As we welcome Spring 2021, we continue to see increases in real estate prices across the GTA. Each segment of the housing market remains strong, with detached, semidetached, townhomes, and condominiums showing increased YOY sales figures from January 2020 to January 2021. TREB reported the average selling price in the GTA in 2020 was $930,000 up 13.5% from 2019 with an average price of $820,000. In Oakville, the price of a detached home is up 19.4% YOY with an average price of $1.4M, attached

homes are up 18.79% YOY with an average price of $970,900, townhomes are up 17.8% YOY with an average price of $770,600, and condominiums are up 6.23% YOY with an average price of $541,500.

GOING FROM LOCKDOWN TO LOCKED UP For many of us, the prolonged lockdown has resulted in us participating in less physical activity than our bodies are accustomed to, resulting in them becoming “locked up”. combined with its neutral supporting pallet, it is quite calming and serene. What is your take on 2021? Will 2021 be a year to redeem and conquer or will it be a year to recover and rejuvenate?

Pantone has announced two colours for 2021: Illuminating and Ultimate Grey. Illuminating, a bright almost energetic neon yellow is bound to make those who use it inspired and happy. Ultimate Grey, on the other hand, is considered to be safe and comforting. Benjamin Moore has chosen Aegean Teal supported by a pallet of warm and familiar tones. Aegean Teal can be quite bold on its own but,

There are so many reasons to incorporate colour into a design. Your design can be driven with colour to create a fun and interesting space. Colour can create contrast, giving the design warmth and visual depth. Colour can also be used to evoke a feeling within the design. The theory behind why we use colour is quite amazing; it truly affects how we feel and how we live our lives every day. The best way to incorporate these new on-trend colours is to introduce them in small doses. Our design team adores incorporating into our residential projects the colours of the year through our accessories like accent pillows, artwork, area rugs and even small unexpected accents of paint.

olour is one of the key foundations of any design. Colour enhances design in so many ways by contributing to our daily attitudes and emotions, creating contrast and an overall feeling in the space. The colour pallet for this year is one that to me is both energetic and serene. Pantone has released two colours that almost battle each other, and Benjamin Moore has released a lovely calm colour of the year with an even more serene pallet.


Get this, our favourite way to add a pop of colour to a home is by painting the interior doors! Do not be afraid, your builder-white office door is begging for a new colour… perhaps Aegean Teal? Ah-ha, we knew you’d love it! Painting your front door is a great and cost-effective way to add colour to your exterior as well. A small weekend do-it-yourself project can make a large impactful difference when adding colour in this way to your home. If painting interior doors is not for you, then another on-trend way to add colour to a space is through colourblocking murals. More and more we are seeing abstract colourful wallpaper which can easily be painted onto a wall using the colours of the year. This design feature can add a punch to any space! Furniture is another great way to add colour to a design. We love a bold colour accent chair or stool in a living room with corresponding pillows on the sofa to tie it all together. If adding colour to a space is scary for you, try incorporating small accents first like throw blankets, pillows, and artwork. Once you are more comfortable with colour, then start playing around with drapery, bold furniture, and statement art pieces. The design opportunities are endless! There are so many ways to incorporate and embrace the 2021 colours of the year into your home without changing the whole design. Don’t be afraid to go have some fun with it and discover the influence colour truly can bring to your home interiors.

Your Kitchen As Entertaining Space

The kitchen in most homes is a hub of activity, whether yours is constantly busy with cooking aromas permeating throughout the home or simply because it happens to be where everyone crosses paths as the bustle of the day starts before each person rushes off in their own direction.

The evolution of kitchen space planning has opened up so many great opportunities with how your kitchen can become the centre of activity. Whether you include a counter with stools that serves as a breakfast spot in the mornings but later becomes a great spot to mingle over cocktails in the evening, or whether you combine your living room and kitchen so family and friends can banter back and forth, the fundamental concept to designing your kitchen's entertainment zones.

Today’s kitchens, however, are about more than just cooking and are quickly becoming the focus of the home and more multifunctional than ever, as kitchen design moves away from closed utility-like space and towards openconcept spaces that link together the living room, dining room and more. Ever notice that no matter what size your kitchen is everyone seems to gather there? This is an amazing way for the host and hostess to be part of the mingling and conversation even while preparing and prepping food and drinks. The saying “the party always ends up in the kitchen” has never been more true, as entertaining moves away from traditional living rooms and dining rooms and into a more fluid setting of the modern kitchen environment.

