Celebrating Hispanic Heritage Month

E

xplorer Ponce de Leon discovered Florida in 1513, claiming the land for Spain. Five hundred years later, settlers from Spanish-speaking countries continue to call Florida home. In fact, almost 30% of the population in Broward County and nearly 70% in Miami Dade is Hispanic. That is why National Hispanic Heritage Month is especially meaningful here in South Florida. Observed from September 15th to October 15th, National Hispanic Heritage Month celebrates the histories, cultures and contributions of American citizens whose ancestors came from Spain, Mexico, the Caribbean and Central and South America. Throughout the month, there will be numerous events and celebrations taking place, such as the Hispanic Heritage Festival at Miramar Regional Park on September 16th, a Hispanic Heritage Concert at the NSU Miniaci Performing Arts Center on October 8th, or the Hispanic Heritage Month Festival on October 14th at the Pembroke Pines Branch Library featuring food, music, crafts, and storytelling. Experience all that the region has to offer by taking advantage of the calendar section in Our City magazine. Each month we include a curated list of diverse community activities and events, which appeal to a wide range of people and interests.

Ophthalmology Services For My Enlightening 30-Year Journey as an Ophthalmologist

W

BY ALAN D. MENDELSOHN, MD, FACS

hen I completed my fellowship training at Bascom Palmer Eye Institute in 1987 and began practicing ophthalmology in Hollywood July 1987, I was part of a new wave of ophthalmologists who brought the exciting technique of out-patient cataract surgery to Broward County. Our predecessors would admit patients to the hospital the night prior to surgery and keep them hospitalized for an additional night following surgery. Avoiding the hassles and expenses of hospitalization was attractive, but even more advantageous was avoiding the risks of hospital –induced infections. Out-patient cataract surgery became an almost instant success.

Outpatient Cateract Surgery

For the next decade, those of us on the “cutting edge” of cataract surgery in Hollywood were doing cataract surgery by a procedure called Extracapsular Cataract Extraction whereby we removed the nucleus of the cataract in its entirety. This necessitated that we make a large incision in the eye. The cataract was removed, followed by insertion of an intraocular lens (IOL). At the completion of surgery, five to seven sutures were required to close and secure the surgical incision. The eye was pressure patched. For the next three weeks, we encouraged our post cataract surgery patients with the following refrain: “Do not bend, do not lift, do not exercise, do not exert.” Finally, after three weeks our patients could become “free agents” again and resumed their normal lives. We began suture removal in the office, and by the sixth post-operative week the patient received a final new eyeglass prescription. The IOLs utilized in that era provided fairly good distance vision, but eyeglasses were needed to see near and intermediate distances, with fine tuning of distance vision.

“No Stich” Cateract Surgery

While moving cataract surgery to an out-patient basis was considered revolutionary at the time, an even bigger milestone transpired with the transformation of cataract surgery in the mid to late 1990’s to a highly improved technology called Phacoemulcification (phaco). Instead of removing the cataract nucleus in its entirety, with a hightech ultrasound we could break up the nucleus into tiny fragments and suck them out. This paved the way to tiny incisions in the eye and the advent of “no stitch” cataract surgery. Phaco brought quicker, safer, and better visual outcomes to the cataract surgery arena. With great pleasure, on the very first post-operative day, I was now able to encouragingly tell my patients, “You can now bend, lift, exercise and resume 100% of your activities!” Even more importantly, post-operative edema, infections, and inflammations plummeted with the new technology. Cataract surgeries were now routinely scheduled two weeks apart instead of two months apart. Concurrently, there have been remarkable enhancements in the instruments that we utilize pre-operatively in the office to ascertain the optimal custom fit intraocular lens for any given patient. The quality of these high tech ophthalmic devices and ultrasounds utilized pre-operatively for Iens determinations, as well as the expertise of the staff actually making the measurements, are of paramount importance for excellent visual outcomes.

