Cottages in Muskoka – like Malibu, the French Riviera, the Carolina coast, and the Hamptons – are desirable year-round, and real estate prices reflect this demand. But despite all the growth, could Muskoka still be undervalued? How do we compare to a recreational retreat in, say, the Hamptons? I decided to do a little research on this, and as you’ll see in my story on page 110, the answer may surprise you.

Canadian granite to pay tribute to the startling beauty of the region that surrounds them. rom floor-to-ceiling windows to the artwork on the walls to the colours and textures at play in their décor, homeowners and cottagers in Muskoka usually find one way or another to pay tribute to the startling beauty of the region that surrounds them. This is one reason among many for the consistent popularity of Muskoka granite in applications ranging from veneer and interior flooring to stair treads, flagstone, countertops, and beyond. For Seth Rudin, president of Muskoka Rock Company, the aesthetics and iconic aspect of Muskoka granite are just the beginning of what makes it a superior option, indoors and out. “Durability and safety are less glamorous concerns than style and beauty, but when it comes down to it, they’re very important factors for most people,” says Rudin. Take a flagstone patio, for example. Of course, you want it to look great, but you also need to be sure you have predictable

surface uniformity, stability, and traction, especially where there will be young children and others unsteady on their feet using it. And with Muskoka granite clocking in at somewhere between 800 million and a billion years old, it goes without saying that wear, tear, and upkeep aren’t a concern the way they are for other popular materials, such as wood. Muskoka granite is also an obvious choice for socially conscious consumers – a demographic that just keeps getting bigger and bigger. According to Rudin, despite the ready availability of different options worldwide, most Muskokans opt to shop local. “It can be difficult to justify either the cost or the environmental impact of shipping heavy materials long distances, especially when you step outdoors and find such a stunning and unique alternative right under your feet,” he says. Buying overseas also comes with uncertainty about labour conditions and fair practices.

y contrast, MRC employs roughly 85 local individuals throughout the Muskoka region, where the company operates a series of proprietary quarries as well as processing and manufacturing facilities in Gravenhurst and Huntsville. Transforming the raw granite into MRC’s range of products is mostly done at the processing facility in Gravenhurst. Here, MRC’s craftspeople use methods from hand-splitting to precision cuts with CNC machines to flame tables—which preserve a rough texture to the stone—in order to meet the various requirements of each piece. And while granite can be found all over the world, Muskoka’s is unique, with certain shades, variations, and colours that simply don’t exist elsewhere. For that reason, while the majority of their clientele are in Muskoka and the GTA, MRC does have customers all over North America. Countertops, patios, and fireplaces might be the first to come to mind, but recent years have seen an explosion in granite applications, with interior flooring, windowsills, wall treatments, shelving, and smaller décor items becoming more common. Aside from its iconic aspect, granite brings an earthy texture and a note of solidity that can anchor a room or perfectly counterpoint vibrant and whimsical design elements. Using cuttingedge technology, MRC is able to make precision custom cuts, which, along with high-quality finishes and inline polishing, greatly expand the creative possibilities for its use. Advances in production technology have made customization, and the expectation that certain products be one of a kind, almost the norm. In this, granite has a builtin advantage, because while it is as a whole distinct and distinguished from other materials, there are also endless variations

between individual pieces. MRC’s different quarries produce different colours, ranging from salmon pink hues to milky white to dark grey. Add on to that the contrasting, winding “veins” of crystallized mineral that adorn each cut piece of granite, and you have a product that is as unique to its owner as their own fingerprint. Forged during the Precambrian era, Muskoka’s granite is part of the Grenville Orogeny, a mountain range that once spanned from Labrador to Mexico. Possibly the highest mountain range ever to exist on Earth, what remains of it now forms the bedrock of Muskoka, at the southern edge of the Canadian Shield. Stretching from the

