he leaves change and fall to the ground as we welcome the colder winds and first snowfalls. The warmth of the winter season is found in the faces of our family and friends, the joy of gift giving, shared meals, and magical experiences. As we slow down to take part in holiday festivities, take the time to reconnect and rejoice in the riches of our beautiful country. The 2019 real estate market continues to report stable and an increase in numbers and prices in the mid market. The first-time home buyer category has been active through 2019, with condominium and townhome prices returning to moderate. The change in the lending regulations in 2018, coupled with an election year, resulted in cautious Buyers and Sellers, yet they have remained active. In the fall of 2019, the average detached home in the GTA was priced just under $1 million, with an average of 19 days on the market. The good news is that Real Estate is trading at full asking prices, on average. We believe 2020 will be the rebound year where price and value will go up. The GO train continues to expand in the GTA and surrounding areas, with the announcement of a new Hamilton station. As transit lines and amenities expand, the value of GTA properties continues to rise, which is welcome news for homeowners and investors. Canadian cities, particularly Toronto and Vancouver, are experiencing a strong job market keeping Buyers and Sellers active throughout the

seasons. Real Estate investors in the GTA continue to experience rising rental rates with the average one bedroom awarding $2150.00/month. How Lesley Hampton is taking the bridal fashion world by storm BY NICOLETTE LITTLE
Toronto’s Lesley Hampton has made a splash on Canada’s fashion scene – and beyond. With designs featured internationally by such top-tier publications as Vogue, Elle, Flare and USA TODAY, and worn by luminaries such as Margaret Trudeau, Jann Arden and Serena Ryder, Lesley’s name is now a mainstay of fashion festivals, including Toronto Fashion Week. With her name increasingly associated with uniqueness and diversity in the fashion world, it’s no wonder Lesley has become a “go-to” for hopeful brides whose dream dresses cannot be found in typical boutiques.
When asked how she stepped into bridal design, Lesley notes brides-to-be began approaching her after they saw her designs in runway shows or press stories. “It’s exciting to discover each bride’s style and how that can be translated into a bridal piece,” she notes. “Some brides come to us with an exact vision in mind of cut, colour, and appliqué. Others come to us with ideas and we help them discover their ideal silhouette, shape and materials for that dream-come-true gown. It’s a learning experience with each bride and it’s exciting to execute their vision for their special day.” Lesley and her team also regularly design for bridesmaids, maids of honour and the mother of the bride. “Cocktail dresses and gowns are our favourite to create!” she explains.
Lesley’s designs are premised on values of inclusivity and self-acceptance. As the daughter of a mining executive, she moved to new cities and countries throughout her youth. Her designs are inspired by her travels, the people around her and “the human psyche”: “I have my designs reflect issues or stereotypes that might be applied to me” as an Indigenous woman, she explains, “and in doing so, I critique how society is telling me to behave versus how I, and the people around me, view ourselves.” Lesley has committedly foregrounded bodypositivity and raising awareness about Indigenous identity in her runway shows.
Not only have Lesley’s designs attracted numerous clients, but they are translating into real honours: Lesley was recently nominated for a Canadian Arts and Fashion design award, an RBC Canadian Women Entrepreneur award (2018), and a Premier Award (2019). As founder of Eatertainment Events & Catering, Sebastien Centner’s job takes him around the globe. Whether it be searching for the newest in entertaining and culinary trends to bring to his award-winning events, drawing inspiration for he and his wife Sheila’s TV appearances and their new entertaining website launching this winter, this Toronto power couple is always on the move. This is why when it comes time for Sebastien and Sheila to relax and recharge, they chose somewhere close to home.
Sebastien and Sheila Centner share with us why they chose Miami, and how it fits perfectly with their love of entertaining!

FOR SHEILA AND I, CHOOSING MIAMI BEACH WAS A PRETTY SIMPLE DECISION. We have been visiting Miami for over two decades, and what we love most about the city is its variety of offerings. During busy times like Art Basel, we like to do the over-the-top dining and late-night party circuits, which always end with dancing at Baioli, Bagatelle or Kiki on the River. On other weekends, we’re happy to have some down time relaxing on the beach, playing tennis at Flamingo park, or going for a casual bite on Lincoln Road. Whatever the mood, Miami Beach always has what we need. Back when we started considering buying a vacation property our oldest son Colsen was in his second year at University of Miami, and it looked like his younger brother Logan may want to do the same. Realizing that we would be spending a lot of time in Miami in the coming years, we thought the timing was perfect to invest in real estate that also fits well into our entertaining lifestyle. My family has owned property in Miami since I was a child, and while they preferred high-rise living, Sheila and I always wanted to find a little spot with tons of charm that we could truly transform into our own. We were looking to create an LA style crash-pad, that was more about the character of the space versus your typical luxury condominium. We focused on smaller art-deco buildings that, while being full of character, also proved much more challenging to find the right fit. Most of the art-deco residential buildings on the beach were either fantastic inside but on properties that left a lot to be desired, or on a stunning property but lacking the interior space we wanted. Finally, after exhausting almost every avenue, our amazing real estate agent Miltiadis Kastanis of Douglas Elliman found the Metropolis.
Metropolis was the perfect property; it has three buildings, each housing four apartments split between two stories. Luckily for us, a unit had just come up for sale on the second floor. With gorgeous views overlooking both the courtyard and Michigan Avenue, we fell in love with the potential for the unit immediately. Not to mention it’s less than a block from Lincoln Road, one of our favourite walking, shopping and dining areas in Miami Beach. While I was humming and hawing over the decision, it was Sheila who took one look at me and said, “If not now, then when?”. While we knew the renovation would be extensive, we pounced and, about six months later, had our LA crash pad in Miami Beach! Our design for the apartment focused on having an open concept with great flow. In Miami we mostly host cocktail parties with light snacks, so we decided to forgo some of the more traditional dining environments to allow us to accommodate more people while entertaining.