Keep in mind that these guidelines are neither rules nor laws. Frankly, we are going entirely on our personal experience of what has worked for us in our homes, so feel free to adapt these recommendations to suit your daily life and your type of entertaining.

Much like the 'kitchen-triangle' concept which helps plan out work space and clear traffic lanes by dictating that an ideal kitchen occurs when you draw a line from the sink to the stove to the fridge, zone planning for a kitchen needs to account for the differences each home may present, whether those are opportunities or challenges.

Zones can include the main prep space of your kitchen (where the work takes place), the storage space (where pantries, cupboards, fridges and perhaps a wine cooler are positioned), the viewing space (where guests and family can sit or stand while interacting with the host or hostess), the casual nook with lounge chairs or a large ottoman (while separate from the kitchen must have a direct line of sight and not be too far away so as to impede or obstruct conversation between the two spaces), the dining area (which often is removed from the kitchen space but more and more these days is open to or connected to the kitchen).

Questions to ask yourself when designing your kitchen for entertaining include: Is my entertaining more casual, formal, sit down or buffet-like? How many people do we normally host? Are we comfortable with people watching us cook and prepare? Are we comfortable with guests helping themselves? All of these questions and more will help you define the priorities of your space. 22 | SPRING 2021

Deciding on where each of the zones will go and how they work together is key to creating a fluid and comfortable space that is also efficient. Once you find the right zones and traffic patterns in your space, it will make entertaining much easier as you simply repeat the same layout time after time for any holiday or occasion.


‘PRO TIPS’ While the physical layout of your entertaining space may be the foundation, how and where you place items will set the tone and direct the flow of each gathering. Here are some of our favourite tips when it comes to setting up for entertaining:

Deciding on where each of the zones will go and how they work together is key to creating a fluid and comfortable space that is also efficient.

1) Separate the bar from the food to help avoid overcrowding while also encouraging movement and flow. 2) Never set up a bar near the entrance of the home or somewhere that requires guests to walk through the kitchen. Either of these spots will generally cause bottlenecks (excuse the pun) as everyone congregates around the bar. 3) Consider if space is tight, or your group is large, offering batched or pre-made cocktails which can easily be served to guests as they arrive for that extra little ‘chic’ touch. 4) When placing grazing platters or stations, make sure to place them somewhere convenient and ideally in a position where guests can help themselves without leaving the main entertaining area. The idea of putting the smoked salmon platter in the dining room just because there’s room will undoubtedly lead you to move it eventually or, even worse, throw it out at the end of the night when it remains virtually untouched. 5) For a cocktail party where you might be serving canapés, we recommend using a few classic platters or trays to serve them on. Set the canapé trays up on your kitchen counter, island, coffee table or any other surface that feels inviting for your guests! If you’re entertaining in a large space, try spreading the canapés out so your guests always have something to eat nearby. 6) Consider your menu mix of warm, cool and room-temp items – having too many items that require warming or need to be kept chilled will keep you hustling in the kitchen all night instead of enjoying time with your guests. 7) Florals and candles displayed in groups/bunches can help show your guests you’ve put in the extra effort while also serving as a road map showing your guests where to gather. For this reason arrangements should be strategically placed at the bar, by the seating areas, and in any areas where food is presented. 8) Florals for cocktail parties don’t need to be elaborate. Simple and inexpensive greens with perhaps a single stem or two is enough to add a touch of elegance to the environment.

While it may sound overwhelming, spending a little time planning out your space, whether physically or just around placement of food and drinks, will improve the flow of your entertaining by leaps and bounds. t’s 8:45 a.m. and your alarm sounds. You throw on your blazer, slip into your sweatpants (they’ll never know), brew your coffee, open your laptop and sit down to start your work day. You open the project due by this Friday, and you spot the pan in the sink your husband used to fry, well, something that looks sticky. It should definitely be soaking. But that’s okay. You can forget about that. That’s a chore for another time. You open the project due by this Friday…and your laundry is piling up. Maybe you should throw a load in super quickly. You’re home anyway, you may as well. You open the project due by this Friday…and your teenager is definitely sleeping through his algebra Zoom. You should probably wake him, right? You open the project due by this Friday…and you forget why you opened it in the first place. Working from home comes with its challenges, and designer Lisa Kooistra knows this first hand. That’s why, after travelling abroad with her husband and contractor Ryan Kooistra of York Renovation & Designs, she brought Pod-style living to Canada.