Severn River to Lake Nipissing, and from Georgian Bay to the Ottawa River, Muskoka granite is fundamental to the region’s stark, prepossessing beauty, and an important element in what makes the area so special and distinct from the rest of Ontario. According to Rudin, that regionality is what gives Muskoka granite its edge. “People come here to make great memories,” he says. “Many have some of the happiest days of their lives here. So, it just makes sense that they are drawn to, and treasure, the natural elements that have been a backdrop to those days.” muskokarockcompany.com

Kelly Sullivan lives in paradise, and he’s issued you an open invitation to join him. The Mississauga native has been in Turks and Caicos since the early ’90s, and he’s seen the two groups of tropical islands slowly but surely become one of the world’s premier vacation destinations, with the world’s best beach. “We have an amazing beach club on Grace Bay Beach, which is now ranked on TripAdvisor as the number-one beach on planet earth. Not the Caribbean. Planet Earth!” beams Sullivan, silver locks flowing, the very ideal of an ex-pat living his dream.

Sullivan expounds on the intricacies of the island paradise. “Turks and Caicos is [nothing] but lush because on an annualized basis we have only 43 days of rain in the entire year!” Very little food is indigenous to the island, so everything is flown in fresh: fruits and vegetables from Florida, beef flown by FedEx from St. Lawrence Market in Toronto, and the genesis of Alive & Well’s own botanical garden, with imported figs, bananas, plantain, pomegranates, and more. “We have actual horticulturists on the payroll – they earned their bachelor’s degree in science and agriculture. We grow and propagate and it gives us an opportunity to offer that farm-to-fork spirit and experience.

The restaurant has become so popular that guests of the ultra-high-end celebritycatering resorts in the area frequently drop into Kokomo Botanical Resort’s WE Grill + Wok | Winebar. “You know, they don’t want to be a prisoner in their villa, or wherever they’re staying,” says Sullivan. “They want to get out, and they choose to do so by booking private reservations at Kokomo. So, it’s not like paparazzi will be there. It’s a private dining experience in a public place, so to speak.”

“We have fresh fish coming in: branzino, mahi-mahi, and swordfish. It’s always fresh, never frozen. Fresh land proteins, fresh sea proteins, and even our produce, which doesn’t come from the grounds, we bring it in from a supplier in South Florida [who services the überluxury resorts and denizens there, he explains]. Gastronomically, we’re doing something different than everybody else. You’re going to eat well. And our mixologist, he comes from Barbados, so we create all these signature hand cocktails, we smoke tequila – it’s like the kitchen in the bar. It’s open concept. It’s an experiential environment, where West meets East in the kitchen and in the bar. We’re like an Asian steakhouse with authentic Chinese cuisine, Tomahawk steaks, or filets, bone-in ribeye. We actually are doing a veal Tomahawk tonight, a smaller cut, but it’s that light pink colour – all on the island’s only Argentine grill.”

But Turks and Caicos isn’t about a beach, world-class dining, or spa treatments (even the Balinese masseuse is imported, and offers authentic pampering care), though they certainly enhance its appeal. It’s about the adoption of a lifestyle. The pandemic has seen a revolution of remote working, and a better balance of life and work. “You know, lawyers, accountants, architects, engineers, a lot of them [have to commute] every day each way. [If] you’re spending an hour each way, that’s two hours a day, 10 hours a week, 500 hours in a year. Do that for 40 years. That’s 20,000 hours, and you don’t get paid to do that. You’re paying for that. So, I’ve gained [that time] over the last 25-30-plus years that I’ve been here.”

