With our gardens springing to life, and summer just around the corner, I can’t help but notice a renewed sense of hope, joy and optimism in the air. It feels like a fresh start – and the perfect time to launch our inaugural Grace & Co. Homes & Lifestyle magazine! In this edition, we offer up a variety of articles on topics that I hope are timely and relevant to you. After being cooped up at home for the last year, our piece on Ontario Staycations offers some amazing options for a weekend away. Looking to add a pop of colour to your life? Setting the Stage READY, SET, SHOW!

Just like online dating, your home has to wow a potential buyer in the first 3-7 seconds or they will swipe left and move on to the next property. We all know first impressions count, but now they must be made quicker than ever. The world is moving at a faster pace than it was 5 years ago, let alone 10, 15 or 20. You have 7 seconds to sell your home so you better make a good first impression! Grace & Co. was an early adopter of home staging. In the 1990s, colleagues would comment that Gail Grace was lucky to have homeowners who kept their homes so tidy and decluttered. They wished their sellers were as organized as hers, because her listings showed better, attracted more attention, and sold faster. What they did not know was that she had a professional organizer consulting her clients on how to show their homes in their best light. Over the years home staging has evolved. It began as decluttering, grew into accenting a client’s home with more current pillows, accessories, or pieces of art, and in its present state, Grace & Co. is often re-decorating their clients’ entire home. Staged homes used to stand out, but now that it has become the norm, a house that has not been staged stands out—in a bad way.

THE STAGING TEAM AT GRACE & CO. WANTS TO MAXIMIZE THE FUNCTIONALITY OF EVERY INCH OF A HOME.

Grace & Co. stage their listings with three distinctive goals in mind. The first is to ensure that they show the house to be as large as possible, so decluttering is always their initial focus. They often find themselves helping clients transition from a starter house to a forever home (like the gorgeous home at 41 Scarborough Rd featured on page 30). The current home has usually seen a few additions to the family and with little ones comes stuff—a lot of stuff. If they want the house to move, that stuff has to move too. Secondly, the staging team at Grace & Co. wants to maximize the functionality of every inch of a home— especially now that remote work and virtual learning has put additional pressure on what we require from our homes. A recent Grace & Co. property was a smaller three-bedroom detached home that had been previously listed by another Realtor. The sellers had an infant who resided in the second-largest bedroom while the smallest bedroom was a home office. The team staged the middle bedroom with a double bed, showing that it would serve a child until

they left home, and moved the little one to the back bedroom—a room that when presented as an office could be seen as being too small to be a bedroom. Then, an unused portion of the finished basement was set up as a home office. Only a few weeks after switching agencies, Grace & Co. had buyers bidding on the house and the sellers were ecstatic. Thirdly, Grace & Co. has always recognized that buyers aren’t just buying a home—they are buying a lifestyle. Ditching Dining Room Culture

Your Kitchen As Entertaining Space

The kitchen in most homes is a hub of activity, whether yours is constantly busy with cooking aromas permeating throughout the home or simply because it happens to be where everyone crosses paths as the bustle of the day starts before each person rushes off in their own direction.

The evolution of kitchen space planning has opened up so many great opportunities with how your kitchen can become the centre of activity. Whether you include a counter with stools that serves as a breakfast spot in the mornings but later becomes a great spot to mingle over cocktails in the evening, or whether you combine your living room and kitchen so family and friends can banter back and forth, the fundamental concept to designing your kitchen's entertainment zones.

Today’s kitchens, however, are about more than just cooking and are quickly becoming the focus of the home and more multifunctional than ever, as kitchen design moves away from closed utility-like space and towards open-concept spaces that link together the living room, dining room and more. Ever notice that no matter what size your kitchen is everyone seems to gather there? This is an amazing way for the host and hostess to be part of the mingling and conversation even while preparing and prepping food and drinks. The saying “the party always ends up in the kitchen” has never been more true, as entertaining moves away from traditional living rooms and dining rooms and into a more fluid setting of the modern kitchen environment.

