t the 2017 Greater Austin Housing Forecast conference, roughly 700 homebuilders and real estate industry professionals had an opportunity to get updates on real estate analytics, finance, and trends. Speakers at the conference shared some great news. Eldon Rude, a Principal from 360º Real Estate Analytics, declared that it is going to be a

good year in the Austin housing market. A senior real estate finance lecturer from University of Texas, Dr. Greg Hallman, said that employment growth in the state is higher than national rates and, since 2006, there has been a 25 percent increase in employment numbers. In light of this welcomed data, Colleen Sharp, vice president at Kantar Futures, a global consumer foresights consultancy, pointed out crucial changes in home buying and building trends. Design concepts are evolving at the speed of light and technology solutions come and go even faster. The word that should be on every real estate professional’s mind right now is adaptability.

Trend updates Sharp focused on three primary trends at the conference: technology, changing demographics, and “Big Tent Branding,” an idea that brands can create community among disparate consumer segments.

e have all heard that saying "New Year, New You." As hopeful business people, we begin setting plans and goals on how to be the best version of ourselves. Just the idea that we can start with a clean slate for the new year is refreshing. Along with meeting personal goals and getting our business plan in effect, try to add helping your community. Why not consider helping a local organization, charity, join the chamber, show up to help serve pancakes for the Sertoma or Rotary clubs, and get involved with the City Council's planning and zoning departments? Have you considered helping Habitat for Humanity build affordable housing or food pantries? All of these groups need community volunteers. Because the Williamson County Association of REALTORS believes in giving back, we are committed to being involved with our different community services. REALTORS donate their time, money, experience and talents to help those in need. We've always done it and we are doing it this year. You can count on us for next year too.

Things you may not know about us: 1) We are involved in the Williamson county Habitat for Humanity - every year, our members congregate and assist in the building of homes. 2) We are involved in a massive annual food drive where last year we brought in over 27,000 pounds of food for our local food pantries. 3) We attend City Council and P&Z meetings to voice opinions about doing the right things for our cities and residents. 4) We attend the Hill Visits to talk to our Senators and Congressmen to work for homeowner's rights and concerns. 5) We have a Community Service and Governmental Affairs committee chaired and volunteered by very capable REALTORS who care about our county and its success for its residents. Being active in your Association and your communities broadens your network, increases consumer perceptions of the REALTOR brand, educates you and increases professionalism in our field; not to mention increases our economic growth. Builder breathes new life into established neighborhood

H

ill Country Artisan Homes, a new luxury brand for Qualico, a North American Homebuilding Company with 65 years of experience, is starting to build homes in the Greater Austin area. Qualico has been building homes under the Pacesetter Homes brand in Austin since 2008. In 2015, Hill Country Artisan Homes acquired the last parcel of land available at the popular gated and master planned community, La Ventana, located in Driftwood, Texas. This final phase will be called The Preserve at La Ventana. At The Preserve at La Ventana, Hill Country Artisan Homes will feature custom homes from $600K to just over $1 million. When buyers show interest in purchasing one of the 65, one-acre to acre-and-a-half lots, Hill Country Artisan will present potential residents with a portfolio of masterfully designed plans from three different architecture firms. While Driftwood covers three different school districts, this last and final phase of La Ventana is in the Wimberley school district. Residents of The Preserve, as well as original La Ventana neighbors, have fantastically unparalleled views, from thick woods to varying topography on site and adjacent surroundings. he Asian Real Estate Association of America (AREAA) is a non-profit professional trade organization that was founded in 2003 by real estate professionals from California and Texas. It is dedicated to promoting homeownership within the Asian American and Pacific Islander (AAPI) community and is the only trade association dedicated to representing the interests of the Asian real estate market nationwide. AREAA’s membership represents a broad array of real estate, mortgage and housingrelated professionals that serve the diverse Asian American market. Membership includes housing and real estate professionals of all cultural backgrounds and is open to those who support the mission of increasing sustainable homeownership in the Asian community. AREAA Austin chapter was started in 2013. We offer events to the general public (e.g. Austin Housing Fair, Homebuying 101 workshops), educational classes to the real estate community (e.g. Feng Shui, FIRPTA, Multi-cultural Selling, Introduction to Commercial Real Estate, Non Traditional Loans, etc) and networking events.

