Embracing Difference

There are no absolutes! Time has been passing through the hour and minute hands for 7 centuries. No need to look at hands anymore: the Trilobe watch is pointing to a new pole, enhanced with nonconformity and jostling encounters. The watch leaves time travelling along its own path and reinventing its wheel. Thus a new classic is born, hands less, but with a sprinkle of magic! Visit us in store, or shop online at knar.com

A NOTE FROM THE EDITORS

I’ve been thinking and writing a lot lately about the traditional brokerage model, and how it is failing to keep up with today’s much more demanding real estate market. As I point out in “The Things We Think But Do Not Say (In The Real Estate Industry)” on page 91, I don’t think it’s fair to blame individual agents, who for the most part are at the mercy of their brokerage when it comes to the tools at their disposal. But when these centre on little more than maybe some pictures or a video and a standard MLS listing, it’s small wonder that the industry’s reputation has been called into question by some. I believe we owe our clients more than that, and I’d like to explain why (and how) we do things differently here at Cayman Marshall.

Also in this issue, we visit a Lake Joseph beauty that has everything a Muskoka cottager could desire. From its classic great room with granite fireplace, vaulted timber-frame ceiling and breathtaking lake views, to its eight cozy bedrooms, chef’s kitchen, and over 300

feet of sparkling private waterfront, it’s the perfect setting for a lifetime of family cottage memories.

For those of you who are already living the Muskoka cottage dream and are ready for a new look, interior design studio and retailer Urban Rustic Living recently merged with Cayman Marshall’s own Cassis Design Studio, and offers full turnkey design and decoration services with an emphasis on relaxed, calm environments. Whether you’re thinking of an update to one room, or you’re ready for a whole-home makeover, turn to page 22 for inspiration.

And of course, we hope you’ll enjoy perusing some of the most beautiful properties for sale and rent in the region, many of them exclusive to Cayman Marshall. As always, my sincere admiration and thanks to our talented editorial team for another beautiful issue. And to all, a very happy and prosperous 2023!

A Muskoka winter is something everyone needs to experience. My defining memory of winter here is the unexplainable sound of muffled nothingness over the crackling of an outdoor bonfire. The snow-absorbed silence will bring you great therapy and clarity.

But listen, come daylight, there's a breadth of winter activities to keep you and your family busy. From elegant "ice caves" for outdoor dining to the thrill of winter snowmobilingsee more winter activity ideas on page 18. This bliss comes at a price; when mother nature is upset, she can topple your trees. Learn if your

property is ready to survive winter on page 53. Finally, if your walls are leaving your space feeling colder than you'd like, see page 12 for how AXIOM Fine Art can take your room from cold to cozy for $100 to $10,000,000 or how you can add fine art to your investment portfolio.

Over the last year, I've been very fortunate to work with a wonderful editorial team. From creative and design to distribution and everything in between. Thank you all for your help in bringing the Cayman Marshall Magazine to life!

Million The Dollar

It’s impossible to come away from a conversation with Russell A. Glotfelty and Marco Hussen without feeling the love the two share for art. Recently, I’ve become the proprietor of two properties filled with empty walls and promise - a rural home in Vermont and a family cottage in Ontario.

In conversation with friends in similar positions we share a commonality: What

can we do with our walls to make our house feel like home while impressing ourselves and our guests?

Many of us are terrified both of empty walls and the complicated aesthetic and financial world of art. It’s easy for new collectors to go wrong – what’s real? What's fake? Why is this worth $10,000 and that worth $1,000,000? This is where Axiom comes in.

12 ■ WINTER 2022/23
The main error that people make is assuming that they can't collect art because they are unaware or unsure of the amount of money that they're going to need to spend," says Glotfelty.
Russell A. Glotfelty Marco Hussen

the buying process as seamless as possible, and they’re uniquely positioned to fill that role. Hussen’s background is in wealth management and asset management, offering insight into the luxury world, while Glotfelty comes from a long background in the art business, previously owning a prominent art consulting firm for the hospitality trade. But for both, their true love (besides each other) is art. They wanted to bring the sensibilities of a large corporate firm to the residential world and share their affection and expertise to lessen the intimidation that prevents too many from engaging with the communities they love.

