Despite Harsh Winter, 2014 Real Estate Market Forecast Remains Strong as Predicted Christopher Invidiata Team Leader Sales Representative

With one of Ontario’s worst winters behind us, it’s hard to believe that summer is finally here. While spring seems to have skipped us by and the jury is still out on what kind of summer we are going to have, I am thrilled to report that sunny skies may or may not be ahead but the 2014 Real Estate Market is definitely looking bright right through to year’s end. The exceptionally tough winter across all of Canada had some analysts rethinking their 2014 predictions, says the Canadian Real Estate Association (CREA). While home sales began to trend higher heading into the spring, it was still a slow start to the first quarter of the year. Thankfully, CREA predicts that the second half of 2014 will pick up supported by Canadian economic growth, immigration, low unemployment rates and lower mortgage rates. According to The Oakville, Milton and District Real Estate Board (OMDREB), April is the month when things started to shift for the better in our neck of the woods, with the dollar volume of all property sales processed through MLS® increasing by 17.4 per cent compared to the same time the year before. And Oakville’s median sale price for the month of April increased by 17.6 per cent compared to April 2013. With total sales forecast to increase by 1.3 per cent from 2013, I predict that the Milton and Oakville marketplace, indeed across the GTA, will continue to be competitive with a balance between supply and demand that will benefit buyers and sellers alike. It just goes to show that not even snow and ice can keep our Real Estate Market from staging a healthy comeback. Here’s to a sunny and warm summer and another strong year in Real Estate!

It is the youth of today that will make the change of tomorrow. Without engaging them on social issues and empowering them to make independent decisions, positive change for the future would not exist. Keeping children informed about the world is essential to engaging their interest in social issues. [free-them] understands this and actively works with youth to raise awareness and encourage their participation. Considering that the average age of entry into forced prostitution in Canada is 14, human trafficking is a problem that most often begins in childhood. As children are the targets of this crime, their voices need to be heard before real solutions can be made. Why do children fall prey to traffickers? What insecurities do traffickers prey upon? How can adults empower children to overcome these insecurities? [free-them] creates a dialogue with students across Toronto to address these questions.

Currently, the largest hurdle to empowering youth is awareness. Parents might want to shield their children from the reality of sex slavery in order to preserve their innocence. A parent’s job is to protect their children from the dangers of the world until they are old enough to protect themselves. It is understandable that parents might view educating their children about human trafficking as incongruous with this job, but in actuality, this could not be further from the truth. Education is the best defence against traffickers and pimps.

Often, the voices of youth are ignored due to their perceived naivety. However, youth have an advantage in that their hopes and ideas for the future are unmarred by adult cynicism. Without the constraints of accepted rules and limited resources, youth are free to think beyond the limits adults tend to impose. When we stop convincing ourselves that a goal is impossible to achieve, the possibilities are endless. Whether the youth of today are spreading awareness, raising funds, or coming up with a simple idea that could change the landscape of abolitionism forever, the next generation will play a key role in abolishing human trafficking. real estate minute First Quarter Sales Figures Show Real Estate Market Is On The Right Track

When the Oakville, Milton and District Real Estate Board (OMDREB) released the stats for April 2014 they confirmed what us market watchers had predicted – that sales volume and sale prices would increase from the year before, and they did albeit slowly. While slow and steady wins the race, I feel confident the pendulum will swing in favour of a strong and very active market for the last three quarters of the year, especially in the GTA condo sector and single detached dwelling market in the 905. So what do the numbers tell us? According to OMDREB, the number of all property sales in our area increased by 3.2 per cent. The dollar volume of all property sales increased in April 2014 to $514,432,312, an increase of 17.4 per cent over the year before. Oakville’s median sale price for the month of April saw an increase of 17.6 per cent compared to April 2013. The median sale price in Milton increased 5.6 per cent compared to the same time last year. In Burlington, the 2014 year-to-date first quarter average sale price was $555,531. In Milton, the average sale price was $474,186. Mississauga had an average sale price of $713,803, and in Oakville the average price was $804,332. In Oakville and Milton alone, the total volume of sales in the first quarter reached in excess of $7.6 million. The Toronto Real Estate Board reported a 1.8 per cent year-over-year increase in sales, supported in part by

condominium buyers. In fact, the number of condo sales went up nine per cent in April compared to the year before. In May, many media outlets began reporting that Toronto will soon be the second Canadian city where the average price of a detached home will hit $1-million. That’s good news for those looking to buy or sell property outside of Toronto, as they should do exceptionally well in our more affordable and highly desirable market. We’re on the right track.

