A Even though the housing market has slowed and many local governments now better appreciate the economic vitality created by the building and development industry, don’t be fooled into thinking we are now the favored child.

As many of you are aware, the October and November elections have come and gone. It was merely two years ago when a world of change took place on the elected boards throughout Wake County. And now the pendulum has swung the other way. Those who showed up to the polls, albeit only 10 percent on average of registered voters, clearly indicated a desire for change for most local governments in Wake County. For the majority of boards, that meant a change to fiscally conservative candidates who will pay particular attention to the spending habits within local governments. Of course, I suppose we can all understand this in light of the current economy and the extent of its reach. Just like most of us, local governments are searching high and low for both increased and new revenue sources. This can be a dangerous movement for our industry, as we are an easy target for fee increases. It will become increasingly important throughout this next year to have the involvement of you, our members, when it comes to local government issues. It is paramount that we have a strong presence on ad hoc committees, in task force groups and during public comment periods to educate elected officials and the public at-large about the challenges our industry faces. Please choose to be involved and answer the calls from your home builders association to help support the NB industry. ■

Ultimate Volunteer: Gipson captures eye of The View

R

Raleigh home builder Tom Gipson of Thomas Gipson Homes Inc. was named the “Ultimate Volunteer” in a contest conducted by the ABC television show The View. Gipson was recognized for founding the nationwide Home Builders Blitz program in partnership with Habitat for Humanity. In 2006, he recruited more than 1,000 home builders to construct 459 Habitat homes in a single week — the largest one-week blitz build in Habitat’s 30year history. Another 269 homes were built in 2008, despite the housing downturn. “This whole thing is about the more than 1,500 builders who have stepped up to the plate to help build these homes,” Gipson said. “It speaks so well of the generosity of our industry.” The Ultimate Volunteer is “someone who selflessly gives to others, who asks for nothing in return and inspires others to volunteer,” according to contest rules. Ten national finalists were selected from more than 1,000 nominees, and the winner was chosen after a week of online public voting. Gipson was nominated by Tim Minton, Home Builders Association of Raleigh-Wake County executive vice president, and more than 4,000 HBA members participated in the vote. Gipson and Minton made an appearance on The View Oct. 18. “Tom is the heart of our organization,” Minton said. “He’s incredibly passionate about this project, and with his quiet persistence, he gets amazing results.” Gipson also won one million Starpoints from Starwood Hotels & Resorts Hawaii. That is equivalent to 25 round-trip tickets from Los Angeles to Honolulu or a 40night stay at The Royal Hawaiian, a Luxury Collection Hotel. Gipson’s work with Habitat began in 2002. That year, he worked with Habitat for

The Home Builders Association of Raleigh-Wake County recruited 18 new members during its high-energy Fall Membership Drive Oct. 21-22, around the theme “Viva, Las Vegas!” A day of training by The Oliver Group Sept. 23 charged up members across the state with recruitment strategies to succeed. “You have access to the more powerful, successful and influential business people in our industry,” training instructor Rob Oliver reminded attendees. After a kickoff party Oct. 20, participating Raleigh-Wake County members pulled two-hour shifts during the next two days. Every time a new member was recruited, the recruiter drew a playing card to win a prize. Prizes included gift cards to Starbucks and Bear Rock Café, and a 1-in-25 chance to win a flat-screen television! Congratulations to Wayne Holt, winner of the flat-screen TV. “Not only did we recruit 18 new members, but our new knowledge and experience will strengthen future recruitment drives,” says 2009 Membership Committee Chair Kathy NB Simpson. ■

Industry leader Edd K. Roberts will be missed

T

The Home Builders Association of Raleigh-Wake County lost one of its role models, Edd K. Roberts, early on Nov. 10. The Raleigh native and president of Homes by Edd. K. Roberts was a dedicated HBA member since 1965. His commitment to HBA affairs and members was a constant for the past 44 years. Roberts’ distinguished career as a builder, developer and real estate broker began in 1963. Throughout the next 46 years, he built more than 3,000 homes in Raleigh and the greater Wake County area. In 1981, he built the first office condominiums in Raleigh. Roberts believed in studying the market and finding solutions to the commercial and residential needs of Wake County. His construction projects had a reputation for quality, value and function. His homes were