“It's a process,” explains Glotfelty. “We sit down with you as our client and learn more about your goals. Are you simply looking to fill walls to ensure you have

something nice to look at? Are you looking to start building a collection or an investment portfolio? Are you looking to trade the work after a certain period? The art world is very similar to the real estate world: you buy, you hold, you sell. And those are the techniques where a market skill set comes in.”

Axiom is a full-service firm, that preaches education, patience, and a collaborative spirit.

“One of the main concepts within our firm (particularly if we're staging your entire house with 30-70 pieces of artwork) is that it doesn't have to be done overnight. It's not like you go to the mall, and you buy it, and they deliver it. We do a lot of wholehouse installations because people like things to be buttoned up quickly and easily.”

WINTER 2022/23 ■ 15
Taste doesn't have to be expensive at all times.

Robert Rauschenberg is world-renowned with works selling for tens of millions.

Alex Katz has worked for almost eight decades pioneering repetitive figures with a flat backdrop.

Mel Bochner • Language is Not Transparent • $50K Mel Bochner helped pioneer Conceptual Art. Alex Katz • Halsey 6 • $1M

But how does a new collector assign value to a market they don’t entirely understand?

“It's about elevation to the lifestyle and education regarding investment,” says Hussen. “Taste doesn't have to be expensive at all times. At different layers of understanding and appreciation, we could make the house look elevated and amazing with pieces from $5,000 to $5 million,” adding that their job is to convey the difference between the price tags.

Take, for example, three pieces currently in the Axiom collection from American artists Mel Bochner, Robert Rauschenberg, and Alex Katz. Conceptual artist Bochner’s “Language is Not Transparent” is priced at $50K, the late Rauschenberg’s “Matinee” for $500K, and figurative artist Katz’s “Halsey 6” is $1M. All three are exceptional works from seminal artists with different appeals based on a collector’s desires and how much they want to invest. But, also, a collection doesn’t exist within the price constraints. Consider Glotfelty and Hussen’s New York apartment, where their own collection ranges in value from $2,500 up to $15 million, all of which hang together in a seamless representation of their tastes, their aesthetics, and their acumen.

THE WINTER WONDERLAND YOU DIDN’T KNOW ABOUT

You’ve got the boat onshore, wrapped securely in marine shrink film. The cottage pipes are wrapped, and the ATVs are in the garage. Ice begins to creep across the lake. But the fun isn’t over. Muskoka offers its residents and guests unlimited adventure not tethered to any season. The region's majesty revels in its natural resources and provides twelve months a year of opportunities.

18 ■ WINTER 2022/23
MUSKOKA ICE CAVES AT JW MARRIOT

How does this sound?

Purebred Alaskan huskies lead your team through forested trails and over frozen lakes. And while the excursion is an anachronistic adventure, you'll also luxuriate over your three to four-day trip in the comfort of a heated prospector’s tent with a homemade meal. Expert guides ensure a trip to remember and an experience unlike any other. Where else can this be found? For a uniquely Canadian experience, Snow Forest Adventures offers dog sledding excursions through the Algonquins.

There are few activities as Ontarian as snowmobiling. Its ubiquity is something we almost take for granted in the Great White North, and is everpresent in Cottage Country. Muskoka’s snowmobile network boasts more than 1,600 km of Ontario Federation Snowmobile Clubs trails, assuring any cottage country rider of limitless adventure. If interested, try Gordon Bay Marine, a MacTier, Ontario, institution that facilitates winter fun and offers a wide selection of Yamaha snowmobiles. From Sidewinders and Snowscoots to all the gear you’ll need to stay warm and fast, Gordon Bay is Muskokans' choice for outfitting all seasons.

THE REGION PROVIDES TWELVE MONTHS A YEAR OF OPPORTUNITIES.

ICE
SNOWMOBILING
CLIMBING

Just hear those sleigh bells jingling,

ring ting tingling too… come on, it’s lovely weather for a sleigh ride together with you… with winter sleigh rides that put their guests in the Christmas dioramas of their youth. The first step is to meet the gentle beasts and then find comfort under warm winter blankets as a classic red sleigh journey through a “magical winter wonderland” of private woodland trails. The day ends as it should, with a roaring campfire, hot cocoa, and roasting marshmallows.