I didn’t check Sullivan’s math, but the expat knows his numbers. And he doesn’t stop there. “I don’t know what land transfer tax is in Ontario anymore, but we don’t have real estate taxes here. We don’t have property taxes. You just have a land transfer tax called stamp duty – and it’s about 8% of the purchase price. But that’s it: you pay that one time, and you never pay an ounce of tax again. “It’s not just the [first] generation that buys it, because Kokomo is a multigenerational family property,” he continues. “And with our guests that stay here, we say why book a room when you could book a cottage? Each cottage has two bedrooms, so [you can] book more cottages based on what your needs are.” Or you might choose to buy an attractive cottage for yourself and your family – the price tag weighs in, with all closing costs, at just $525,000 Canadian right now. “That includes stamp duty, furniture package, your legal fees, and a rental guarantee – which in this marketplace, in all my years of being here, I’ve never seen anybody [need to use].” Sullivan’s argument should appeal to any GTAer with a Muskoka connection: drive 2.5 hours north for the summer, fly 3.5 hours south for the winter and enjoy a tropical getaway in unspoiled and luxurious surroundings. And when you’re not using your Turks and Caicos cottage, you can enjoy a return on your investment via the property rental pool, with all details (cleaning/booking/guest services) taken care of for you. All in all, as Sullivan can attest, Kokomo Botanical Resort is the closest thing to paradise you can find on this earth, and it’s only about 3.5 hours away. If you’re spending time at the cottage this summer, well done. You’re fighting one of the greatest forces of wealth destruction, known as “soft money.” Taxes are an equally devastating force on wealth, but Canadians can have advantages there, too.

INVEST HARD Your cottage is a hard asset. As the saying goes, “They’re not making any more Muskoka waterfront.” That means the stock-to-flow ratio is high. Stock is the existing amount of something: gold, Bitcoin, or Muskoka real estate. Flow is how much of it is being made over time. Since little flow is ever added to the stock of gold, Bitcoin or Muskoka lakefront, these are what we call hard-money assets. Soft money, such as government-issued currency, has a low stock-to-flow ratio. It is defined as fiat money, printed without limit by governments through central banks. Every “Loonie” that gets printed by the Bank of Canada devalues those in circulation and causes inflation, which serves to destroy your wealth. Since the start of 2020, largely in response to the pandemic, Canada’s money supply has grown more than 50%, while the inflation rate has more than doubled*.

To build on this opportunity, one could “borrow soft and invest hard.” For example, you could borrow Loonies (soft money) to invest in gold (hard money). All else equal, what you owe will depreciate, while what you own will appreciate. What soft-dollar-denominated assets hold your wealth? Stocks, bonds, cash? Some of your wealth may be better stored in hardmoney assets like gold, to avoid the destructive forces of inflation caused by soft money. In due time, Bitcoin will mature and become hard money. We agree with those who say it’s perfect money - only 21 million coins will ever be mined. After the volatility fades, it will be a perfect store of value.

The Toronto-based designer isn’t a prophet and he doesn’t have extrasensory perception, but that doesn’t make his foresight for Muskoka design and architecture any less prescient. Gordon Bay Marine puts the “personal” in personal watercraft (and virtually every other kind of boat) sales and service.

W

hen you first visit the sprawling four-acre Gordon Bay Marine compound, with its state-ofthe-art service bays, 5,000 sq.ft. showroom displaying dozens of beautiful new boats, and row after row of service bays at the water’s edge, it’s hard to believe that all this started as a small cottage business – literally. Back in 1960, founder Bruce Hatherley began a one-man boat repair service out of his family boathouse on the north end of Lake Joe, near Mactier. As the pandemic starts to slowly fade into the distance, for many of us our personal health remains unchecked. Not only have we ignored non-COVID ailments, but many of us have let the coronavirus act as a thin veil for other issues. Take a moment, and answer this simple question: HOW ARE YOU?

We are a society that puts so much emphasis and reward upon pulling ourselves up by the bootstraps, dusting ourselves off and getting back in the game. But this pride-based mentality is, quite literally, killing us. All the above can lead to chronic inflammation and mental health conditions. If the pandemic has taught us anything it’s that inaction leads to chaos, and many of us are experiencing internal medical chaos. Perry Steckly’s doing pretty well. But that hasn’t always been the case. Steckly has worn many hats in his life: law enforcement officer, intelligence consultant, university professor, coach, mental and physical health advocate, father, and husband among them. Lately, he’s been involved in the intersection of microbiomes and well-being. Microbiomes are “the collection of all microbes, such as bacteria, fungi, viruses, and their genes, that naturally live on our bodies and inside us.” These microbes are both helpful and harmful, according to the Harvard School of Public Health.

