A note from Mary... I hope this finds you having enjoyed a wonderful and warm holiday season. As we reflect on the past year and set new goals for 2024, real estate is a topic of many family conversations. If you are thinking about buying or selling a home it is important to look at what has happened in the last 12 months and what we can expect for the housing market in 2024. In 2023 we saw higher mortgage rates, lack of consumer confidence, confusing national headlines and a lack of inventory of homes locally which combined together created uncertainty in the market. The 4th quarter ended up being sluggish with some buyers taking advantage of a slowing market and less competition with the hope of refinancing in 2024 to a lower interest rate. We saw some sellers lowering prices/removing their homes from the market due to lackluster activity. As I predicted in my last letter, the Fed did announce plans to pivot on interest rates in 2024 and has gone so far as to publicly say they will reduce rates at least 3 times in the coming 12 months. Again, with 2024 being an election year, this was expected considering historical trends. Some experts and economists are conflicted if that will be Q1 or Q2 but just the news alone did bring some initial softening of mortgage rates. In San Diego County, inventory will continue to be the main concern. Should more people look to buy and demand increase, we could see the lack of homes for sale drive prices up again. While many have talked about the “hunkering down” phase of sellers no longer moving for desire, such as a pool or ocean view, life and family needs have not stopped. The need for more space, less space, work and family continue to drive the majority of real estate decisions. As we have spoken to many of our clients over the past few months, the conversation mostly has turned to equity. While they may not have a need or desire to move, the equity that they have built up in their home is something to explore. As the yearly financial and tax conversations begin, real estate should definitely be part of that mix. Is this the right time to pull some equity and buy an investment property? Short term or long term? Developing a self directed real estate 401k strategy or maybe looking ahead to funding your retirement plans. The shift from “What is my home worth?” to “Is my equity safe?” has been a common theme. I would like to propose creating some opportunities for your family through wealth building in real estate. I know not many people talk about this, but I am passionate about this topic. Imagine utilizing the equity you have in your home and purchasing an investment property for your children. Depending on their age,

at the time they are ready for college or to create their own business venture, that property could either fund the plan, be used as collateral or a place for your child to move into when the time is right and someone else has been paying down the mortgage and building equity. There are so many possibilities with this strategy. If you consider the equity that real estate has built overall for the past 20 years, even through its ups and downs, what could it be looking ahead to the next 20 years? It is the one regret I do have in real estate, not buying more properties for our family sooner. No one sat me down in the beginning of my career to talk about wealth building through real estate. Happy New Year! The New Year seems to get a lot of us thinking about how to make it a great year. So, are New Year’s Resolutions a good thing? "Social connection is a fundamental human need, as essential to survival as food, water and shelter," wrote Surgeon General Vivek H. Murthy, in his recent advisory Our Epidemic of Loneliness and Isolation. He shared the sobering fact that research shows that social disconnection is as bad for our overall health as "smoking up to 15 cigarettes a day," and emphasized that "Our individual relationships are an untapped resource - a source of healing hiding in plain sight. They can help us live healthier, more productive and more fulfilled lives." This year, The Jed Foundation (JED), which is focused on promoting mental health and preventing suicide for our nation's teens and young adults, is offering concrete ways to start important and vulnerable intergenerational conversations that are the foundation of strong, supportive relationships. They can also be life-changing and sometimes - life-saving. Suicide remains the second-leading cause of death among 10- to 34-year-olds in the U.S., but it is preventable. Everyone has three key tools they can use to support young people: showing up, being willing to have hard conversations, and listening deeply. Being able to talk openly about suicide opens the door through which people find help. "One of the best ways to care for your emotional health, and the emotional health of those around you, is by connecting to people you care about," said Dr. Katie Hurley, DSW, a child and adolescent psychologist and Senior Clinical Advisor at JED. "Through social connectedness, you can create a solid foundation for mental well-being." Dr. Hurley suggests two ways to create a supportive environment along with conversation starters - from the everyday to the philosophical - that can be building blocks for more connected, enjoyable and mentally healthy family gatherings now and in the year ahead.

