ruising through East Boca and the Royal Palm Yacht and Country Club in his sleek electric Tesla, it’s clear J.P. DiMisa knows Boca Raton east of I-95 like the back of his hand. “I’ve been so fortunate that I’ve been able to find deals and build houses in my own backyard,” says, J.P., a 38-yearold developer who lives with his wife, Melissa, and two children, ages two and six, in an attractive ranch in Royal Palm. “My bread and butter is in this neighborhood.” For the last 15 years, J.P. has been building and developing luxury homes between Mizner Park and the Boca Raton Resort & Club. “This is the desired area,” he says. In the best of best locations, his spec and custom homes make a statement. His vision and prowess as a builder and developer is clear. His designs may be Mediterranean or have a contemporary twist, yet are classic and timeless. In Royal Palm Yacht & Country Club, there’s the nearly complete trophy property on Thatch Palm Drive he describes as “9,725 square feet of Palm Beach - inspired elegance.” Flanked by mature oak trees and an idyllic pond, the five-bedroom seven-and-a-half-bath clean white with baby blue shutters two-story Regency Traditional-style home has twin two-car garages, a custom mahogany front door and overlooks the neighborhood’s Jack Nicklaus Signature Golf Course. It sold for $5.395 million, the asking price. Another of his spec homes, a 4,000

square foot five-bedroom four-and-ahalf bath villa “hits all the right spots” and is walking distance to Mizner Park. “We like to be in style, but we don’t like to be trendy. I’d rather build you a house that has longevity to it,” he says. “If you pick an architectural style that’s been an architectural style for many years it’s always going to look good.” More Ritz Carlton than Marriott, he also uses “classy and enduring” design details that ramp up curb appeal, like cladding the garage doors in real wood or using the same Van Cleef Alhambra design (symbolizing luck, true love, health and wealth) on the steel iron front door of a $1.2 million house that he would use on a $5 million manse. A sure sign he’s getting it right: he doesn’t need to advertise. Clients show and tell their friends about J.P.’s work and they call him. The relationships last long after the homes are completed and he runs into clients at the pizza shop. “I really work hard at the customer service aspect.” Though it’s not a gated community like the manicured enclaves further west, J.P. concentrates much of his effort in East Boca. “The Palmetto Park corridor is becoming like a real downtown,” he says, with an influx of younger people, “cooler restaurants,” fashionable boutiques and salons. “People love it because of proximity. It’s a lifestyle instead of a house in the middle of nowhere. East Boca has longstanding appeal because people end up driving to this area anyway.”

They also covet homes in the tranquil, lushly landscaped Por La Mar waterfront neighborhood of 200 luxurious single family estate and townhomes just south of Palmetto Park Road, perfectly situated between the Intracoastal and AIA. “You want to be right here,” he says, pointing to Boca Raton’s prime location with water views of Lake Boca, the Boca Inlet and the Intracoastal Waterway. J.P. developed and built five homes in this boater’s paradise, where prices range from just under a million dollars to close to $15 million. “It’s the best spot in Boca.” Many of the new Mediterranean-style homes with red tile roofs J.P. built on narrow 60 by 120 lots in East Boca replaced older small ranches with no architectural significance. In the early 1940s, when Boca Raton’s population barely topped 700, the area was an army airfield. J.P. got his start as a builder at 18, in Queens, N.Y. His parents owned an extra lot next door and he convinced them to let him try to build a house. His father, who passed away in 2009 from pancreatic cancer, was a builder, a “very successful, a self-made guy. I am definitely lucky I had a good teacher.” J.P. built his first spec house in the Mizner area in 2001, a “classy Spanish colonial” with corbels and sills under the windows and sold it for $855,000. “On every job, I try to future-proof the house so it looks as crisp today; it doesn’t look dated.” Spec homes are in demand, J.P. says, pointing out one home after another -

he built and promptly sold. “They want it turnkey;” ready to bring in an interior designer and their toothbrush. These days, J.P. sometimes works with partners, but takes “zero money from banks.” Working with different architects, he builds five to six unique high-end homes a year. His “best neighborhood” is his own Royal Palm Yacht & Country Club, where his homes can be found on nearly every block, including on one curvy lane, a modern home with an open floor plan and sliding doors that pocket across the back of the home for “total indoor outdoor living” with an outdoor loggia. Near downtown Boca, the ocean and the Boca Raton Resort & Club, Royal Palm’s location is hard to beat. Country club membership is not required, giving homeowners choices. “There are no available lots so prices keep going up,” he says with “developers fighting” for knockdown properties. A 90 by 125 foot lot can fetch $1.3 million. Golf course lots go for $1.7 to $1.9 million and waterfront lots on a canal or the Intracoastal list for over $2 million to $4 million. “It all goes back to if you can find one.” Luckily, he’s about to knock down a client’s 1961 home on a trophy lot on the Intracoastal and quarterback a new home from concept to completion. “We are more than a general contractor,” J.P. says. “We manage the entire process.” His development and construction company works “as a team” to try to make the building experience “as effortless as possible.” SE SHAWN ELLIOTT LUXURY 15

A

rchitect Sussan Lari’s portfolio spans new construction, gut renovations and immense additions. She mainly focuses on single-family homes, some as large as 17,000 square feet, many in OId Westbury, Brookville, Kings Point and the city. Projects run anywhere from $350 to $500 per square foot, not including landscaping. For Sussan, success is all in the details. Along her shelf-lined conference room in Roslyn, Sussan assembled an extensive library of samples, including roof, façade and interior tiles and stones, moldings and trims, as well as large fabric swatches and home furnishing catalogs. Beyond welcoming representatives of furniture, carpet and lighting companies into her office every Wednesday to learn about their products, she visits window factories and cabinetmakers, some as far away as Europe. “I know the different types of bulbs and I go with clients to the stone yard,” Sussan says. “I’m a control freak.” Since she launched her eponymous architecture firm 23 years ago, Sussan’s detail-centric approach serves her well. Her drawings pass muster with building departments, she says, while satisfied clients fuel her firm’s growth with their recommendations. Meanwhile, she credits her go-to contractors, subcontractors, craftsmen and artisans with translating her drawings into beautiful living spaces. Although clients frequently come to Sussan’s firm “already married” to a specific style, she makes it a priority

