Fall is my favourite time for reflecting on the year and evaluating - Hopefully you get the time to read my editorial on the broken model of the real estate brokerage. I’m definitely feeling like it’s time to start telling it like it is so please have a read and feel free to give me your feedback.

The cooler weather has definitely sparked the changing of the leaves and the hint of winter is definitely lingering so I’m piling wood and dealing with getting all the summer toys and furniture tucked away and making sure the fireplaces are all serviced and ready for some cozy nights

One of our cover stories in this issue is a comprehensive guide to the top cruise lines, where they travel, and the kinds of experiences each line offers. Please check that out - this definitely has me contemplating a cruise summer I haven’t done that in years now.

Also in this issue, we’d like to introduce you to Cayman Marshall’s Jackie Warner (from Oakville). Jackie brings to her real estate career a varied background that includes TV, new technology and even yoga – all of which help her to better serve her clients.

As the summer winds down and the evenings turn brisk, we realize that we only have a limited number of opportunities left to entertain outdoors with the backdrop of fall colors, so we like to take full advantage.

And celebrating all that is fall with a harvest linner (lunch-dinner) is the perfect way to welcome the change of season. If you opt for delicate, seasonal courses along with a few body-warming cocktails, a fall harvest meal is the ideal transition meal for this time of year, as you embrace the arrival of the cooler days and settle into meals with heartier menus.

For this issue of Cayman Marshall we’re thrilled to share two of our favourite fall cocktail recipes: our Fall Sangria and our Bourbon Grapefruit Cocktail, along with

a dish that will be perfect through the fall and the winter seasons. Our Cranberry Baked Brie is sure to be a hit as your guests dig into the decadence of melted brie and maple syrup!

Also, unlike many of our dinner parties, a fall harvest–inspired meal can be enjoyed any time of day, but since there are only so many weekend nights, and to avoid having to pick a date several weeks in advance, we suggest hosting this meal as a late lunch/early dinner.

Starting your linner around 2:00 pm is great timing for a Sunday afternoon, so your guests can linger until the early evening hours but get home early enough to get a good night’s sleep for the week ahead.

When it comes to fall entertaining, bringing the “outdoors in” is an inexpensive way to add seasonal décor to your table or to create the perfect parting gift for your guests.

Seb says, “Fall vegetables like acorn and butternut squash, pumpkins, and gourds are a natural fit for your fall tablescape, and they can all be used later for cooking.”

Sheila says, “If you have the luxury of your own garden, use vegetables from your final harvest in these recipes! Fresh veggies from your garden make a fantastic take-home gift for your guests too. If you’re buying from the store, buy a few extra to make up the parting gift baskets.”

When you're hosting in the fall or winter months, it really helps to warm any dishes that are being used to serve hot courses. This will keep the food from cooling too quickly. Five minutes in the oven is all it takes to take the chill out of the china.

The more you can do ahead of time the better! It will save you time the day of your event and will ensure you can spend less time in the kitchen and more time with your guests.

There are lots of ways to reduce your workload when entertaining. One of our favorite ideas is to setup a themed “self serve bar” which works especially well when you’re serving a large group. Our Bourbon Grapefruit cocktail is perfect for this since the method is so simple.

Another great tip for saving time is to convert cocktails from single-serve to “batched,” where you prepare a larger batch all at once and then serve in a pitcher like we did with the sangria. To do this you will need to multiply the ingredients in the recipe (we usually do by 6, 8 or 10 depending on the pitcher size) and then instead of shaking the ingredients, mix them together in the pitcher, then add ice before serving and finally add garnishes in a small bowl next to the pitcher.

For the thyme simple syrup you will definitely want to prepare this a day or more in advance. Simple syrup, when stored in the fridge, will easily last up to 3 weeks.

bourbon grapefruit cocktail with thyme simple syrup

yield: makes 1 cocktail + 3 ½ cups syrup prep time: 5 minutes + 1 hour to cool cook time: 12 minutes

ingredients

THYME SIMPLE SYRUP

• 2 cups granulated sugar

• 6 thyme sprigs

BOURBON GRAPEFRUIT COCKTAIL

• 2 oz bourbon

6 tbsp pink grapefruit juice

• 1 tbsp thyme simple syrup

• 1 pink grapefruit slice, for garnish

• 1 thyme sprig, for garnish

method

THYME SIMPLE SYRUP

Combine the sugar, thyme, and 2 cups of water in a small saucepan and bring to a boil, without stirring, over medium heat. Reduce the heat to low and simmer, uncovered and without stirring, for 10 minutes. Remove from the heat and let cool for 1 hour. Strain the syrup and refrigerate in an airtight container for up to 3 weeks.