YOUR MENTAL HEALTH IN There’s never a bad time to commit to managing your mental health, but the new year tends to make wellness a bigger priority. Wellness resolutions often focus on diet and exercise, but taking steps to improve your mental well-being is equally important. In fact, your mental health can play a critical role in your physical health. Stress, anxiety and other manifestations of mental and emotional distress can trigger physiological responses in your body that may erode your health over time. For example, if you’re continually under a high level of stress, chances are your blood pressure runs higher than it should, and that in turn poses a risk for heart disease and related conditions.

SLEEP MORE Getting enough sleep means 7-9 hours each night, according to most experts, as it’s one of the best ways to protect your overall health and ensure you’re in the right frame of mind to approach the day. When you’re sleep deprived, you’re less capable of problem-solving, making decisions and managing your emotions and behavior. Studies have also shown poor sleep habits are linked to depression, anxiety, bipolar disorder and other mental health conditions. If winding down is an issue, try creating a bedtime routine that makes it easier to get to sleep.

1. SET REALISTIC GOALS Having something to work toward and look forward to is a healthy way to occupy your mind. Decide what you’d like to achieve this year and identify milestones toward your ultimate goal. Celebrating when you achieve each milestone can keep you motivated and help measure your progress along the way.

RELATIONSHIPS

Loneliness is a major contributor to mental health struggles, and having even a couple close relationships can help provide you with an essential sense of connection and belonging. Whether you talk in person, by video or text, make time to talk to family and friends. If you find your circle is smaller than you’d like, try taking a class or joining an organization where you can meet others who share your interests.

HOW A TINY POCKET NOTEBOOK CAN CHANGE YOUR LIFE IN A BIG WAY by Li Tian, PH.D., CFP®

In 1990, with a Teaching Assistantship from New York University as a Ph.D. student, I came to the USA. Financially, that cost ALL of my parents’ life-savings, and put my family in debt for twice as much. I became an “extreme saver” and on a $12,000 stipend, and paid all the debts back within a few months. But years later, with professional growth, the demand of a growing family, combined with the pull of the great American marketing machine, I started to indulge myself and my family in gadgets, clothes and skincare! Sure I was still saving some, but I lost accounting for how much I was spending, or on what. So in 1999, we hired a financial advisor, who gave me a 30-day assignment to identify what, where, how, and why we were spending our money. I carried a little notebook and an Ikea pencil everywhere I went. Every time I was ready to spend money, I had to write it down. A few days into it, I started to pause when I went for that notebook — do I really need to buy this? And I started to put the item back down instead of going through the hassle to find my notebook. Then I started to go to the store less. 30 days later, I was shocked that I spent nearly $500 less than the month before.

5. Quality over quantity When you do decide to pay for an item or an experience, make it last. Quality items and experiences will enhance your lives, and reduce the need to buy more or more often. In the long run, quality in important areas could save money and make your lives more enjoyable.

6. Make savings fun Watch your savings grow, invest responsively to grow even faster. Set targets and reward yourself a little when you reach major milestones!

Today, I’m a financial advisor helping others to plan, save, and invest for their retirement and futures. And I share the “little notebook” assignment with some of my clients, who are equally as thrilled with the realizations 30 days into the exercise.

I want to share a few tips for the New Year to help you strengthen your budgeting skills and build a stronger financial foundation:

1. Set a financial plan We make plans for vacations to make it more enjoyable. We have plans at work to be more successful. So if we want to be financially free one day, we need to invest in a solid and evolving financial plan. Assess where you are, set goals, and develop a roadmap, and adjust course along the way.

2. Pay yourself first Consider spending as giving money to someone else. A grand for that shiny new iPhone, a few thousand dollars to visit that exotic country, or just a cup of Joe from Starbucks on our way to work. Why not pay yourself first? Save what you need to save first, and then decide who else you’d like to pay for their goods or services with the rest of your income.

Many of the treasures in life can be free! Spending quality time with friends and family, or gift something you made maybe more treasurable than giving an expensive gift.

High interest (like credit card) debt doesn’t give you anything or any good experience – get rid of it! Or better yet, auto pay each month’s balance in full and stay away from such bad debt.

4. Buy only what's important to you Only pay for things and experiences that can leave a long-lasting impact to enhance your life. How do you know if it is important? Time can help. Don’t be in a rush to part with your money! Leave that item on your notebook, or in your online shopping cart, for a few days. If it is still important, buy it then. Chances are, many of them might not be after the moment is over.