Keep in mind that these guidelines are neither rules, nor laws. Frankly, we are going entirely on our personal experience of what has worked for us in our homes, so feel free to adapt these recommendations to suit your daily life and your type of entertaining.

Much like the 'kitchen-triangle' concept which helps plan out work space and clear traffic lanes by dictating that an ideal kitchen occurs when you draw a line from the sink to the stove to the fridge, zone planning for a kitchen needs to account for the difference each home may present, whether those are opportunities or challenges.

Zones can include the main prep space of your kitchen (where the work takes place), the storage space (where pantries, cupboards, fridges and perhaps a wine cooler are positioned), the viewing space (where guests and family can sit or stand while interacting with the host or hostess), the casual nook with lounge chairs or a large ottoman (while separate from the kitchen must have a direct line of sight and not be too far away so as to impede or obstruct conversation between the two spaces), the dining area (which often is removed from the kitchen space but more and more these days is open to or connected to the kitchen).

Questions to ask yourself when designing your kitchen for entertaining include: is my entertaining more casual, formal, sit down or buffet-like? How many people do we normally host? Are we comfortable with people watching us cook and prepare? Are we comfortable with guests helping themselves? All of these questions and more will help you define the priorities of your space.

Deciding on where each of the zones will go and how they work together is key to creating a fluid and comfortable space that is also efficient. Once you find the right zones and traffic patterns in your space, it will make entertaining much easier as you simply repeat the same layout time after time for any holiday or occasion.


‘PRO TIPS’ While the physical layout of your entertaining space may be the foundation, how and where you place items will set the tone and direct the flow of each gathering. Here are some of our favourite tips when it comes to setting up for entertaining: 1) Separate the bar from the food to help avoid overcrowding while also encouraging movement and flow.

Deciding on where each of the zones will go and how they work together is key to creating a fluid and comfortable space that is also efficient.

2) Never set up a bar near the entrance of the home or somewhere that requires guests to walk through the kitchen. Either of these spots will generally cause bottlenecks (excuse the pun) as everyone congregates around the bar. 3) Consider, if space is tight or your group is large, offering batched or pre-made cocktails which can easily be served to guests as they arrive for that extra little ‘chic’ touch. 4) When placing grazing platters or stations, make sure to place them somewhere convenient and ideally in a position where guests can help themselves without leaving the main entertaining area. The idea of putting the smoked salmon platter in the dining room just because there’s room will undoubtedly lead you to move it eventually or, even worse, throw it out at the end of the night when it remains virtually untouched. 5) For a cocktail party where you might be serving canapés, we recommend using a few classic platters or trays to serve them on. Set the canapé trays up on your kitchen counter, island, coffee table or any other surface that feels inviting for your guests! If you’re entertaining in a large space, try spreading the canapés out so your guests always have something to eat nearby. 6) Consider your menu mix of warm, cool and roomtemp items – having too many items that require warming or need to be kept chilled will keep you hustling in the kitchen all night instead of enjoying time with your guests. 7) Florals and candles displayed in groups/bunches can help show your guests you’ve put in the extra effort while also serving as a road map showing your guests where to gather. For this reason arrangements should be strategically placed at the bar, by the seating areas and in any areas where food is presented. 8) Florals for cocktail parties don’t need to be elaborate. Simple and inexpensive greens with perhaps a single stem or two is enough to add a touch of elegance to the environment.

While it may sound overwhelming, spending a little time planning out your space, whether physically or just around placement of food and drinks, will improve the flow of your entertaining by leaps and bounds. How do you manage money? We have always believed and practiced the approach that managing money should be done from a goalsbased perspective. Goals for high-net-worth individuals and families can be quite unique, but usually revolve around growing net worth, protecting capital, maximizing estate values and implementing philanthropic strategies. It is our role as holistic wealth managers to develop strategies, sometimes complex, around how to achieve those objectives. Our client base is very diverse, which we love, because it always keeps us learning, but our primary focus is working with high-net-worth individuals and families. Thankfully we work with an incredible team of estate planning advisors, business succession advisors and tax & estate planners from across TD to address the specific needs of each and every client.