to expose them to ideas and concepts beyond their frame of reference. And when they want something that just won’t work materially or aesthetically, she doesn’t hesitate to tell them so. “Saying ’yes’ to anything the client says leads to an outcome close to disaster, with the architect eventually saying, ‘This is what you wanted,’” Sussan notes. She also has her own preferences. She steers clients to natural materials, radiant heat and spray-foam insulation and away from vinyl and other non-biodegradable elements. It’s about achieving a well-designed healthy, green home. In tackling new projects, Sussan assesses each site – what it offers, its size and shape, as well as the look and feel of the surrounding neighborhood -- to help her plot everything from the residence’s dimensions to the way it will be situated on the property. By the same token, her carefully crafted interior layouts are designed to accommodate the way her clients live, entertain and relax and determine the residence’s shape and exterior design. “A house is sacred to me,” says Sussan, a past president of the Long Island Chapter of the American Institute of Architects. “In your daily life, you deal with pressure, but when you go home, that’s the one place that you want to totally relax.” Creating such a personal sanctuary is “a huge role and a huge responsibility that we have to deliver on.” To ensure her plans are faithfully executed, she prefers to serve not only as the project’s architect and designer, but also the project manager. That

additional responsibility, Sussan says, means her blueprints aren’t misinterpreted and corners aren’t cut. In the language of design, Sussan defines her signature style as “modern classic,” a confluence of classical architecture with the open spaces of contemporary living. In her drawings, rooms enjoy sight lines that extend beyond their entrances and ceiling heights vary. A quasi-monochromatic color scheme with splashes of color reinforces the spacious sensibility, while varied textures add interest. Sussan also gets involved in the design of the home’s façade, specifying such details as cut stone, the grout color and exterior lighting. Many times, in collaboration with a landscape designer, gardens also bear her handprint. “Years ago, no one asked me to design a garden, but now that’s changing,” she says. “People want the fresh air; everyone is celebrating outdoor living.” As a result, in any given time, her office works on as many as seven residential projects, each in various stages of development, design and construction. Her in-house team includes her husband, Farhad Mechkat, who serves as her practice’s executive director and is a past conductor for the Teheran Symphony Orchestra, and their daughter, Sanam, who handles marketing and project management. In August, Sanam is leaving the fold for an MBA at NYU’s Stern School of Business. Sussan’s earliest childhood memories point to a creative bent. Growing up in Teheran, where her father was a tea

importer-exporter and her mother was a stay-at-home mom, Sussan remembers digging into her mother’s box of colorful buttons and repurposing them as building toys. Fact is, she didn’t consciously decide to become an architect, but simply answered “an inner voice” and followed her passion. After attending a French Catholic private school, she enrolled in a public high school in order to major in math, a prerequisite for the study of architecture. From there, it was onto Teheran University’s School of Architecture and then to the University of Pennsylvania, where she earned two master’s degrees, one in urban planning and the other in architecture. In the years that followed, Sussan worked at a large architecture firm in Manhattan, focusing mostly on corporate projects, including PepsiCo headquarters in Purchase. But weary of commuting from her Roslyn home and yearning to be near her then-infant daughter, she seized the opportunity to hang out her own shingle when KLM Airlines sought only her services for a project. Her home served as her firm’s office up until four years ago when she moved to her current three-floor space in in the Village of Roslyn. For Sussan, designing homes provides the ultimate professional satisfaction. “If I am going to work another 20 years,” she says, “I would like my legacy to be that I positively influenced people’s lives rather than just created pretty lobbies and headquarter offices.” SE SHAWN ELLIOTT LUXURY 19

What is the number one motivator for sellers?

Barbara Bucovetsky: That depends on the age of the sellers. Younger sellers often are motivated by increasing their space and fulfilling their dreams for more property, larger rooms and more living and entertaining space. As their family expands, larger master bedrooms, private master baths and maybe a pool, home theater, gourmet kitchen and guest quarters are on their wish list. Older sellers are ready to downsize and cut space and expenses. Moving to a development that offers more services and a potential social life is very attractive. They are tired of doing the lawn or maintaining the pool. Their taxes increased and utilities soared. It’s time to let someone else assume responsibility for maintenance and related costs. While money looms large, getting a clear picture of the seller’s life circumstances and financial goals helps determine the key factors. Does the current home cramp their needs or is it too big? Are they seeking a home with more space? Perhaps the seller is looking to downsize to a smaller property. Sometimes personal relationships, job transfers or job losses are the forces behind the “For Sale” sign. When you unlock the homeowner’s reasons to sell their home, you’ll understand what motivates them. Marni Zuckerman: No two situations are the same. Every seller has their own motivation that might be due to health, death, job relocation, marriage, divorce or a change in family dynamics, such as a growing family or empty nest. What is the most important advice you can give a homeowner to prepare their house for sale?