30th Anniversary

From the onset of my career in 1987, through to the present time, we have been blessed with newer generations of intraocular lenses (IOLs) which provide superior vision. Another career milestone occurred within the past ten years with the arrival of the multifocal ReStor IOL. With the ReStor IOL, we can generally correct most patients’ cataracts

and enable them to see near, far, and everywhere in between without the aid of glasses or contact lenses. The ability to read, drive, work on the computer, and see without glasses is an incredible freedom that was never possible with traditional monofocal lenses. My journey in the world of cataract surgery in Hollywood has now hit three decades as I had my 30-year anniversary of practicing ophthalmology on July 1st! Perhaps the most incredible landmark and noteworthy step on this journey has been the landmark transformation in cataract surgery to the new era of laser-assisted cataract surgery that has commenced in earnest in the past five years. Femtosecond laser cataract surgery is highly reproducible, far more accurate, and far safer than older techniques of cataract surgery with a scalpel. The laser offers excellent precision thereby producing the absolute best visual outcomes in current cataract surgery. Furthermore, patients with low or moderate levels of astigmatism can have this astigmatism eliminated or greatly reduced at the same time as the cataract procedure, resulting in a markedly enhanced quality of vision and overall outcome. In essence, this is customized laser cataract surgery utilizing high-tech 3D imaging and tailoring the ultra-precise treatment to the unique size and shape of your eye.

My Own Cataract Surgery

On a personal note, even though I am a cataract surgeon, naturally I am not exempt from developing cataracts myself. In fact, in 2014, at age 56, I began to notice the litany of complaints that I have heard from my patients. First, I noticed that while driving at night, I was not as comfortable or confident as I was driving during the day. Second, oncoming headlights became bothersome, and eventually so did the rising or setting sunlight in my face

Dr. Alan D. Mendelsohn

while driving. Third, I had always been an avid reader, able to read small print journals or novels for hours at a time prior to the inception of my cataracts. But in 2013 and 2014, I noted that reading tiny print became more of a chore and challenge, curtailing my reading duration. Finally, and most importantly by far, I needed to be positive that my vision was excellent to examine my patients and perform surgical procedures. I decided that it was time to proceed. In July 2014, I was the personal beneficiary of the wonderful transformations of modern ophthalmology that I described. I had advanced laser cataract surgery with the insertion of an ReStor lens in my right eye, with the same procedures to my left eye the following week. My vision is now phenomenal! I wore eyeglasses starting at six years of age and then began with contact lenses around age 13. Until age 56, I needed glasses or contact lenses for everything! Now, for the past three years, I wear no glasses, no contact lenses, nothing. Of course, I practice what I preach and always wear sunglasses with UV400 blocker and polarization outdoors during daylight hours for ocular protection. My quality of vision and depth perception are the absolute best of my entire adult life. I am delighted! Now at age 59 and feeling like the bionic man, I look forward to my next decade serving the community as an ophthalmologist on this thoroughly enlightening journey!

Pembroke Pines to Observe Patriot Day at Remembrance Ceremony COMMUNITY NEWS

BY DEBBY TEICH

O

n the 16th anniversary of the terrorist attacks on September 11, 2001, the City of Pembroke Pines will come together to remember those who lost their lives. On September 11, the Patriot Day Remembrance Ceremony will begin at 8:30am, at the new City Center Memorial, located at 601 City Center Way, immediately west of the Charles F. Dodge City Center City Hall. The City welcomes survivors and local fire fighters, police task force units, and those who assisted during the recovery periods to be a part of the ceremony. The Remembrance 2016 Patriot Day Ceremony Ceremony will begin with the Presentation of Colors by the City of Pembroke Pines Police and Fire Department Honor Guards. It will also include guest speakers, community leaders, and patriotic music featuring local school bands and area musicians. Guests can visit the Memorial Pavilion, which was created by local artists Felix Gonzalez and Benoit Menasche. It contains a series of steel sculptures, including a 13-foot-tall firefighter, two twisted towers, and a little girl. It also has a four-sided relief made from a nine-ton cube of Italian marble. Each side represents something different - shock, grief, acceptance and rebuilding. Carlos Rodriguez of Pembroke Pines lost his cousin in the Twin Towers. “Every time I see the Memorial Pavilion I think of my cousin, as well as all of the other

