A NOTE FROM THE EDITORS The crispness of fall is upon us and the leaves are starting to change colour! There’s nothing like fall in Muskoka, and before we know it the leaves will disappear and all that white stuff will come just in time for Christmas. But for now, we can sit back and enjoy pumpkin spice lattes and one last boat tour to take in all those beautiful colours.

This issue of the magazine brings you lots of great content, including adding the “wow factor” to a great Lake Muskoka cottage, as well as taking a closer look at the costs of waterfront building in the area.

PLEASE DON’T GO…we truly loved welcoming and hosting our “out of towners” this summer – and what a summer it was (albeit with a late start!). Fall and winter are fabulous times to re-visit Muskoka, and a great time to buy that wonderful property to enjoy for next summer! (And there are good deals to be had!) This issue will entertain and inform you. You’ll enjoy reading about an incredible property transformation on Lake Muskoka with the help of our friends at

Laura Morrison*

Sales Representative/Editor

We would like to welcome Glen Giroux, our new editor, to the Cayman Marshall team. For now, it’s time to sit back, put a dash of cinnamon on that pumpkin spice latte, and enjoy all that luxury real estate in Muskoka has to offer.

Foreshew Design. Become educated on the true costs of building in Muskoka, if that is something you’ve been considering. We’ve also peppered the issue with art and food to tempt your palate! The main attraction, though, is our breathtaking properties, which we know are what you enjoy the most. And this issue will not disappoint! Blessings to all our readers!

“Faith makes all things possible. Hope makes all things work. Love makes all things beautiful. May you have all three.”

A teacher of mine once told me that change is the only true constant in life. We get better with change - we learn to adapt and we learn from change. For this issue of the Cayman Marshall Magazine has become a major change for me – and I really need to give thanks to the collaborative nature of the entire Cayman Marshall team and the advertisers that have made my journey one of enjoyment.

Glen Giroux

This issue, we say a farewell to our current editor Greg Armishaw. We want to thank him for all of his efforts and the creative insights that our magazine is known for. We wish him the best of luck on his new adventures.

This fall issue of Cayman Marshall Magazine echoes the same excellence and attention to detail as its predecessors, but for me it’s a realization of how a magazine works hand in hand with its advertisers, writers and photographers. To become something worthy. Needless to say, anytime you get to do something you love it is reflected in the final product. And to that I say, ‘Embrace Change’.

RACHEL ISADORA :

to the dance

Bestselling children’s book creator and ex-ballerina Rachel Isadora conveys the joy and passion of dance in her paintings at Toronto’s Liss Gallery BY DAVID LASKER

It takes one to paint one. As Toronto Star dance critic Michael Crabb says, “Only a dancer knows how to capture the moment between movements. Rachel Isadora knows what is to be anticipated, like a dance photographer, to capture an image that gives dynamism and hints at the movement that’s to come.” The old masters associated with the dance could only show dancers in static poses. Isadora, a former ballerina turned artist, knows how to depict muscle, bone and joint engaged in a pirouette (whirl) or jeté (throwing spin).

“This is direct from an Alvin Ailey ballet I saw at New York’s City Center for Music and Dance,” Isadora says. “The colour, sensual quality and fabulous performances inspired me to go to my studio and paint!” 16 FALL 2019 ■

nvitation to Ballet, published in 2012 by New York’s Metropolitan Museum of Art, predictably included familiar works by French Impressionist Edgar Degas, the artist most closely identified with the subject of dance; more than half of Degas’s works depict dancers. What made the Met’s book interesting and different, however, were the newly commissioned illustrations by Isadora. “The real treat is seeing Isadora’s picturebook portraits,” raved The New York Times Book Review.

SERENADE. OIL ON CANVAS, 36" X 36" This depicts a scene from Serenade. When the 30-year-old George Balanchine sailed to America, he reshaped ballet as a classical American art form by creating works such as this one, choreographed to Tchaikovsky’s Serenade for Strings, which premiered in 1934. Isadora says, “Balanchine choreographed the ballet using the number of students who showed up that day and changed the world of dance forever. Serenade remains a favourite ballet to dance by those who were fortunate to have the opportunity to do so. I was one.”