Barbara Bucovetsky: Look at it through the buyers’ eyes. De-clutter, declutter and de-clutter. Make the house look as spacious as possible, emptying closets of whatever you can. If your closets look overcrowded, the buyers will feel the house is too small. Illusions of space, fresh smells and staging all work well to give the buyers a nice first visit. Since the photos are the first thing your buyers will see, the photography is very important. Make sure you get the shots you want and if you have to move things off the counters or off the furniture, do it. Remove personal items- photos, albums. Make the house welcoming for its new owners. Fran Mazer: Selling your house is one of the most important transactions you’re likely to make. It’s worth the time and effort to ready your property. Here are some suggestions I give my customers: Curb Appeal: The exterior is where your property makes its important first impression. The backyard, driveway and front yard should be neat and tidy. Paint the front door, prune flowers and trim hedges. Ensure your roof is sound and there is no muck in the gutters. Clean thoroughly: Cleaning your house from top to bottom is essential when preparing it for sale. Buyers may be willing to overlook other downsides if they believe it has been well maintained. Take care of any maintenance and repairs: Overlooked maintenance issues can be taken as a sign of neglect by buyers. Many small inexpensive repairs can be taken care of quickly before you start showing your house: maintaining light fixtures and replacing old bulbs, repairing leaky faucets, replacing chipped or cracked tiles, patching up holes in the wall, painting over old walls or marks. Get your home pre-inspected before you sell: Don’t wait for the would-be buyer to discover the problems you could have fixed before selling. If you have any concerns about your property, it could be worthwhile to have a pre-inspection. Once the inspection is done, you’ll have the peace of mind that comes with knowing about potential problems and having the opportunity to address them before you sell. Marni Zuckerman: Selling a home can be simplified to just four factors, which I call CAMP: Condition, Accessibility, Marketing and Price. My sellers count on me to guide them through the four factors and agree to let me be the professional. As to the condition of their home and preparing it for sale, they have to get the home into a presentable manner. This means getting rid of the clutter and hiring a handyman to make simple and inexpensive repairs. For certain properties, this means hiring an interior designer to make the home look more desirable.

Maryann Caputo Maintain your home. Buyers look for homes that have been well taken care of. Jennie Katz Hide clutter, pick the perfect paint colors, pick up dirty wall to wall carpet. Make a great first impression for buyers by painting the front door a decorator pop color. Make rooms exciting by using new decorative pillows on beds and on couches. Use a lot of fresh flowers to add color. Hire a professional cleaning service -- cleaning goes a long way! Andre & Michelle La Barbera Before listing photographs are taken, clean up the loose ends, de-clutter and apply a fresh coat of paint where it is needed-- a clean, fresh look is affordable and goes a long way. Every picture tells a story and you don’t get a second chance to make a first impression!

What advice do you give homeowners about the do’s and don’ts once they listed their home? Barbara Bucovetsky: It is important that sellers DO— • Make their house available when a potential buyer wants to see it. • Put the house in shape it was in during the photo shoot. Clear off counters, hang up clothes and coats

Paint some walls or ceilings if badly discolored. Check skylights to see if surrounding ceilings have water stains or cracks. If so, freshen up with paint. • Remove any peeling wallpaper. It pays to invest a few dollars to freshen the house. • When packing, try not to have every room out of control. Put packed boxes in the garage or select a “storage room.” Better yet, rent a storage unit for packed boxes. • Empty garbage cans and keep the house smelling clean and fresh • Cut the grass and maintain the outside property. When buyers drive up, they want to see your house at its best. • Put out pots of colorful f lowers to welcome buyers. • Open the pool. The sparkling water is attractive to buyers. • Stay out of the house during showings and open houses. Buyers feel more comfortable expressing their opinions if the owners aren’t there. • Sweep out the area near your heating system and dust the heating unit. •

Sellers should NOT • Leave out mousetraps and other insect repelling devices. Buyers will see them as a sign of infestation. • Engage in conversation with potential buyers beyond a polite hello and goodbye. Don’t give buyers any information they might use for negotiating purposes. • Cook smelly foods on the day you have appointments. If you do, have a great candle or air freshener on hand. • Follow the buyers through the house. Your agent can do that in a way that makes them comfortable. After your home is listed: Keep your house in tiptop shape. • Stage your house • Don‘t say no when you get a call for a showing – always be ready • Have the house clean and beds made everyday • Make sure pets are cared for so there are no surprises. Take noisy pets out during showings. •

Marni Zuckerman When I accept a homeowner’s listing, we go over a list of DO’s and DON’Ts. The most common Dos are: maintain the home in a manner that is odor-free and clutter-free. Common DON’Ts include: don’t be home during a showing; or at least do not participate in the showing. Don’t negotiate any transaction details or make any representations of which I am not aware. Robin Rapoport never dreamed she would live in Florida. “I always thought of Florida as a retirement community,” she admits. “It was a great life for my parents and a nice place to visit, but I was a New York girl.” That was, until she met her husband, Burt Rapoport, a native Long Islander who, in 1978, pursued a job opportunity in Florida and never left. By the time Robin met Burt in 2004, he was a wellknown restaurateur in South Florida, with five restaurants under the Rapoport Restaurant Group, Inc. Four years later, when they got married, Robin realized her life as a New Yorker was about to change—along with her perception of life in Florida. “It took a while for Florida to feel like my home,” says Robin,

now 60. “But I was happy to find many friends our age in the Boca golf community where we moved.” And of course, keeping an apartment in Manhattan—for monthly Monday-Friday trips—made the transition much easier. And for Burt, 65, with two new restaurants soon to open, having a base once again in New York made life a bit more complicated, but much more fun. “There’s really no set way that we figure out how to divide our time,” he says. “I base my schedule on where I need to be and round it out with where I want to be. In Florida, I’m working most of the time, but when I’m in Manhattan, I feel like I’m on vacation.” Meet the “multis.” Unlike the snow-

birds, who a generation or two ago bought a condo in Miami or a house in Boca Raton for the winter, returning to the North Shore of Long Island for the rest of the year, today’s multiple home owners flit back and forth between homes several times a year, sometimes also keeping an apartment in Manhattan and/or a home in the Hamptons, besides jaunts to places like London, Buenos Aires, Cabo or St. Barth’s or for business or pleasure. Keeping track of a busy schedule also is a challenge for Fred Tanne and Laura Moore Tanne, who divide their time between Palm Beach and Southampton, with periodic trips to Manhattan and frequent traveling. Thank goodness for their calendars and apps on their smartphones. When Laura and Fred met six years

ago, she was living between Delray Beach and Bridgehampton; he in Westchester. After they got married in 2012, they agreed to build their new life together as Florida residents, spending their summers in the Hamptons. Consultants who work from home, Laura and Fred also love to entertain. Their new waterfront home in West Palm Beach will be the perfect spot for work and play, they agree. “We both love the lifestyle in Florida,” says Fred, 55. “Since I’ve lived here, I’ve seen many more young people coming down, fleeing the cold weather and the tax restrictions.” Laura, 59, was quick to agree. And when the Florida summer sun starts to sizzle, they head to their Southampton retreat to


relax with family and friends. For Ellen and Richie Sedlik, keeping track of a schedule is a little simpler. As New York residents, they don’t count their days out of state, but know that come October, they will be heading south, enjoying the Florida lifestyle until May, when they return home to Lido Beach. “I never meant to move to Florida,” says Ellen, 60. But while visiting friends on Singer Island shortly after Richie retired from his job as Dean of Students at Long Beach High School, Ellen and Richie bit the bullet and bought a condo as a vacation spot. Eight years later, when Ellen followed her husband into retirement, leaving her job as chair of the Long Beach High School English department, she knew that to spend their winters in Florida, they needed more than a beach and a view. “We wanted an active community where we could find friends, golf and dining,” Ellen recalls. They found just that in a Boynton Beach golf community. “It’s a healthy lifestyle,” she says.

