It appears summer is arriving early! With warmer than usual temps, Queen Street and the boardwalk have been full of life – a welcome injection of energy after a long winter.

The weather isn’t the only thing heating up. As we often see, interest in moving has picked up significantly since the weather has improved. Toronto’s real estate market turned a corner earlier this year. With the Bank of Canada hitting pause on interest rate hikes, buyers seem to feel that the worst is behind us and now is the time to make the move they have been putting off since last summer. This increase in demand, paired with low inventory, means that the post-March Break real estate market has marked a return to bidding wars and bully offers!

Inside this Spring/Summer edition of Grace & Co. From July through January, the real estate market was frozen. Not only were people scared to catch a falling knife, as many felt prices would continue to decline, but the biggest issue we faced was that clients were no longer comfortable buying their dream home without the security of having their current home sold. Rightfully so – the sale of their existing home was no longer guaranteed to occur in a week or two, and with so few sales, coming up with a concrete value for their home was difficult. It appears that challenge has largely disappeared and many of our clients are returning to the strategy of waiting for their perfect home, securing it, then listing their home as quickly as possible.

For that reason, now more than ever, we are working to help our clients get their existing homes “showing ready” months in advance of actually listing their home. They want to deal with any strategic fixes or updates now, so that when their dream home presents itself, the journey to listing their home can happen immediately and without stress.

How to Throw a Memorable Backyard BBQ

As the weather warms up and the days become longer, nothing brings friends and family together quite like a backyard barbecue to signal the start of the summer season.

There is nothing we love more than firing up the grill and inviting friends to join us in the late afternoon so we can enjoy the “golden hour” together.

We recommend keeping to a smaller group of six to eight people for a backyard barbecue, but we suspect it may not be uncommon to have a few last-minute guests bump those numbers up. With our barbecues, we always start planning for a certain number, and invariably Seb gets excited and extends the invite to another couple or two! For this reason, we love to serve a variety of dishes “family-style,” and prepare a bit of extra food – since with family platters, leftover portions can easily be salvaged for the next day.

We often say entertaining as a couple is a bit like a dance: balancing the prep work and day-of tasks between each other. Backyard barbecues are a perfect opportunity to split up entertaining duties, with one person tending to the grill and the other taking care of the guests and handling any last-minute details.

DECOR

Backyard barbecues are well suited to simple décor, and for this reason we often go with the “less is more” principle and lean towards a rustic outdoor look – no fancy tablecloth needed here! If your backyard permits and you have the right space for it, consider moving your table directly onto the grass, to change things up a bit and give your tablescape a gorgeous natural backdrop.

Since you are already surrounded by the outdoors, colourful florals will tie together the table and the garden with pops of colour. By arranging the florals in large mason jars, you can easily shift them slightly to make room for the larger familystyle platters when they arrive at the table.

If you don't have a rustic wooden table, you can also use rattan charger plates as the foundation of your place setting. These are an inexpensive way to add some natural texture to your table and can be reused often.

It’s always nice to finish things off with little details as we’ve done with the gingham napkins here. Another of our favourite ideas is to tie colourful ribbons around your vases or mason jars.

FOOD

We always begin the afternoon or early evening with a cocktail as guests arrive, but unlike other parties of ours, we skip serving canapés or snacks (since family-style meals with lots of variety can be a lot of food), and we move directly into dinner.

Serving family-style makes a lot of sense for a barbecue menu, since plating individual portions at a grill can be challenging and platters are generally quicker to plate. Also, this way your food will arrive at the table faster… and warmer!

A barbecue menu typically features a pretty heavy protein or main course, so we balance this by serving light and fresh appetizers like our Tomato and Basil Salad dotted with buffalo mozzarella, or the more unique Grilled Peaches and Baguette with fresh Burrata. Both make for a colourful (and perhaps unexpected) start to the meal!

For the main courses, we recommend offering lots of variety, with mixed platters of chicken, steak, and sausage complemented by healthy side dishes like grilled portobello mushroom caps with Chèvre cheese and simply

DRINKS

A Paloma is a tequila-based cocktail that features grapefruit juice, fresh lime and sparkling water or Sprite, finished with a pink grapefruit slice. Refreshing and delicious, this cocktail is a go-to for us when entertaining because the non-alcoholic version tastes just as good as the original.

DIY

Everyone loves a parting gift, and what better way to give your guests something to remember the meal by than with a jar of the dry spice rub we used on the chicken course. We used chalkboard paper and white chalk to add guests’ names to the top of each mason jar and then placed them at each setting as place cards.