The bestselling author and illustrator of children’s books is so prolific, she’s lost count of how many books she’s created – about 200 to date. Her biggest fan, singer and songwriter Dolly Parton, has bought 2½ million Isadora books for her Dolly Parton Imagination Library charity, which delivers children’s books monthly to youngsters from birth to age five for free in Australia, Canada, Ireland, the UK and USA.

choreographer myself, I recognize her ability to produce the technical side of dance as well – that is, the placement of the body. Other artists paint the dance but, technically, they do not reproduce the correct positions and steps in their paintings. I have experienced movement – a leap, a turn, a grande battement – through her use of colour and light. She has invited us all into the world of dance.” The oil paintings at Twirling, Swirling, Shaken and Stirred: Paintings of the Dance, the first (2012) of her three solo shows so far at Liss Gallery, depicted scenes from Isadora’s student years in the New York City Ballet, where she took classes with the legendary Rudolf Nureyev (“He was quite a beauty and very charismatic,” she recalls), and her subsequent professional work with the Boston Ballet. Africa, a continent she’s visited often, has inspired canvases depicting market scenes, a pensive mother and child, and striking portrayals of ritual facial scarification. Admirers of this genre include Fikile Magubane, South Africa’s former ambassador to Spain. “The colour and movement of Rachel Isadora’s paintings captivate me. Her paintings have accompanied me around the world,” she says.

Isadora’s artwork is represented exclusively in Canada at Liss Gallery on 112 Cumberland St., in Toronto’s tony Yorkville shopping district. Anthony Williams, former principal dancer with Canada’s Royal Winnipeg Ballet and founder and artistic director of Boston’s BalletROX, says, “Rachel Isadora’s oil paintings capture what dance means to me. It takes a dancer to understand the movement, expression and nuance of dance and then to translate these on to canvas. She expresses not only the performance as the audience sees it, but the inner feelings and physical involvement experienced by the dancer.”

In New York, she’s had solo shows at 2/20 Gallery and Ivy Brown Gallery and participated in the Art New York at Pier 94 and Architectural Digest group shows. She’s excited about an upcoming exhibition in the Big Apple that will combine her two passions. It will take place in a gallery large enough to hang her paintings and host dance performances directed by Daniel Ulbricht, founder and director of Stars of the American Ballet, with principals and soloists from the New York City Ballet and Alvin Ailey American Dance Theater.

hen the curtain came down prematurely on Isadora’s dance career, she found even greater success in another, she explained when we caught up with her in New York, where she lives with her husband, Roger, a psychiatrist, in their Fifth Avenue apartment overlooking Central Park, a few blocks from her beloved Met. She commands an outsize presence, with her long mane of reddish-blonde hair, high cheekbones and almond-shaped eyes set off by black eyeliner. (She passed on those glamorous looks to her daughter, Fox News commentator Gillian Turner.) At 21, she fell off her bike and fractured a metatarsal (foot) bone; dancing was never the same. “It was very difficult for me to do jumps, jetés, grand jetés, or, when I was partnered, to push off from that foot.

Swan XX. Oil on canvas, jute and canvas mosaic, 24" x 30"

“One evening, I was down on one knee in Carmina Burana with the Boston Ballet and couldn’t rise. The stitches had opened up and the leg was totally bloody. I was near the wing and had to drag my leg to get off stage. All the dancers were pointing at me, looking shocked. Later, whenever I tried to dance it was very painful, so I took time off. “Meanwhile, I had always loved to draw. My mother, who painted, would schlep me to museums and galleries when I was a kid; she hung out with Jackson Pollock. “The next day, my mother said, ‘Why don’t you call some publishers and take some of your doodles.’ I looked through the Yellow Pages and called a few others. Only Macmillan responded. It happened to be the day each month when they held a cattle call and they invited me to bring in my portfolio. “I put a dozen drawings into a brown paper bag and dropped them off next to a whole bunch of professional-looking portfolios. The receptionist said, ‘Pickup for your artwork is 4 p.m.’ When I returned at the end of the day, she asked if they could keep it overnight. “At 9 a.m. the next day I got a call and it was Macmillan’s art director, asking if I could come in that morning. He said, ‘We love your artwork. Would you like to do a book for us?’” 18 FALL 2019 ■