Most are symbiotic (where both the human body and microbiota benefit) and some, in smaller numbers, are pathogenic (promoting disease). In a healthy body, pathogenic and symbiotic microbiota coexist without problems. But if there is a disturbance in that balance—brought on by infectious illnesses, certain diets, or the prolonged use of antibiotics or other bacteria-destroying medications—dysbiosis occurs, stopping these normal interactions. As a result, the body may become more susceptible to disease.


Steckly came to the microbiome conversation through the inherent challenges of his work. Beginning when he was just 20, and working as a police officer in Ontario, he was stalked by a violent offender for nearly his entire policing career. “I got a call from a probation officer saying that he’s become obsessed with me,” recalls Steckly, years removed from the incident. “Our criminal profilers conducted a threat assessment, and I had to move. I had this lingering threat to my family and I suspect the prolonged exposure led to physical and mental health issues later in my life. Research highlights a strong connection between our gut health and our mental health, and we can all make positive change. By making changes to my diet, sleep, stress, and exercise, I was able to manage my inflammation without medication while improving my mental health. The gut-brain connection fascinates me.”

That curiosity, as well as a strong interest in human behaviour, led to Steckly’s consulting company and his interest in the public’s understanding of their role in their own well-being. Universal healthcare can only do so much—we must each take ownership of our wellness. “Everybody could benefit from recalibrating their microbiome to improve their health,” he contends. “If we’re not taking care of all those smaller things like allergies and asthma or obesity, there’s a great chance that chronic inflammation will lead to to more severe issues.”

for balancing microorganisms), as well as a diverse diet. Caloric restriction and fasting in concert with vitamins and supplements support our overall wellness. But we must also avoid processed foods, refined sugars, gluten, and chemicals (easier said than done, but integral to better health). Steckly has seen attention and commitment to microbiome awareness result in life-changing health advances, not just in himself, but in his family, friends and others. His mother, who had health challenges so severe she could not leave her home, has experienced exponential improvements from following Steckly’s guidance and suggestions. Now, she’s able to visit friends and enjoy her grandchildren. He’s witnessed success with allergies, asthma, mental health issues, acid reflux, weightloss, chronic fatigue and a host of other auto-immune issues. Steckly has hosted “microbiome reboot” programs whereby he leads participants through a four-week program, which he also does himself. “Whether we have anxiety, depression, PTSD, gastrointestinal issues, skin disorders, OCD, ADHD, I’ve discovered that a lot of auto-immune issues are fuelled by inflammation. This can be driven by sleep disorders, stress, a lack of exercise and a poor diet. And when you have chronic inflammation, it may lead to more severe consequences down the road. I had a lifetime of allergies and asthma, and I was happy to manage it with medication. It was easy and it worked most of the time. But in the long run, I still had allergies and asthma.” Perry Steckly

“A homeowner can’t ignore a small water leak under the sink or behind the walls. You might not see it, hear it or smell it, but after a while it’s going to foster mould, create damage or crack the foundation. Chronic inflammation is the water leak, and if left unattended, may lead to serious mental or physical health risks. Food avoidance or medication doesn’t fix the leak; it just prolongs the damage.” Steckly likens our personal health to home renovations. Sometimes you just need to fix some wiring, plumbing and at times you need to add an extension. A personal investment in the lessons of microbiome maintenance will help keep your home in check. What we put into our bodies directly impacts our health. Some simple steps in the right direction involve probiotics (foods or supplements with microorganisms that maintain or improve “good” bacteria in the body, found in foods such as kefir and sauerkraut) and prebiotics (like whole grains, bananas, greens, onions, garlic, soybeans and artichokes