Well, looks like you are now well-equipped to host the ultimate backyard barbecue, but don’t forget the most important Seb & Sheila tip –make sure to have fun at your own party!

For many of us, our pets are fullfledged members of our families, entitled to just as much care and consideration as we give ourselves and our kids. And, as Sheila has observed, it’s led to a boom in requests for petrelated features to be incorporated into home renovations.

And why not? Any renovation should add convenience and efficiency as well as style to a kitchen or other room. Why shouldn’t pet-related amenities – from feeding stations to built-in bedding to food, toy & clothing storage (and all the other paraphernalia that comes with owning a happy pet) – be afforded the same consideration?

“The number-one need when it comes to our pets is storage,” observes Sheila. “And, as with any storage, the best place to start is just to think about what you need to store, and plan accordingly. Food bags or cans? Coats, boots and other clothing? Litter and poop bags?” Easy access to items you use every day, being able to see at a glance when items need restocking, and creating a storage system à la Marie Kondo, are the top guidelines.

One option is built-in bins to hold kibble that you can just scoop out as needed, but this can be problematic; moisture or even insects can contaminate the food, and it can get stale if not used up quickly. A better alternative is to store dry pet food in its original bag with a secure closure on top, or transfer it to airtight containers, stored close to where you feed the pet.

As for actual feeding stations, there are a wealth of smart options to consider. Sheila suggests one option could be a spring-loaded pullout drawer, built into a kitchen kickplate and equipped with a platform with cutout holes for the bowls. This allows you to pull out the drawer for feeding time; at the end of the meal, lift out and place bowls in the dishwasher, and push the drawer back out of sight.

Another option – a variation on the pot filler over your range – is a jointed pot filler near a dog bowl, making it easy to replenish their water when needed, without having to stoop and bring it up to the sink or worse, letting Duke go thirsty on a hot day.

Especially for bigger dogs, or those who love to run on the beach or in the woods getting covered in sand and dirt, a dog washing station in the mudroom or somewhere near the back door is a real convenience. Some features to consider include tiled floors and sides, a handheld shower spray and a raised edge to hold water in. You could also add some kind of restraining harness,

like those used in professional dog spas; being restrained during a bath actually seems to calm some dogs down. And lastly, it should be warm – a heated floor is sheer luxury to a wet pooch –and near to an electrical source for blowdrying.

Sleeping areas are another growth area when it comes to bespoke pet comforts. Indoor “doghouses” (or at least pet bedrooms) are a stylish alternative to crates. As with other pet renovations, you can turn a cupboard into a pet boudoir by putting a swinging door on the front or leaving it open. A drawer lined with favourite blankets and pillows makes a comfy pet bed – either part of a built-in storage unit or in a dresser.

To take the idea a step further, Sheila has noticed that backyard doghouses have returned in a big way (though most vets do not recommend you leave dogs outside at night, where they are vulnerable to both predators and weather). She’s found the most attractive models mimic the style of their accompanying human house, with similar paint or siding, shingle roofing and even trim. Fancier models feature motion-sensitive lighting, heat and built-in food and water bowls.

One final piece of advice: Sheila cautions that it’s probably wise to at least think about resale when you install pet-friendly built-ins such as washing stations or comfort stations, unless you are planning to stay in your home for a long time. It could conceivably have an effect on resale if a future owner sees it as an expense to rip out and remodel.

“But I’m finding that’s not as true as it used to be,” she concedes. “Pets are becoming more and more popular, and some people might view a dog washing station as an asset!”

Our team puts together a tailored staging plan for every one of our clients’ homes. Sometimes the only requirement is a thorough declutter; other times, we replace some of our client’s art and furniture with our inventory; and sometimes our clients give us their property vacant and we stage it from top to bottom.

When staging our clients’ homes and condos, we focus on achieving three main results.

Firstly, our team wants to ensure that every room in your home is utilized to its full potential. Often, the sellers might have used a spare bedroom as a den or home office, but to maximize saleability, we always prefer to transform that space back to a bedroom.

Interestingly though, that’s not always the case these days – as we found during COVID, for example. We noticed how people’s interaction with their homes was forced to change, so we began looking for ways to showcase an area in the home for other purposes: to work out, for example, or as a convenient space to work from home.