So, I wrote my first book, Max, about a little boy who goes to his baseball game on Saturday mornings, and on his way, he passes his sister’s ballet class. He’s in his baseball uniform, but he’s invited into the class and loves it, and when he goes to his baseball game, he hits a home run. Now Max has a new way to warm up for his baseball games! “It was very innovative for 1976 and a precursor to the movie Billy Elliot. It’s still in print, which is amazing, and gave me entrée into the world of children’s books.”

Today, Isadora commands a receptive and widespread audience, among both young readers and lovers of art and dance, of all ages. “Rachel’s ability to portray dancers in the midst of their movements is without peer or near equal,” says Brian Liss, owner of Liss Gallery. “I have never seen an artist with such an ability to excite the visual sense by depicting sinew, muscle and facial expression. Anyone who appreciates dance and fine art will celebrate the unique talent of this fantastic artist.” www.lissgallery.com

Rosalinda isn’t your hippy-dippy aunt’s vegan restaurant. “I prefer the term plant-based to vegan,” says Matt Ravenscroft, chef de cuisine at the buzzy new restaurant Rosalinda. Tomato, To-mah-to, whatever you call it, vegetable-forward cuisine is hot among both herbivores and omnivores right now, with a new wave of meat-free restaurants – even burger joints – sprouting up across the city. But Rosalinda isn’t your hippydippy aunt’s vegan restaurant. A collaboration between Grant van Gameren, former chef and co-owner at the now-shuttered temple of meat The Black Hoof, and Max Rimaldi and Jamie Cook of Pizzeria Libretto, the greenhouse-like dining room in Toronto’s Financial District, is airy and stylish, with craft cocktails and a tight, sophisticated wine list – decidedly not the sort of place that might first come to mind, if you haven’t checked your assumptions about vegetarian restaurants lately. “You probably picture a sad piece of grilled tofu on a bed of rice,” laughs Ravenscroft, whose, ahem, meaty resume includes stints at Parts and Labour, a former Parkdale joint whose burger was once considered among the city’s best, and Drake Commissary.

I want to see what we can get away with that will excite people

24 FALL 2019 ■

But at Rosalinda, dishes are vibrantly hued and artfully plated: verdant ceviche sprinkled with bright pickled shallots in an herbaceous leche de tigre, tender young coconut standing in for the traditional seafood, and golden potato and mushroom flautas (a fried roll-up snack typically stuffed with chicken or beef) served with a tangle of iceberg slaw, atop fresh poblano salsa and drizzled with savoury cashew crema. Cocktails too are bright and visual, from the carrot colada – made with Novo Fogo Cachaça, Cocchi Americano, Giffard Banane du Brésil, lime, pineapple, carrot and blood orange, a small carrot and bouquet of mint peeking over top of the glass – to the Up & Up, one

of three virgin “placebo cocktails” on the menu, this one made with verjus, hoja santa lemon sherbet, cucumber, pineapple, soda and Seedlip, a distilled non-alcoholic spirit. “We really want to showcase the flavour of the vegetable and put it back in the centre of the plate. We want a star and something that complements it,” says Ravenscroft. And while tacos come filled with tempeh-based housemade “chorizo” and jackfruit pibil – the tropical fruit has become a popular vegan alternative to pulled pork – the chef says he’s not trying to fool anyone. “We really strive not to manipulate vegetables too much,” he says.