D

oes living with sight loss mean you can’t become as good at waterskiing and wakeboarding as anyone else? Well if it does, someone forgot to tell Joshua Cook. Joshua, who is 23, started coming to CNIB Lake Joe as a camper with sight loss back when he was 12, and tried waterskiing at the camp three years later. “I wanted to waterski because I love the water,” he says. “I enjoyed winter skiing and snowboarding, and thought about putting the two awesome things together and trying them. It was a fabulous, thrilling experience.” CNIB Lake Joe Advisory Board member Daryl Knudson, a former counsellor and Waterfront Specialist at the camp, has seen countless kids like Joshua transformed by the experience of waterskiing. The sport is thrilling enough in its own right, Daryl says – being pulled behind a fast powerboat, the wind in your face. Some become skilled enough to cross the wake or drop a ski and go slalom. But for kids living with sight loss, it’s a lot more: learning how to waterski or wakeboard is a huge confidence-builder. That’s why the focus of the 2022 CNIB Lake Joe Dock-to-Dock: Taste of Muskoka celebration is particularly exciting. This year’s goal is to raise $170,000 to rebuild the waterfront program with a new boat and waterski/wakeboarding equipment, along with waterfront staff training and safety programs, provided by Waterski and Wakeboard Canada.

ON FIRST MENTION OF A WATERSKIER WHO IS BLIND OR PARTIALLY SIGHTED, SAYS DARYL, MANY PEOPLE ARE SURPRISED. Actually, it’s not that different from teaching a sighted person, but with just a few extra steps to help the skier get acquainted with their surroundings and the physical sensations of being up on skis and pulled by the boat. There’s lots of encouragement and praise, and excitement as another skier gets hooked on the sport! Joshua started working as a counsellor at CNIB Lake Joe five summers ago, and is following in Daryl’s footsteps, working with Daryl’s son Jordan, as a Watersport Specialist at the camp, teaching other kids with sight loss how to get up on waterskis and experience the joy of pushing past their own boundaries. His advice to first-timers: “Don’t be discouraged if you don’t get it the first or second or third try. Keep trying. Everyone here will pump you up. I promise them they will get up, even if just for 30 seconds.” “The waterfront at CNIB Lake Joe is a magical place, and it’s going to be a very exciting welcome back to

the camp for our guests,” says Daryl. “I’m looking forward to revitalizing the waterfront so we can continue to make a difference. And we very much appreciate the continued support of the community.”

ne project that caught my attention recently is a beautifully crafted custom cottage on Topajo Road on Lake Joseph in Muskoka. The cottage is a contemporary masterpiece designed by Sophie Clapperton Designs. Clapperton has become known for her “unique, yet timeless, designs” throughout the GTA and Muskoka, gracing homes and cottages on Lake Joseph, Lake Muskoka, Lake Rosseau, York, Etobicoke, and elsewhere. Clapperton is at the vanguard of a new generation of designers who seek the perfect intersection between their craft and social and ecological responsibility. I recently sat down with Sophie to discuss inspiration, design, and the Topajo Road project, a newly come-to-market property on the exclusive Muskoka jewel, Lake Joseph. Naturally, I wanted to know from where she drew her inspiration for this project. “I have a lot of connection to New York,” says Clapperton. “We spend a lot of time in New York each year, so styles and inspiration I pull come from the New York aesthetic. Even [with the Topajo Road project], it’s a cottage but the colour schemes – for instance, the primary bathroom – are very Art Deco, black and white; and in the materiality, the way that we mixed metals from the New York scene. Inspiration also comes from a couple of other places: other designers and works that I see online, Instagram, and real estate on the lake.” The Topajo Road, Lake Joseph, property is a marvel, nearly 6000 square feet with 450 feet of frontage on one of the region’s most majestic lakes. Nestled into the landscape, the fivebedroom plus two-storey boathouse is every cottager’s dream.

