In this year’s Spring/Summer edition of Grace & Co. The shift in the market that we are inevitably going to experience, therefore, is likely to be much more of a return to normal than a traditional market slow-down. During COVID, for example, we looked at how people’s interaction with their homes were forced to change. So we began looking for ways to showcase an area in the home to workout, as well as a convenient space to work from home.

SECONDLY, we want to ensure that a buyer falls in love within the first 7 seconds of opening the door. Real estate purchases are often lead by the heart, not the head, so we want the furnishings to compliment or elevate your space. When looking for top dollar for your home, you need to provide an experience similar to a new home sales centre – a clean, well lit space with furnishings, art and accessories that could be from your buyer’s favourite shop and even some subtle music playing in the background! When a past client, whose house we staged & sold to make his move to Nova Scotia a reality, needed help with the sale of his mother’s condo – we were honoured to be tasked with the responsibility! She lived in St Lawrence on the Park an older condo, steps to the St Lawrence Market, that boasted 9-foot ceilings and a wood-burning fireplace – two rare features. For this client, the thought of leaving multiple times a day to accommodate showings was daunting. When we discussed all the possible ways we could approach the sale of her home, it was decided that rather than staying in Toronto for the sale of her suite and then moving to be with her son in the East Coast, she would pack up and make the move first. This would make the showing process stress free for her and give us the opportunity to dress her condo from head to toe. With this unit, we were able to convert the open den from a TV room to a work-fromhome space. Because the den was open to the living area, the glare from the windows would disrupt watching television. The wall above the fireplace was perfect for a wall mounted television and turned into the best use of space. That then allowed us to convert the second bedroom from an office to a bedroom – showcasing that it was enough space for a single bed. In the living area, where the seller had placed her furniture on an angle (to align with the fireplace), we placed our furniture in a more linear setup which

In the dining room, the foyer closet jutted out into the room so a round dining table centred under a new statement light fixture (a strategic improvement we helped our client with) made best use of space. In the primary bedroom, we upsized the bed from her Queen to a King as the size of the room easily accommodated one. In addition, we had the carpet tiles removed to showcase the light flooring that flowed in from the rest of the suite.

Taking centre stage and sitting at the top of Desta Ostapyk’s list of 2022 Spring home trends, are spaces inspired by nature. As we start to consider refreshing our homes, looking for ways to make our spaces more serene and soothing, incorporating natural elements

helps us connect with nature. Starting with colours, earth tones have been making a strong comeback for the past couple of years. One of the key colours of this trend and the breakout star of 2022 is green in every shade. Did you know that the colour green has the most variation of tones than any other colour? If you didn’t, now you do. Other key colours for the

next year are earth tones like cognac, tobacco, mustard, charcoal, warm/creamy whites, deep marine blue etc. Using colours like the ones mentioned above and bringing natural elements through décor, fabrics and furniture is key. Not too long ago, the City of Toronto approved a bylaw for residents to build Laneway Suites and, only a few months ago, Garden Suites, on their property to be used for a variety of purposes. This has proven instrumental in adding much-needed living space for Toronto residents, where privacy can become an issue as families grow and change their lifestyle needs. For the residents of the Beach, this new bylaw is an exciting development and opportunity to add value to your property. Garden Suites are more

applicable to the Beach due to the limited number of laneways in the area. The 2022 market is unique in a way we could never have possibly imagined just a few short years ago. The early days of the COVID pandemic sent worry of economic collapse. But, what we have seen instead, is a nearly unfathomable and unpredictable evolution of markets and industry, and real estate is no different. What has truly been inspiring, across numerous communities, is how businesses and organizations have changed seamlessly, creatively, and on-the-fly to a new reality. “One of the biggest challenges was having to adapt and change quickly,” says Chelsea. “At the start of the pandemic, no one knew what to expect. There was a brief pause in the market where little happened, and then the market took off for various reasons; largely work from home, requiring more space (home office(s) and/or outdoor space), as well as remote working or relocation. This required quick action on both the purchase and sale sides.” Chelsea and the team at Grace & Co. adapted with grace (naturally) and aplomb, and yet realize the work and adaptation of the inherent challenges of a global crisis are not over, though she doesn’t quite view it as a “challenge” pejoratively. “I don't see the post-pandemic market that we're entering as a challenge, I see it as a time to shine.
