same.
Day One “In the first six months, there are more ways to spend money in this business than there are to make it,” says Bill Morris, a broker associate and director with the Austin Board of REALTORs (ABoR). “And waiting to see your income grow can be a slow process.” According to Leonard Guerrero, a REALTOR and regional vice president with the Texas Association of REALTORs (TAR), “As a new agent you should have at least six to nine months of contingency money set aside.” Why such a large nest egg? As independent contractors, depending on the brokerage new licensees sign with, individuals can be required to purchase signs, lockboxes and other accessories. These add up. Some brokerages will help new hires acquire basic equipment, Guerrero adds. That’s why it’s important to interview with several agencies before settling on one. Evaluate your options first.

Find a mentor Every real estate professional Realty Line spoke with stressed the importance of finding a mentor with several years of selling and customer relations under his or her belt. “The most important thing is to find a team that’s a good fit – one that is led by a broker who can provide supervision, training, support and leads,” says John Rosshirt, also a REALTOR and TAR regional vice president. “What matters most is the personality of the organization and the people you’re working with.” If you’re weighing the pros and cons of signing with a large real estate outfit vs. boutique firm, you may be overlooking the importance of learning the business under the
supervision of a mentor and teammates that nurture your goals and unique strengths.
Finding the right team First, diversify your industry connections. If there is one disadvantage to getting advice from veteran real estate professionals is that those with 10 or 15 years experience came up in a very different culture. The growth and inundation of new technologies, along with Austin’s astronomical expansion, has completely changed the way new REALTORS join agencies, self-promote and attract clients. Years ago, Guerrero’s agency would run classified ads in the newspaper. Today their recruiting efforts rely heavily on the company's internet presence and website. Early networking person-to-person and via technology is the way to go in 2015. Leaders from TAR and ABoR urge students to start searching for an agency to work with even pre-certification. Rosshirt, a professional in the business for over 25 years, recommends “getting a mentor as soon as you can. Before you earn your license.“ Today there are Facebook groups whose participants provide advice for breaking into and succeeding in the business. In these member-only clubs, individuals can start making career-long alliances early and share tips and insights on companies that provide the best – or not so great – opportunities for first and second year REALTORS.
Never stop marketing yourself In this business, you can’t expect friends and clients to provide referrals for you if you’re not marketing yourself. That includes old-school mailings, but also developing a presence on websites like Zillow, Trulia and Realtor.com. “I think from a marketing point of view, you’ve got to have a presence on those three,” says Morris, also a 12-year veteran of the industry. “There are probably 100 other

Next steps for new REALTORS
Truth: The costs associated with starting your real estate practice are lower than nearly every other business. Truth: 95 percent of residential real estate is sold by 5 percent of agents. Truth: Cutting corners is a shortcut to failure. Truth: Knowledge is knowing that tomatoes are a fruit. Wisdom is knowing not to put them in a fruit salad. Although the educational requirements have recently been revamped, they are not enough to prepare you for a career in real estate. You took the time to formulate a plan, put it into action, and follow though; now you have a real estate license, and that demonstrates you can do what it takes to be successful in real estate. Set your goals. Do not skip this step. Remember the truth: “Cutting corners is a shortcut to failure.” Take the time to develop a business plan, set goals, and develop systems. There
are many business planning and goal setting classes offered; attend at least one of them. It is important to talk to an accountant about tracking your income and expenses responsibly. This is vital to establishing your budget. If necessary, use accounting software (such as QuickBooks) and stay on top of it. Join WCREALTORS as your local association. Invest in TREPAC and join an association committee. Become part of their culture and attend their events. Stay involved and attend as many events as you’re able; this will keep you abreast of the issues and consistently build new relationships with other professionals. Have a strong love and commitment towards education, and commit to obtaining at least one new designation per year. It is recommend that you should start with GRI. Learn the alphabet soup of real estate (MLS, NAR, RPR, TAR, TREPAC, CE, CMA, IABS, etc.) This will catch you up to the pack to join the conversation. Next, brace yourself. Real estate is a tough professional services career, and as an independent contractor, you are respon-
www.myRealtyLine.com sible for prospecting, selling, and closing. Get head shots; both casual and professional. It is recommended you obtain inexpensive and high quality business cards as you will attend many events and burn through cheap cards. However, when you meet a prospect, hand them the best you have. Remember one of the truths: “A real estate practice has one of the lowest startup costs.” You need a name badge, signs, and a good selection of sign riders (for sale, under contract, etc). Don’t forget a smartphone, even better if it can hotspot for your laptop. Any recent laptop will do, but make sure it’s durable; it will go with you everywhere. Don’t forget a printer/scanner for contracts. Be sure to register a domain name for your new business. Finally, subscribe to a professional Customer Relationship Manager (CRM) database platform and learn how to use it proficiently. Furthermore, build a brand: a set of colors, shapes, fonts, whatever conveys your vision. If necessary, find an experienced marketer to

help you. Use your brand in all your marketing and stay consistent. Host open houses and not just on weekends. Advertise yourself using sites such as Yelp, Angie's List, social media and more. Subscribe to and actually read local trade magazines. These will raise your level of knowledge and professionalism as well as familiarize yourself with every word of every contract you use. Don’t forget to attend your office meetings and local property tours. Enter every contact you meet into your database. Each contact should be able to refer an average of two leads per year. Remember the truths about tomatoes and about cutting corners? They both apply here. Learn your database application well, and work your database daily. Read Gary Keller’s book: "The Millionaire Real Estate Agent." It is an excellent resource on learning to master your database. Nobody said this would be easy, but if done right, real estate is a rewarding and fulfilling career. RL