They’re moveable, sustainable structures that merge indoor and outdoor living via floor to ceiling windows. As fully insulated, customizable rooms, LIV Pods are creative getaways users can access anytime. Making staying home a little more exciting.

he change in environment helps Lisa and her clients disassociate from common household distractions. Pods can be used as a creative sanctuary; a space highly conducive to productivity. The Pods’ signature floor-to-ceiling walls fill the space with natural light; something infrequently found in most home offices. Natural light increases your brain’s production of serotonin, which boosts your mood and helps keep the mind calm and focused. When you’ve finished your work day, you can easily lock up your Pod and head back inside. Steps away sure beats rush hour on the Gardiner! Rather than post-2-hour gridlock, your “Honey, I’m home!” moment happens in an instant.

While a home office space is the most popular use of the Pods, LIV Pod possibilities are limitless. “They can be created to be anything!”, the designer notes. Coming in 90 and 106 square feet, or custom sizes, your Pod can function as a dance studio, a cabin, a gym, a yoga studio, a sound-proofed recording studio, or a commercial pop-up style venue!

he larger, custom-sized Pods can be equipped with running water, meaning the space can even function as a small apartment - a more affordable alternative for adult children who are having trouble saving for a place on their own. It is important to note, the custom sized Pods with running water do require a permit. Lisa says permits are not difficult to obtain. However, if you’re satisfied with the 90 sq. ft. - 106 sq. ft. options, your LIV Pod is installed permit free! While Lisa says that each pod is designed with her own classic, contemporary flare, they are absolutely customizable. From flooring, to colour palate, to decorative lighting fixtures, “we can help with small finishing touches, so people can add their own kind of flare as well!” In addition to being visually customizable, LIV Pods are built to withstand even the harshest Canadian winters. Meaning, you can customize the location you’d like your Pod in. Up North at the cottage? Easy! They’re moveable spaces that are designed to last. “Were taking into account all the technical aspects of how these can be used in any environment,” comments Lisa. “We’ve engineered them so they can take very heavy snow falls,” she elaborates. Along with the Pod’s ability to survive in any environment, they support their environment! “All of the materials we use are sustainable,” comments Lisa. From the exterior panels, to the roofing system, to the paint, even down to the insulation, Lisa invests in the most environmentally friendly, sustainable materials. The helical piles that the Pods sit on are completely removable and barely disrupt the land beneath them. These sustainable materials are sourced from Ontario, with a few exceptions. These exceptions still exist within North America. With a start-to-finish timeline of just eight weeks (and working toward less), LIV Pods are sustainable, Canadiansourced, innovative spaces that can fit your any need. Whether its a zen space for yoga, a rad space for jamming, a mini apartment, or simply a place where you can open that project due by this Friday, it’s a space that’s truly yours. “Our main goal was to have a really well designed space. To help you succeed with your upcoming design project, we sat down with Ramsin Khachi, principle of KHACHI DESIGN + BUILD, to discuss some things you need to consider when hiring a professional team to take on a renovation project or to build your dream home.

Q

With 30+ years of experience in the Design + Build Industry, what is the number one thing that you would advise people to consider when preparing for a renovation or a new build?

A

Take the time to really evaluate how you function day to day, how you entertain, how you work, what your habits are and what things drive you crazy in each room of your current home. Create a file for every room of the house and start collecting information for that file (paper or digital) including a clear description of the function of each room as it relates to you.

How do you get to know a potential client(s) to better understand their needs?

I listen for what troubles them in their everyday use of their current space. How they function, how they live, what their routines are. It helps me design solutions in my mind. These ideas are assembled throughout the design process and really begin sculpting proper solutions for every challenge clients face when using their home.

Once someone becomes a client, what is the next step? What is your company process?

The first step is the design phase. This is where the ideas are crafted and developed. Once the perfect design package is assembled, including every finishing detail, every material selection, as well as furnishing and decorating details, the package can then be costed for construction. With such clarity up front, the potential for cost over runs is eliminated.

How do you approach the topic of budget and how do you educate your clients on what certain costs are?

A

The first thing is assisting clients in understanding the factors that need to be considered when budgeting for a renovation. These factors may include why a client wants to live where they do, land costs, design costs, permit packages, how long they intend to be there, and more. It is also important to understand the client’s preferred esthetic and expectations of quality so that proper construction costs can be considered. Most importantly, I am very detailed so that expectations are clear.