Scheduling has become a bit more complicated with the addition of Violet, their first grandchild. “But we give our kids plane tickets and they are always ready to get out of the cold,” Ellen says. The icing on the cake: Disney World is just 2 ½ hours away! Florida is new as a second home for Ilene and Jimmy Robbins, Brookville residents, both in their 60s, who recently inherited a house in a Delray Beach golf community after Ilene’s mother passed away. “When the house became available, we both felt it was the right time to make the move,” says Ilene. “I loved the thought of a second home for holidays with our family. But it’s a change from visiting to owning a home. It becomes no longer a vacation.” “I could never imagine us living in Florida,” adds Jimmy. “But now, with more of our friends buying second homes there, and after the most disastrous winter in our memory, it was a natural decision.” Jimmy’s career in commercial real estate allows him the flexibility to work at

his own pace, he says. Still contemplating how they will plan their back-andforth schedule once the weather turns and golf is no longer an option on Long Island, he says, “Our goal is to spend two weeks a month in Florida.” Like Ilene and Jimmy, many couples in their 50s and 60s followed in the footsteps of their parents, who were among the first generation of snowbirds to find their way to the Boca Raton-Delray Beach community when it was hardly developed. Millie Sperling, 88, was one of those ‘pioneers’—buying a house with her husband in a Delray Beach golf community almost 40 years ago, returning for summers to their apartment at the North Shore Towers. “We were the young ones in Florida, then,” she recalls. “My daughter scoffed at our life in a golf community, until years later, when she started to see what a great lifestyle it is. And this year, when she and her husband bought their own house in Delray Beach, I got the last laugh!” SE

Boca is more like the Five Towns or the North Shore.” It’s sought after. It’s also

pricier than the neighboring communities because “there are only so many houses and condos in Boca and there is no land left. That is why the prices keep going up and up,” Ress says. Younger New Yorkers often veer towards Delray Beach. Brad calls Boca “the center of the universe.” Shawn Elliott’s Boca office, for instance, is 25 minutes from Palm Beach, 25 minutes from Fort Lauderdale and an hour from Miami. It’s a reasonable distance for driving.” Buyers can choose from condominiums, high end waterfront homes or country club living. “Living in Boca or Highland Beach or Delray gives you access to everything anytime you want without a lot of effort,” Brad says. In Miami, where construction cranes dot the skyline, the multimillion dollar luxury market is fiery hot, particularly among deep-pocketed foreign buyers. As developers load up on luxury amenities to make their projects stand out, designer brand names like Porsche, Fendi and Armani are showing up on super sleek condominium towers. Now under construction, the Porsche Tower will soon rise 57 stories high on Sunny Isles Beach just north of Miami, dwarfing the skyscrapers around it. For ultra-affluent car aficionados, the mammoth black glass tower is the ulti-

mate in beachfront condo living -- each unit comes equipped with a private robotic elevator to bring an owner’s car to their doorstep. “You don’t have to leave your car until you are inside your apartment,” says Juergen Gessler, CEO of Porsche Design Group. There also will be a glass elevator car observatory in the center of the lobby. For those who have a fleet of favorite automobiles, the third floor is devoted to man caves with ocean views. Six private garages each will be able to fit four to nine cars in a museum-like space. Or, according to “The Real

Deal,” a trade newspaper, the layout can accommodate a bar and a hangout spot to get together with pals and smoke cigars. Expected to be completed next June, the Porsche tower has balcony plunge pools, a virtual golf simulator, a four- car interconnected virtual race simulator and a movie theater with stadium seating. Most of the condominium’s 132 units, ranging from a house-size 4,300 square feet to a 16,000 square-feet mansion in the sky, are sold. Prices start at $6.2 million. The celebrated Italian designers behind the Fendi brand and the Cha-

teau Group developers are building 58 oceanfront residences in a 12-story building in Surfside, near the highend Bal Harbour shops. The Fendi Chateau Residences will have full chef’s kitchens and custom Fendi Casa cabinets and Gaggenau appliances. The Fendi units, which are 83 percent pre-sold, range in size from 3,300 square feet to more than 7,000 square feet with prices from $5 million to $22 million. The building also will have a private restaurant, a lounge with a gourmet kitchen, a library, business center, ballroom, private movie theater


and fitness center. Multiple pools with cabanas, reflective ponds and a relaxation terrace with aromatherapy will face the ocean. Just down the beach at 189th St. and Collins Avenue the Residences by Armani/Casa will soar 60-stories, with 307 units ranging from 1,350 square feet to 3,750 square feet. The condominium is the first development in the U.S. for the chic Italian brand, which is being built by Dezer Development and the Related Group, major Miami developers. It is expected to be completed in 2018. Designed by architect Cesar Pelli, the skyscraper will have 261 residences, mostly five per floor, with interiors by Armani Casa, the furniture division of Giorgio Armani. Prices for the Armani residences start at $1.8 million for a two-bedroom two-bath unit to $5.3 million for a four bedroom plus den with five-and-a halfbaths, all with floor to ceiling windows, expansive balconies with glass and aluminum railings. With 200 feet of ocean beach, most units will have ocean and Intracoastal views. A heated swimming