For Ravenscroft, working at Rosalinda has been an exciting opportunity as a chef to explore new ways of handling vegetables, defying even his own preconceived notions. “What you can do with vegetables is really neat to me. I want to see what we can get away with that will excite people. A lot of us have had previous experience working with more meat-centric restaurants, and that’s allowed us to shift the lens and apply those same techniques that we’ve used to vegetables now. You can come up with some wild ideas that weren’t considered before and are really interesting.” He adds, “Sous vide vegetables aren’t really super common and we’re trying to introduce that. We’re trying to show that you can hard-sear and braise and roast vegetables and treat them like a protein.” Also of note, especially if you’re choosing plant-based cuisine for sustainability reasons, is Rosalinda’s approach to local ingredients. Tortillas come from Maizal, a Toronto-based producer that sourced maiz grains from Oaxaca and grows the staple on one acre north of the city. (“When we have a blue corn, when we have a red corn, you can smell the tortillas and taste them; there’s different nuances about them that are really interesting,” says Ravenscroft.)

At Rosalinda, dishes are vibrantly hued and artfully plated FALL 2019 25 ■

It’s about creating something that is fresh, fun and exciting Rosalinda also works with 100km Foods, a distribution company that connects chefs with local growers. As produce comes in and out of season, some items – such as an ever-changing mole dish made with root vegetables in the winter months – are adapted based on what’s freshest. By necessity, other ingredients must be brought in from warmer climates. “We use a lot of avocados. That’s the nature of this cuisine. Coconuts, pineapple, bananas, that sort of thing. We use about 10 different kinds of chilis – we’re trying to use even more – and those aren’t going to be able to come from Ontario.”

But if you’re hung up on that, you’re missing the point. Other than the exclusion of meat, Rosalinda isn’t about dogma – it’s about creating something that is fresh, fun and exciting.

26 FALL 2019 ■

“This is our version,” says Ravenscroft. “We’re trying to show what inspires us and we’re using plant-based Mexican cuisine as the language for doing so.”

HOW THE

Raptors Victory MATCHED THE MARKETS The Toronto Raptors NBA Championship triumph this summer was a victory for all of Canada. Thousands thronged downtown streets across the country to celebrate “our” team’s win, and bandwagon fans joined long-suffering perennial fans of Kawhi Leonard and his great teammates to share in the happiness. Coincidentally or not, I happened to notice that the fortunes of the market seemed to match the ups and downs of the Raptors’

season in surprisingly close lockstep. Now, timing the stock market by the fortunes of your favourite team is not a scientific way to follow your investment goals, of course, but it was noticeable enough that I decided to sit down and take a closer look. So, in celebration of the Toronto Raptors’ first NBA title, here are some of the uncanny similarities between the victory of “The Six” in six, and the market’s first six months of 2019.

BY DAN WYNNYK

36 FALL 2019 ■

DOWN EARLY

GOING AGAINST THE CHAMPS

Not to say that triumph cannot be spawned from the depths of the trenches, but it does, however, make for a more difficult journey. The playoff opener against Orlando set the stage. Game 1 was a 101–104 loss. The Raptors had created a trend of either coming back late in games or recovering from early series deficits – all the while moving onward and upward throughout the playoffs.

The games against the Milwaukee Bucks were without too much drama, except for the Raptors falling behind the game count once again. This time, with a two-game deficit, fans were back to the edge of their seats, thinking that it was fun while it lasted. Little did they know that a four-game winning streak would follow. This third-round victory by the Raptors brought the team face-to-face with the five-time NBA champs – the Golden State Warriors. The next round would be a headto-head matchup of powerhouses!

Coming into 2019, North American markets had been unkind to investors, with major indices experiencing doubledigit percentage drops in the last few months of 2018. With investors on edge and volatility rising, the sentiment was simply doom & gloom, with many taking on a “here we go again” attitude. However, the start to the year was one of the greatest financial market rebounds in recent history.

THE BUZZER BEATER It was the shot that might never be forgotten. The Raptors were trailing two games to one against the 76ers, to start the second-round series. However, the team kept battling, bringing the series to a Game 7. In the dying seconds of the final game, Kawhi Leonard took the inbound pass, darted to the corner, and launched a shot that bounced off the rim not once, not twice, but four times before finally dropping into the net – sealing the deal for the Raptors to move on in the playoffs. Risk assets were rattled several times in the second quarter as a result of escalating U.S. trade tensions. The back-and-forth over the first four months of the year culminated on the final day of May, when President Trump announced potential tariffs on Mexico that sent equity prices down and bond bids up. However, Mexico stepped up its border security and tariffs were averted.

