The weather, the wildlife and the endless outdoor activities give us another reason to rejoice that summer days in Montana are just that much longer. The heavy winter snow fall will no doubt result in greener meadows and if you haven’t explored some of the trails in the area, this is your year to do it! From an easy family walk along Ousel Falls to an all day adventure up Bear Basin and beyond, the hiking, biking and horseback riding trails around Big Sky and into Yellowstone National Park are some of the most scenic in the world. The Gallatin River is certain to be running high this year, providing thrill seekers with a roller coaster ride during the early summer months. As the weeks go by, the rafting experience will slowly transform back into a scenic, gentle ride and boats will once again navigate the waters they share with the fishermen. As the community of Big Sky continues to grow, so does the summer events calendar. Weekly concerts and farmers’ markets are now the norm. The rodeo is once again coming to Big Sky for a two-day event the last week of July and there are more camps and programs for kids than in year’s past. Spanish Peaks is reopening its award winning golf course, while Moonlight Basin’s final nine is slated to be completed by summer’s end. All in all, Big Sky truly is the perfect summer destination and if we can do anything to make it more enjoyable for you, your family and your friends, we hope you’ll call on us. If he rides for eight seconds, he’ll win $2,000 plus half the proceeds from a 50/50 raffle, with the other half going to the winning ticket holder. If he gets bucked, all that money will be donated to a charitable cause. The top-scoring rider on July 31 will walk with an extra $2,000 in cash, sponsored by Lone Pine Builders. A perennial fan favorite, mutton bustin’ – kids riding sheep- returns with its brave, pint-sized riders gripping the backs of sheep as they bound across the arena. Free concerts will be held outside the arena both nights after the bulls’ hooves quit pounding, with 10-piece Pink Floyd tribute band Pinky and the Floyd playing July 30 and country rock band Bottom of the Barrel performing July 31. The Golden Buckle VIP tent will again feature Calcutta auctions at 5:30 p.m. before the action gets underway, bringing in cash for area nonprofits. The 40 riders will be split into eight teams of five, with each team auctioned off to the highest bidder. All the money will be pooled and the top scoring team will pay out 70 percent, the second team 20 percent and third team 10 percent. That money is split in half between the winning bidders and this year’s receiving nonprofits, Big Sky Community Corp. and Yellowstone Park Foundation. In 2013, Big Sky witnessed a surge in real estate sales growing significantly to 349 transactions, up from 220 in the previous year. Average sales price, median sales price, and overall gross sales volume also climbed in 2013. The average sales price rose from $542,367 in 2012 to $586,100 in 2013, while the Median Sales price rose from $299,900 in 2012 to $335,000 in 2013. Most encouragingly, gross sales volume, which was $103,613,263 in 2012 increased to $165,678, 897 in 2013.

Increased sales volume generated a drop in inventory level, which was at a 6 year low of 360 active listings in 2013, down from 481 in 2012. Current absorption rates are indicative of a correction in our market’s supply and demand and if maintained, should continue to push pricing higher through the remainder of 2014.