What are some ways your team helps people? Managing investments is at the core of what we do, but the relationship with our clients goes so far beyond building an investment portfolio. We’ve helped business owners implement protection strategies for themselves and their partners, and build and execute business succession plans by working with TD specialists. We’ve helped philanthropic clients to effectively contribute their assets to provide for charities long after they’re gone. We’ve helped families maximize estate values and transition wealth through multiple generations in tax-efficient ways. We’ve helped clients leverage their investments to gain access to capital for cottages and vacation homes. The list is endless as every strategy we develop for a client, family or business looks a little bit different.

What are some of the biggest gaps you see when you sit down with a new client? It’s hard to think of a time I sat down with a new client and wasn’t able to uncover a gap in their wealth management strategy. Sometimes the gap pertains to unknown investment concentration. Many times it pertains to downside portfolio risk they weren’t aware of. Even if they have a well-executed portfolio we usually find tax inefficiencies that need addressing. Sometimes the tax inefficiencies pertain to the types of accounts their investments are held in, some pertain to the income they are generating for their retirement cash flow, and many times it’s around how their estate is structured. At the end of the day, one of our goals is to ensure our clients maximize what they get to keep and minimize what CRA can get their hands on. Life insurance, although largely misunderstood, can be one of the most useful tools for this with its flexibility to generate tax-efficient cash flows and enhance estate maximization.

Tell us a little bit about yourself. I’ll start by saying I absolutely love what I do. I truly believe that, next to your health and relationships, the most important thing in this world is your wealth. The ability to creatively work with people to enrich their lives and that of their family, as well as those in need, is nothing short of a gift. Removing the stress around proper wealth management for clients allows them the freedom to focus on the things that are most important to them and I’m thankful to be a part of that. I am a big believer in giving back. A few years ago I joined some friends on a home building trip in Malawi. What started as an idea to help the less fortunate has turned into what is now the 7th year of a journey to build houses for underprivileged families in some of the poorest countries in the world. Our foundation, Homes4Hope Canada, has raised over $1,685,000 as of January 1, 2021 and built over 140 homes in Ethiopia and Malawi. With each home comes the provision of medical care and livelihood training for the recipient families. This journey is something I am thankful to be a part of.

Often, these strategic improvements can be as simple as a fresh coat of paint, replacing brass door knobs from the 90s, or adding a tile backsplash in a kitchen. But some homeowners want to see larger returns, so they tackle larger

high-value items such as updates to their kitchens and bathrooms. A recent project on Bellefair included painting the home, removing the broadloom in the bedrooms, installing hardwood that matched the rest of the home, as well as kitchen facelift. The kitchen had a great layout but there were a few opportunities for improvement—the fridge was free-standing, there were two different materials on three counters, a mixture of white and grey cabinet doors, no backsplash, and a large storage unit that made it difficult to walk around the island. The solutions? Sheila and her team created a more built-in look for the fridge by installing a side panel and upper cabinets, they replaced the counters with quartz so they would flow across the entire kitchen, all cabinet doors were replaced with white shaker and accented with black pulls, a stunning geometric tile backsplash was installed and that large storage unit was replaced with shallower lowers, topped with the same quartz counters, and floating shelves were installed—allowing space for storage while keeping the space open.

n Fitzgerald Mews, Grace & Co. took a 20-year-old townhome and helped rid it of much of the builder-grade finishes. The house received a new coat of paint, door handles, light fixtures, a kitchen revitalization, and two moderate bathroom updates. The principal ensuite bathroom saw a gentle upgrade as well: The vanity received new shaker doors and pulls, a quartz counter with double undermount sinks, and faucets, mirrors, and vanity lights.