Economically, the tariff threats heard throughout North America did not overtly affect global GDP. The spotlight was shining brightly on the world’s two largest economies – China and the U.S. Beyond trade and technological advancement, these two countries were battling to achieve global dominance.

THE MVP SAYS FAREWELL While Toronto and Canadian basketball fans remained nervous throughout the playoff run, the players ignored the noise, and the Raptors ultimately reached the pinnacle of NBA basketball. While the celebration was grand, it was short-lived. Soon after sipping champagne on the parade route, 2019 NBA Finals MVP Kawhi Leonard decided to return home to California. Raptor fans are once again nervous about the future. The Bank of Canada and the U.S. Federal Reserve left interest rates unchanged, global equities came under pressure late in the second quarter, and trade tensions continued. Despite all these, economic growth continues and corporate earnings are positive. In fact, the S&P 500 set a record in the first half of 2019, when it closed at an all-time high above 2,950 points on June 20. Despite new market highs, investors have been on an emotional roller coaster and are wondering where the markets will go from here. At the Waterfront Group of CIBC Wood Gundy, we remain fully invested and committed to our clients. We continue to focus on quality, cash flow, and alternative investments such as real estate for our clients. We strive to help clients navigate volatility, and ultimately help preserve the growth they’ve achieved. Markets may be at the top, but things can change. The Waterfront Group constantly reviews portfolios and will help make the necessary adjustments to improve clients’ portfolios based on their risk tolerances – just as the Raptors will make the necessary changes to compete again next season.

DIFFERENCE Mortgage Broker Drew Charles Donaldson specializes in financing luxury cottage builds. “I see it every day, some of the most wealthiest individuals in this country use capital as a tool when financing real estate. Why pull money out of your corporation or investments to pay unnecessary tax? We simplify the financing side of the equation for you.” “Each client has their own liquidity requirements,” he says. “I develop a strategy around this to minimize stress and maximize peace of mind.” Drew explains that there are many financing options for new construction projects, but

for cottage builds the most optimal scenario is a hybrid approach between institutionally-sourced capital and more flexible sources. “The last thing anyone should want to worry about when building a luxury second home is liquidity. We arrange the credit facility upfront so that all the other moving parts required to complete a project can be focused on.” Drew built his own cottage on Lake Rosseau and enjoys helping people finance cottages on the Big Three Lakes. “I have a long family history here, call it nostalgia but I am right where I want to be and truly enjoy sharing my personal experience with other cottage owners and helping them achieve their dreams. We operate with one goal in mind for each and every client: to provide the best solution for his or her personal financial situation. Leave the financing up to us!”

WOW BUILDING THE MUSKOKA

FACTOR

If you’re looking for a contemporary cottage, Port Carling’s Foreshew Design Associates offers some lessons for the lakeside. BY DAVID LASKER

86 FALL 2019 ■

COME GATHER ROUND, COTTAGE OWNERS. The styles – with apologies to Bob Dylan – they are a-changin’. The marketplace has shifted to a more contemporary look. Round-top windows, Cape Cod gabled roofs, gingerbread cupolas and decorative shutters are passé. “It’s a shift we’re seeing. A lot of baby boomers are retiring, selling their house or downsizing to a condo in the city and coming up here. This demographic wants a contemporary cottage. It’s exciting and refreshing,” says Kate Sadler, manager of the interior design division at Port Carling-based Foreshew Design Associates. We recently stopped by to talk to Sadler and the firm’s eponymous principal and founder, Alex Foreshew about where Muskoka cottage design is going. According to Foreshew, the trend to “make everything clean and simple” has been building for the past decade.