How do you work through the design phase? Is it a collaborative experience with the client?

Yes, a client’s involvement is extremely important. Having said that, each client has a different desire or willingness to be involved. We do not need the client to do any work. However, we do need their attention from time to time to ensure the proper trajectory so that we can be as efficient as possible when creating a comprehensive design package.

Q

You are very well known in the industry as a professional that integrates innovation and current technologies into all your projects. How do you stay on the “pulse” of what’s new?

A

I travel to key industry trade shows that feature the latest in design and innovation and I make sure our entire team is well educated, through our suppliers and through available workshops, on the proper execution of the latest modernisations.

How do you advise a client where to save and where to splurge?

My philosophy has always been to do the right thing. It has ensured our success and it will safeguard our survival in a very competitive industry. I never have a problem with advising clients on where to apply their money. Conversely, I will be the first to point out sensible or economical ways of achieving the results. I have gone as far as discouraging clients from certain work, embarking on renovations, or even building new when it did not make economical sense. I encourage them to research and to really evaluate the market before proceeding. Giving people honest and sincere advice is the simplest way to acquire lifelong clients.

Q A

When a project has reached completion, what is your company policy on client “after care”?

Every homeowner is a client for life. We provide clients with a complete “home” manual that outlines the details of the work we have completed and any relevant product warranties. We encourage clients to always call us in the event of any warranty concerns. We are always able to stand behind what we do and take care of any issues that may ever arise. Leaving clients to deal with suppliers, and ultimately other tradespeople, can place them in compromising situations and we do not ever want that.

Are there any other exciting projects that you are involved in right now that you would like to tell our readers?

A

We are currently working on completing a Design + Build of a contemporary home full of creative design, innovative technology, and impressive custom fabrication. Our sister company, Stone Lab, is very busy supplying quality Stone + Quartz Fabrication and tile material to builders and homeowners whether renovating, building new or simply updating an existing space. We are also filming a fun media project with Fernbrook Homes - taking one of their new builds and working with them to take it to new heights. You can watch along on my YouTube channel as the project provides viewers with excellent customization ideas and introduces some unique and innovative products.

By Brooke Madden Sitting at my kitchen table, on the 31st floor, overlooking the ghost town I once called downtown, I feel an eerie calmness. The city isn’t supposed to be calm, or serene, or silent. It’s supposed to be wild. Its quirky chaos is what drove nearly 3 million people here in the first place. When I moved here from Burlington, Toronto was an animated, provocative entity. But as I sit here now, overlooking desolate streets, abandoned office buildings, and listening to the chime of vacant streetcars pass every seven and a half minutes, it’s abundantly clear: times have changed. 50,375 people left Toronto in 2020.

SUDDENLY, WE’RE UNDERSTANDING THE IMPORTANCE OF HUMAN CONNECTION. We’re valuing our relationships, our hobbies, our food, our space (oh, how we’re valuing our space!), and ultimately learning how to take a deep breath, slow down, and say thank you for what we have. Toronto’s provocation is simply less conducive to our newer, yet ironically more primal values. And where better to explore our new values and nurture our changed perspectives than the country? It all makes plenty of sense, but this city slicker is going to need some more information when it comes to country living, real estate, and maximizing the farmhouse lifestyle. I sat down with my good friend, interior designer, mother of four, and host of new HGTV show Farmhouse Facelift Carolyn Wilbrink and her brother, craftsman, and co-host Billy Pearson to discuss the country life. Growing up as farm kids, Carolyn and Billy have been working, playing, and collaborating their entire lives. Their designer/ craftsman relationship dates back further than you might have expected. “Growing up, we could spend an entire day in the barn building straw forts. Billy was the king of straw forts! He would use bails of hay and straw, and even build different levels with wood he’d find in the barn,” recalls Carolyn.