Muskoka has no shortage of ambitious and creative proprietors offering unique experiences yearround. But, perhaps the most singular experience is dining at JW Marriott's The Rosseau Muskoka Resort & Spa's latest offering: Muskoka Ice Caves. Internationally renowned chefs prepare a meal to remember in a setting that feels straight out of a fantasy. Diners enjoy their delicacies in geodesic domes overlooking Lake Rosseau. Whether in lounge caves Crystal and Icicle, or dining caves Frost and Snowflake, enjoy a charcoal grilled extravagance while winter luxuriates around you and you stay warm in the shadows of scenic views. This worldclass resort, a jewel of Muskoka, boasts year-round luxury and indulgence in every facet of the region.

While there’s nothing like the postcard traditions of classic Canadian winter experiences, those looking for a more adventurous engagement with the season need to look no further than out their backdoors. Liv Outside in Bracebridge makes ice climbing, winter fat bike riding, backcountry skiing, and other extreme engagements possible for you this winter; it's a next-level winter excitement outpost for the daring. Their expert guides are from the community, and know every inch of every trail, rock face, and mountain in Muskoka. And soon you could too.

magical winter wonderland...

When we think cranberries, we think of Cape Cod, but Ontario gives the Cape a run for its cran-money. Establishments like Johnston's Cranberry Marsh boast some of the region's most celebrated fruits, preserves, and wines and have tastings of their vintages, all made of Muskoka’s native fruits. Paired with cheese or 10km of snowshoeing trails, it'll make you likely to anticipate a cran-winter as much as spring’s boat launch.

While we all celebrate summers in cottage country, to dismiss Muskoka’s winters is to deprive yourself of unique adventures and experiences singular to the region. We are winter people, and revel in the luxury of our brief summers.

BUT, THIS WINTER, WHY NOT PUT ON YOUR TOQUE, UNLOCK THE COTTAGE, AND ENJOY EVERY SEASON MUSKOKA OFFERS?

A TASTE OF

HOW (AND WHY) TO TRY THE 2023 COLOUR

arguably the most influential, tool in the design toolbox. Colour has the power to change a mood, redefine the function of a room, and even alter our visual perception of the space itself. What else can effectively make your home look and feel bigger and brighter (or warmer and cozier), without you having to suffer through a time-consuming and costly home renovation? Colour is the ticket.

If you’re intimidated by colour, you’re not alone. Some background information on what inspired a trending colour palette and tips on how to use it can help ease the stress.

COLOUR TRENDS 2023 WINTER 2022/23 ■ 45

THE “IT” COLOUR

Since it’s one of the world’s leading colour experts, people’s ears perk up when Benjamin Moore announces its much-anticipated “Colour of the Year.”

In its annual exercise of choosing a colour of the year selection, the team at Benjamin Moore draws inspiration from both home-grown and global design influences. Furniture, fabrics, fashion, nature, culture, are all trends viewed through a coloured lens. In 2023, it’s all about Raspberry Blush, an alluring and optimistic take on classic red that pulls in touches of coral in a vibrant and joyous expression.

Raspberry Blush reflects a collective desire to re-emerge after a long hiatus holed up at home. This colour is all about getting back out there, feeling good and showing it. It’s confidence personified. Benjamin Moore couldn’t have said it any better in describing their selection as “bold, bolder, boldest” and “the definition of charismatic colour.”

You might say this trend has been building up for some time.

COMPLEMENTARY COLOURS

Every colour needs a consummate companion – something that will make it “pop” in a room and bring out its best. In terms of trends, a complementary colour palette can even help extend its stay on the style stage beyond just one year.

COLOUR TRENDS 2023 46 ■ WINTER 2022/23

Monochromatic Scheme: A bold choice like this is great as a dominant colour if you want to make a statement in your space. Why not take it a step further, and take it to the walls, trim and furniture, too?

Be forewarned – a monochromatic look requires you to give your full commitment. For those who want to try this look but might be a little wary, give it a go in a smaller room, like a powder room, study or entrance foyer – what a way to say “welcome!” Create interest by layering in lots of texture and a variety of contrasting finishes, such as matte alongside glossy surfaces. Ensure you have enough lighting to highlight focal points and bring dimension to the room.

Neutral Pairings: Neutrals are an effective way to tone down a really bold colour like Raspberry Blush. On the flip side, a vibrant hue can be used to liven up a room when you are using a lot of neutrals, so this match is a win-win. Interestingly, in a perfect pairing to the colour of the year, some other trending hues in Benjamin Moore’s 2023 palette include Tofino Sunset, a dusty neutral pink, and New Age, a light grey shade that’s a fresh take on the classic neutral. These provide a great base for pops of colour and unique design details.