“A lot of baby boomers are retiring, selling their house in the city and coming up here. This demographic wants a contemporary cottage.” FALL 2019 87 ■

Much of their work addresses the question of how new owners can contemporize a traditional Muskoka cottage without tearing it down. A surprising number of structurally sound if stylistically dated lakeside dwellings meet the wrecker’s ball simply because, as Foreshew says, “they just don’t like it.” “That happens a lot in Muskoka now,” Sadler adds. The team believes such profligate waste should be avoided in today’s environmentally conscious times, where it’s much more sensible to reduce, reuse and recycle. “When we see that a house has good bones, we think of ways to refresh what’s existing to make it new again,” she says. Such was the challenge at Idylwood, a massive 8,700-square-foot property built in 2008 on a prime waterfront site overlooking Lake Muskoka. Sadler, ever the diplomat, explained that the house had a “very client-specific” design. The owners, apparently, “did the typical thing of gathering all these images clipped from magazines and putting everything they liked into this one project. It ends up not working, typically; they didn’t have a designer

“When we see that a house has good bones, we think of ways to refresh what’s existing to make it new again.” 88 FALL 2019 ■

to direct them down the path. They were overexcited and went wild. They loved it, and in their eyes it was beautiful. But a cottage that eclectic can be a sensory overload that won’t appeal to everyone.” In its as-found state, the cottage’s layout was confusing. “As a guest, when you visited the cottage, you literally didn’t know where to go,” she says. “You would have to walk through the whole lower level, up two sets of stairs and around the corner to get to the kitchen with your groceries – it just didn’t make sense” Foreshew recalls that there was no logic to the flow from the front door to the interior of the cottage. “There was no ‘wow’ factor. Finding the front door upon arrival was difficult; the place that is supposed to say ‘welcome.’ It wasn’t even on the main floor. There was a small impression in the right of the bottom floor for the door. “Our number-one move was to make a focal point of the entrance that said, ‘this is the front door. Welcome to the cottage.’” One key component of this was to create some hierarchy in the front elevation of the cottage. This deduced to creating a raised covered entry that not only drew your eye but also provided shelter to visitors. This framed the new, larger front door and moved the entrance to the middle (i.e., ground) floor. FALL 2019 89 ■

“When we approach an interior space, I like to go back to fundamental principles and ask, ‘Is this space functional? What’s going on with the floor plan? What are my sight lines?’ Backfill was trucked in to berm the site in front of, but not touching, the new entry. This left room for a short yet dramatic bridge leading to the front door, which visually demoted the lower level to a walkout basement. The bridge, along with planters filled with Japanese tall grasses flanking the new entry, and a custom, statement light fixture suspended in front of the door, make the cottage’s entry not only easier to find, but welcoming and grand. Before, guests scuttled in like rats; now, they enter like gods.

“Here, there weren’t enough bathrooms or bedrooms. Social spaces needed to be separated from private spaces. We added three new bedrooms with ensuites – going to the bathroom was a nightmare before. A huge feature is the addition of an upper floor master suite complete with ensuite and built-in closets. The upper-level master now has a panoramic view of Lake Muskoka because we incorporated floor-to-ceiling windows, whereas before that level had two bedrooms with tiny windows.”

Such architectural interventions make a cottage sufficiently distinctive to linger in guests’ memories. “Clients in Muskoka who spend millions of dollars developing their property, want that ‘wow’ factor,” Foreshew points out. “When friends leave the cottage, they should say things like, ‘Oh, do you remember when you arrived at that place, the great open stair,’ or ‘that grand entrance.’”

As for the new bunkroom with built-in, queen-size bunks, “There’s a high demand to have at least queen-size extra beds for cottage visitors. That’s one thing you don’t find in the city.”

Today, Idylwood boasts both elements as soon as you come through the new front door. Originally, the stairs were dark and enclosed; the team knocked down several interior walls and created a soaring new triple-height space featuring a dramatic sculptural custom light fixture and staircase with open risers, which serves as an interior focal point. The next big gesture, Foreshew recalls, was the social space, which you arrive at directly after passing through the foyer. “It’s much more open now,” he observes, “and it frames that classic Muskoka lake view.” As Sadler explains, “When we approach an interior space, I like to go back to fundamental principles and ask, ‘Is this space functional? What’s going on with the floor plan? What are my sight lines?’