FOR THE APARTMENT FOCUSED ON HAVING AN OPEN CONCEPT WITH GREAT FLOW
WE LOVE TO ENTERTAIN AND FILL OUR HOMES WITH PEOPLE LAUGHING Sheila and I have a very specific aesthetic that combines minimalism with unique touches of colour that makes a space contemporary while also being warm and comfortable. We especially love selecting art that has a special meaning to us. Our collection in Miami ranges from oil on wood by Toronto artist Joel Loblaw, to vibrant photography by Australian photographer Danielle Cross. We’ve even included some sculptures by Hörl and Caliber Collection, along with a few black and whites that I’ve taken of Sheila
over the years. Each piece has a unique story behind how it came to be in our collection. Since the apartment itself is only 1,100 sq. ft, reconfiguring some of the walls gave us the open space we so desperately wanted. We also separated the bedrooms at either ends of the floor plan to provide more privacy when we have visitors. SOME OTHER LITTLE THINGS WE THOUGHT OF WHILE WE WERE RENOVATING THE SPACE:
When you enter the apartment, we converted the previous entry closet into an open console that we sunk into the wall. We can hide all our electronics in the base cabinet for a clean, contemporary look, providing lots of surface area that we used mostly to display art. When we entertain large groups, this space can double as a self-serve bar with glasses, a wine bucket and trays of snacks. Right above the console we placed a TV, but since we rarely have the
TV on when guests are over – unless the Miami Hurricanes are playing – we opted to go with a Samsung Frame TV that dims and displays art when not in use. Small ‘poufs’, effectively little round stools, were added to the living room area for additional seating that can easily be tucked away when not in use. We kept the guest bathroom right off the main space instead of putting it in the second bedroom so when we entertain, our guests don’t have to walk through a bedroom to access the bathroom.
SHEILA & I HAVE A VERY SPECIFIC AESTHETIC THAT COMBINES MINIMALISM WITH UNIQUE TOUCHES OF COLOUR.
The kitchen opens up to the rest of the apartment and we added a banquette as an extension of the cabinetry for extra seating that also creates the perfect little nook for catching up on emails. When we entertain, we often use the round table to present crudités or a charcuterie board as it’s close to the kitchen and easy to replenish. Lighting throughout the apartment is controlled by individual, dimmable switches so we can adjust the atmosphere depending on the time of day. Our Sonos music system is setup in three zones so volume can be easily regulated across the apartment.
There’s nothing worse than having to blast a speaker in one room just to get the volume right in another! In case you can’t tell from our Instagram, we love capturing moments and, while everything these days is digital, a friend of ours gifted us a Fuji Instax camera that we use to take mini Polaroids of our guests that are kept in an acrylic box on the coffee table. Looking through the pictures always puts a smile on our faces as we remember all the great memories we’ve made in Miami Beach. Whether we are in Miami or Toronto, we love to entertain and fill our homes with people laughing and having a good time. So, when we first embarked on our Miami project, we knew that a big part of enjoying our time there would be sharing it with friends and family alike. As we say in Toronto – and now Miami – our door only opens inward, so if you’re ever in Miami please don’t hesitate to drop in for a glass rosé!

City MOGULS Runway Show, an evening of inspiration, giving back, and honouring community MOGULS presented by Mantella Corporation, took place November 7th 2019, in Toronto. This fourth annual event is in celebration of Canadian entrepreneurs who are giving back to their community with their business and philanthropic efforts. The fabulous evening of festivities started in 2016, to shine a light on entrepreneurs who were stand-outs in their industry.

This year, over 600 radiant attendees were welcomed via red-carpet treatment into the gorgeous Toronto Event Centre adorned with chandeliers. Guests had the opportunity to pose at the step and repeat and browse the raffle table before entering the main stage. As the runway show was getting started, the City MOGULS co-founding team Victoria Marshman, Dani Kagan, and Monica Gold were captivating as they introduced the 2019 City MOGULS. The co-founders are united in their quest to foster the next generation of entrepreneurs with education, events, and engaging content. The team has big plans for expansion in 2020, including interactive workshops and a broader digital presence.
This year, the runway show was in support of Covenant House, Toronto’s largest agency servicing at-risk, homeless and trafficked youth.