BOURBON GRAPEFRUIT COCKTAIL

Fill a cocktail shaker with ice, then add the bourbon, grapefruit juice, and simple syrup. Shake vigorously for 10 seconds. Strain into a rocks glass filled with fresh ice. Garnish with the grapefruit and thyme.

yield: makes 6–8 cocktails prep time: 20 minutes ingredients

• 1 (750 ml) bottle sweet white wine, chilled

• 1 cup apple cider

• 1 apple (honeycrisp, Granny Smith, and ambrosia all work well), sliced in ¼-inchthick rounds

• 1 bosc pear, sliced into ¼-inch-thick wedges

• ¼ cup pomegranate seeds

• 1 (750 ml) bottle sparkling wine or prosecco, chilled

• 2 rosemary sprigs or 3 cinnamon sticks, for garnish method

Place the wine and cider in a large pitcher. Add the sliced apples, sliced pears, and pomegranate seeds. Top with the sparkling wine, and stir gently to mix. Garnish with the rosemary or cinnamon (but not both).

cranberry baked brie

yield: serves 6–8 prep time: 20 minutes cook time: 25 minutes

ingredients

• 1 (16 oz) brie wheel

• 1 cup pecan halves, lightly toasted

• ½ cup dry cranberries

• ½ cup pumpkin seeds, lightly toasted

• 1½ cups maple syrup

method

Preheat the oven to 325°F. Line a baking sheet with parchment paper. Place the brie on the prepared baking sheet and bake until soft, 25 minutes.

Meanwhile, in a small pot, warm the pecans, cranberries, pumpkin seeds, and maple syrup over medium heat, mixing until warmed through and the maple syrup evenly coats everything.

Transfer the baked brie to a serving dish just large enough to hold it snugly without crowding and pour the maple syrup mixture overtop. Serve immediately while still hot alongside toasted baguette and a small spoon or knife for spreading.

Prepare your sangria the day before and then cut and allow the fruit to marinate for a few hours. Follow our recipe but don’t immediately top with ice; instead place the pitcher with the sangria and fruit in the fridge earlier in the day, then simply remove and top with ice when your guests arrive.

MEET JACKIE WARNER

From yoga to cuttingedge technology, agent Jackie Warner’s life experiences have all contributed to making her a valued member of the Cayman Marshall team.

Jackie Warner is a singular entity. She got into real estate after a lengthy career in advertising and media, with stops at cultural touchstones such as CityTV and MuchMusic. Mass media investment in new technology, and attention to the cultural zeitgeist’s intersection with business, provided a foundation for a life to come. Eventually, family and other concerns would lead her away from mass media, but real estate was always in her periphery.

“When I was a young mom, I used to bundle up my kids and just go from one open house to the other every spring and fall,” she says. Eventually, Warner took a position with American Express in the Halton region that allowed her to balance family and career, but also gave her entry into the community of which she’s now a part. “It not only gave me flexibility [to raise] my children, but also to become more involved in my community.”

Warner believes her unique experiences have made her a better agent. “It was the era of grunge and hiphop, but also new advances in technology and the [Internet],” she says. “[It] ushered in a radical new era of communication and business, and continued to be improved upon throughout that decade. Being exposed to a wide range of personalities and the rapidly changing way we communicated with each other set me up for what was to become an exciting career in real estate.”

Warner started doing yoga in 1989, and the practice has helped her immensely in her professional career. It has given her selflessness, peace, and serenity – all essential personal qualities in the highend, ever-evolving Oakville and Muskoka housing markets. “My motto is, ‘selling your home is a transition, not a transaction,’” she says. “And I find my studies have empowered me to guide people more effectively through that process.”