“I like the juxtaposition of this one,” Clapperton says of the house. “We’ve got a dark exterior, which is trendy and really in. It’s very dramatic when you’re up close, but from a distance, on the lake, you almost don’t know the cottage is there. Most can’t see it unless you’re right up close to it, which is really,

comes natural challenges. When I ask Sophie what she thinks is important when deciding what to spend on, she says, “Spend more money on windows and insulation – you’re going to save money in the long run. Those are things that you’re not going to change in 10 years.”

The challenge of designing for Muskoka is to balance the intention of the structure with the traditions of the region. As Clapperton notes, “The other part of this project that I really love – and it was one of the main concerns and focuses when designing it – was that we wanted it to be modern and contemporary, but still pull traditional aspects of Muskoka. We achieved this by doing simple things like exposed rafter tails outside. On the inside, even though we don’t have a lot of wood, we went with a variety of shiplap textures and replicated beams. You still feel like it’s a cottage without it being a wood cabin.” “The exterior has some modern aspects – for example, the roof overhangs have been cut short,” she adds, “[with] a sleeker profile siding and larger windows. We incorporated shed curved dormers with exposed rafter tails. Having those little elements brought it back to the classical scope, which will allow it to have more longevity – much more timeless. I didn’t want it just to look good for five years.” And that’s the true challenge:

She continues, “The element of the interior that people need to put more money towards is flooring. That’s something that you’re walking on every single day. If you have kids, they’re going to be playing on it. If you’ve got pets, you want to make sure that your hardwood is going to be durable. Make sure you’re picking something with a decent thickness to it, even an engineered product that you can resand and finish at least once or twice.” In the Topajo Road property, every square inch was taken into consideration. How do you achieve something that is crafted in such a detailed way but does not appear busy? As Sophie explains, “We balanced the use of texture by being consistent with the colour.” Most walls and ceilings are cladded with MDF details. Being intentional with the colour choice softens all these details for the eye.


“Going with a white or light colour on the MDF will soften the lines. If you were to go with a mid-tone colour, that can cast heavier shadows, which can be jarring to the eye. When you get to dark colours, the lines soften, however, almost too much – to the point where you can’t see them, eliminating all the work that you did.” It is important to find balance between these things. We can see examples of this done successfully throughout the interior of this cottage, from the intricate ceiling detail in the foyer inspired by a boat, to the unique patterns on the walls that were designed for each room. To highlight and enhance the craftsmanship of the building itself, light and décor had to be taken into consideration. Clapperton and I agree that these two things make the biggest impact on making the building feel more like a home, instead of a construction site. “Artificial and ambient lighting makes a big difference,” she explains.

“You want to ensure you layer the light, and have a mixture of overhead, decorative, and accent lighting. For example, by adding wall sconces in a room, you have an opportunity to add light to highlight a feature such as a piece of art; however, it also adds a soft layer of light that isn’t overhead.” Art, décor, curtains, and furniture add the final pieces to the puzzle that will make your home or cottage feel lived-in and cozy. “Adding furniture transformed this space and made it feel completely different,” Clapperton observes. “The finishing items like curtains and décor pieces filled up the space and got rid of the bare feeling. It also helped to eliminate echoes throughout the space.” The passion that Sophie has put into this project is left to speak for itself. Once you step through the door, the space is inviting, cozy, and warm. The connection to the outdoors and the lake is magnetic, with breathtaking water views from every room.

