DD&C NEWS IN BRIEF ASIAN PROPERTY TO FOCUS ON CITY TOWNHOUSES

ALILA TO ADD TWO INDONESIAN RESORTS Alila Hotels & Resorts plans to launch 2 new Indonesian properties. The group, which currently operates 4 hotels in Bali and 9 properties globally, will add Alila Villas Bintan and Alila Seminyak to its portfolio in 2014. Situated close to Singapore, on Bintan Island’s Lagoi Bay, Alila Villas Bintan will be a gated community made up of 12 three-bedroom beachfront residences and a luxury boutique resort with 52 one - and two-bedroom villas. The resort will feature ‘The Village’, a group of facilities that will include Spa Alila, dining and drink venues and a cooking school, as well as a museum, gallery and boutiques. The villas will become the third property under the Alila Villas brand. Meanwhile, Alila Seminyak will be the group’s fifth managed property in Bali. The property will enjoy a beachfront location and feature 72 suites, 69 residences, a large events space, Spa Alila and restaurants.

Asian Property Development (AP) is gearing up to launch 19 new projects in Bangkok, Thailand, with a total value of 22.5 billion baht. The projects will include 11 townhouses, 2 single homes, and 6 condominiums. The focus will be on townhouses in inner Bangkok, as many homebuyers remain concerned about future flooding in the capital’s suburbs but are unable to aff ord single homes closer to the city centre. AP anticipates 20 billion baht in sales this year and 17 billion baht in revenue, up 18% and 25% respectively from 2011. The group also plans to buy new land plots worth 3 billion baht for future development. It has just launched a fair at Bangkok’s CentralPlaza Lard Prao, offering 296 finished townhouses at 7 projects in the area, worth 1.27 billion baht.

BEST WESTERN LOMBOK TO BECOME SITE OF TO ADD NEW HOTEL MAJOR INTEGRATED RESORT Bali Tourism Development Corp (BTDC) will launch The Mandalika Resorts Lombok IN VIETNAM Best Western has added a new Vietnam hotel to its portfolio. The group will take over the management of the 200-room Oceanami Resort & Luxury Home, located in the southeast of Vietnam at Vung Tau, during Q3 of 2013. Hotel facilities will include a restaurant, sports centre, tennis court, entertainment centre, swimming pool, and healthcare services. The hotel is an up-and coming location on the South China Sea coast near the capital Ho Chi Minh City. Best Western is keen to take advantage of Vietnam’s current tourist boom, which has resulted in numerous hotels and attractions opening across the country.

S GROUP TO CONTINUE EXPANSION OF BOUTIQUE HOTELS Thailand’s S Group, a member of the Small Luxury Hotels of the World brand, will continue its focus on boutique facilities as it looks for another location along Bangkok’s Sukhumvit Road. The group currently operates the S15 Sukhumvit, S31 Sukhumvit, and S33 Sukhumvit hotels, and the area remains the most popular location for future hotel development. The group believes that despite tougher prospects for its market segment in the near future, it will remain competitive by off ering customers the right product, pricing, and location. Its 3 current properties earn 40-60% in gross profit. The company is focusing on improving its Internet marketing, which currently brings in only 10% of its sales.

HEMARAJ TO BUILD DYKES AROUND THAILAND’S INDUSTRIAL ESTATES Thailand’s Hemaraj Land and Development Plc will go ahead with its plans to construct dykes around industrial estates, despite environmental concerns, potential resistance by aff ected villagers, and its own admission that the dykes would only serve as a short-term solution. The plans come on the heels of last year’s devastating floods, which saw many industrial estates in central Thailand, particularly those in Ayuthaya, badly inundated. The group believes that the dykes would protect the estates from future flooding and boost confidence among investors in the area. Hemaraj also views industrial estate area diversification and water diversion schemes as longer term solutions to the flooding issue. Industrial estates make up 40% of the group’s revenue, and that figure is likely to grow to 50% this year. Hemaraj has also observed a trend of labour-intensive industries moving to the Northeast, and as a result, the group may add another location there, as well as one on the Eastern Seaboard. It is also considering expanding abroad into Indonesia due to the nation’s growing automotive market. The majority of the group’s clients are from the automotive and building materials sectors in Japan.

HILTON WORLDWIDE AND MAGNOLIA FINEST TO LAUNCH SOUTHEAST ASIA’S FIRST WALDORF ASTORIA Hilton Worldwide has just signed a new management agreement with Magnolia Finest Corporation Limited to open the first Waldorf Astoria hotel in Southeast Asia. The 170-room Waldorf Astoria Bangkok, located in Thailand’s capital, is scheduled to welcome its first guests in 2015. The luxurious hotel will become Hilton’s ninth property in Thailand.