Black & White: This classic combination literally “goes” with everything – including our reddishorange star colour, or in fact whatever the colour of the year happens to be at any given time. If your space is already

decorated in black and white, then layering in any trending colour should be relatively easy and effective for instantly ushering in 2023. Benjamin Moore’s palette includes a selection of off-whites, each with warm, cool and neutral undertones, as well as Onyx, a soft black shade, and Wenge, a dark brown with hints of black and purple. You’ll just have to decide which colour will be your dominant colour, which will be used as the secondary hue, and an accent colour. A good rule of thumb to achieve balance is to stick to a 6030-10 ratio: 60 per cent of the room should be the dominant colour, 30 per cent should be the secondary colour or texture, and the last 10 per cent should be an accent.

HERE ARE SOME WAYS RASPBERRY BLUSH IS APPEARING IN THE HOME, WHETHER GOING SOLO OR IN SYNC WITH OTHERS.
WINTER 2022/23 ■ 47
Colour has the power to change a mood, redefine the function of a room, and even alter our visual perception of the space itself.

In Contrast: Choosing colours that are on opposite sides of the colour wheel, known as contrasting colours, creates an eye-catching conflict that instantly attracts the eye and creates a focal point. This is a great strategy to use for accessories, accent furniture or art. In the case of Raspberry Blush, some contrasting hues may include greens and blues. The trick to hitting the right balance is to choose colours that are similar in intensity. For a saturated hue like Raspberry Blush, steer clear of pastels and try matching it with something that’s equally bold and bright. This ensures each colour in your palette stands out appropriately, versus being washed out.

A little colour can go a long way – so just imagine what a lot of colour can do! Whether you choose to dive into the deep end of this coralcoloured pool or you’re just testing the waters, follow your gut instincts and don’t take it too seriously. Remember: in your home, you’re the boss, and colour is definitely a matter of personal preference and perception. A professional stylist can guide your choices and help you create a colour plan that works in your space and complements your style, but feel free to choose what speaks to you, colour-wise: ultimately, it’s your space and your call.

SURPRISE AND DELIGHT BY ADDING STRATEGIC POPS OF COLOUR IN UNCONVENTIONAL AREAS.

PAINTED PANELS, TRIM OR A CEILING IN RASPBERRY BLUSH ARE A BOLD ADDITION, YET LOW-COMMITMENT AND LOW INVESTMENT, ESPECIALLY IF YOU DO THE PAINTING YOURSELF.

Lighting is arguably the single most impactful and functional component of designing any space. We often see wall sconces that are hung too high, pendant lights that are too low, or chandeliers that are too small and unimpressive for a space.

We decided it was time to set the record straight with our designer-approved guide to hanging light fixtures.

LIGHTING PLACEMENT: RULES OF THUMB

A dining room chandelier should have roughly a 32-to-36-inch clearance between the tabletop and the bottom of the light fixture. The widest part of the chandelier should be about 2/3 the table width.

Island pendants should have roughly a 30-to-36-inch clearance between the countertop and bottom of the pendant. With multiple pendants, allow a minimum of 24 inches in between the base of each fixture.

To determine the ideal fixture for a room in inches, simply add the room’s length and width. (For example, in a 20’ x 20’ room, the fixture should be at least 40 inches wide.) Hang the fixture so the bottom is at least seven feet off the floor; in an entry, hang the fixture at least six inches higher than the door opening.

Bedside wall sconces should be hung roughly 60 inches off the floor. For task lighting, leave roughly six inches between the edge of the bed’s headboard and the edge of the mounting plate.

Bathroom sconces should always be hung at eye level, roughly 60 to 66 inches off the floor. For sconces placed on either side of a mirror, leave roughly four to six inches of space between the mounting plate and mirror. Accent lighting above a bathtub requires at least 8 feet of clearance above the tub rim.

MINIMALIST SHAPES

Look for simple shapes that are subtle yet substantial, great for modern spaces. Lighting like this is particularly effective when used in repetition, allowing you to get creative! The Banda large light complements natural elements like reclaimed wood, stone and neutral tones.