MOMSTOWN: San Elijo Hills has grown so much over the years. What brought you to SEH and what changes have you seen in SEH?. MARY: We were living in Bonita when I saw an ad in the Sunday paper for the Highest Point in Coastal North County called San Elijo Hills. We purchased our home in 2000 in Acacia built by Shea. There was just a catering tent at the entrance to the community that served as the “Visitors Center.” There were large plywood cutouts showing where the fountain would eventually be as well as the school and the grocery store. The population sign said 0. I remember there were 75 people at the first Oktoberfest event. Over the years watching our community grow into an idyllic small town has been very fulfilling. Entering real estate in 2004, it has been an honor to be part of the community fabric in that growth. We recently purchased our mixed use unit where our office currently is and to own a piece of the town center is a dream come true for me. MOMSTOWN: What does it take to build a real estate business; and any tips you might have for someone considering a career in real estate?

CRADLE TO COLLEGE: MUSIC EDUCATION FOR LOCAL KIDS 14

Get to know KeyNote and its family of music education programs. Built on our flagship, San Diego Youth Symphony, KeyNote has been serving families across San Diego for nearly eight decades with their cradle-to-college music curriculum. For your youngest musicians, KeyNote offers ChIMES, a program for babies, infants and toddlers and their caregivers, that offers joyful, inclusive musical learning focusing on the developmental period from ages 0-5. It promotes school readiness and creates pathways for children to participate in music by developing motor, social, literary and language skills in a welcoming and inclusive environment. You’ll meet guest musicians, learn about their instruments, and discover a culturally rich array of music and activities as you sing, dance, move, and play with your child. Four to eight-week sessions are offered throughout the year in Balboa Park and Liberty Station. There are also monthly workshops at the Encinitas Public Library (first Thursday of each month). SEQUINS & METALLIC These textures in either silver or gold are a fun and opulent way to create interest with your outfit. However, don’t save them for a special occasion. Wear them during the day for a work event, a dinner date or hosting an intimate party at home. A stylish way to wear this trend is a metallic pant or sequin skirt paired with a classic top such as a white button up, a simple sweater or fitted t-shirt. ELEVATED PEPLUMS We all remember peplums from 2010. For 2024 peplums are back but in a modern and elevated way. You’ll see them in tops but also blazers and jackets. Peplums can be extremely flattering on most body types however the proportions need to be right for your body. Make sure the peplum flounce isn’t too short and hits you at a flattering point. Joie and Ted Baker are a couple of brands that are doing this well now, however, once we get into 2024 you’ll see a lot of other brands offering really lovely options.

Eating healthy is an important goal for people looking to maintain or improve their physical health, particularly as it relates to the heart. With often conflicting information available online and via social media, it may be difficult or downright confusing to find the eating plan for you.

To help navigate the maze of information — and misinformation — experts assessed and scored the heart healthiness of several popular diets. Each diet was evaluated against the American Heart Association’s guidance for a heart-healthy eating pattern, which emphasizes eating a variety of vegetables and fruits, whole grains, lean proteins (including fish, low- or non-fat dairy and plant proteins), non-tropical plant oils and minimally processed foods; avoiding added sugars, salt and alcohol; and sticking to this guidance even when you’re eating away from home. Diets received a rating between 0-100 and were ranked in tiers, with the resulting analysis published as an American Heart Association scientific statement in the journal “Circulation.”

TIER 2: VEGAN AND LOW-FAT DIETS (SCORES 75-85) These eating patterns mostly align with heart-healthy criteria and emphasize important food groups but fell short of reaching the top tier due to limitations. ♦ VEGAN – A plant-based eating pattern that includes no animal products. Restrictions in this plan may make it more difficult to follow long term or when dining out. Following a vegan eating pattern increases the risk of some nutrient deficiencies, which may be overcome by supplements or fortified foods. ♦ LOW FAT – A diet that limits fat intake to less than 30% of total calories, including the volumetrics eating plan and therapeutic lifestyle change plan. These types of plans often treat all fats equally while the American Heart Association’s