And on Briar Dale, a bungalow that had already received a significant update at some point in the past—the living room, dining room, and kitchen had been renovated to create an amazing open concept living space. But the kitchen finishes were dating the renovation, so the design team at Grace & Co. had to bring

MUDROOM ESSENTIALS I

f you don’t already have a mudroom or an otherwise dedicated and well-equipped entrance area, then you know the pain of rain and snow; wet coats, muddy boots and bags galore, piling up, clogging your hallways and spilling into your living areas. On the flip side, having a well-organized mudroom is life changing, offering a place for everything coming in and out of the home.

While this utilitarian space has very specific practical demands, the mudroom also has to make the right aesthetic impression as a main entry point into the home. As a designer and mom to three small children, I know firsthand that a little forethought can go a long way to making your home equally functional and fabulous. Here are some of my favourite ways to turn this “transitional space” into a statement of style. My clients’ ears always perk up at the mention of “custom.” Eyes glitter at the possibility of a room outfitted to meet their specific needs. For a catch-all like the mudroom, custom storage will go a long way to adding the function you need and the style you want. A custom storage system truly maximizes every inch of space, and there are some innovative products to meet your every need. Think pull-out shoe racks, specialty drawers for keys and electronic devices, and adjustable shelves and rods that can change to meet your family’s evolving needs. Keep in mind that a custom storage system is the more expensive option, but, in my professional opinion, it’s worth the spend. If you’re looking for a lower-budget option, there are some great modular storage products available at your big-box retailer that let you customize your system to meet your needs. These cabinets and shelves only come in standard sizes, but if you’re handy and have the tools (and patience), you can assemble and re-jig them to create your own custom storage area.

hether you’re planning to go custom or off-theshelf, consider your practical needs and those of your household. Do you have kids? Do they have sports equipment? Backpacks? What about pets? A good way to evaluate your needs is to look at your current system, which perhaps isn’t performing to its full potential, and determine what you’ll need to cull the clutter and make it work. This may include open or closed shelving, racks, hooks, baskets, or something entirely different. Of course, style should also be a consideration. Take a cue from the rest of your home when determining the aesthetic direction of your mudroom. What is the prevailing style of your living areas and kitchen? Whether they’re modern, traditional or something in between, echo that vibe in your mudroom to create aesthetic continuity. Your mudroom should feel like it’s part of the living areas, not an afterthought. Consider colour, texture and the right lighting, and be sure to incorporate some accessories. Art, a mirror and a rug underfoot can add the character and visual interest that utilitarian areas of the home often lack, such as a mudroom, laundry area or basement. Organization is the key to every well-functioning and aesthetically-pleasing home. It’s also the secret to a smooth day, despite how busy life often gets. If 2020 has taught us anything, it’s that home is so much more than just a place we retire to at the end of the day. It’s where we live, work and play; we gather with loved ones and sometimes relax and enjoy some alone time. “Home” is what you make it, and with some planning and a little professional help, it can be the best place in the whole world.

THE INDUSTRIAL FEEL MEETS CLEAN MODERN DESIGN.

41 Scarborough Road was the brainchild of Robert Cimetta of Cimetta Properties and Jonathan Dosso of Dosso Custom Carpentry & Construction. Having worked on numerous projects together, there was a natural synergy between the two. Cimetta brought a breadth of experience developing residential projects from the ground up, primarily in North Toronto, while Dosso’s on-site experience and local knowledge of the Beach would prove invaluable. When the original home was listed for sale, Cimetta, Dosso and their Realtor – Geoffrey Grace – knew this was the one and they had to act quickly. A 50ft lot with a smaller and dated home is a unicorn for a developer in the Beach. Geoffrey presented a case study of what size homes would need to be built and what the developers could expect to sell those homes for. Cimetta and Dosso crunched their numbers and a decision was made. The property drew interest from another developer, but in the end it was meant to be! Severance and permits went smoothly, and while the planning was under way, the original home provided a family relocating from the UK a place to land and call home. gracehomesandlifestyle.ca