SHAPELY BULBS

Where bulbs used to be hidden, now the shape of the bulb is designed to be seen and incorporated as an important part of the design. Choose lightbulbs that echo the fixture's shape for extra impact.

MATTE BLACK FINISH

Matte black brings sleek sophistication to light fixtures, in styles ranging from retro-inspired to ultramodern. This lighting trend often takes advantage of crisp contrast to create an effect, such as pairing glossy or satiny metals with matte black finishes.

SCULPTURAL SPHERES

Sculptural hanging fixtures like the Modern Rail can fill a large space. This design can be hung as a pendant or chandelier, and looks equally great above a dining table. Sculptural lights create visual interest while adding balance and symmetry.

TRENDS Lighting

BOLD IN GOLD

A satin gold light fixture works as the new neutral, complementing warm wood accents, but can be a statement light in any space. The Esfera is a mid-century-modern chandelier that is sure to light up any space.

OUTDOOR SPACES

Outdoor lighting is no longer an afterthought; outdoor spaces today are designed for living as comfortably as we do indoors. LED path strips, uplighting for stairways, chandeliers, and specialty outdoor fixtures are built with style and safety, creating great entertaining spaces.

NATURAL MATERIALS

Natural textiles like rattan, wood or rope add warmth and an organic feel to a room. The Theta chandelier features whitewashed wood beads that inject a room with relaxed elegance.

Your Guide to Weathering the STORM

Extreme weather can produce aweinspiring and potentially dangerous displays of nature’s raw power. Tornadoforce winds and historic snow or ice events can leave a path of destruction in their wake. In cottage country, this can mean outages, closures—and worse. But what can property owners do to prepare for the unthinkable? When it comes to the trees on your property, learning how to spot and deal with trouble proactively can be the difference between weathering the storm and being swept up in the chaos.

PREPARING YOUR COTTAGE PROPERTY FOR EXTREME WEATHER:

PREPARING FOR HIGH WINDS

Tornadoes, derechos, and downbursts all summon winds strong enough to break branches and topple trees. Developing a plan for assessing and improving tree health around the cottage while mitigating or eliminating hazardous trees and branches is the foundation for risk prevention.

Your property’s overall exposure to high winds will be influenced by how the surrounding forest type, age, and tree conditions mesh with your utilities and building’s layout. The risk from tree and branch failures can be dramatically reduced by recognizing and acting on the signs of poor growth or decay that spell danger. These may include bark loss, fungi, growth defects, branch dieback, or signs of infestation.

Working with local professionals like Muskoka Tree Solutions can help alleviate concern by proactively identifying and addressing hazards and speciesspecific risks due to wind. Seasonal inspections and management are two of your best insurance policies against wind-related tree damage to your property.

PREPARING FOR SNOW & ICE

In Muskoka, precipitation can fall as rain, sleet, hail, and snow—sometimes in the same day. Each can present unique challenges when coming down prodigiously. Heavy snow and ice can push trees to their limits by rapidly adding weight to their architecture. Tree species and growth forms vary in their ability to cope with this added stress. When combined with considerations such as overall lean, branch length, and root zone conditions, the relative risk a tree poses can often take a professional assessment to discern.

Prudent property owners should monitor the integrity of trees leaning into buildings and long branches that overhang critical cottage infrastructure. Two of the

CONCERN.

most common causes of winter power outages are snow-loaded branches and trees contacting power lines. Exposed generators and propane infrastructure are frequently overlooked locations for problem trees—and the last place you want issues when the power goes out. Proactive structural tree pruning and dead wood removal drastically reduce risk during winter storms by ensuring only healthy trees, and strong branches remain in critical areas.

INVESTING IN PROFESSIONAL ADVICE

The rugged charm of Muskoka comes with the fierce weather that has shaped its landscape. As cottagers and forested property owners, we know that choosing to embrace the four seasons means planning for the best, but preparing for the worst. Snowstorms and power outages may be all too common in the winter months but their impact on your property can be minimized by working with local arborist services like Muskoka Tree Solutions. Our property assessments provide short and long-term solutions for addressing fire, wind, and precipitation risks to the trees on your property. Ultimately, when it comes to managing tree health, consistent short-term actions yield long-term returns for safeguarding your family and investment.

If you're concerned of any potentially problematic trees on your property, you can schedule your in-person property assessment by giving us a call at 705-388-TREE (8733) or by taking our online assessment below.