Launch your business
ou have your license and you have a broker, now what? You either have too many ideas, or too few, and need help figuring it all out. When you are starting out it can be difficult to choose a strategic plan of action that you are certain will bring you success. Here are some pointers to get you through the noise. 1) Give yourself a time to “set up” and learn your tech systems. Take this time to order your cards and nametag, learn the MLS, learn your company’s systems and start your lead generation system; it shouldn’t take more than a month or so. Don’t be hard on yourself that it’s not all set up the first week. Breathe and set up at least one thing each day. Rome wasn’t built in a day. 2) Have a business plan. Within your first few weeks you need to have a business plan that is specific and focuses on a few (not 20) sources of leads. Don’t try the shotgun method where you try a little bit of everything and you stress
yourself out while accomplishing very little. 3) Time block your day and prioritize what you do each day. Each afternoon when you stop working create a list of your top five things you must do the next day. List them in order of importance. Of course, your first thing should always be lead generation. When you wake up the next day start with number one and move through your list. Don’t move to number two if number one is not complete. If you have time after you finish the top five, go ahead and work through the rest of your to do list. If you don’t have time to get through it all, don’t start the next day where you left off. Create a new list each afternoon. 4) Create a new “client” each day. Make up a new fake home search each day. One day it might be a family who wants a home under $200k, in a good school district, four beds/two baths, with a large lot; you will go to the MLS, find a few homes that fit their needs and go

You will launch your business with great habits that will help you to grow your business in the future. 6) Talk with agents who are more experienced and successful than you are. Your peers are great, but newer agents can sometimes spread negativity as

Judges select "best of" categories at 60th annual Parade of Homes

he Home Builders Association (HBA) of Greater Austin presented a wide variety of awards – ranging from best kitchen to best media room to best outdoor living -- to five builders who are participating in the 60th Annual Parade of Homes™ underway at Serene Hills in Lakeway. Three professionals conducted the judging, viewing a stunning line-up of five Hill Country and contemporary custom home designs from Eppright Homes, Master’s Touch Custom Homes, Texas Custom Construction, VII Custom Homes and Matt Sitra Custom Homes. The luxury homes span in size from 4,600 to 6,600 square feet. The home tour, which showcases luxurious living with Hill Country views ran from May 22 through June 7. The event is a great way for the public to learn about the latest trends in architectural, interior design and landscaping. The award winners symbolize the “best of the best” for people looking for the latest in home design. For those folks looking to buy, the home tour showcases some of the finest new homes for sale in the Austin area.

Networking is crucial There are even more networking opportunities today than ever. In the early 2000s, Guerrero, a 21-year industry veteran, attended as many hand-shaking events as possible, from the Lion’s Club to PTA meetings. Rosshirt found that his son’s soccer matches were very lucrative for business. On the other hand, agents coming up in the second decade of the 00’s join groups on Facebook like Austin Young Real Estate Professionals and BASHH. These organizations host monthly happy hour events, not all of which are exclusive to those in the industry. Between events, members stay in touch practically 24/7 through social media. If anything, the reason networking has shifted into higher gear is because of what hasn’t changed: “The opportunity to cultivate relationships and then be able to reach out to folks to see if they need help with their real estate needs,” says Guerrero. But today’s agents can actually be in two, three, or four places at once. With a smartphone, one can be extolling the virtues of moving to East Austin at happy hour while tweeting industry-related updates and responding to e-mails from bloggers that are blasting websites with a stream of unending news. REALTORS can also take and return calls, not just from potential clients, but from teammates, like their mortgage lenders and title agents. It’s also important to not lose sight of your

goals. Numerous new agents attend start-up and tech-oriented groups that cater to niche organizations. Yet, old school networking still has a place in today’s tech-dominated world. Attending neighborhood association meetings help agents stay connected with areas they specialize in.
Stay up to date on industry news Keeping up with industry news is another way to make potential clients feel confident with your knowledge and abilities. While B2B publications have been around as long as the printing press has been churning out pamphlets, younger agents can be found consuming breaking news, tips, trends and forecasts from more innovative sources, like the website Culture Map, and blogs that provide breaking news, interviews, and biographical information on agencies and their staff. Podcasts like Top Agent Interviews by Mike Cerrone & Friends, offers long-form Q&As with REALTORS across the country. Cerrone books guests who close from 100 to 1,000 homes per year.
Remember why you chose this career In a 2014 blog post about what prospective REALTORS need to know before getting their license, one Houston-based writer with more than a decade of real estate experience listed 42 pros (as well as some cons). Out of several hundred comments, one managing broker from Massachusetts summarized why anyone would get into the business when it can have so many personal challenges. Simply put: It’s one of the most rewarding careers out there. You’re helping to build the American Dream every day. If you’re not having fun, find another line of work. RL