When it comes to world-renowned automotive events, it seems as though people forget that Canada even exists. Let’s face it though, being Canadian, I don’t blame the world for assuming that we don’t go big with cars. During the summer months, we need to make the best of it! So here’s something even most Canadians don’t know. Every year, a man named Felice Cappellano sets up a number of events that are comparable to the Concours d’Elegance in Pebble Beach. The only major differences being the physical location. Marques d’Elegance, which is held in Burlington, Ontario, Canada – attracting people from all of North America. Marques d’Elegance is the main event but there are a number of other functions including 1st Annual Sunset Pursuit Track Day at Canadian Tire Motorsport Park, 2nd Annual Evening of Luxury by the Pier Presented by Mercedes-Benz Burlington, 1st Annual Lexus of Oakville VIP Performance Paddock by the Pier, 2nd Annual Street Fest, and 2nd Annual Ferraris Take Flight Gala.

I sat down with Felice to discuss his career, and the ideas behind the Marques d’Elegance. Trust me, if you’re an exotic/ classic car owner, or simply just a car guy like me… you’ll want to find a way to attend. What is the Marques d’Elegance? To understand the meaning behind it, you really need to hear about it from the beginning. I’ve always been a car guy, and I’ve collected many muscle cars… I was a big Corvette fanatic. Though my passion was always for exotic cars – I dreamed as a boy of having a Ferrari and I waited for a length of time to finally have my own. Initially I owned a few Corvettes, then I traded those in for my Ferrari, and that’s when I got involved in that particular world. During those years of collecting cars as a hobby and being an enthusiast, I attended a lot of events… anything from Corvettes at Carlisle, to more exclusive events like Cavallino. What I quickly realized after I bought an exotic, was that the guys that owned exotic cars loved to drive them, unlike muscle car guys who go to different places, set up lawn chairs and stare at their car. Felice Cappellano, with the support of his wife Cheryl, created an event that allows everyone to share their interests, give back to the community and enjoy a beautiful environment involving exotic automotive brands.

I dreamed as a boy of having a Ferrari and I waited for a length of time to finally have my own. I had connected with some guys that had started discussing why there isn’t an event in Canada that’s like Pebble Beach or Monterey. They threw the idea out on the internet – a bunch of guys responded with: “Hey, you know, I’d bring my car to that”. The first year the event was at a conservation area, 200 cars showed up and because of that we were able to raise… $20,000.00 for children’s charities. The following year, I saw the event being bigger… trying to emulate Cavallino. I knew I needed some specifics; for location the common factor is that they we’re all set on a waterfront, around mansions and so on. Living in Burlington, I knew of one place – Paletta Mansion. It’s a time for exotic car owners to come out and have fun with their cars, and give back to their community. Not just for the ‘boys’ - if you noticed there are fashion shows, jewelry vendors, wine, music and so on. I want to say that this event would not have been possible without the support from my wife Cheryl. She came into my office three years ago, closed my door and said: “You need to step away from your career here, and concentrate on this… if you want to do something great, then go do it. I support you 100% of the way.” Was there a time where you felt like giving up on your aspirations to have this event be successful? There’s always some moment where you find yourself wondering “What am I doing this for?”. Lots of stress, but it’s all worth it because… well it’s pure FUN. What drives you to continue this event every year? The love of the brand, the cars, and the thought that we’re doing something great for our community. “Okay, I’ve had success, life is good… now let’s give back.” At the end of the day, that’s really what we’re all about.

Do you think that the event will grow as the years go by? Oh yeah. I mean we went from a simple afternoon and 2 years later we’ve grown to be a full feature three day event… for 2014 it’s going to be a four day event since we’ve added a track element. How do you determine or evaluate success? Good health, a great partnership with your loved one… but number one would have to be your family – family drives everything. What qualities do you respect and value in the people you work with? Honesty, right off the hop… integrity, reliability. Talk the talk, walk the walk… What kind of experience, paid or unpaid, would you encourage for someone pursuing a career into their field of choice? Volunteering. It’s important to take time out to give to others. If you could have one car, no matter the situation, what would it be? I don’t know haha… the one thing I do know is that it would be a Ferrari, if you haven’t noticed I’m a huge Ferrari fan. I’d love to have the 2002 F1 car that Michael Schumacher drove to the world championship… perhaps even Niki Lauda’s F1 car. Needless to say, Felice has managed to put together an event that brings people together for a good cause, allows for everyone to share their interests, and bask in a beautiful automotive environment. As the President and CEO of Ferretti Group America, the iconic leader behind some of the world’s most prestigious yacht brands, Henderson describes the company’s portfolio of yachts with such exquisite detail and admiration you’d think each yacht were one of his own. And while he freely admits to being partial to either the Riva 44 or 52 – “I like the feeling of being able to navigate the yacht myself” – Henderson lists off the specs of each and every brand Ferretti has to offer without the slightest hint of favoritism.

Behind the Ferretti Group is a team of architects and designers who work in special research and development departments. Bertram, the sport-fishing brand founded by the legendary Richard Bertram, includes sport-fish yachts measuring from 54 up to 80 ft. in length and reaching top speeds of up to 46 knots. Itama open yachts range from 45 to 75 ft. and are capable of reaching speeds between 34 and 50 knots.