We hope you enjoy this winter season with friends and family gathered around the hearth. Not because you have to, but because you want to.

Lakeside Paradise Living Large At Your

What is the perfect family cottage memory?

Is it that first longed-for view of the lake as you alight from the drive? Is it stretching out on the sofa in the great room, watching as the sun sinks slowly through the pines? Is it watching toddlers take their first steps in the shallow water at the lake’s edge?

WINTER 2022/23 ■ 73

This beautifully designed cottage, perched above 310 feet of pristine Lake Joseph waterfront, was made for a lifetime of family cottage memories. With 5,000 square feet of living space on two levels, six bedrooms and seven baths, it has everything that makes a Lake Joseph cottage so desirable: boat access throughout the Muskoka Big Three Lakes for shopping, visiting and entertaining (Port Carling’s just a short drive or boat ride away) – while its coveted location in a sheltered bay means a minimum of boat traffic, and a maximum of privacy. Come in the double French doors off the drive and drop your bags on the flagstone entry floor (perfect for shedding snowy boots in winter, or muddy footwear after a summer hike). You can drop off groceries in the kitchen to the right, or turn left and head straight to the great room. With its vaulted, timber-framed ceiling, you can immediately sense that this great room is special: it’s spacious without being cavernous, intimate without feeling crowded. Beyond its big wood-burning granite fireplace, made for gathering around and warming up after a day on the water, French doors lead out to a wide, breezy upper deck with your first breathtaking view of the lake through the trees.

Past the adjoining dining room – big enough to feed a crowd in style – the kitchen is the perfect size for multiple cooks to prepare a meal together; for catering staff at your large formal gatherings; or putting together a quiet dinner for the two of you. A few steps farther, and one of the prettiest rooms in the whole house awaits: an old-fashioned sunroom, a more versatile version of the Muskoka screen porch. If it’s real breezes that you crave, walk out to another secluded deck, nestled in the pines.

The lower level is designed for indulgence: a luxurious wine cellar, a well-proportioned gym, a fireplace built for a cozy fireside reading and a walkout to an intimate patio. The outdoor spaces here are as thoughtfully designed as the cottage proper. Beautifully landscaped stone paths lead to multiple outdoor seating areas on a variety of levels as you descend towards the water, including a magical firepit seating area, strategically located to make the most of offshore breezes – perfect for spotting fireflies, as the sun goes down and the spangled, impossibly clear Muskoka night sky appears above.

Most brokerages advise you to put your property into the Multiple Listing Service (MLS) system, in order to get it in front of the greatest number of prospective buyers possible. But when it comes to Muskoka property – especially in the current market – that may not be the best, or even most desirable, route for you.

Cayman Marshall has a better way to market your property, which not only ensures that only serious, wellqualified buyers view your property, but allows you to maintain your privacy and avoid the stress and hustle of listing with MLS.

With a Cayman Marshall exclusive listing, your property will only be visible to members of our proprietary database. Personal viewing appointments are only scheduled after our agents have taken prospective buyers through a careful pre-screening process.

Our system works equally well for buyers. Rather than enduring the “feeding frenzy,” panic-bidding and sometimes, disappointment that accompanies desirable MLS properties, you have the assurance of knowing the property is only being seen by serious, well-qualified prospects like you, and managed exclusively through Cayman Marshall’s offices.

The success of our system speaks for itself: since last August, we’ve sold well over $133 million in exclusive sales alone. Allow us to show you the better way to sell your Muskoka property!

THE THINGS WE THINK

(IN THE REAL ESTATE INDUSTRY)

I’ve been thinking lately about the movie “Jerry Maguire,” which celebrates its 25th anniversary this year. In a key plot point (warning: possible spoiler alert ahead), Jerry was fired from his job as a high-paid sports agent for writing a manifesto exposing the fundamental failures of the professional sports industry. The manifesto was entitled, “The Things We Think and Do Not Say.”

THE YEAR 2023 IS WHEN I’VE DECIDED TO START SPEAKING MY MIND ABOUT THE ISSUES FACING THE REAL ESTATE INDUSTRY.

I realize it might not make me many friends, but I no longer see a good reason to pull my punches: I believe this industry is headed for a major implosion, and it’s high time we stopped thinking about it, and began speaking up.