“I worked to infuse natural materials and local inspiration into each space, and create an environment that would provide the ultimate launch pad to exploring the mountains and everything that Whistler has to offer,” Richardson explains. Keeping nature at the forefront allows guests to experience some genuine, outdoor family time in their not-so-little home away from home.

Speaking of family time, “Sarah’s Mountain Escape” isn’t all about renovation and design. It’s also a peek into a year in the life for her and her family. Balancing work and home life, especially when your family is provinces away, isn't always easy. But Sarah and Alexander see it as an opportunity to help make their family stronger, and set a positive example for their children.

“We spent a lot of time on planes and became regulars on the red-eye flight home, so we could work during the week in Whistler, and then spend the weekend with our kids at our farm. Whether you’re working close to home or far away, there’s always a juggle in balancing work and life – and it’s not a perfect science, since you can easily (and often) feel like you’re in the wrong place! But showing your kids a strong commitment and work ethic (and having the bonus of working with your partner) is a great career choice in my view,” Sarah explains.

That’s not to say that the kids were not also part of the adventure. Alexander and Sarah loved getting their children involved and incorporating them in any way possible – because when the whole family is together,

everything is a little more fun. For example, the couple spends a great deal of time driving up and back down the Sea-to-Sky Highway (also known as the BC 99). Richardson insists the route becomes increasingly beautiful each time she drives it. However, gridlock is not uncommon on this highway. With two teenagers in tow, as any parent knows, the experience can go one of two ways. But with a positive attitude, a sense of exploration and some awesome kids, a would-be traffic nightmare can turn into a memory that lasts a lifetime. “We had snacks and endless playlists, which turned into a car dance party while we sat parked on the highway for hours. Never underestimate the importance of snacks, an unlimited playlist, and a sense of adventure!”

Overall, this project was incredibly special for Sarah and Alexander, and will bring to light a new side of Sarah’s extensive HGTV Canada story. “This presented an opportunity to create a home that anyone, from Canada or internationally, can experience. Renovating a fourseason vacation rental as a home away from home for people you’ve never met is definitely an interesting approach to design,” admits Richardson, “and I hope guests will enjoy our vision of how to live life in the mountains and create memories with friends and family.” Sarah encourages future guests of the vacation home to “get out and explore all of the amazing adventures the area has to offer,” gather and share experiences, and enjoy your own ultimate home away from home.

or many cottagers, their favourite room in the house is the great room. Looking out those big windows at the sun glinting off the water, hanging out with the family in the evening, or just stretching out for an afternoon nap – it’s the place we all tend to gravitate to. Tary Roossien and Meredith Parsons, principals with Cassis Design Studio, offer the following advice for making your great room not just great, but cozy too.

WHERE DO I START?

Most great rooms or large living areas have room for more than one function, so start by asking yourself what you want the room to include. A comfy space for everyone to relax by the fire? A place for playing Monopoly for hours? A quiet reading nook? Do you have existing furnishings or favourite pieces that you want to put in the space?

THE PERFECT BACKDROP

The colour of the walls is very important for establishing mood – generally speaking, a neutral setting makes the perfect backdrop for favourite colours or textures. (Relying on accessories like pillows, throws and décor pieces to layer in texture and colour makes it easier to change with the seasons or when you want to update your space.) Tary’s go-to favourite shades for walls include Chantilly Lace, a pure crisp warm white; Balboa Mist, with its misty undertone of grey; and Collingwood, a timeless, warm greige (all shades by Benjamin Moore).

Accent walls add personality and are a great way to define a smaller focal area or to create

design interest. Consider Naval, a muted navy; Urbane Bronze, a rich chocolate, Mossy Oak, a delicious creamy sage (both Sherwin Williams); or Wrought Iron, a complex off-black (Benjamin Moore).

IT’S ALL IN THE PLANNING

It’s good practice to sketch a plan on paper to help establish the flow of your space, positioning the various centres you would like to create. Measure the dimensions of your room and the placement of windows, doors and any other special features. Measure any existing furniture you have as well.

Establish the room’s main focal point – this is its foundational, or anchor, space. For most great rooms, this will be the fireplace, but it could also be a great view or even the TV (or a combination).

BUILD YOUR FOUNDATION

Define the boundaries of the anchor space by adding a large, plush rug. This adds a sense of human scale, and helps organize the room logically and visually.