90 FALL 2019 ■

As part of their mandate to contemporize the existing house (which included making it accessible and barrier free), the designers were ruthless about simplifying the window openings and the colour and material palettes, which had favoured dark woods and a general gloom. “We went toward a more monochromatic tone and bought down the number of colours and layers in the palette,” she says. “We balanced that with a more-natural and contemporary colour palette, inside and out, of wood tone, natural stone and steel that helps camouflage these huge buildings in the natural environment.” The gloom was made worse by the placement and size of the windows in the original space. “In the kitchen/dining room space, there were these little tiny windows up high,” says Foreshew. “But you’re up on top of a hill looking over Lake Muskoka. When you have these views, you want to take them in.”

Adds Sadler, “We added floor-toceiling windows to open up the lakeside. By introducing more windows and natural light, using the white walls to bounce the light instead of absorbing it, and adding new LED lights, we brightened the space up. ” Another issue was making the cottage blend in with its wooded surroundings. Previously, the exterior was covered with bright in-yourface colours: Charlie brown exterior siding, Smartie red accent trims, plus many different tones of natural wood. “It was all over the place,” Foreshew says. They unified the outside and inside by getting rid of the reds and browns and using the new simplified colour palette, tying the two realms together. “The big glass areas give reflections of the forest and the lake and with the monochromatic palette, the cottage blends in,” he adds. On the exterior, “We replaced all the railings with glass for a cleaner look, because you’re up here to get a view of the lake and the property that you bought. Older, traditional-style railings have a lot of pickets and busyness going on,” he observes. Today, Idylwood fully lives up to its name of being an idyll in the woods, and a reflection of the beauty of its surroundings. And Foreshew points out at least one sure testament to the success of the makeover. He says film and ad agencies have started calling – inquiring about renting the property for shoots.

Contemporize the existing house. FALL 2019 91 ■

THE FORESHEW DIFFERENCE A few aspects distinguish Foreshew Design Associates from the competition. First, they’re young: Foreshew, while studying design at Conestoga College in Kitchener, opened his business at the tender age of 20, in 2010. This business focused on Muskoka cottages, renovations and additions but he had a keen eye for heavy timber framed construction. In 2013, Foreshew moved to British Columbia where he was exposed to western mountain architecture and was involved in projects throughout North America. Upon his return to Ontario in 2016, he opened the Muskoka office. Second, the six-person firm has an unusual business model for Muskoka, with the accountability and efficiency of a one-stop shop for architectural and interior design services. Finally, while always starting a project with pencil and drafting paper, they always model their projects with 3D digital modelling software enabling clients to see renderings and walk-throughs of their cottage as planned or with proposed modifications, ensuring a pleasant, no-surprises outcome. According to Cayman Marshall CEO Todd Adair, “I had the pleasure of being involved with this project from beginning to end and I’m excited to bring this property to the open market and I know Muskoka purchasers have never seen anything like this. Almost everyone that walks in the front door gets goosebumps. “The original owners had some very good ideas and they had spent a fortune on quality materials, but it did need this overhaul to take full advantage of flow and lake interaction.

92 FALL 2019 ■

“I know Muskoka purchasers have never seen anything like this. Almost everyone that walks in the front door gets goosebumps.” – Todd Adair, Cayman Marshall CEO The homeowners have also transformed the waterfront to make all 500 sq.ft. user friendly. “This transformation was the most satisfying project I’ve been involved with, and I can’t wait to list this property and sell it to a very lucky family. A very special thank you to everyone at Tamarack North, Hall Construction, and of course a massive thank you to Foreshew for connecting all the dots.”

Understanding the Real Cost of Construction in Cottage Country By Martha Uniacke Breen

For many Ontarians, owning Muskoka vacation property is the fulfillment of a lifelong dream. There’s nowhere else, maybe in all of Canada, that has the scenery, the amenities, the cachet of this historic region. If you are in a position to acquire your own little corner of heaven here, you are truly blessed.