While Geoffrey provided his input on the floorplan, ensuring that the home would check all the boxes for would-be buyers, the industrial modern design was all Cimetta & Dosso and did they ever hit a home run! The exterior facade is strong yet understated. The dark brick blends into the streetscape and the third-floor steps back – invisible to anyone walking by. The 10.5x8.5ft front windows complete the industrial look, and pay homage to many turn of the century warehouses still found throughout Toronto. Inside, the industrial feel meets clean modern design. Wide plank white oak floors, as you would expect in most modern homes, are balanced with a blend of dark stone and walnut used in the foyer, kitchen and family room entertainment wall. The balance of industrial and modern dance up the stairs with a mixture of slat metal railings on the stairs with frameless glass rails on each floor. And the lower level grounds itself in it’s industrial roots with a polished (and heated) concrete floor. A principal suite with wall-to-wall custom closets, a walnut headboard wall and stunning ensuite with water closet shares the second floor with 2 additional bedrooms, a bathroom and laundry closet. On the third floor, a loft with ensuite and walk-out to a terrace among the trees was left open to allow buyers to decide how they would use it. The stairwell could be walled off to create a 4th bedroom, it could be used as a great games room or family room, in the current work from home climate it offered a large space to work from or it could be an amazing home gym or studio.

Project: The June Motel Sauble Beach Description: The second outpost of the June Motel brand located in beautiful Sauble Beach, ON, is a dreamy, beachy, retro-modern revitalization of the iconic roadside motel. Located steps away from the beach, guests can enjoy all that beach life has to offer with the added comfort of an onsite restaurant, lobby lounge, retail gift shop and outdoor pool. Westgrove worked collaboratively to design the guest room suites, lobby lounge, check-in area and retail shop. Together we travelled to Montauk, NY - a beachside motel hot spot - to gain inspiration for the project. The team executed the vision to perfection and the result speaks for itself.”

Black Kitchens are a thing. Now, we know what you’re thinking... A black kitchen? “Won’t that make my space feel so small and dark?” Let’s not kid ourselves here. Creating a black kitchen is more than just painting your cabinetry black and calling it a day. No, no, it is so much more than that. Let’s have a little chat on how you can cook up a stylish black kitchen

using multiple layers of lighting such as task, general and ambient to ensure your kitchen is well lit. Oversized island pendants are always welcomed!

LIGHTING

Bring in that texture, baby. Implied or tactile. Allow your kitchen to have some personality. Add texture in places that are obvious, for example, backsplash, lighting and counter stools, and not so obvious places like kitchen hardware, countertops and the range hood.

Make sure your lighting is right and bright. In the best-case scenario having a ton of natural light flood through a space is always lovely. If this is not the case, make sure you are

COLOUR CONTRAST If you aren't going for a dark moody feel, you are going to want to throw in some contrasting colours to pick things up a bit. No need to go all or nothing with the black. Whites, putty, or lighter contrasting colours will all be a great addition to a kitchen and create contrast against striking black features. This is the yin and yang to a black kitchen. Just like all paint colours, there's not just ONE black to choose from. There are thousands of options when choosing the right black, something a little more charcoal, what about a touch of blue or jet black? A colour selection may be dependent on areas around the space in focus, make sure you are sampling your colours in the space they are going to be in.

Just like cilantro, black kitchens are not for everyone!! If a fingerprint or scuff will send you right over the edge, then you may want to reconsider getting jazzy with the black. Just like everything in the kitchen, giving your black cabinets a wipe down will help maintain the look of the cabinetry. Don't be afraid to take a risk and go for it.

FEELING A LITTLE COLD? Pull in some warmth with natural materials and textures like wood, leather, or stone. NOT INTO COMMITMENT? It's okay, this doesn't have to be an all or nothing type of relationship. If it will make you feel better, try the one foot out the door trick. Say it with me, "two tones". Use black on the lowers to ground your space and pack the punch you want. Then keep it light and fresh on the top with a white or putty colours. HARDWARE Get those light metals going! Incorporate pops of gold, silver, or whatever finish you are fancying against the bold and saturated black colours.