Secondly, we focus on the scale of the space and the furniture in it. Often, people live with too much or too little in their space. Oversized sectionals that kill the flow of a room are comfy for cuddling up and watching your favourite Netflix series, but they can make a room feel too small to potential buyers. On the flip side, if your room can accommodate larger furniture than what you have, it makes the space feel strange and uninviting.

Thirdly, we want to ensure that a buyer falls in love within the first seven seconds of opening your door. Real estate purchases are often led by the heart, not the head; so we want the furnishings to complement or elevate your space. When looking for top dollar for your home, you need to provide an experience similar to a new home sales centre – a clean, well-lit space, with furnishings, art and accessories that could be from your buyer’s favourite shop, and even some subtle music playing in the background. It’s not enough for a buyer to like your home; they have to fall in

Years ago, we helped some clients purchase this charming Beach home on a wider than usual lot. It offered them everything they wanted – including the opportunity to renovate it and add their personal stamp on the property. After going through a substantial renovation that respected the home’s traditional style while injecting all the modern amenities a young family expects, a desire to move to Clarkson that had been simmering in the background became a reality and they asked us to sell their cherished home.

With the home fully renovated, there was little to do from a strategic improvement standpoint. They had left their primary ensuite bathroom unfinished, so the Grace & Co. design team managed the completion of this key element of the home. After that, all it took to transform the home was a coat of paint and a full staging package.

In the living room, a large dark leather sectional, patterned chair and window coverings were all

replaced with light and airy pieces that highlighted the size of the room and elevated the space. In the dining room, a hutch was removed and the square dining table was replaced with a rectangular glass table – allowing for a better flow and feeling of space.

In the primary bedroom, a bed with shorter headboard and no footboard again opened the space in the room, while neutral linens brightened the room. The new coat of paint made a noticeable improvement to this space, as the dark ceiling really shrunk the size of the room. And in the second bedroom, the double bed was replaced by a queen with two end tables and lamps.

Finally, the basement rec room furniture was lightened, and a larger area rug replaced the existing one, which was undersized and had a pattern that distracted your eye from the rest of the room.

The result? More than one buyer competing to call the house home, and a record high price for the area!

Grace & Co.’s leading partners talk about what inspired them to start what would quickly become one of the Beach's most trusted real estate teams, and how the neighbourhood – and they – have evolved over the years.

It could be argued that the sign of a good neighbourhood is the duration of a family’s commitment to it. That adage certainly seems to be true in the case of Grace & Co. co-founders Geoff and Gail Grace: the couple bought their first house in the Beach nearly four decades ago, and still live in that same attractive farmhousestyle home today.

“We bought our home [here] over 35 years ago, when we were transferred back to Toronto from Montreal,” Geoff explains. “When we lived in Toronto previously, at Yonge and Eglinton, we used to like riding our

bikes down to the boardwalk, so we knew that's where we wanted to live when we moved back. We raised our family here, and enjoyed Kew Beach Park and the boardwalk so much, we never considered leaving this marvellous area.”

What brought the Graces to The Beach originally has continued to attract them: the small-town feel of the neighbourhood, and its strong community ties. Families like the Graces – and also those for whom they find homes – treasure being able to walk to local shops and attractions, such as the music

became so successful that by 1996, Geoff decided to leave the publishing world and join her. “I travelled extensively for my work throughout my career, but by then I wanted to spend more time with my family, so it was a perfect solution. Working as a team, we never looked back,” says Geoff.

With Gail’s excellent business skills and Geoff’s talent for promotion and marketing, it was a natural fit. Twenty-seven years later, the process of joining forces professionally as well as personally has been both exhilarating and rewarding, Geoff continues. “It means a lot to us to help our clients through the stressful process of buying or selling their homes, in what is usually the largest financial decision they will make in their lives.”

Over the years, we have seen a rejuvenation, as many older homes have been fixed up or rebuilt, and new shops and cafes have opened. Many people – including ourselves! – have refreshed their old Beachstyle homes, while others have built beautiful new larger homes. It makes a really interesting mix, as the various styles complement each other as you stroll down the street.

“There is more of a cosmopolitan feel here now, with many interesting restaurants, and the Beach community now seems more lively and vibrant. This is a terrific community to raise a family, with

lots of outdoor activities a short walk away – such as sailing, tennis, biking on the boardwalk, watersports, and music concerts in the summer, as well as outdoor rinks and winter activities in the winter.”

Just as the Beach itself has evolved, the real estate business has changed exponentially as well. Asked what advice they’d give their younger selves if they could go back to Day 1 of Grace and Co., their answer is simple, elegant, and indicative of how they’ve built their lives.