area. Even with local suppliers in centres like Port Carling, it can take up to an hour to truck materials to the site, and the suppliers are on the clock while they’re driving. So even basics like lumber, concrete and windows will cost more just because of this.” (If you’re building on an island, add on the cost of transporting materials over water, usually by barge.) Todd says add $50-100/sq.ft. for Muskoka logistics and an additional $150/sq.ft. for island construction. A crucial question many prospective Muskoka cottagers ask is whether to purchase an existing cottage, or buy land and build your own custom-built dream cottage from the (rocky) ground up. And there are good arguments on both sides, says Cayman Marshall CEO and experienced Muskoka realtor Todd Adair. But he points out that, should you opt to go the custom-build route, Muskoka cottage construction presents certain unique challenges, and there are variables – even pitfalls – you need to consider well in advance. One of the greatest misconceptions Todd encounters is that buying land and building is a better bargain. Certainly, demand for cottages in Muskoka – the region beloved of movie stars and billionaires – means that real estate prices have boomed in the last decade, and that luxury cottages in particular command a significant premium. But building new is not necessarily a way to save money; Todd advises that in many cases, the end cost can actually be higher. Here are some reasons why.

Logistics Before you even start pricing materials and creating blueprints, understand that building in the Muskoka countryside is much more challenging than in a downtown neighbourhood. “First of all, Muskoka is a very large geographical

Weather Most cottage construction continues during the wintertime, and Muskoka weather can be a significant variable. Construction crews who must drive through a snowstorm, or who have to spend the first hour or two ploughing out the access road, shovelling and heating the site before work can begin, will charge that time back to you. And in really impassable weather, construction may stop, leading to delays. Todd says add on $50/sq.ft. if you plan on building here over the winter.

Topography One of Muskoka’s most famous assets – its abundant and gorgeous Canadian Shield granite – poses unique problems for local builders. Digging footings for a foundation or creating a lower-level walkout usually means the crew will have to blast away rock and truck it offsite. This process alone can cost in the hundreds of thousands, depending on the scope of the work. And don’t think you can recoup the cost by recycling the blasted rock for landscaping or your foundation; since it can’t be cut onsite, transporting it to a stonecutter will reduce or eliminate any savings. Also, it may not be the right type or colour for your cottage. Add $25-50/sq.ft. for Muskoka sitework.

Trades and Subtrades Muskoka has some of the most talented contractors and subtrades in the country, but not all of them have the level of sophistication or business acumen you might expect in the city. Some contractors habitually accept every job that comes their way, and then face scheduling problems that will cause problems at your site. (“If you ask him when he’ll come by and he just says, ‘Next week,’ that’s a red flag,” says Todd.) One option is to bring in tradespeople from the city, perhaps people you’ve worked with before and trust. But you’ll pay for their driving time, or accommodations while they work on your project. “In that case, it might be a matter of pick your poison,” says Todd. Also, be aware of local customs if you hire local trades or subtrades. For example, it’s actually common practice with some local crews to shut down

during hunting season in the fall. If you haven’t arranged for this (or been made aware of it) in advance, you could get a nasty shock on opening day! Add $25-50/ sq.ft. for delays due to a scarcity of local quality trades.

Materials In Muskoka as everywhere else, “The expectation level for quality has risen greatly in the last few years,” says Todd. “So the cost of premium materials like marble, high-end windows (especially large-sized ones, which have a lot of engineering built into them), clear cedar and other desirable items has ballooned in cost.” This factor alone explains why cottages built today cost significantly more than identical cottages built ten years ago. All of this is not to say that you shouldn’t go ahead and build your dream cottage if your heart calls for it. But as with all major decisions, be sure you research your options carefully before you make a commitment. Obtain thorough, comprehensive written estimates well in advance, and be sure they include all of the features and extras you’ll need, including an access road, boathouse, dock and landscaping, as well as the extra cost of logistics and other variables. (Add another $150/sq.ft. to include all the extra things that you don’t need when you’re just building a home on a flat lot in the GTA.) Even if you intend to build, Todd recommends you explore existing cottages for sale in the area to see what’s available and what you can expect to pay – at least to be certain you are making a fully informed decision. “Whether you buy or build, Muskoka is a beautiful choice for vacation property. But it’s important to be aware that building up here is a very different scenario than building a city house, and to know in advance what you should be prepared for.”