Within the HBA, he was a proponent of vocational education programs for high school students, as well as builders and tradesmen beginning their careers. featured in the first Parade of Homes 40 years ago and he remained in the Parade for 25 consecutive years – the longest duration for any HBA builder. Throughout the years, Roberts’ unique building concepts and custom work have been copied – a true compliment to his visions. As a grandfather figure to the Raleigh industry, Roberts was responsible for providing career guidance to many of the association’s current members. Within the HBA, he was a proponent of vocational education programs for high school students, as well as builders and tradesmen beginning their careers. Roberts earned the respect of builder and associate members as an association leader. He served as HBA president in 1970. He was responsible for starting the Spike Club in 1980. He was a member of

the HBA Board of Directors for more than 40 years and served as a director emeritus. Roberts won numerous industry accolades, including HBA of Raleigh-Wake County Builder of the Year, and the North Carolina Home Builders Association Honor Award in 1971 and the NCHBA Builder of the Year in 1972. In 2005, he was honored with the Parade of Home’s Lifetime Achievement Award. Born in Wendell, Roberts was the son of Nancy Kemp and Ed Jones Roberts. He is survived by his wife, Judy W. Roberts; his sons, Charles Thaddeus McKenzie Roberts and Edd Kemp Roberts III; his daughters, Jil Anne Roberts Manuel, Tiffany Anne Roberts Hanvey and Robyn Anne Roberts; and his seven grandchildren who called their granddaddy “Bear.” Roberts was also a world traveler, big-

game hunter, safari enthusiast, hobby photographer. Because of his understanding for the conservation of wildlife, he made several contributions to the North Carolina Museum of Natural History to support its educational mission. Throughout his career, he volunteered with the Raleigh Jaycees and the United Fund Campaign. He assisted in membership drives for the Raleigh YMCA and was a member of the Raleigh Chamber of Commerce. A church leader, Roberts was president of the Sunday School Class Program at First Baptist Church and served as an instructor. He also volunteered as an official greeter for the Bay Leaf Baptist Church. Roberts’ contributions to Raleigh and the HBA will live on in his surviving family, friends and colleagues, including the many builders he helped educate and encourage over the years. ■ NB NOVEMBER 2009 7


Gardner wins Lifetime Achievement Award

L

Lyle D. Gardner of Spectrum Homes won the Home Builders Association of Raleigh-Wake County Lifetime Achievement Award, presented at the Parade of Homes Awards Gala. Gardner is known as a true southern gentlemen and a visionary. His innovative designs have earned his company recognition as a member of S o u th e rn Living’s custom builder program. He also has won Gardner numerous awards for his single-family and multi-family homes since his first Parade entry in 1983. In addition to his active support of Habitat for Humanity, Gardner serves as chairman of CASA (Community Alternative for Supportive Abodes). CASA is a non-profit organization that provides affordable housing for people with mental and developmental disabilities in Wake County. Gardner has served the home builders association for more than 35 years in numerous capacities. They include: local and state director, HBA president in 1992, member of the HBA and Builders Mutual Insurance Co. board of directors, trustee for the local HBA and North Carolina Home Builders Association BUILD-PACs, chairman of the NCHBA Legislative Committee and vice president of the NCHBA Region III. Gardner will be installed as 2010 NCHBA president during the state association’s installaNB tion banquet Dec. 8 in Raleigh. ■ 8 Neighborhood Builder

There were about 18 of us, ranging from 18 to 50 years of age and representing (at least) the states of Alabama, Mississippi, Chicago, North Carolina, Louisiana and Michigan. One of the men, a life-long friend of the groom’s father, “Bob,” was straight out of the Sopranos. He was a dark-haired, robust Italian man who wore his hair slicked back and his clothes black on black. He was one of the most generous

people I’ve ever met, but nonetheless an intimidating presence. That he worked most of his life in the Chicago meat-packing district added to his Mafioso mystique. As the party wound down at about 4 a.m., we realized my friend “Doug” was missing. Jokingly, Bob said, “Here, call this guy,” and handed me a business card. The business card had two lines of text on it, which read “Tough Solutions to Tough Problems,” with a phone number underneath. I looked at him confused because I was not sure how this person would help me find my lost friend in New Orleans. The phone number was clearly for someone he knew in Chicago. Then it hit me, he was kidding. Whew! Then it hit me again, he also possessed a card for a man who had tough solutions to tough problems, which got me thinking. We are in a time when people are mak-

ing tough decisions to tough problems. Unfortunately, there is no magic phone number to call for assistance, so fughetabotit! So, what you can do is become a provider of solutions. Don’t think of yourself as a salesperson or a builder or a marketing manager or a lender or a banker. There are countless numbers of each of these. But how many can truly provide real solutions to today’s tough problems? These people are in demand. To become a provider of solutions, you need to make tough recommendations. Make tough decisions, swiftly. Provide tough solutions. One of the main misconceptions about green building is that it has to be expensive. Depending on the features and options included, a certified green home can indeed be costly – but it certainly does not have to be. In fact, nearly half of the homes enrolled in the certification program operated by the Green Home Builders of the Triangle are priced at less than $200,000. That’s in good keeping with the GHBT motto: “Bringing Green to the Mainstream.” Green building makes a lot of sense at the lower price ranges, because green Continued on page 18