victims, survivors and people who assisted in the recovery,” said Rodriguez. “I visit the memorial throughout the year, as well as on September 11.” The community is invited to view and participate in the City of Pembroke Pines “Salute OUR Soldiers” pictorial display inside Pembroke Pines City Hall. Pembroke Pines residents can submit non-returnable photos of loved ones, living and/or deceased, who have served in the United States Military, for display on the “Salute OUR Soldiers” Patriots Wall located inside City Hall. For information, call 954-392-2116, send an email to FNovo@ ppines.com or visit www.ppines.com.

City of Pembroke Pines Begins Enhanced Free Community Bus Service SECTION HEAD COMMUNITY NEWS

BY DEBBY TEICH

T

he free Pembroke Pines community bus program has been serving residents for over 22 years. This month, it is getting even better! Beginning September 5, the Pembroke Pines Community Service Department will roll out a new and improved on-time service plan for the Blue East and Blue West Routes. The City of Pembroke Pines Community Bus Service is comprised of three routes - Blue, Green and Gold – which make 184 scheduled stops from Monday through Saturday. Each bus accommodates 30 riders and has bicycle racks that hold up to two bicycles, as well as easy-to-use electrical wheelchair lifts. The Pembroke Pines Community Bus Service also connects with the Broward County Transit System. “Residents have so many options when they use the three free bus routes,” commented Jay Shechter, Director of Community Services and Housing. “In addition to the obvious financial savings of gas, using the bus service eliminates parking hassles and affords riders the convenience of being dropped off at the door of so many locations including: movies, grocery shopping, doctors’ offices, malls, the ice skating rink, and visiting friends in the hospital.” On a typical day, the bus service travels the Pines Boulevard corridor, from as far east as Pembroke Commons Plaza on University Drive and Pines Boulevard to the Holly Lakes neighborhood just west of U.S. 27 at N.W. 215 Avenue, north to Academic Village on Sheridan Street and south to Memorial Miramar Hospital on Pembroke Road. The Blue, Green and Gold routes operate on different schedules. The Gold Route runs from 7:30am until 7:21pm and the Green Route operates from 7:45am to 7:55pm. Both of these routes operate six days a week. Buses do not operate on federal holidays.

The Blue East Route leaves the Pines Place Apartment Complex at 9am. Some of the popular stops include the Big Lots Plaza, Publix Commons, Sedanos Plaza, the Charles F. Dodge City Center, Carl Shechter SWFP Community Center and Doris Market Plaza. The Blue West Route leaves from the Century Village Clubhouse at 8am. Popular stops include Flanagan High School, Park Place Clubhouse, Villas West and Pier Point East, Carl Shechter Southwest Focal Point Community Center, Colony Point, Memorial Hospital West, Pembroke Lakes Mall and Flamingo Pines Plaza. “Residents are always surprised by the ease they have in getting to our route locations. A quick review of the maps and schedule is all it takes to determine the route which best fits the individual need,” said Jacque-Ann D. Isaacs, M.P.A., and Transportation Administrator, Transportation Authority, City of Pembroke Pines– Community Services Department. To review the bus routes, maps and schedules, visit www.ppines. com, select City Departments, click on Community Services, then on Transportation. Or, pick up a transportation brochure at the Carl Shechter Southwest Focal Point Community Center Campus, 301 NW 103rd Avenue.