pool, hot tub and an oceanfront fitness center are planned for an oceanfront terrace. The building also will have entertainment rooms for private events, a private oceanfront restaurant and lounge with outdoor seating, a lobby level bar/lounge, a movie theater, cigar room and kids’ room. The burgeoning number of designer buildings with super luxe amenities jives with Miami’s ascendance among places that the super-rich want to live. According to Knight Frank’s Wealth Report 2015, Miami is number six among hot spot for the ultra-wealthy, trailing London, New York, Hong Kong, Singapore and Shanghai. With a burgeoning cultural scene, Miami is expected to keep its perch among the world’s top 10 cities for the super-rich through at least 2025. “Underlying this is real demand for luxury properties,” the report says. Miami’s “cultural diversity” and “quality of life offered” helped make it an investment hub among the international coterie of super-rich, including Chinese buyers. Besides palm trees, sunshine and azure waters, Miami boasts a vibrant

contemporary art and fashion scene, has major league football, basketball and baseball teams and offers world class opera, ballet, museums, fine restaurants and top end shops. Designer-brand buildings aren’t the only luxury skyscrapers going up in Miami. The 150-unit Surf Club Four Seasons, designed by Pritzker-prize winning architect Richard Meier, is planned for a nine-acre site in Surfside, with prices starting at $3.45 million. And, a $45 million penthouse is among the 83 units at Pritzker-prize winner Zaha Hadid’s One Thousand Museum, where smaller condos start at $5.4 million. The strikingly modern glass and steel Turnberry Ocean Club, planned to rise next door to the Porsche tower, will soar 54 stories into the Sunny Isles sky, with 154 exclusive and elegant residences, each large enough to feel like a single family estate home. Unit amenities include ultra luxe Snaidero Italian kitchens, baths and laundry rooms, exotic imported stone countertops, Gaggenau appliances, sunrise and sunset “through” views and direct entry elevators.

Each residence will have an 11-foot deep, oceanfront balcony with a summer kitchen and barbecue grill, as well as a balcony on the other side of the unit overlooking the bay. Residences features a summer kitchen with barbecue grill on the oceanfront terrace. Some residences will have private pools and hydrotherapy spas. The super high end property will include 35 ocean view cabanas available for purchase, a stunning three-story glass lobby with ocean views, three private dining areas, three bar/lounge areas, as well as a tri-level sky club with a duo of cantilevered 30th-floor swimming pools, pool bars, spas, salons and an al fresco fitness center overlooking the ocean. Another swimming pool on the Intracoastal side of the building offers sunset views. For four legged residents, there will be an “outdoor pet retreat” and dog walking area. The boutique at Ferrari-Maserati of Long Island in Plainview is a continuation of the driving experience, says Lana Shanken, marketing and events coordinator. “We encourage our customers to come into the boutique by giving them a gift certificate when they buy a car from us,” she says. “A Ferrari is a beautiful machine and owners are proud to show it off. Wearing a shirt or a watch or pair of sunglasses with the Ferrari stamp is an extension of their beautiful car. Why wouldn’t they want to show that off?” Adjacent to the Ferrari showroom in Manhattan is a state-ofthe-art boutique with wide glass windows, allowing a clear view from the Park Avenue sidewalk to the inside of the store. It’s not just Ferrari owners who wander inside, but pedestrians and tourists eager to peruse the collection ranging from designer apparel for men, women and kids. Loafers, watches, leather goods, umbrellas, perfume, even chess sets and

waste baskets all sport the prancing horse logo. Among those lured by the iconic symbol that represents performance, power and accomplishment are many teenagers. Even if they can’t yet afford the car of their dreams, a Ferrari sweatshirt is a steppingstone along the path to the car itself. Ferrari is not alone in creating its own luxury brand. Porsche is a pioneer in branding. One of the first luxury car makers to introduce a high-end line of clothing and accessories, in recent years Porsche opened Porsche Design retail stores throughout the country. At the Town Center Mall in Boca Raton, a steady flow of shoppers stop in to admire the collection of Porsche apparel, luggage, shoes, watches and leather goods, many of which have been featured in movies or associated with celebrities. That adds to their allure, says Tatiana Givens, a sales associate. “People are fascinated by our watch designed by Patrick Dempsey and the chain handbag worn by Maria Sharapova,” she

says. “Many come in and ask, ‘can we have the same sunglasses as Kim Kardashian?’” Bentley fans may be interested in the new additions to its spring collection, which include leather jackets for men and women created from lamb skin, a range of lightweight cashmere scarves and two styles of designer handbags: “The Barnato” and “The Continental,” both available in various vibrant and classic color combinations. In the past few years, Bentley also introduced five men’s fragrances and now lends its name to a home collection, which features prestigious and exclusive sofas, armchairs, coffee tables and accessories reflecting the Bentley lifestyle. Rolls Royce, Lamborghini, Maserati, Aston Martin and Tesla also partner with designers to pair their luxury cars with a unique collection of apparel, watches, leather goods and other accessories. Seasonal fashion shows are held to display their branded lines. Several luxury car makers have even entered the real estate mar-

ket. Following the lead of Porsche, which pre-sold out its 382 multimillion dollar condominium units (with private car elevators) in Sunny Isles Beach, Florida, Ferrari also entered the Miami market with a new 42-story condominium tower, which includes a scarlet elevator lobby and large black & white photos of the legendary cars in many of the building’s public spaces. For online shoppers, luxury car websites make it easy to find their branded merchandise with a click of the mouse. At Rolls Royce’s online store, novelty items include a sterling silver and leather pen, a phone case and a leather photo frame. The Lamborghini website takes you right into its store, where you can choose among scarves, belts, ties and bracelets and pricier trench coats and suede jackets. Luxury cars are a status symbol and the clothes and accessories help keep up that image, says Megan Hall, sales associate at Porsche Design in Boca Raton. “With Porsche clothes and accessories, you can still feel cool, even when you’re not in your car.” SE