NEXT, PLAN OUT YOUR SEATING.

These foundational pieces are the most important ones in the room, so they tend to be the most substantial. Sectionals are a great choice, simply because they are so versatile and can be customized to fit the configurations of your seating area.

Another option is to place two matching sofas facing each other, either perpendicular to the fireplace or in an ell-shape, or a sofa facing two chairs.

Depending on the size of your sofa(s), balance the arrangement with the addition of one or two armchairs; if you use just one, opt for an oversize version. Swivel chairs are a really useful option, especially in a large, open room, as they have the ability to swivel and address any area of the room. Finish with a coffee table, side or end tables, and perhaps an ottoman or one or more poufs, for putting your feet up or extra seating.

SUPPLEMENTARY SPACES

Once you’ve set up your anchor seating, chances are you’ll have a lot of extra room around the sides. This is where you will add smaller-scale, multi-function spaces to make your great room even more inviting!

Find a corner outside the large seating space – one that entices you to come sit down and chill out for a minute, have a coffee, read a book or get caught up in the latest gossip rags. Think of it as a mini-version of the large seating group: two chairs, end table, floor or table lamp, pillows, poufs and/or a soft throw. Often this becomes the most favourite hangout of all.

Another popular supplemental space is a games table: four chairs arranged around a square table, perfect for a puzzle or a game of cards.

LIGHTING

Lighting is incredibly important in any room, but especially in a great room. Keep in mind that most great rooms, with their big windows, will be very bright during the day, but need a lot of lighting at night.

A big chandelier is an effective way to add a statement to your entire great room and further define your foundation seating area, but it’s usually not enough on its own. Add intimacy with table lamps (ambient lighting), whether to illuminate small seating areas, or to add extra lighting in your main seating area. Finally, use task lighting to light specific areas. A floor lamp is an effective way to illuminate book pages for a reader; sconces can add supplemental lighting along the walls.

FINISHING TOUCHES

It’s the final touches that give your spaces personality and make a room your own. Fill the room with coziness, layering pillows and throws throughout the spaces, especially in soft materials like alpaca, faux fur, lambswool and cashmere wool blend.

Large-scale artwork adds instant character and interest to a room; no room should be without it.

Layering in natural elements, wood pieces in various finishes, greenery (real or faux), pottery clay vases or stone elements work to neutralize, calm and warm any design.

A rustic-style console table placed on a wall behind the sofa provides a surface for supplemental lighting and fills an empty space without crowding. Above it, a large framed map used as artwork adds visual presence to the grouping.

Even a boathouse can have a mini-great room! In this example, the view is the focal point, so the main seating area orients towards it. A dining table grouping and small desk and chair form separate centres to break up the space. Coordinated pillows and throws, along with lots of natural textures, add coziness to the room.

In this multi-function, open concept space, rugs help to define different centres. It’s a perfect example of how useful a swivel chair can be in a large room: this one (foreground) can be turned towards the fire for a quiet read, turned to the right to join in a conversation with folks sitting on the sectional, or faced forward to catch up on TV.

It doesn’t take a lot of elements to make a cozy, polished-feeling centre. Here, a comfy chair (upholstered in a nubbly bouclé fabric), pillow, and side table are all you need for a perch where you can warm your toes by the fire, catch up on your reading or simply relax and drink in the view.

FOR CREATING GREAT ROOMS

1 | RUGS

The use of rugs is the easiest and most effective way to define space while creating a warm welcoming feeling. Large rugs work best in large spaces.

Tip: In most cases, your rug shows best when it extends 12-18 inches beyond the front legs of your furnishings.

2 | SCALE MATTERS

In large rooms, fewer larger pieces are almost always preferable to a lot of smaller pieces. Opt for pieces that are oversized in length, with fewer but larger seat and back cushions.

Tip: Depending on your sofa size, layer two 22- to 24-inch back pillows; a second layer of two 18- to 20-inch pillows in a contrasting fabric; then top with two lumbar pillows, 16- to 18 by 20 inches.

3 | MAINTAIN A FLOW

For comfort and to make navigating around the room easier, leave plenty of room to maintain smooth traffic flow between and through each furniture grouping.

