Guilty of buying cheap stuff? Pack-ratting? Here’s how to change your ways. Bad habits are so easy to fall into. But in the end, we know they only make us miserable. They’re “the opposite of what makes you happy. They’re what make you miserable,” says M.J. Ryan, author of “Habit Changers: 81 Game-Changing Mantras to Mindfully Realize Your Goals.” Especially when they cost you money. Here are 7 bad habits to break now for a happier you (and a fatter bank account):

Taking Long, Steamy Showers

Keeping Out the Sun

Spending 20 minutes in the steam may be good for your pores, but it’s also great for mold and mildew. Run the exhaust fan while you’re singing in the shower, squeegee the walls afterward, and scrub that grout every few months. “Once you let the grout go, it gets worse and worse, and harder and harder to maintain,” says Mylène Merlo, a REALTOR® in San Diego. Grungy grout is a big turnoff for buyers. And redoing it is a pain and expensive to hire out.

Shutting your shades on winter days might seem smart. More insulation from the chilly weather, right? Your energy bill disagrees. A sunny window can warm your home and lower your heating costs. And as a bonus, you could see a decrease in seasonal depression. But your original idea wasn’t totally wrong. Closing those blinds at night can keep your home toasty.

Compulsively Buying Bargains

Finding a deal feels so good, but cheaper isn’t always better. In fact, budget buys might cost you more in the long run. For instance, dollar paintbrushes will leave annoying streaks, requiring a costly re-do. And when it comes to appliances, permit a little splurge — especially if selling your home is on the horizon. “I always err with going for high-quality appliances,” Merlo says. “There is a noticeable difference between the cheapest and next-cheapest models. You get a gold star for always remembering to start your dishwasher before bed, right? Clean dishes every morning! Go you! Yeah, about that: Your dishwasher wastes water unless it’s completely full. Dishwashers do save more water than washing by hand (just try telling that to your mom), but most machines use the same amount of water regardless of how many plates you’ve stuffed inside, making a half-empty cycle significantly less efficient. For a household of one or two, once a day can be overkill.

A “tree volcano” might sound like a grand ol’ time, but it’s actually damaging your foliage. Too much mulch suffocates your tree, causing root rot and welcoming invasive insects. Protect your precious trees by packing mulch loosely, letting water filter properly toward the trunk.

Don’t break out the sledgehammer for a demo three weeks after moving in unless your home needs serious, obvious work. Give yourself time to understand the home’s quirks before renovating.

Going on a Remodeling Rampage

“You don’t know what your needs are when you first move into a home,” says Merlo. “You should live there for at least six months to figure out the space you need. If you do too much too soon, you’ll regret it.” For instance, you could dump $15,000 into a kitchen remodel — only to realize the original layout would have worked better for holiday parties. Or you paint a room your favorite color, Wild Plum, only to realize the natural light in the room makes it look more like Rotten Plum. Whoops. You know clutter is bad, but you just... can’t... help it. You had to put that unused exercise bike in the spare room instead of by the road as a freebie because what if? Plus, there’s so much in there already, and decluttering seems like such an insurmountable goal — even though every jam-packed square foot is space you can’t enjoy.