In an age of spectacle, the debut of a new model from an automotive icon like Porsche demands more than an auto show reveal, more than a celebrity-filled ad campaign, a Super Bowl spot, or a feature film placement. When Porsche introduces a new model to the world, it requires a global audience. On September 4th, on three continents, Porsche introduced us to the all-new Taycan, and the automotive landscape changed forever. The Model by which all EV models are compared to is the iconic Tesla Model S, specifically the P100D, with ‘P’ being the Performance version with 100 kWh battery and dual motors. Specifications reported by Tesla include acceleration for 0-100 km/h in as little as 2.6 seconds, 507 km (315 miles) of range, with approximately 778 horsepower and 734 lb-ft of instant torque and a software limited top speed of 155 mph (249 km/h). Porsche’s Taycan Turbo S is a four-door sedan that is similar to the Mission E Concept unveiled in 2015 that accelerates to 100 km/h in 2.8 seconds, 450 kilometres (279 miles) of range, with 617 horsepower (751 with the over-boost function) and 774 pound-feet of torque. Maximum velocity for both the Turbo and Turbo S is 161 mph (259 km/h).

The Taycan is the first automobile ever to be fitted with Apple Music fully integrated into the car’s entertainment system while interior trimmings are made of sustainable recycled polyester fibres with floor coverings from old fishing nets are available.

FYI, don’t let the ‘Turbo’ (aka Turbocharged) name fool you, as it is only used as branding since turbocharging is used in Internal Combustion Engines (ICE), where an actual turbocharger device uses the engines exhaust gas and forces compressed air into a combustion chamber for increased power. Of note, the Porsche Taycan set a recordbreaking lap of 7 minutes, 42 seconds for a four-door electric vehicle at the Nürburgring track in Germany. Inside, conventional buttons and knobs are absent in favour of a touch-controlled dashboard

This is the first all-electric vehicle from the Stuttgart, Germany-based automaker and won’t be the last as variants will continue to be released over the coming years. The 2020 Porsche Taycan represents part of the $6.6 billion the company has allocated into electric vehicles and factories. Plans have already been announced for a Taycan Cross Turismo. Further fully electrified models to follow include the Macan with 50% of Porsches to have a plug by 2025.
In an ever-competitive automotive marketplace, Porsche has – perhaps – the most discerning, informed, and engaged customers and drivers. And in a time of climate change and challenges, that same base is equally ecologically and environmentally aware. Automotive and industrial giants such as Porsche are tasked with the nearly impossible: Provide products that are equal parts conscious, efficient, and performative. The sum of those parts is the 2020 Taycan.

The 2020 Taycan will be the first production car with a system voltage that can charge with 800 volts, allowing for a super-fast charge from 5% to 80% in a mere 22.5 minutes, compared with the commonly used 400 volts for electric cars, says Porsche. Canadian allocation is being tight-lipped, but Porsche Cars Canada has seen over 1,000 deposits. Reportedly all 10,000 of the units allocated for North America have already been sold with an additional 10,000 to 20,000 slated for the rest of the world. It will be interesting to see how many Tesla owners add a Taycan to their garage and if current 911 aficionados come over to the ‘green’ side. Will the Taycan outdo the 4-door Porsche Panamera in sales? Time will tell. Deliveries will begin in early 2020. The Taycan Turbo pricing starts at $173,900 with the Turbo S at $213,900. The newly announced Taycan 4S, the third all-electric version, has just been announced with a price tag of $119,400.

So how do you protect your assets and ensure that you have the right coverage? Talk to your insurance provider about the limits on your policy and confirm what is included in your contents coverage. You may need to consider scheduling items of value to ensure you have enough coverage to replace or repair those higher valued items. Scheduling items of value will offer added protection and may reduce or eliminate deductibles. In addition, some carriers will offer additional coverage for newly acquired items of a similar nature to ensure no gaps in coverage if you choose to purchase an additional piece while you are away on holiday or on the spur of the moment purchase. Therefore, it may be time to re-examine your personal contents. Have you recently inherited pearls from your mother or a pocket watch from your grandfather? Perhaps you are the lucky recipient of a gift of something small but very valuable, such as an engagement ring, family ring or necklace. Jewellery should be appraised by a qualified gemologist. The jeweller you purchased an item from may have an appraiser on staff or make a recommendation of one. The piece of art purchased at the gallery may have a qualified appraiser or guide you to one. Your insurer may also offer recommendations of an appraiser near your home. An appraisal for insurance purposes should include the name of the owner of the item, a detailed description of the item, including a photo, the value and the name and credentials of the appraiser. The popularity of an artist or changes in the market values of precious metals and gems will cause values for art and jewellery to fluctuate over time; thus it is recommended that appraisals be re-done every few years to ensure the items are insured to a current and correct value. Costs to schedule items may vary based on the number of items to be scheduled and their value, whether they are stored in a safe or vault when not in use; additionally if your home has a monitored alarm system. Some insurance companies offer the option of blanket insurance for jewellery or art, allowing you to select a limit on the insured value without having to itemize the list of pieces; a benefit for those who changeover pieces at times, however there may be a limited insured amount for any one piece.