3rd Annual Employment Expo Connects US Military Veterans & Employers BY DEBBY TEICH

U

COMMUNITY NEWS

nited States Military Veterans have experience working as part of a team to accomplish difficult tasks in a stressful environment, so they should have no problem finding jobs. Unfortunately, that is not often the case. On October 3, from 10am - 2pm, the Carl Shechter Southwest Focal Point Community Center will be reaching out to Veterans and potential employers to help connect them at a job fair. At the job fair, veterans will have an opportunity to meet with human resources professionals who will review and discuss existing resumes and make recommendations, if necessary, to enhance the resume. They can also visit with over 40 different companies and a dozen social service agencies. Last year, more than 200 veterans attended. The Veteran’s Employment Expo is part of the City of Pembroke Pines Re-Energize and Re-Connect Initiative, which has a goal of providing resources and housing at the R & R Village for Active and Honorably Discharged Members of the military. Fred Lawrence plans to attend. He is a Vietnam veteran and has had a hard time finding a job. “I am proud to live in a city that constantly supports its veterans,” said Lawrence. “I am looking forward to finding a job.” For employers interested in participating in the 2017 Veterans Employment Expo to recruit and screen for potential veteran employees, contact Silvia A. Aguilar, Community Services Administrator at 954-450-6888 or via email saguilar@ppines.com. There are also sponsorship opportunities for those wishing to assist with programming for our veterans. The Southwest Focal Point Community Center is located at 301 NW 103 Avenue in Pembroke Pines.

Poster Contest Reminds Students That Every Second Counts BY DEBBY TEICH

2016 Posters

n a fire, seconds can mean the difference between escaping safely or having a life end in tragedy. This month, Pembroke Pines students in grades k-5th will be learning about the importance of having an escape plan. They will be competing in the Pembroke Pines Fire Department’s 21st Annual Fire Prevention Week Poster Contest, which promotes Fire Prevention Week’s theme “Every Second Counts: Plan 2 Ways Out!” The deadline to submit posters is September 25. According to the rules, each child must make their own poster, which will be judged on originality, but must contain the Fire Prevention Week theme. Posters can be made on any suitable material and should be appropriate for vertical display. Trophies will be awarded for 1st, 2nd, and 3rd place winners in each grade. The winning posters will be displayed at Pembroke Pines City Hall during Fire Prevention Week, from October 9 to 12. “For several decades, the City of Pembroke Pines Fire Rescue has been working to promote and educate our children about fire safety in coordination with NFPA, the official sponsor of the Fire Prevention Week,” said Fire Marshal Sandra Lluis. “This year’s campaign works hand-in-hand with what we’ve learned about smoke alarms over the past years. In a fire situation, smoke and fire spreads quickly! Within seconds it can impair visibility and create confusion. Under these circumstances, not knowing what to do could jeopardize you and your family. Developing and practicing a Home Escape Plan could make the difference between life and death. In the event of a fire, there is no time for guess work. Have a plan,

SEPTEMBER 2017 | OUR CITY PEMBROKE PINES

practice your plan and know two ways out of every room.” During the seven-day campaign in October, the Fire Department will offer a variety of programs aimed at educating the public on fire safety. In addition to the poster contest, there will be fire safety presentations and fire station tours. The Fire Department will also give away thousands of brochures, firefighter helmets, coloring books, and stickers. Some campaign tips include: ▸▸ Draw a map of your home with all members of your household, marking two exits from each room and a path to the outside from each exit. ▸▸ Practice your home fire drill twice a year. ▸▸ Teach children how to escape on their own in case you can’t help them. ▸▸ Make sure the number of your home is clearly marked and easy for the fire department to find. ▸▸ Close doors behind you as you leave – this may slow the spread of smoke, heat, and fire. ▸▸ Once you get outside, stay outside. Never go back inside a burning building. For information on the Fire Prevention Week poster contest in Pembroke Pines, call the Fire Marshal at 954-499-9560. Elizabeth Wynter of Children’s Harbor Named Administrator of the Year BY DEBBY TEICH