We also reach out directly to our communities through booths at the Lunar New Year and Diwali festivities. Annually, we help a deserving Asian American family rebuild their home at the AREAA Building Community Day (ABCD). One of the key strengths of the organization is its national reach. With 15,000 members, 37 chapters in the U.S. and Canada, 51 ethnicities represented and 27 languages spoken, the AREAA offers extensive networking opportunities. Staci Wimbush, vice president of marketing at Legacy International Resort Properties, says that to stay appealing to cultural and population shifts in a community like Rough Hollow, “it’s important to encourage builder partners to maintain a particular price segmentation and ensure we have options for various demographics.” For example, Bailey says that at Brookfield he’s seeing less need for multiple bedrooms. “The typical starter home has always been three to four beds. Now, buyers are coming in and asking for one and two bedroom homes, thanks, in part, to singles becoming one of the fastest home buying demographics. Of the singles population, the fastest growing group of buyers are educated females with high incomes. They rank just behind married couples. “Unmarried women are also statistically proven to default less,” says Sharp.

What consumers want Sharp’s goals are to help clients anticipate changing needs, behaviors, and attitudes of homebuyers, and how builders and REALTORs can profit from continually shifting trends. One thing Sharp has observed is that in the past, homebuilders designed and built what they want in a “If you build it, they will come” approach. Now, builders are working with trend experts to develop concepts and strategies that even buyers may not be able to anticipate. Many buyers still want to feel welcome to provide input on the design of their homes, but there is one distinct difference, says Sharp. It’s not unusual to hear from buyers, “I like the home you have, but I want to be able to make modifications as my lifestyle changes over the

years, or over the day.” In other words, we’re no longer a society dominated by first-time homebuyers on a predictable trajectory: Newly married couple to family unit, followed by empty nesters to finally living with grown children or moving to a mature living community or facility. One of the biggest ways the modern buyer’s lifestyle is impacting the homebuilding industry is increasing patronization of on-demand businesses. According to Bailey, Brookfield’s partner builders are limiting pantry sizes. Because of the inundation of the grocery-delivery industry, heads of families no longer need to stock up on food from a weekly supermarket run. Kantar Futures has also predicted that the need for multiple garages is not as big now as in the past since more people are starting to rely on ride-sharing. But not all communities respond to trend metrics in the same way. Rather than going from a three to two or one-car garage, Ramia says many Newland buyers still want the extra space, which they are able to convert into a workshop or storage units, reinforcing the desire for adaptability. At Rancho Sienna in Georgetown, Ramia adds “there are options to build some garage space to be used as additional living space.” And as far as accommodating a changing makeup of family units, at Legacy International,, Wimbush says that buyers are requesting separate wings, casitas, or mother-in-law plans. But these mini apartments have other uses too, like using their at-home, independent living spaces for shortterm rentals for out-of-towners or vacationers, via services like Airbnb. At the Forecast, Rude said “job growth is the engine that drives housing demand.” As long as builders continue on a path of adaptability, we can experience many more years of a strong and stable housing market. Inspiring brilliance and designing lives

T

his year is an exciting year for Austin WCR as we are celebrating 60 years as a networking group. Our goal is to make everyone who comes to our meetings and events feel welcome and special. Everyone has a gift and we encourage them to be as brilliant as the diamond they are. Our very first meeting was full of inspiration. Our “Why WCR” spotlight member Jennifer Lish shared with us her story and we were all excited to hear more. Darlene Templeton gave us insight into the difference between dreams and goals in her amazing talk on “goals are dreams with deadlines.” One of the big takeaways was that action is key: not just writing a goal down but sharing with someone as that solidifies the goal. Overall, we enjoyed a successful meeting with two new members joining as a result of the meeting as they, too, were inspired and were able to see why WCR is such an amazing organization to be a part of. We hope to inspire others to see the “diamonds” that they are and we want to be polished to shine brighter with professionalism, knowledge, integrity, and a high standard of ethics, to lead others to the same. The outcome we desire is to produce

new leaders. We are looking for you and we have just the right place for you! It’s easy, all you do is join at http://www.wcr.org/. This year we will be collaborating and sponsoring with our industry friends and hope to make this a regular occurrence. To start, we are excited to be sponsoring the Champions School of Real Estate, “Rags to Riches” with Barbara Corcoran in March. Without our sponsors, we would not be able to accomplish our goals as an organization and we are very fortunate to have the relationships we have with all our Affiliates. Music, music, music! Our “2nd Annual Winter White Party” was a hit, and bringing back “Suede” was essential to making this networking event a “dance party”! Thanks to all who made this a special evening. We are very excited to see what the rest of the year brings to all of our fabulous members.

Coming up In February, we have our WCR District meeting before Winter Meeting starts. We encourage everyone to come to Winter Meeting as well as the free CE classes throughout the next few months. Our Education/Programs committee will bring to us, on February 13th, a three-hour CE RPR course, free to members. WCR will host a “Tale of Three Cities” — what inquiring REALTORS want to know. Please mark your calendars for our Annual TREPAC Cake Auction on April 13th at the Austin Board of REALTORS office.