9 Foot Spa gives new meaning to calm and quiet, providing the ideal setting for treatments that soothe the body and buoy the soul. Inspired by the lucky Chinese number 9, a homophone of the Chinese word for “long lasting,” the shop clearly brings enduring joy to its customers. Dimly lit, with mood-creating votive candles, the five-year-old foot spa is a veritable case study in authenticity. Tree branches decorate the darkened ceiling and bordered by illuminated floor-length paper lanterns, hand-tied branches form an intriguing eye-level mantel that serves as a focal point in the foot-massage area. The rear of the shop is carved into private rooms for body massages. Against this backdrop, owner Ling Ling Zhang and her masseuses imbue the sanctuary-like salon with their down-to-earth warmth and charm that draw customers from near and far. On a recent afternoon, Elizabeth Liberatore, an interior designer and film producer, journeyed from Medford for her weekly massage. “This is a ritual for me, a cleansing and grounding,” she says, hugging the staff as she exited through the front door. Describing the foot as the “seat of the soul,” the masseuses employ the ancient Chinese healing art of reflexology to relieve tension, improve circulation and help promote the natural function of internal organs, including the stomach and liver. Tired feet luxuriate in a Chinese herbal soak before thumbs press vital points, chasing away the day’s stresses and restoring the spirit. Prices start at $28 for a 60-minute foot massage and $40 for a 60-minute body massage.

Flecked with Valentine red doors, countertops, signage and ceiling fixtures, the European Wax Center salon offers treatments that are more than personal -- they are veritable gifts to oneself. Embracing the motto, “revealing beautiful skin,” the shop breezed into Great Neck last August. It’s part of a decade-old chain headquartered in sunny South Florida, where silky, smooth bods are de rigueur among the fashionistas sunbathing on the sandy shores. Whether ridding the face of pesky fine hairs or unsightly growth above and below the bikini line, its team of licensed, inhouse trained technicians follow a prescribed four-step regimen for hair removal that involves cleansing it of any makeup, oils or lotions; applying protective oil to ensure that wax adheres to hairs and not skin; smearing a proprietary wax, designed for comfortable hair removal, onto the body part; and pampering it with a proprietary body hair serum or face cream. Since keeping hair below the follicle and out-of-sight requires diligent maintenance, the center offers an array of money-saving packages. These include an unlimited yearly wax pass that ranges between $429 for a bikini line and $637 for a full-face treatment. Meanwhile, a prepaid pass provides two free treatments for every return visits, with prices starting at $162 for eyebrows and running as high as $612 for a full-leg waxing A complimentary eyebrow, underarm or bikini line waxing is available for first-time customers, provided they reside in New York and existing patrons receive a $5 credit for each referral. With no expiration dates, they can either use their credits immediately or accrue them to pay for a wax treatment or skincare product, which extends the pampering experience beyond the salon. Among its varied retail items is the Ingrown Hair Serum -- 1.7 ounces for $25 – which is designed not only to keep ingrown hairs at bay, but chase away dead skin. A blowout with an alcoholic beverage works like a charm in kicking up the summery mood a notch or two. And that’s exactly what’s on tap at Drybar@250, where blowouts are accompanied by complimentary champagne, wine or coffee and hairstyles are named for libations, including the Southern Comfort (big hair with volume) Mai Tai (messy and beachy) and the Manhattan (sleek and smooth). (Contrary to what its name seems to imply, Drybar offers shampoos with all blowouts, but no cuts or color.) Adding to the happy hour vibe is the up-tempo music, but in a nod to smartphone and tablet addictions, the salon’s sleek marble bar – where drinks are served and do’s are done – features built-in smart phone charging stations. Meanwhile, flat screens play popular chick flicks. Opened since May 2014, the Roslyn Heights shop is part of a 42-salon chain that Huntington native and longtime professional hairstylist, Alli Webb launched five years ago in the ever-so-chic Los Angeles suburb of Brentwood. In March, Webb added a Beverly Hills salon to her glam empire, which counts among its regulars such bold-faced celebs as Cindy Crawford, Jennifer Garner, Sharon Stone and Jennifer Love Hewitt. Predominately white in its design scheme, the 1,600 square foot Roslyn Heights shop features bursts of buttercup yellow – the summery hue of the firm’s blow dryers and ceiling light fixtures, formed from its signature dryers. White, custom Italian styling chairs and tufted white fabric walls add to the sleek, feminine atmosphere. Drybar’s salon suite encompasses a VIP space for private gatherings, such as bridal showers and bachelorette parties; or it can serve as a refuge for those who simply want a bit of alone time for pampering. Clients also are treated occasionally to random acts of kindness. The salon’s cheery store manager, Cass Boyer, recently threw in a complimentary 10-minute head massage with a shampoo to a client who had a particularly rough day; her car had been hit. “I love what I do,” says Boyer. “It’s gratifying.” Blowouts are $40, but preteen and kids’ blowouts, appropriately dubbed the Shirley Temple, are $28. Nicknamed “the un-Hamptons,” Sag Harbor and neighboring Shelter Island take you out of the present day and into a land that time forgot. “With so much nautical history, and the emphasis on preservation, it feels like I’m in Nantucket. but New York City is a couple of hours away,” says long-time Sag Harbor resident Robert Cohen, editor of Save Sag Harbor (savesagharbor.com), a nonprofit volunteer group committed to protecting the historic character of the village. The city and the Hamptons dissolve in your rearview mirror as soon as you drive off the ferry onto Shelter Island. Passing farm stands stocked with flowers, produce and a place to leave your payments using the honor system, you feel like you stepped back in time to a storybook version of America. Situated on the northern edge of the Town of Southampton, Sag Harbor is home to about 2,000 year-round residents. The first official port of the United States, its renown as a whaling center was mentioned in Moby Dick. In the late 1700s, historians wrote it had “more tons of square-rigged vessels than even New York City.” The sedate ambience of today belies Sag Harbor’s swashbuckling past; it was known to be “full of foreigners, mischief, whale oil and fool’s gold.” Start your day at the American Hotel on Division Street. Built in 1845, it is one of the Historic Hotels of America. Breakfast can be enjoyed outdoors, café style, or in the hotel dining room.