Habitat House goes green homes are designed to be energy- and water-efficient. The money that can be saved as a result is a major help to homeowners on a tight budget. It makes so much sense, in fact, that all four of the Triangle-area Habitat for Humanity affiliates are now participating in the GHBT certification program. The Chatham, Durham and Orange Habitat affiliates have been strong supporters of the GHBT certification program for the past two years, having achieved a total of 27 GHBT certificates to date. Twelve more projects are currently progressing toward GHBT certification in those three counties, with more to follow. Not to be outdone, Habitat for Humanity of Wake County recently decided to go green as well, breaking ground

on its first green-certified home Sept. 9 in downtown Raleigh. The affiliate’s 350th house also is a pilot project, designed to demonstrate significant savings on energy bills for the “partner” homeowners, while being better for the environment. By 2010, Habitat Wake anticipates that all of its new construction will be green-certified. “We’re always looking for ways to increase affordability for families. We plan to implement small changes that will make a big impact on a family’s energy bills,” says Frank Westmeyer, Habitat Wake’s interim executive director. “The added bonus is these improvements will also be great for the environment.” The Habitat Wake pilot green home is being built in partnership with a local family and supported by a $35,000 grant

from Lowe’s, as well as grants from Schneider Electric, Bank of America, FMI, Hunton and Williams, and Cooper Tools. Students from St. Augustine’s College and Shaw University plan to provide volunteer support for the project. The home is on track to earn dual certification, having been enrolled in both the GHBT and North Carolina HealthyBuilt Homes programs. Ready-to-install framing saves big-time! By David Helmers

While some builders might think going green requires sacrifice of performance or convenience, ready-to-install framing can actually improve job-site productivity. In addition to reducing waste, builders can complete homes faster and with higher quality. It only requires a commitment from builders to change their building practices by working with building-products dealers to pre-plan and pre-cut their materials. It’s a process that’s pretty simple and many building supply companies are ready to assist.

Design and planning The first step in more efficient framing is to improve the design of the structure. Modern framing design software can optimize framing solutions for floors, walls and roofs before construction begins. Designers use 3D-viewing capability to examine the frame from all angles and take advantage of built-in analysis tools to identify and resolve design conflicts, such as misplaced beams or other interferences. Solutions are then developed before any materials are ordered, cut or delivered. The result is more efficient use of building materials, fewer framing errors, and reduced risk of wasteful and costly on-site changes to plans.

Framing design software, like iLevel’s Javelin software, also can analyze and track vertical loads more precisely throughout the structure to help ensure a strong and solid frame without using excess materials.

Pre-cut materials While better design is a big step toward the more-efficient use of materials, builders can go a step further with pre-cut materials or prebuilt panelized components. Pre-cut framing members can be precision end trimmed to within 1/16 inch of specified length vs. 1- or 2-foot increments of traditional framing. This not only helps eliminate scrap on the job site, but also can allow dealers to plan cuts from the range of material lengths in inventory. Overall, this helps reduce the waste of materials throughout the delivery channel. But it’s not just waste that’s reduced. Pre-cut framing materials can be delivered to the site pre-labeled and bundled for the most convenient placement, helping builders reduce labor and construction time. More builders are also using panelized components. Structural panels manufactured in a factory setting allow for very careful control of materials from design through product specification and construction. The controlled manufacturing process provides precisely built framing and removes the product inefficiencies inherent with stickbuilt construction. In some cases, a panel manufacturer will also install the pre-built components at the site. The result is rapid on-site assembly and a higher quality product. At the same time, waste-disposal fees are significantly reduced because very little job-site waste is created using this approach.

Getting started The key to moving from traditional stick-built framing to more advanced techniques is to take it in stages, starting with pre-cut materials and eventually working toward pre-manufactured components. Many building material dealers can provide assistance. Waste in traditional framing Traditional stick-built construction may consume 15 to 20 percent more framing material than is structurally needed. Waste arises in a number of areas, from design through specification, delivery and installation. For example: •

Using oversized materials, such as a one-size header throughout the structure without evaluating individual span or load conditions.

Installing more framing members than needed due to imprecise design.

Ordering excess product for trimming onsite or to cover shrinkage due to material defects, damage or theft.

Inadvertently cutting to size a longer joist or beam that’s needed elsewhere in the frame.

These types of inefficiencies can be reduced or eliminated with more detailed planning – both for the overall design of the structural framing, and in how materials are cut and assembled.