Don’t Get Burned by Your Boathouse BY DC RUTHERFORD

WHAT YOU DON’T KNOW ABOUT YOUR BOATHOUSE, LEGALLY SPEAKING, CAN SINK YOU. When you’re buying or selling a cottage, don’t overlook the outbuildings and ancillary structures – particularly in Muskoka, the boathouse. When you’re buying a property with a boathouse, you want to ensure that the proper permits are in place and that there haven’t been major alterations to what was originally approved, warns Cameron Hoos of Hoos Law Professional Corporation, a Bracebridge-based law firm that frequently handles transactions involving

waterfront real estate. A problematic boathouse isn’t just a matter of safety, but could also impact financing. And if it’s discovered to be illegal, the municipality could enforce changes to rectify the issue, including forced removal. As families grow and remote working becomes more prominent, some cottagers have found the need to maximize space and privacy for guests. Hoos is adamant that you ensure any construction, existing or planned, follows the letter of the law. “Problems with the boathouse are something that an unsuspecting buyer can sometimes rectify with title insurance. But, it is often desirable to discover these problems before closing, which can be done by checking the municipality’s building and zoning record, and determining what permits were pulled and whether those permits are closed; it is important to ensure that the permit and plans align with what is constructed onsite.”

A PROBLEMATIC BOATHOUSE ISN’T JUST A MATTER OF SAFETY, BUT COULD ALSO IMPACT FINANCING.

He’s seen the following scenario more than a few times. “[The owners] don’t have enough frontage, so they go get a building permit and build a one-storey boathouse with ‘storage’ up top. Then, they get their final inspection, and construct a bedroom, a bathroom, and a little kitchenette as living quarters. And it appears on the surface to be approved as a two-storey.” Also, it’s important to understand that some boathouses don’t just need the building department’s approval, but also the Ministry of Natural Resources and Forestry’s (MNRF) approval to occupy the land

over which the boathouse sits. A portion of the boathouse is on land, but another portion projects out into the water; so cottagers require temporary “occupational authority,” which requires an application for a Land Use Permit (LUP). After the LUP is in place, there is a process that is followed with the MNRF to obtain permanent occupational authority, which, according to Hoos, involves obtaining a Land Lease or a purchase of the Water Lot. “Property owners with a two-storey boathouse need an Ontario land surveyor to survey the land over which the boathouse sits, and create a reference plan with the land registry office,” explains Hoos. “If you want to lease the land, the MNRF prepares the lease, you sign it, it gets registered on title, and you pay them an annual fee. But, if you want to buy it, the MNRF sends you a Transfer (like a Deed for the land), you pay them per square foot, and then you actually own it, which arguably makes the land more valuable and marketable.” Hoos points out that lawyers who don’t specialize in the idiosyncrasies of cottage country real estate are often unfamiliar with the “ins and outs” of boathouses. In an evercompetitive market, it’s paramount that buyers and sellers are aware of the inherent complications of rural properties, lest the sale be held up or legal problems ensue. After all, the cottage is for relaxing. Be sure to minimize rural stress by retaining the counsel of those in the know.

’ve heard the following phrase used more and more often lately to describe Muskoka: “The Hamptons of the North.”

Generally speaking, I consider the comparison as a compliment (although, for those of us who call this region home, we think the Hamptons could just as accurately be called the “Muskoka of New York”). But I started thinking about this the other day, and decided it might be interesting to delve into it a little more closely – to see if it was really an accurate comparison, and if so, just how closely the two regions compare. “The Hamptons” (referred to in the plural because of its two largest centres,

THE TWO REGIONS SHARE A SIMILAR LONG HISTORY AS VACATION RESORT AREAS, going back at least as far as Victorian times, when wealthy families would basically move their whole households, servants and all, by train to their country properties to escape the heat and foul air of the city for the summer. The idea of these areas as the “backyard playgrounds” of their respective cities has persisted, and cottagers at all income levels have summered here ever since. Both are well known as playgrounds for the rich and famous (as well as the less rich and famous). The Hamptons were the setting, thinly disguised as West Egg and East Egg, in The Great Gatsby by F. Scott Fitzgerald; and in movies like Grey Gardens, about Jackie Kennedy’s eccentric cousins Little Edie and Big Edie Bouvier. Muskoka has also appeared frequently on film, though generally it tends to star not as itself, but as other (usually American) resort areas –including, surprisingly enough, the Hamptons!