Packratting

If the task seems impossible, Ryan recommends starting small. “Do one small thing,” she says. “Clean out a drawer or reorganize your counter, and then you feel the satisfaction of having done it. It becomes easier to do the next small thing.” Just remember: Breaking habits takes time and a lot of slip-ups. “It’s important to be kind to ourselves when we blow it,” Ryan says. “When we create new habits, we’re building new wiring, but it’s not like the old wiring disappears. Top Three Trends for Living Better at Home Although life will settle into a new normal post-COVID, the experiences of spending more time at home will resonate for years to come. Not only are home owners thinking about home design and furnishings, they are also exploring how the systems in their homes can affect their health and finances. In the coming year, home owners will be seeking out features for their homes that improve their comfort, wellness and efficiency according to a new report from the National Association of Home Builders (NAHB). The NAHB survey asked home builders about what green practices and features were most widely used and valued by home owners, commonly known as high-performance By Bill Schoeffler, President improvements. Among the top features most wanted from home owners is improving comfort. To increase comfort, home builders are eliminating drafts, ensuring consistent indoor temperatures and minimizing noise in the home. Common high-performance approaches to improve comfort includes weatherstripping around windows and doors and installing high R-value insulation in floors, walls and ceilings. The R-value is a measurement of the flow of heat in and out of your home. With a high R-value, the home is well insulated, which not only improves comfort but can also translate into saving money on heating and cooling bills. Home owners are not only focused on comfort, they have also expressed interest in improving wellness. Builders focus on creating an overall healthy indoor environment that includes preventing mold, eliminating odors and incorporating natural light. A few of the common high-performance strategies to help improve wellness include installing bathroom exhaust fans, improving HVAC filtration, balanced ventilation and installing double or triple-pane windows. Another common home feature home owners are seeking out are ways to improve their overall home energy use. To help lower energy bills, home builders install a smart thermostat to regulate temperatures and install ENERGY STAR appliances. To lower water bills, builders have installed features such as leak detection systems and WaterSense-labeled fixtures. Q: EARLIER THIS YEAR, MY HUSBAND AND I SIGNED A CONTRACT WITH A LOCAL BUILDER AND WE SPECIFICALLY TOLD THE DEVELOPER THAT WE WANTED TO BUILD ON THE LAST LOT OF THE STREET BECAUSE WE DIDN’T WANT A HOUSE NEXT TO US. HE TOLD US THAT NO ONE COULD BUILD ON THE LOT NEXT TO OURS BECAUSE IT WAS TOO NARROW, AND THERE WERE SOME EASEMENTS OR SERVITUDES IN PLACE THAT PREVENTED HIM FROM BUILDING ON IT. A FEW WEEKS AGO, I NOTICED A “FOR SALE” SIGN ON THE LOT NEXT TO OUR HOUSE. WHEN I CALLED THE DEVELOPER TO ASK HIM ABOUT IT, HE SAID HE HAD CHANGED HIS MIND, AND THOUGHT THE LOT WAS MARKETABLE. HE IS ASKING $32,000 FOR THE LOT, BUT SAID HE WOULD SELL IT TO US FOR $15,000 INSTEAD. SHOULD WE PAY TO BUY THE LOT?

A: It does not sound like your previous agreement with the seller was in writing and unfortunately, there may not be recourse against the seller for going back on his word. As a general rule, conditions that are specific to a real estate are not enforceable unless they are in writing. Unfortunately, even though you and the developer had an agreement, since it is not in writing, there is not much you can do to enforce it now. The good news is you have a remedy that is not outrageously expensive. If you buy the lot for $15,000 you might never regret purchasing it, but if you don’t, and someone chooses to buy it and build on it, you could be sorry. It sounds like the developer knows he will have a tough time selling that lot, and is looking to make a little extra cash. Whether or not you decide to buy the lot is up to you. Good luck!

Q: MY WIFE AND I RECENTLY PURCHASED A HOUSE HERE IN LAFAYETTE. SINCE THEIR NEW HOME WASN’T FINISHED YET, THEY ASKED US TO GIVE THEM SOME ADDITIONAL TIME TO MOVE OUT. AT THE TIME, IT DIDN’T SEEM LIKE A BIG DEAL, SO WE AGREED TO ALLOW THEM TO STAY FOR A FEW ADDITIONAL WEEKS AFTER THE CLOSING. IN RETROSPECT, IT WAS A HUGE MISTAKE. NOW THAT WE HAVE CLOSED, THE SELLERS REFUSE TO TELL US EXACTLY WHEN THEY’RE MOVING OUT. I GET THE FEELING THEIR HOUSE WON’T BE READY FOR SEVERAL MORE WEEKS, AND THEY ARE GOING TO TRY TO STAY A FEW EXTRA WEEKS. WE ARE READY TO MOVE IN, AND CAN’T, BECAUSE WE DON’T KNOW EXACTLY WHEN THEY ARE MOVING OUT. IN HINDSIGHT, WE WOULD HAVE RATHER LOST THE HOUSE THAN AGREED TO THIS DEAL. IS THERE ANYTHING WE CAN DO NOW TO FIX THIS PROBLEM? A: Unfortunately, it does not sound like the sellers have much incentive to to move

out in a timely manner. You could have held money back at the closing or charged them rent to stay for the additional two or three weeks after closing. Or, you could have put a stipulation into your agreement, whereby you would begin charging them a steep per-diem fee if they still hadn’t vacated the property by the agreed upon date. This would have also been a good incentive for them to be out of the house by the agreed upon date. Hindsight is 20-20 though, right? To start, you should have your attorney contact the seller’s attorney, or if they don’t have one, their real estate agent, and let them know that you will have to file a lawsuit if they are not out by the agreed upon time. You need to let the sellers know you are serious, and have not intentions of allowing them to stay past the agreed upon two weeks. Basically, you need to get some leverage so you can get back in control of the situation. Your situation is a perfect example of why attorneys should be used to go over the fine details in a contract and make sure the buyer’s and seller’s interests are well protected.