The American Planning Association calls Sag Harbor’s Main Street one of the “Great Places in America.” A leisurely walk takes you past “beachy” clothing and jewelry boutiques, art galleries and mom and pop stores selling everything from restored antique cabinets to colorful windsocks. As befitting a town that has been home to writers for centuries, there are two independent bookstores, Harbor and Canio’s. Weekly readings by local authors take place at Canio’s cultural cafe. Around the corner is the old Bulova Watchcase Factory, recently restored as condominiums. Sag Harbor’s fame as one of the world’s great whaling centers is preserved at the Sag Harbor Whaling Museum, 200 Main Street. As Sag Harbor was a Federal point of entry, the Sag Harbor Customs House on the corner of Main and Garden Streets was built to service the Tax Act of 1789. Levies collected from the ships carrying rum, tobacco, sugar and wax helped pay off debt incurred during the American Revolution. The Old Burying Ground where early colonists, soldiers and sailors are interred is at 44 Union Street. It adjoins Old Whalers Church, a National Historic Landmark, with an active First Presbyterian congregation and Sunday services at 10 a.m. Built in 1765, the Umbrella House, at 89 Division Street, is the oldest building in Sag Harbor. It served as a barracks for British troops during the American Revolution and came under cannon

fire during the War of 1812. It is now is home to Cavaniola’s Cellar, a purveyor of fine wines. When you are ready to return to the 21st century, head north on Main Street towards the harbor. At Sag Harbor Shopping Cove, 78 Main Street, a set of faded brick steps leads to a mini-arcade of designer clothing boutiques and Sagtown Coffee, where you can sit at a sunny or shaded patio table while sipping a latte. It’s my favorite stop whenever I’m in town. There’s nothing like fresh sea air to whet your appetite for seafood. Noted for the best chowder in town, The Dock House on the Long Wharf serves lunch and dinner in an informal setting overlooking Sag Harbor Bay, where you can watch mega-yachts and sailboats. As an alternative, get your meal to go and head north on Route 114, which ends at the South Ferry landing. Ferries holding up to 13 vehicles leave every 10 minutes for Shelter Island, though on summer weekends the backup can take more than an hour. The five-minute trip costs $15 one way and $17 for a same-day round trip. Just north of the South Ferry landing, you can stretch your legs at Mashomack Preserve, known as “The Jewel of the Peconic.” Owned and run by the Nature Conservancy, Mashomack’s 2,000 acres include 12 miles of coastline with a marine water trail for paddlers, as well as 5 hiking trails ranked from easy to challenging. One is wheelchair accessible. Continuing north on Route 114, hang a right on Ram Island Road. It takes you through marshland, rocky beaches reminiscent of Maine and verdant hilly woods—with views that rival the Pacific Coast Highway. For a complete change of pace, stop overnight at the Ram’s Head Inn (theramsheadinn. com) or the refurbished Pridwin Hotel (pridwin.com) on Sunset Beach. There is nothing to do besides relax. Both venues offer comfortable verandas with wide angle views of Prussian blue water and gentle water sports like kayaking and stand-up paddling. As its name suggests, Sunset Beach is ideal for a drink and a snack while you watch the sky fade to twilight. Or, you can head back to Sag Harbor for nachos, margaritas and a view of the sun setting over the bay at Superina. Right across the street, the Bay Street Theater/Sag Harbor Center for the Arts has a full schedule of plays, concerts and readings throughout the summer. SE

Not far from the Long Island Expressway is some of the most beautiful maritime scenery in the Northeast. Long Island’s 400 miles of coastline yield hundreds of hidden coves and thousands of acres of protected woodlands and marsh. Embedded within them are hundreds of miles of biking and hiking trails, as well as inlets and quiet bays perfect for exploring by kayak, canoe or stand-up paddleboard. Long Island offers spectacular opportunities for outdoor sports enthusiasts of all ages. Whether you are an expert sea kayaker riding the waves off Amagansett, learning to ride a bike on the flat trails at Jones Beach or hiking in Oyster Bay National Wildlife Refuge, you can find everything you need — from the best equipment to the right instructor -- for your preferred sport.

HIKING

According to local legend, in 1867 Stephen Taukus (“Talkhouse”) Pharaoh, a member of the Montaukett nation, walked from Montauk to Brooklyn and back — in one day! His legacy is enshrined in the Stephen Talkhouse Tavern in Amagansett, a favorite gathering place for hikers at the end of the day. Although Stephen Talkhouse’s alleged feat is not replicable, you can find hundreds of miles of paved and unpaved trails through protected lands, nature preserves and unusual habitats. The Long Island Greenbelt Trail has 200 miles of hiking paths, including a 32-mile trail that follows the Nissequogue and Connetquot Rivers from Long Island Sound to the Great South Bay. (www.ligreenbelt.org) “Hiking connects people with nature so that they can be caretakers of our environment in the future,” says Frank Quevado, Executive Director of the South Fork Natural History Museum in Bridgehampton (www.sofo.org). Frank leads nature hikes through Long Pond, an 1100-acre preserve adjoining the museum. Programs for kids include salamander and turtle walks. As summer is tick season, wear appropriate clothing and tick spray before setting out. “White makes it easier to see ticks,” says Frank. Cover your ankles and wear long sleeves. ponack to Sag Harbor. Point Woods trail, at the beginning of Camp Hero, off Route 27 in Montauk, runs along the glacial cliffs overlooking the Atlantic Ocean. “Fall and winter, the Bluff trails are the most beautiful. You have shots of the lighthouse and ocean,” says Chris Pflund. “When the leaves start to change and the first snowfall are stunning views.”

Paddle Diva’s yoga SUP lets you perform your asanas while balancing on the water. You also can paddle with your pets and take nature tours. Several full moon paddle trips are scheduled for July and August. “We launch at 7 p.m. and head into the sunset, find a cove and do a quick meditation. The amount of discovery in these trips is incredible,” says Gina.

