For decades, Moreland Village has been a place of exploration, connection, escape, and self-discovery.

When you arrive at Moreland Village, you get the feeling that it has always been here. And, in a way, it has. Purchased in 1730 by Robert Wright (Chief Justice of South Carolina), and George Lord Anson (British Naval Admiral), Moreland was part of a 12,000-acre barony. The land was eventually divided and sold in tracts. Each tract would become the estates that defined Palmetto Bluff and Moreland Village as we know them today.

The physical remnants of the original Moreland Village are few. Two cemeteries located near Old Moreland Road provide a glimpse of the past. Pine trees now replace a ground once covered in cotton. Deeply rooted live oaks continue to protect their coastal surroundings from incoming storms.

With Moreland Village’s extensive history of life sustained by the land, it was critical that the buildings here be subordinate to their historical Lowcountry landscape. Honoring tradition through respectful architecture and planning, Moreland has evolved into a charming community village.

WATERWAYS REPLACE ROADWAYS

Surrounded by preserved wetlands, the completion of Moreland Forest, our newest developer neighborhood, extends the Inland Waterway by one mile, bringing the total current length to 7.5 miles. Residents of Moreland Village are able to travel between Moreland Forest, River Road, and Wilson Village without ever stepping foot in a car. Upon completion of Anson Village, residents will also be able to boat down to the future village center, 18-hole golf course, and marina on the New River.

Every day, Moreland has much to offer. Morning starts in child’s pose at the Moreland Movement Studio, followed by a quick breakfast at The Canteen. Wine and spirits lovers can sample fine selections at Boundary Bottle Company. For dinner, head over to Cole’s for the freshest from the farm and sea. Kids of all ages will enjoy the Moreland treehouse, bowling alley, and game room, while adults can soak up some sun by the family or adults-only pool. Perfect for fishing and sunsets, the docks on Lake Bales and Cauley's Creek provide leisure activity at its finest. The Palmetto Bluff Conservancy also offers residents and visitors the opportunity to take part in various educational activities.

From leisurely biking, Duffy boat cruising, to enjoying the vivid views in quiet solitude, Moreland Village presents an unmatched, extraordinary coastal lifestyle.

PALMETTO BLUFF CLUB continues to expand its sporting offerings by adding a new reversible nine-hole golf course in Moreland. The picturesque course called The Crossroads, sited along the Inland Waterway, will create many unforgettable moments and novel experiences for golfers of any age. Adjacent to the new short course is a planned wellness and recreation center.

MEMORIES MADE AT THE CLUB

Palmetto Bluff Club membership includes extensive services and enjoyment of premier amenities throughout the community, such as health and fitness centers, pools, tennis and pickleball courts, marinas, and several dining establishments from Wilson Village to Moreland Village. Social events, activities, and specific programming for children, teenagers, and special needs individuals are included.

The Club also offers different "a la carte" memberships tailored to personal and collective experiences that highlight the best that Palmetto Bluff has to offer. These memberships include the Palmetto Bluff Golf Club, Shooting Club, and Wilson Landing Marina & Boat Club.

From wellness pursuits to waterway adventures, the Palmetto Bluff Club team is dedicated to creating year-round programming that exhilarates, engages, and inspires our members. The membership office in Moreland Village is a one-stop-shop to learn more about the Club lifestyle.

Guided by a rich landscape that includes a maritime forest, Moreland Village creates exceptional opportunities for architecture to merge with nature.

Our design vision, as conceived by our award-winning land planners, architects, and the Design Review Board, is to turn outward and connect closely with the surroundings, encouraging residents to explore nature in an individual and intimate way.

Homes in Moreland are defined by modern architecture consisting of contrasting materiality options, unique massing opportunities, an emphasis on front entry detailing, sustainable technologies, and the ability to apply color in unique ways.

Taking its inspiration from homes along the river, where the architecture skillfully folds into the landscape, homesites along the Inland Waterway will also be required to plant canopy or understory trees along the back and down to the water’s edge— filtering views to the homes and creating an additional buffer of privacy.

ECOLOGICAL WORK BY THE CONSERVANCY TEAM

involves research initiatives at the Bluff, including surveying alligator, turtle, white-tailed deer, and blue bird populations, studying the nesting screech owls, and monitoring the majestic but delicate patterns of bald eagles. With a dedication to increasing our understanding of the Lowcountry environment, The Conservancy practices the principle of leaving the earth better than we found it.

We hold a deep responsibility for maintaining the natural resources and beauty of this special place while creating a community that will share in its wonder for generations to come. The Palmetto Bluff Conservancy, a 501(c)(3) nonprofit organization, was created and is designated to preserve the rich ecological diversity that makes the Bluff magical.

With ongoing research and a vast outdoor classroom at our fingertips, we offer yearlong, interactive educational programs for visitors and Palmetto Bluff members. The Conservancy is involved in every site plan to ensure the unparalleled integrity of nature is left intact. In fact, every homesite or home sale helps fund our important work. We acknowledge that to protect this place is to preserve the memories made here.