WINTER 2022/23 ■ 91

“We golf together.”

“She was a friend of my mom’s.” “Uncle Ned used her and their house sold really fast!”

“We didn't really know anyone else and he seemed really nice”

It’s really no wonder that when there’s this much thought given to choosing an agent, there’s such a negative perception about what realtors actually do and whether they deserve their astronomical commissions.

And I admit, they often are pretty astronomical, especially these days. A commission on a five-million-dollar home can be as high as $300K. It’s unreal to me that someone would gamble with that kind of money, let alone what in most people’s lives is by far the most valuable asset they own. And all based on the fact that “we golf together.”

But what have they done to actually bring your house to the attention of well-qualified buyers? What have they done to actually earn that $300K, and your trust?

The inconvenient truth is that many – maybe most – realtors don’t really have much to work with, and so they do work hard (for the most part) with very few tools in the tool belt. Perhaps they’ll take some pictures or have a video made. They’ll create a listing on MLS. And possibly, one or two open houses (where you can be sure they’re handing out their business card to everyone who drops in). Plus they have a billboard with their face on it. (Ever consider the message here?)

It’s not always the agent’s own fault, when you think about the expectations put on each individual agent (with no support behind them); in many cases, agents are given very little practical education on sales and marketing, and certainly, no large advertising budgets or savvy creative types backing them up.

I’ve used the car-buying analogy in this magazine before. Basically it goes like this: say you decide you want to buy a new Mercedes. So you go down to the local dealer to look at the newest models. Maybe you’ve done some research online, you’ve come prepared with questions to ask the sales rep, maybe you take it out for a test drive. But it’s reasonable to assume that your purchase involves more than just writing a cheque and driving away.

What if it’s a lemon? There’s a warranty that covers at least the first few years, and usually, a service department for after-sales maintenance and repairs. And most dealers these days have value-adds of some kind, from free oil changes to convenient financing.

IT NEVER CEASES TO AMAZE ME WHEN I HEAR THE ANSWERS PEOPLE GIVE WHEN I ASK THE SIMPLE QUESTION OF HOW THEY CAME TO HIRE THEIR REALTOR.
92 ■ WINTER 2022/23

Now, how would you feel about a dealership that basically took your money, handed over the keys and sent you on your way? And took a big commission for the privilege? That’s what a lot of brokerages are like.

Now, in some ways I’m just a computer geek that fell into luxury real estate. I started my career as a software developer, and I pioneered a system that was designed to find, develop and qualify real-estate buyers. So I come at this industry from a different perspective than a lot of other realtors; perhaps that’s why early on, I sensed there was a lot more we could be doing for our clients than just putting them on MLS. Especially with the higher-end properties that Cayman Marshall specializes in, the traditional model just isn’t good enough any more – if it ever was.

Technology is at the centre of what we do here, not just an afterthought. The proprietary system that my colleagues and I developed uses highly effective algorithms to match sellers with well-qualified buyers, using a variety of means that have virtually nothing to do with MLS. (In fact, our agents generally consider MLS to be a secondary tool, not to be used as the main course.) Over the years we’ve been in business, our private database has grown to include an extensive list of buyer contacts that’s actually larger than MLS’s standard buyer pool. We combine this powerful software-based system with an array of in-house services ranging from styling and photography to topflight media services.

If I’m going to spend my hard-earned money on a shiny new Mercedes, I want to be sure the dealership will be able to stand behind its product, offer me warranty service and, even years from now, be there to change my oil and store my winter tires.

When you sell or buy your house, you should be entitled to at least that level of service, for an outlay that ultimately may amount to the equivalent of a whole fleet of new Mercedes. And how much you enjoy golfing with the sales rep should not be part of the discussion!

I challenge you to invite me or a teammate in to discuss why we are radically different than the alternative.

Since then, we have grown into an impressive team of top-producing realtors and brokers, committed to ensuring our clients receive the highest level of service when buying or selling property in one of Canada’s most sought-after luxury destinations.

We at Cayman Marshall have been entrusted with the most prestigious waterfront properties in Muskoka. As leaders in luxury and waterfront real estate, we have had record sales on many of Muskoka’s finest lakes. With sales now surpassing the multi-billion-dollar mark, we’ve secured our position as a leader in luxury real estate. We also offer a complete selection of luxury cottage rental properties.