BIKING

KAYAKING

More than 200 miles of bike trails lace through the Island’s marshes, forests, and dunes. Some 22 miles of the National Recreation Trail belong to the Nassau-Suffolk Greenbelt Mountain Bike Trail. Connecting Cold Spring Harbor with Massapequa Preserve, the Greenbelt also goes through Bethpage State Park. Stillwell Woods in Woodbury offers experienced bikers nearly seven miles of a single-back trail that ascends nearly 400 feet. The challenge here comes in the form of six downhills that look, sound and feel like stairs. Chris Pflund, owner of the Montauk Bike Shop, recommends Hither Woods near Napeague as a great place for cyclists of all skill levels. “If you want to cruise, it’s wonderful, but if you want to go fast, it’s challenging,” he says. Montauk Bike Shop sells and rents on-road and-off-road bikes for $12 to $19 per hour. STAND UP PADDLING

One of the Island’s fastest growing sports, Stand Up Paddling is a perfect exercise for strengthening your core and improving coordination. “We provide transformational experiences for both newcomers and experienced paddlers. There is nothing like standing on your own small boat on the water, looking at the shore. Stand Up Paddling gives you a perspective that you never had before,” says Gina Bradley, President and founder of Paddle Diva in Easthampton (www.paddlediva.com).

“SUP seems to appeal to the yoga and athletic crowd. The kayak crowd is more recreational. They are interested in getting on the water, but they prefer to sit down and be casual with it,” says Jon Ford of Hampton Watersports (www.hamptonwatersports.com), a Southampton institution that rents, sells and offers instruction in both kayaking and stand-up paddling. He says, “Kayaking is relatively mellow. We look for the smoothest, calmest water we can find so people can be successful right off the bat.” Nearly 2-million people kayak in New York State, which ranks 15th in the nation as a kayaking destination. The sport earns $11.3-billion in revenues. “More and more people are getting out on the water. Last year was very busy,” says Jon, who noted an across-the-board increase of 10 percent in water sports last summer. The author of East End Waters, Mike Bottini offers paddling trips throughout the summer (www.eastendecoventures. com). Mike’s water trips are designed to get you up close and personal with diamondback terrapins, salt marsh turtles and horseshoe crabs. “There is a really nice kayak trail in Coecles Harbor on Shelter Island where they numbered lobster buoys. You pick up a pamphlet and you can read it at each station,” he says. The 45 miles of the pristine Peconic Water Trail runs from Riverhead to Montauk, taking you through Peconic Bay, Gardiner’s Bay and Block Island Sound Estuary (www.groupfortheeastend.org). The South Shore Blueway is a water trail for small non-motorized boats that offers 22 access points along 18 miles of the South Shore Estuary Reserve in western Nassau County (www.southshoreblueway.com). eyond tall, arched gates and set into a hill at the end of a private cul-de -sac is Haut Bois, an elegant mansard-roofed chateau set on eight formally landscaped acres. Haut Bois, French for high woods, was built in 1916 as a summer home for realtor and publisher Walter Effingham Maynard. The seven-bedroom, seven-and-a-half bath mansion, a prime example of late 18th century French design, is reminiscent of the Louis XVI hunting lodge that became Versailles. The grand 15,000 square-foot house was designed by Maynard’s friend and fellow Francophile Ogden Codman, co-author with novelist Edith Wharton of “The Decoration of Houses,” a landmark 1897 interior design book. A gravel parking court that can accommodate a dozen vehicles leads to a pair of French doors opening onto a rectangular entrance hall with faux marble walls, terrazzo and floors, alcove niches with figural statues, a seating alcove and an elevator. Tucked to each side of the foyer is a creamy marble staircase with a striking red and cream carpet that leads to the upper levels. A gym, sauna, steam room and health spa, as well as a billiards room and children’s playroom, also are on one side of the ground floor. A guest suite and bath and staff quarters occupy the other side of the ground level. A third staircase leads to the kitchen and family room. The creamy stone and reddish marble checkerboard floor on the main floor landing opens to an ornate library and a formal, ballroom-sized French blue living room

Oh What A Night: The Larger than Life Gala Six hundred guests enjoyed cocktails, a sitdown dinner and a performance by Israeli superstar Sarit Hadad at a gala on March 17 for Larger Than Life USA at the Old Westbury Hebrew Congregation in Old Westbury. Sarit Hadad performed Israeli music with a Middle Eastern flair, singing in Hebrew, Persian and English. On Sunday, May 31, legendary celebrity TV talk show host and raconteur Dick Cavett, Sands Point novelist Susan Isaacs and a star-studded roster of other authors and columnists read their non-fiction work at Word Up: Long Island LitFest, the area’s first literary festival. Some 200 guests spent the afternoon at Castle Gould in the Sands Point Preserve listening raptly to literary luminaries such as Roger Rosenblatt, Alan Zweibel, Arlene Alda and many more, as each took a turn at the microphone to read out loud. “It was a fabulous day for everyone involved, but primarily for me, it was a dream come to fruition,” says LitFest founder/producer Claudia Gryvatz Copquin, a freelance writer. “Long Island has all kinds of festivals – strawberry festivals, music and film festivals, even a bacon festival – and now we have our own literary festival, as well!” The day was broken down into three reading sessions, with breaks in-between for book sales and signings, thanks to on-site book seller and sponsor, Book Revue of Huntington. Refreshments were also on hand via sponsors AriZona Iced Tea and Herr’s. As the keynote speaker, Dick Cavett, who lives part-time in Montauk, wrapped up the event. Former Long Islander and original Saturday Night Live and Curb Your Enthusiasm writer Alan Zweibel opened the day with two hilarious readings. Among the other acclaimed readers were Arlene Alda, author of 19 books and wife of actor Alan Alda; Bill German, author of Under Their Thumb: How a Nice Boy from Brooklyn Got Mixed Up with the Rolling Stones; professor, author playwright and Time and PBS essayist Roger Rosenblatt; and Barry Dougherty, head writer for the Friars Club’s legendary Roast of Betty White, Quentin Tarantino and Jack Black and Testimonial Dinners for Tom Cruise and Larry King.