Tip: For the most efficient traffic flow between centres, leave a minimum of 18-24 inches, ideally 30-36 inches.

4 | THE PERFECT BALANCE

When too many visually heavy things are on one side of the room, the entire space looks unbalanced; try to keep both sides fairly evenly matched.

Tip: Sofas tend to take up quite a bit of visual space; balance them with two upholstered club or swivel chairs, or even another sofa.

5 | DEFINE ZONES WITH A SOFA TABLE

Another option for creating multiple seating areas is to section off a large living space with a floating sofa or sectional in the middle of the room, and place a sofa table behind it.

Tip: Your sofa table should be at least half the length of your sofa, and should be lower than the sofa back pillows.

6 | THE FINE ART OF ARTWORK

Large pieces work best in a large space; a collage of smaller pieces grouped together to fill one space also works very well – try a collection of mirrors, photos or an eclectic group of complementary art pieces.

Tip: Consider adding a console, games table or desk against the wall under artwork; it’s a great way to dress up an empty wall space.

The idea began out of a personal struggle to find clothing made in Canada; the companies we were so naive to believe were always Canadian were in fact, not. With marketing campaigns making us believe one thing, the origin labels said otherwise.

We set out to make a small collection of Canadian-made casual wear. We wanted to meet face-to-face and talk with Canadians about the importance of this misconception.

We purchased a 1997 Airstream and retrofitted the interior of the RV to be our mobile storefront; the vehicle which would allow two 20-year-olds to tour the country, educating Canadians about the value of domestic manufacturing and the importance of checking the origin labels to understand where

your clothes are made and the implications associated with that.

Three years into our journey; we managed 50+ events, connected with thousands of customers, and changed a few flat tires along the way. In 2020, COVID-19 put an unexpected halt to our Airstream journey. During that time, we put roots down in beautiful Muskoka, Ontario, parking the Airstream at our brand new Ontario warehouse and distribution centre. Shortly after, we opened our first (stationary) Canadian storefront in 2021, transforming Huntsville's former Toronto Dominion Bank into an extraordinary, one of a kind 3,000-square-foot retail space. Wolfe Co. has since grown its line of Canadian-made clothing and home goods, with customers in every province and territory of Canada, as well as several countries abroad.

Pourvakil is seeing current trends moving away from neutral-toned canvases towards rugs with gold, copper, and black accents.

Creating a balanced environment ensures all design elements in a room fit together to create harmony. Furniture placement can present a challenge with the geometric shapes, florals, and centre medallions that are found in traditional Persian carpets. “I’m seeing more clients choosing carpets with less colours, textures, and patterns,” Pourvakil says.

There’s also a number of computer-generated designs available, which are often less expensive yet equally as attractive.

love boats; I love water; I love the ocean; I never get seasick; and I dream of the tropics endlessly during Ontario’s hardscrabble winters. But I’ve never been on a cruise. I’m not sure what has held me back: some sort of outdated stigmatization of the indulgence, or visions of “The Love Boat” on my nana’s TV.

I’ve been thinking about an all-inclusive, multi-port adventure aboard a state-ofthe-art cruise, but I had no idea where to begin. Luckily, Owen Hargreaves lives and breathes cruises. He owns the Expedia Cruises franchise in Oakville, and has either been on or facilitated more cruises than you can shake an anchor at. And Owen admits that he comes across skeptics like me often, though they rarely stay that way.

Most of the fears he hears from would-be cruisers go something like this, says Owen. “‘I feel like I'm going to have motion sickness. I'm going to feel like I'm on a schedule. I'm in

the Caribbean; I don't want to have to go back to the ship. I just want to stay on the beach.’“

But there are simple answers to all these concerns. “In February, it gets dark really early in the Caribbean; you're not going to be on the beach past five or six,” he points out. “Even then, when you go to a resort, you're still on the schedule because of the lunches, dinners at a certain time, and the shows at a certain time. And if you want to leave the resort, and you want to go horseback riding or to a ruin or snorkelling, you still have to pay and you still have to schedule.

“I always say that with the number of ships that are out there, the industry would not be as big and growing as it is and have the highest repeat factor of any industry, if motion sickness were an issue. No industry has as high a repeat factor – whether it's hotels, even Disney!”