TIER 1: HIGHEST-RATED EATING PLANS (SCORES HIGHER THAN 85) The four patterns with the highest ratings align best with heart-healthy guidance, are flexible and provide an array of healthy foods to choose from. ♦ DASH – With a perfect score by meeting all guidance, an eating pattern similar to the Dietary Approaches to Stop Hypertension plan emphasizes vegetables, fruits, whole grains, legumes, nuts, seeds, low-fat dairy, lean meats, poultry, fish and non-tropical oils. Nordic and Baltic diets are also examples of this eating pattern, which is low in salt, added sugar, alcohol, tropical oils and processed foods. ♦ MEDITERRANEAN – This pattern limits dairy while emphasizing fruit, vegetables, whole grains, legumes, nuts, seeds, fatty fish and extra-virgin olive oil. Because it includes moderate alcohol drinking, rather than avoiding or limiting consumption, it scored a few points lower than DASH. ♦ VEGETARIAN/PESCATARIAN – A plant-based eating pattern that includes fish. ♦ VEGETARIAN/OVO/LACTO – Plant-based eating patterns that include eggs (ovo-vegetarian), dairy (lacto-vegetarian) or both (ovo-lacto vegetarian).

TIP 2 SOUS VIDE TO SAVE TIME Don't let the fancy name fool you. The sous vide cooking method, which has been used by world-renowned chefs for years, is just as easy for home cooks. "Sous vide" (pronounced "sue-veed") is French for "under vacuum," and it's an innovative cooking technique known for achieving the perfect temperature every time. Food is vacuum sealed, then submerged in water and slow-cooked at a constant precise temperature until it is perfectly cooked. Sous vide has become the go-to method in the world's best restaurants for years and for good reason. It brings food to the precise temperature chefs look for and delivers perfect doneness, edge-toedge, every time with little effort.

Let's say you've prepared a bone-in ribeye using the sous vide method. As you cut into your steak, you'll notice something right away. The doneness you were hoping for goes all the way through your steak, without that gray-to-pink gradient and thin band of desired doneness that you get when simply grilling steaks.

Place the cheese chunks in bowl of food processor. Pulse for about 10 seconds to break cheese into small granules. Use a rubber spatula to scrape down and recombine between every couple of pulses.

Even better, you can use sous vide to do a "reverse sear." Sous vide will ensure your steak is cooked to the desired temperature. Then, you can put it on the hot grill for that tasty, smoky char only outdoor cooking can give you.

Using a spatula, remove all to a mixing bowl. Fold the olive oil into the blended ingredients and mix well by hand.

Baby back ribs are another popular staple that can be prepared using the sous vide method. To achieve a thicker whipped cream, add the remaining 1/2 cup walnuts and puree until light and fluffy. Store tightly covered in the refrigerator until ready to use. May be prepared two days ahead.

As daylight shortens during the autumn months, it's the perfect time to "Candle with Confidence." Here are tips for using candles safely:

1. Follow basic candle safety practices Never leave a burning candle unattended, and make sure candles are not lit on or near anything that might catch fire. Always keep candles out of the reach of children and pets.

2. Prevent candle smoking Before lighting your candle, trim the wick to 1/4 inch before every use, and be sure to place candles away from drafts, vents or air currents. If a candle continually flickers or smokes, it is not burning properly and should be extinguished. Allow the candle to cool, trim the wick, make sure the area is draft free, then re-light.

3. Beware of "make-your-own" candleholders Not all glass is the same, so it's best to avoid burning candles in glass containers that are not specifically designed for candles. Glass candleholders are specifically manufactured to withstand the temperature changes that occur when burning a candle. Everyday glassware is not designed for burning candles.

4. Make votive cleaning easier Add a few drops of water to the glass of votive holders before inserting the candle to make them easier to clean. Caution: Don't add more than a few drops of water, and don't add water unless you intend to burn the candle immediately afterward. Over time, a candle wick could absorb the water and won't burn properly. Also, never use water to extinguish a candle.

6. Store candles carefully Keep your candles in a cool, dark and dry place. Tapers or dinner candles should be stored flat to preventing warping.

7. Keep candles clean Remove dust and fingerprints from a candle by gently bing the surface with a piece of nylon or a soft cloth that is dry or slightly dampened with water.

8. Care for your candleholders Remove wax drippings from candleholders by running hot water over them. Alternatively, some home care experts prefer removing wax by first placing the candleholder in the freezer for an hour or so. This allows the wax to shrink and easily pop out when the candleholder is removed from the freezer.

Avoid placing candles where they will be directly exposed to sunlight or harsh indoor lighting, as candles may fade if left in bright light for an extended period of time.