As the two matured, their designs did too, eventually leading to their Burford house project. An intimidating undertaking, and huge fixer upper, Billy and Carolyn were “the only people who saw the potential in that house.” Carolyn documented the project on her Instagram account, a move that would soon change the lives of the small-town siblings. HGTV approached the pair, and the rest was history! Now, having wrapped the first season of Farmhouse Facelift, Carolyn and Billy are beyond grateful to have had the opportunity to have worked with 10 different families, helping them fully embrace (and fall in love all over again) with their farmhouse lifestyle. And what a more poignant time to be embracing such a lifestyle? As we collectively rediscover values like healthy living and taking our time, our environment reflects it. Carolyn notes, “People, even in places like Burlington, are getting gardens and growing their own food. People are wanting to raise their families with more green space, with more room to roam, to have that organic lifestyle, and really slow down from the fast paced life of the city.”

Even though Carolyn and Billy are all grown up, they’re still having just as much fun as they did building straw forts on their own farm. Their country upbringing allows them to connect with each family in a way city-based designers and contractors simply cannot. “All the farmers that we got to work with were genuinely appreciative that Billy and I were actually farm kids,” Carolyn mentions. “We grew up doing the stuff they do every day,” Billy adds. This makes finding common ground with each family easy, but, as is the farm-kid way, Carolyn and Billy are sure to go the extra mile. When they meet the homeowners, they “sit down with them and ask ‘Okay, how do you use your house?’ or ‘Oh, you have four kids? I have four kids! But you don’t have any storage!’” Finding common ground and developing genuine relationships with the homeowners is an important part of their process so they can ensure they’re doing the best job possible. There’s no better way to get to know the families’ needs than by getting to know the families. Each family is unique, so each renovation has to be unique too. “The reveal makes it all worth it – all the crazy long hours,” Billy admits. After a laborious renovation process, each episode ends with Carolyn and Billy finally revealing their hard work to the homeowners. “Nothing was scripted. Their reactions and ours were genuine,”

Billy emphasizes. Both hosts agreed that revealing their work to the homeowners to be the most rewarding part of the process. “When I go in and show a mom of four ‘Hey, I just gave you so much storage!’ it’s easy for me to be passionate because it was something I did, and she’s excited too!” says Carolyn. “It’s not even that they’re grateful to us. We’re grateful to them! For actually trusting us to do this kind of work,” Billy acknowledges. If and when the world slowly starts returning to “normal”, I hope we remember how our perspectives have shifted over the last little while, and welcome the new values we’ve acquired. I hope we embrace more farm-life values, appreciate each other, and focus on gratitude. Gratitude for our families, gratitude for our space, gratitude for our land, gratitude for little memories we get to revisit any time we look at a picture hanging on our wall. Gratitude for storage – for that matter! Gratitude to have a place to call home, when home is the safest place to be. Carolyn and Billy embody these values, and remind us that sometimes all you need is to take a breath, slow down and say thank you. Not only are the pair changing lives, “We’re doing what we’re truly passionate about.”

How do you manage money?

We have always believed and practiced the approach that managing money should be done from a goals-based perspective. Goals for high-net-worth individuals and families can be quite unique, but usually revolve around growing net worth, protecting capital, maximizing estate values and implementing philanthropic strategies. It is our role as holistic wealth managers to develop strategies, sometimes complex, around how to achieve those objectives. Once those goals are identified, a strategy is implemented that includes an appropriate investment approach, executing tax-efficient strategies and utilizing tools like permanent life insurance. We have even helped clients attain their philanthropic objectives by collaborating with TD specialists.

What type of clients do you work with?

Our client base is very diverse, which we love, because it always keeps us learning, but our primary focus is working with high-net-worth individuals and families. We manage wealth for retirees, business owners, young affluent individuals and families, and even for corporations. Thankfully we work with an incredible team of estate planning advisors, business succession advisors and tax & estate planners from across TD to address the specific needs of each and every client.

What are some ways your team helps people?

Managing investments is at the core of what we do, but the relationship with our clients goes so far beyond building an investment portfolio. We’ve helped business owners implement protection strategies for themselves and their partners, and build and execute business succession plans by working with TD specialists. We’ve helped philanthropic clients to effectively contribute their assets to provide for charities long after they’re gone. We’ve helped families maximize estate values and transition wealth through multiple generations in tax-efficient ways. We’ve helped clients leverage their investments to gain access to capital for cottages and vacation homes. The list is endless as every strategy we develop for a client, family or business looks a little bit different.

What are some of the biggest gaps you see when you sit down with a new client?