The Truth No Other Brokerage Will Tell You

Imagine if you bought a fancy new car, but the dealer you bought it from had no service department, no showroom, no after-sales service of any kind at all. The only service they offered was to take your money and hand over your keys. And yet they charged you a hefty fee for the privilege.

In a way, that’s basically what a lot of brokerages do these days. I don’t think that’s reasonable, and I don’t think it’s a recipe for long-term success, either. I’m not going to pussyfoot around what I believe is the truth: in the modern world of real estate, the traditional brokerage model is broken, and it may not be fixable.

It feels good to finally just say it. Now I’ll explain why I believe the entire industry is overdue for a complete shakedown.

For years, most standard brokerages worked something like this: a seller hired the brokerage firm (or an individual agent who hung their license at that particular brokerage), and they provided the necessary services to sell your house. But often the best things they had to offer were 1. A good location (i.e., their office); 2. MLS (Multiple

Listing Service), which was contained in a fat binder that the agent usually carried around with them in the car; and 3. the brand and training that supported the brokerage. That was a big deal in the ’80s and ’90s!

But over the years, that model has eroded. Access to MLS listings is now widely available to the public (with some exceptions). Many agents have come to negotiate more perks and concessions from the brokerage, and engaging many of the usual services –staging, home inspection professionals, etc. –on their own (and often charging their clients extra for these services). In many cases, the brokerage has become little more than a shell or clearing house – while still taking a nice cut of the commission you pay.

These days, that’s simply not good enough. When you’re selling a multimillion-dollar

property, your most qualified prospective buyers may not even be looking on MLS. (In addition, Canada is the only country in the world that I’m aware of that has a national MLS. So where are you looking if you’re a foreign buyer?) Buyers today are much more sophisticated and intelligent; they’re going to need more than just a fresh coat of paint and maybe some nice flowers in the front porch urns to be impressed by your property.

Here’s the kicker: many brokerages today have gotten themselves into a corner that there’s really no getting out of. If the agents in a particular brokerage have negotiated such generous commissions for themselves that there’s little profit left over for the office, the opportunity to offer added value to clients – even if the brokerage owners were so inclined – is diminished. The result is a model that’s pretty much doomed.

Okay, so what would it take to change this scenario? What if you completely broke that model, and started out from a completely different standpoint? How about actually adding value that the consumer can see and feel; services they can’t easily go online and get for themselves, instead of a lot of flashy sales talk?

I think we owe it to our clients to work hard to offer genuine value, genuine expertise, and services that work in their best interests, not just in ours. Let me give you a few examples.

I started my career as a young man working in software development, and early on I recognized that the future of this industry lay in mastering technology. So from the day we opened our doors, making use of technology to further our clients’ needs has been at the

heart of many of our breakthroughs here. Cayman Marshall operates no fewer than 16 unique websites, a proprietary algorithm that precisely, accurately and consistently matches sellers and targeted buyers, and a sophisticated lead generation system that ensures the properties we are entrusted with marketing are brought before a constantly expanding audience of interested parties.

As our company has grown, we’ve added an array of in-house services that are automatically available to the clients who list with us. Cayman Marshall magazine has come to be regarded as one of the finest magazines of its type in Canada. Our team includes a host of talented in-house architects, designers, stagers, contractors and even construction personnel whom we make available should they need any of these services.

Our exclusive listing services are another way we work to add demonstrable value. Some sellers choose to place their property only in our proprietary database, forgoing MLS altogether. We use powerful lead-generating software to bring that property to the attention of highly qualified buyers, who are pre-screened before our agents make an appointment to have them visit the property. It’s a boon for clients who value their privacy, or simply don’t want to be bothered with the feeding frenzy that can occur when a highly desirable property goes on the market.

A lot of consumers today are angry at our entire profession; there’s a pervasive sense that real estate agents get obscene amounts of money for basically nothing. That’s a model that cannot sustain for much longer. I truly believe this is about much more than than staying competitive; it’s about survival.

The way I see it, there’s only two ways that modern brokerages can go in 2022 and beyond. You can either focus on working hard to create real, demonstrable value for the clients who use your services – far beyond the outdated MLS-and-fresh-flowers route – or you just might find yourself, sooner rather than later, left behind.