PROPERTIES IN THESE REGIONS WILL ALWAYS HOLD THEIR VALUE.

In both cases, celebrities seeking a place where they can enjoy some privacy and peace, either own properties in the area or are frequent visitors. The Hamptons had the Kennedys and their kin, and more recently, Martha Stewart; Muskoka has long been a summer home for many famous names, who can sometimes be spotted dining in town or at the local LCBO. (As with other centres who are accustomed to celebrity residents, it’s customary here to treat them like any other Muskokan.) Here’s another thing they have in common: both tend to have seasonal economies, where business booms in the summer

months and local highways and other arteries hum with traffic, especially on weekends. In winter, local residents either shut down for the season, or make a comparatively modest living from the local population till the tourists come back in spring. But that’s changing. Enterprising Muskokans are discovering there is a growing demand for winter resort vacationing too, from skiing and snowshoeing to weekend spa retreats. And this is true in the Hamptons as well. For all these reasons, there are many similarities between the two regions. But there’s one big area where I feel they are completely different – a disparity that, in my view, favours us Muskokans. And that’s when it comes to the price of real estate. Architectural Digest recently ran an article that named Muskoka as “Canada’s Best Kept Secret,” and highlighted five gorgeous, sprawling “cottages,” all located

on the Big Three, selling for between $12 and $23 million. And as of this writing, high-end properties are still selling as well as ever, even with the potential prospect of a softening economy ahead. Multimillion-dollar properties do dominate the most fashionable Muskoka lakes, especially Muskoka, Rosseau and Joseph, just as they do the most fashionable areas of the Hamptons. But that opens up another significant difference between us and them. Residential real estate prices in the Hamptons are among the highest in the U.S., and that includes Bel Air, Manhattan, Las Vegas and Florida. After looking at some roughly comparable properties, the Hamptons real estate cost relatively about six times as much as Muskoka. In other words, what you can buy for about $15 million in Muskoka will set you back about $90 million down there. Furthermore, Muskoka is not exclusively a playground for the rich, and never really has been. There are still plenty of mid-priced and even modest cottage

properties available here, especially on the smaller lakes and rivers, of which this beautiful region has no shortage. (When the occasional non-stratospherically priced property appears in the Hamptons, it’s usually snapped up quickly.) But above all, there is one important aspect that I think both the Hamptons and Muskoka share. And that is that properties in these regions will always hold their value, with only minor fluctuations, and in just about any economy. And here’s why. It’s human nature to want to escape from the city, even if just temporarily, and enjoy the benefits of fresh air, beautiful scenery, and a different pace of life. In Todd's downtime, you will find him buying, building, or renovating his real estate projects, on the water wakeboarding and kite surfing, or hacking up the fairways of a local golf course. However, Todd's most important job is being a father to his to his two children.

Growing up on the lakes gave Joel a passion for water sports and the outdoors. Toronto has been home for the past ten years, but Joel will always feel at home on the Big 3. Kareina spent summers of her childhood at cottages in the Mactier and Nobel Area. She lived in Alberta for a couple years and loved the mountain views but really missed the lakes and maple trees and could not wait to get back to the peace that is Muskoka. She has been an educator for several years and has worked in customer service. Kareina is excited to be a part of the Cayman Marshall team.

Steve is a strong relationship builder, honest and dedicated to Customer Service. This combined with his intimate knowledge of Muskoka lakes and area has made him a consistent top producer. Steve is an avid cyclist and golfer and maintains residences in Toronto and Muskoka and ties to both communities. His mantra and favourite quote is to “get up, dress up, show up, and never give up”.

Born and raised in Muskoka, Carol is excited to share her passion and knowledge of the area. With an MBA and over 12 years of working in finance, Carol’s clients appreciate her knowledge of the market. Carol strives to exceed her clients’ expectations and attributes her attitude to the habits she adopted as a scholar-athlete.