It’s hard to think of a time I sat down with a new client and wasn’t able to uncover a gap in their wealth management strategy. Sometimes the gap pertains to unknown investment concentration. Many times it pertains to downside portfolio risk they weren’t aware of. Even if they have a wellexecuted portfolio we usually find tax inefficiencies that need addressing. Sometimes the tax inefficiencies pertain to the types of accounts their investments are held in, some pertain to the income they are generating for their retirement cash flow, and many times it’s around how their estate is structured. At the end of the day, one of our goals is to ensure our clients maximize what they get to keep and minimize what CRA can get their hands on. Life insurance, although largely misunderstood, can be one of the most useful tools for this with its flexibility to generate tax-efficient cash flows and enhance estate maximization.

Tell us a little bit about yourself.

I’ll start by saying I absolutely love what I do. I truly believe that, next to your health and relationships, the most important thing in this world is your wealth. The ability to creatively work with people to enrich their lives and that of their family, as well as those in need, is nothing short of a gift. Removing the stress around proper wealth management for clients allows them the freedom to focus on the things that are most important to them and I’m thankful to be a part of that. I am a big believer in giving back. A few years ago I joined some friends on a home building trip in Malawi. What started as an idea to help the less fortunate has turned into what is now the 7th year of a journey to build houses for underprivileged families in some of the poorest countries in the world. Our foundation, Homes4Hope Canada, has raised over $1,685,000 as of January 1, 2021 and built over 140 homes in Ethiopia and Malawi. With each home comes the provision of medical care and livelihood training for the recipient families. This journey is something I am thankful to be a part of.

MUDROOM ESSENTIALS f you don’t already have a mudroom or an otherwise dedicated and well-equipped entrance area, then you know the pain of rain and snow; wet coats, muddy boots and bags galore, piling up, clogging your hallways and spilling into your living areas. On the flip side, having a well-organized mudroom is life changing, offering a place for everything coming in and out of the home.

I

While this utilitarian space has very specific practical demands, the mudroom also has to make the right aesthetic impression as a main entry point into the home. As a designer and mom to three small children, I know firsthand that a little forethought can go a long way to making your home equally functional and fabulous. Here are some of my favourite ways to turn this “transitional space” into a statement of style. My clients’ ears always perk up at the mention of “custom.” Eyes glitter at the possibility of a room outfitted to meet their specific needs. For a catch-all like the mudroom, custom storage will go a long way to adding the function you need and the style you want. A custom storage system truly maximizes every inch of space, and there are some innovative products to meet your every need. Think pull-out shoe racks, specialty drawers for keys and electronic devices, and adjustable shelves and rods that can change to meet your family’s evolving needs. Keep in mind that a custom storage system is the more expensive option, but, in my professional opinion, it’s worth the spend. If you’re looking for a lower-budget option, there are some great modular storage products available at your big-box retailer that let you customize your system to meet your needs. These cabinets and shelves only come in standard sizes, but if you’re handy and have the tools (and patience), you can assemble and re-jig them to create your own custom storage area. 58 | SPRING 2021

hether you’re planning to go custom or off-the-shelf, consider your practical needs and those of your household. Do you have kids? Do they have sports equipment? Backpacks? What about pets? A good way to evaluate your needs is to look at your current system, which perhaps isn’t performing to its full potential, and determine what you’ll need to cull the clutter and make it work. This may include open or closed shelving, racks, hooks, baskets, or something entirely different. Of course, style should also be a consideration. Take a cue from the rest of your home when determining the aesthetic direction of your mudroom. What is the prevailing style of your living areas and kitchen? Whether they’re modern, traditional or something in between, echo that vibe in your mudroom to create aesthetic continuity. Your mudroom should feel like it’s part of the living areas, not an afterthought. Consider colour, texture and the right lighting, and be sure to incorporate some accessories. Art, a mirror and a rug underfoot can add the character and visual interest that utilitarian areas of the home often lack, such as a mudroom, laundry area or basement. Organization is the key to every well-functioning and aestheticallypleasing home. It’s also the secret to a smooth day, despite how busy life often gets. If 2020 has taught us anything, it’s that home is so much more than just a place we retire to at the end of the day. It’s where we live, work and play; we gather with loved ones and sometimes relax and enjoy some alone time. “Home” is what you make it, and with some planning and a little professional help, it can be the best place in the whole world.

WHAT’S IN YOUR WALLET? Know the Tax Reporting Obligations for Cryptocurrency

S

tatistics indicate that millions of people around the world now own digital currency wallets. If you are one of them, it’s important to know your tax reporting obligations for cryptocurrency.

