It provides tour-goers with a look at some of Vancouver’s most innovative rental buildings, both new and established.

As one of the city’s largest charter boats, the Queen of Diamonds will offer sight-seeing opportunities from three large decks, including a 3,000-square foot open deck on the top level, which presents 360-degree views. Guests will enjoy a buffet dinner with B.C. salmon or roast beef, bar, prizes and music. This year’s cruise is being held in partnership with the British Columbia Apartment Owners and Manager as BCAOMA’s annual boat cruise. Come join the fun! in BC. Mark Kenney, Chief Operating Officer of CAPREIT, will address organizational risks like insurance, data protection and HR matters. David Horwood, Vice-President of Effort Trust, will address what can go wrong with a purchase, especially at a low cap rate. 1:00 - 2:15 Barclay room Seniors housing as a growing niche With over 3,000 suites in 24 retirement residences in BC, Ontario and Alberta, Samir Manji, CEO of Amica, knows how to take advantage of the growing demand for seniors housing. Samir will speak about building design, development, staffing and marketing issue. Samir will also describe how joint ventures with Amica work. Greg Vriend of BMO Bank of Montreal will discuss financing for seniors housing projects. 2:45 - 4:00 Ballroom Innovations in creating value Jason Ashdown is the Chief Operating Officer of Skyline Apartment REIT, and David Horwood is Vice-President of Effort Trust. Jason and David will address multiple ways managers can reduce building operational costs or raise revenue. Peter Altobelli will discuss Yardi System’s new utility management and billing service, which allows the tracking and management of utility costs and consumption at rental buildings. David Polisi will explain how Manaya’s new and unique “Text for Info” service allows potential tenants standing in front of a building to gain instant information about rental vacancies and suite details using any mobile device, thus driving occupancy and revenue. 2:45 - 4:00 Barclay room Student housing – design, operations, marketing & CMHC financing Philip Milroy, CEO of Westcorp Properties, rents several offcampus buildings mostly to students. He will discuss his experience in operating apartments for students, including the particular challenges that student housing brings (e.g. noise, behavior, turnover and parental involvement). Andrew Parr is the Managing Director of Student Housing and Hospitality Services at UBC – Canada’s second largest university. Andrew will give for-profit landlords a sense of what their competition is when they seek to rent to students. Richard Brown, the principal of Ecom Media Group, will address issues in marketing to students and their parents. John Lynch, Business Development Manager, CMHC MultiUnit Housing, will explain the qualifications for financing for student housing through CMHC’s Mortgage Loan Insurance program. 9:00 – 10:15 Ballroom High-rise repairs, including leaky building solutions Ted Denniston, Western Regional Manager of Halsall Associates, will address planning capital repairs; building and structural issues (including standard re-bar construction and post-tensioning for garages & balconies); and the building envelope (including windows, walls & cladding). On each topic, attendees will also hear from Martin Zegray, Senior VicePresident, Construction and Property Standards, Realstar; and Lisa Devan, Associate Vice-President of CAPREIT in Vancouver. 9:00 – 10:15 Barclay room Disturbing tenants – How to help them, other tenants & yourself Alexandra Creighton is Vice-President of Devon Properties (Victoria’s largest property management company); Al Kemp is CEO of the Rental Owners and Managers Society of BC (ROMS BC); and Kristin Ley is a lawyer with Cohen Highley LLP, specializing in residential tenancies and human rights law for landlords. Alex, Al and Kristin will demonstrate and discuss how to deal with disturbing tenants in ways that help them, other tenants and yourself. 10:45 – 12:00 Ballroom Cost-effective building repairs (low-rise) Brian Benson is Vice-President of the Building Science Division and Don Hazelden is an Architect/Principal at Morrison Hershfield. Jeff Hayes operates Lantern Properties in Vancouver, and is a director of BCAOMA. Brian and Don will address new and cost-effective solutions to low-rise repairs and retrofits such as sloped roofs, wood-frame constructions (attic and balcony issues), building cladding and window repairs. Jeff will comment from the landlord perspective, with an emphasis on how best to handle tenant relations while such repairs are being done. 10:45 - 12:00 Barclay room Employee motivation and compensation issues Steven Osiel, Vice-President Total Rewards at Pal Benefits, will discuss the ways in which salaries and benefits affect employee satisfaction. Maureen McMahon, HR Director at Gateway Property Management, and Bonnie Hoy of Bonnie Hoy and Associates, will Maureen McMahon comment on Steven’s suggestions and how the interplay between compensation and employee motivation plays out in the rental housing industry. 12:00 - 1:00 Lunch 1:00 – 2:15 Ballroom Innovations in facilities management & tenant relations Nate Brevard is a Project Specialist at WegoWise, a web-based

utility tracking and analysis company; Luke Smeaton is an Energy Specialist and Project Manager at Halsall Associates. In the first half of this session, Luke will address the need for energy monitoring to identify building deficiencies. Nate will describe the WegoWise service, which includes extensive benchmarking. Luke will then address retro-commissioning as an effective solution to building energy deficiencies. Leonard Pianalto, a professional engineer at Read Jones Christoffersen, will address the expansion of fall protection requirements across Canada, and what steps rental owners and managers need to take to comply. Surana Baptiste of Suite Collections Canada, will explain the advantages of contracting out rent collection from current tenants, which is a growing trend among major rental housing providers in the U.S. and Canada. 1:00 - 2:15 Barclay room Landlord-tenant dispute resolution Cheryl May, the new Executive Director of the BC Residential Tenancy Branch, will give an update on developments in landlord-tenant dispute resolution, and explain how the BC process works. Michael Gottheil, Executive Chair of the Social Justice Tribunals of Ontario, and Dale Beck of the Saskatchewan Office of Residential Tenancies, will describe the process and developments in their provinces. The panel will address the caseload they process, the background of adjudicators, how cases are handled, representation issues, the timeline from when the rent goes into arrears and the internal review process or appeals. 2:45 - 4:00 Ballroom Bed bug extermination Brett Johnston, President of Assured Environment Solutions, will address bed bug biology and preventative, targeted and heat treatments, and how heat treatments compare with chemical treatments. Greg Kunderman, of Heat Assault, will describe equipment which can be used by landlords themselves to reduce the on-going cost of bed bug extermination. Irene Tiampo of Itziar Management in Vancouver, will address how best to deal with tenants to manage and limit bed bug problems. 2:45 – 4:00 Barclay room Green issues, including waste diversion and disposal Sean Hepple of Waste Management of Canada, will address the new organic recycling requirements coming forward in the City of Vancouver and Metro Vancouver. This will include practical issues, including complying with the requirements, and the experience in other jurisdictions across Canada. Kris La Rose is a professional engineer working as a project engineer at Metro Vancouver’s Solid Waste Department. Kris will address recycling in multi-family buildings, including practical issues in siting green bins and access to green bins by garbage contractors.