“Try to work towards a good work/life balance. We worked hard for many years building our business, but looking back in retrospect, we can see where it was taxing, working nonstop seven days a week sometimes for months and months on end.

If the homeowner is interested, the Grace & Co. team will identify what strategic improvements can be made to their home that will sell for more money, faster. Clients are presented with a personalized report, custom-fitted to their home and focusing on items that will at least double a client's return although the real goal is a 3-4 times tax-free return on investment.

Wait… tax-free return? That's right! When you sell your primary residence in Canada, the gains you realize are completely tax-free. This is likely the largest tax loophole most Canadians will ever benefit from. So then, when the time comes to sell your home, you should be looking to maximize your returns.

Upon receiving the go-ahead from our clients, Sheila Shabsove, Design Manager at Grace & Co., obtains quotes for all the improvements. Then, the budget is presented to the clients for their approval. If they agree, Sheila and the team manages every aspect through to completion. It's a truly turnkey experience.

Often, these strategic improvements can be as simple as a fresh coat of paint, replacing brass door knobs from the '90s, or adding a tile backsplash in a kitchen. But some homeowners want to see larger returns, so they tackle larger high-value items such as updates to their kitchens and bathrooms that can exceed $100,000 but bring high-value returns.

In this article, we focus on a few properties where our team focused on only one or two items that really transformed the look of the space while keeping costs low.

At one King West loft, our clients had removed the builder-grade broadloom from their stairs but realized that when a builder carpets stairs, the wood treads that are used are paint grade – meaning they can’t be finished to match the hardwood flooring. So, their immediate solution was to give them a coat of white paint. It worked for them but didn’t really elevate the feeling of this really unique two-storey loft. When the time came to sell, our Design Team worked with our stair supplier to supply and install custom-finished treads that are applied right over the existing ones. The finished look is phenomenal and the cost is extremely reasonable!

At a home in the Beach, our clients had purchased from a contractor who renovated it top-to-bottom. They had

installed a free-standing soaker tub in the primary bathroom and accented it with a stone veneer wall. We are huge fans of freestanding tubs, but it left the main bathroom in the home without a shower. While our clients showered in their basement bathroom every morning, we identified this as a large potential hurdle on resale. After all, when they bought the home, the previous seller had to re-list the home many times and sold it for considerably less than what they originally wanted. So, by replacing their tub with a deep soaker and a shower head, we removed a fairly substantial objection that many buyers would have and ensured the path to a quick and successful sale!

SOME HOMEOWNERS WANT TO SEE LARGER RETURNS, so they tackle larger high-value items such as updates to their kitchens and bathrooms.

And, lastly, at a home in the Hunt Club, we identified two easy cosmetic fixes that helped elevate a home that was built 10+ years ago and resulted in multiple offers and a record-breaking sale price. By replacing the spindles on the staircase with a more modern profile and painting them white, it was a quick and easy way to inject some style as soon as you walked in the front door. We also had the stone on the fireplace surround painted out – an upgrade that the homeowners weren’t sure about but that every buyer who viewed the house made positive comments about.

Alifetime ago, I spent a winter camping in Costa Rica. Four months in a one-person tent with no pillow, no mattress, but the occasional scorpion. Sleep was hard, but the views were spectacular. At the season’s end, even the ruggedness of a San Jose hostel seemed luxurious. And I haven’t been camping since.

Recently, a friend asked if I have a favourite camping spot, and my answer was an unwavering: the Four Seasons. But they hadn’t inquired about my camping preferences—I misheard. Instead, they wanted to know where I glamped. Glamping,

I’d discover later, was the ultimate marriage between my love for the outdoors and my middleaged back. It keeps the kids happy and mosquitos to a minimum.

Glamping, to the uninformed, is hosted camping where your site and tent are set up for you and come complete with all the luxuries you could ever want, from ensuite bathrooms and kitchens to kingsized mattresses and climate control. While home prices across the GTA still lag this time last year in both price (down 15%) and volume of sales (down 37%), the current trajectory is upwards. February saw the average home price rise 5.5% across the GTA, with more noticeable increases in detached and semi-detached homes in Toronto proper. Bidding wars and bully offers have re-entered the market and, anecdotally, prices seem to be improving week-to-week.

With interest rates projected to remain where they are and begin to decrease by year end, it appears that home buyers feel there is no better time to buy than the present!