Cryptocurrencies, like Bitcoin and Ethereum, are digital currencies that use distributed ledger technology (e.g. block chain) as a public database for transactions. Cryptocurrencies allow for electronic payments without centralized control systems such as banks and credit card companies serving as intermediaries. While the concept of digital tender is still a relatively new one, market capitalization across the top ten cryptocurrencies appears to have doubled over the past two years. Some perks of digital currency are said to include better security and anonymity. At one point, it was also thought that cryptocurrencies were safe from the watchful eye of government agencies including the Canada Revenue Agency (CRA) and the Internal Revenue Service (IRS). However, it seems that the governments of several countries have come together in a joint effort to ensure that individuals comply with the tax reporting obligations for cryptocurrency owners. In July of 2018, the CRA became a member of the Joint Chiefs of Global Tax Enforcement (the J5). J5 agencies include the CRA, the Australian Taxation Office (ATO), the Fiscale Inlichtingen- en Opsporingsdienst (FIOD) in the Netherlands, HM Revenue & Customs (HMRC) in the United Kingdom, and Internal Revenue Service Criminal Investigation (IRS-CI) in the U.S. According to the J5’s IRS website, the mandate of this intimidating coalition is to “work together to investigate those who enable transnational tax crime and money laundering and those who benefit from it. We will also collaborate internationally to reduce the growing threat to tax administrations posed by cryptocurrencies and cybercrime and to make the most of data and technology.” Efforts to ferret out underreported cryptocurrency wallets are not entirely novel; they are merely gaining momentum. Even before the J5 was formed, the IRS had successfully forced the cryptocurrency provider Coinbase to turn over information on any account with “at least the equivalent of $20,000 in any one transaction type (buy, sell, send, or receive) in any one year during the 2013 to 2015 period.”

Statistics indicate that millions of people around the world now own digital currency wallets. (United States v. Coinbase, Inc., Case No.17cv-01431-JSC). And in the summer of 2019, the IRS sent more than 10,000 letters to U.S. taxpayers suspected of not reporting or paying taxes on cryptocurrency through its Virtual Currency Compliance Campaign. So, how do you transact in cryptocurrency and stay in the good graces of tax agencies? If you are a U.S. taxpayer, for the 2020 taxation year, the individual income tax return (Form 1040) requires disclosure of cryptocurrency transactions. For the first time, the form explicitly asks, “At any time during 2020, did you receive, sell, send, exchange, or otherwise acquire any financial interest in any virtual currency?” For Canadian taxpayers, the CRA also considers cryptocurrency to be reportable income, and while they haven’t issued any dire warnings, it is stated on the agency’s website that failing to report cryptocurrency transactions is illegal and that they are “actively pursuing cases of non-compliance in order to make sure that the tax system is fair for everyone.” In the 2019 tax year, the CRA followed through on this claim when they issued audit letters to many Canadian cryptocurrency users, which included a 13-page questionnaire on cryptocurrency transactions. To avoid a cryptocurrency audit by the CRA, make sure you are compliant with tax reporting obligations for cryptocurrency owners. While there is some complexity as to whether cryptocurrency earnings are taxed as income or as capital gains, the CRA website offers fairly detailed guidance on how to report cryptocurrencies, including a link to information on the Voluntary Disclosure Program. If you are a Canadian and U.S. taxpayer and you own cryptocurrency, it’s important to seek out the advice of an experienced U.S. tax practitioner to ensure you are crypto-compliant on both sides of the border. If the IRS and the CRA want to know what’s in your digital wallet, better to come forward than have them pick your pocket.

he first part of the 2020s were a fraught few months, even before the COVID-19 pandemic disrupted the world. From Australian and Californian wildfires to once-in-a-generation Maritime storms to Siberian heatwaves to melting glaciers, humanity was confronted with serious reminders of its effect on the planet’s well-being. Never before has the resolve to convert to greener energies and lower our individual carbon footprints been so apparent. And now is as good a time as ever to embrace the possibilities of solar power. Governments the world over, from municipal to national to international, are implementing new green policies. But of all the green energies, why solar? Dave Wall, Commercial Sales & Project Manager at Guelph Solar, makes a compelling case for converting to solar power in Ontario.

“In Ontario, Natural Gas plants are used to provide electricity during peak times,” says Wall. “Solar power is abundant on hot, sunny, summer days when air conditioners are at full power.