E

lizabeth Wynter, president and CEO of Children’s Harbor in Pembroke Pines, was recently named Administrator of the Year by the Florida Coalition for Children (FCC). The award is given annually to a candidate that has advanced the effectiveness and relevance of their agency’s mission and programs in meeting the needs of the children, youth and families they serve. “I am incredibly humbled to receive this honor that is for something so near and dear to my heart,” said Wynter. FCC advocates on behalf of Florida’s abused, abandoned, neglected and at-risk children and support agencies and individuals who work on their behalf. Wynter’s award was presented during the FCC’s annual awards reception, where several hundred child welfare providers and supporters gathered to celebrate those individuals who have been dedicated and are extraordinary advocates for Florida’s children and families. Established in 1996, Children’s Harbor is a nationally accredited nonprofit agency with a mission to provide a safe harElizabeth Wynter bor and support to at risk children, youth, and families-keeping brothers and sisters together, strengthening families, and guiding youth towards independence. On the main campus in Pembroke Pines, Children’s Harbor provides nurturing, family group homes for 24 siblings and 12 pregnant/parenting teens in the foster care system. Since joining Children’s Harbor as President and CEO in 2015, Wynter has

In the past two years, Wynter has diversified funding streams, streamlined processes, raised the profile of the organization and built a much needed infrastructure to advance the effectiveness and relevance of Children’s Harbor’s mission. She has brought community partners together to find innovative ways to address the needs of current and former foster children and youth. Her leadership, dedication and passion for the cause has significantly advanced the availability of much needed services in the community. “The strides we have made at Children’s Harbor for children in foster care could not have been done without the exceptional people I have the pleasure of working with,” said Wynter. “I am proud of the work we have accomplished and look forward to continue supporting at risk children, youth and families in Broward County.” Children’s Harbor is also involved in Brown’s Harbor, a foster program located on the Howard C. CardioMender, MD Weight Loss Specialists Lose Weight Safely, Look and Feel Great! BY DEBBY TEICH

C

Barry Schiff, MD, FACC, CEO, and Chief Medical Officer answered some commonly asked questions about CardioMender, MD Weight Loss Specialists.

How long have you been in practice? I (Dr. Schiff) have been in practice in South Broward for over 32 years. Dr. Allen Young has been in practice for 19 years. Since our center opened eight years ago, our team has helped thousands achieve their weight loss goals and keep it off! Why don’t most diet plans work? Most diets

restrict calories and don’t address the root cause as to what is the driving force behind why people eat more calories than they need. That’s why there is the phenomenon of yo-yo dieting.

What is the secret to your success? We are

successful because we employ a stepwise approach which includes: nutritional counseling, lipotropic injections, vitamins and nutritional supplements, as well as FDA approved appetite

suppressants, when appropriate (used by approximately 65% of our clients). We also provide individual patient support based on their specific needs. Our practice is fully committed to wellness and weight loss. We do it full time, six days a week, including evening hours three days a week.

What is the typical weight loss? Most patients lose 5-10 pounds the 1st week, 15-20 pounds the 1st month, and 10-15 pounds each additional month. Our long term maintenance program ensures that our patients achieve sustained weight loss and never again gain it.

Describe the wellness transformation process.

We are NOT just a quick weight loss program. We offer a wellness transformation process that is supervised by a Board Certified Cardiologist and Board Certified Obesity Medicine Physician. Unlike most weight loss programs and diets, we address the root cause of why our patients overeat and what keeps them stuck at a particular weight. We often find medical causes of weight gain or things that impede weight loss that were missed by medical practitioners. Once we identify the specific weight loss issues and challenges, we develop an individualized plan designed to overcome these obstacles. We provide our patients with the knowledge and support they need to help them achieve quick weight loss safely and keep it off, while maintaining optimal health. Our patients look and feel great!

All workshop participants must be 18 years old or older. “Feed Your Soul encourages residents to get involved in the community, joining together as neighbors to face the silent, but serious challenges of food insecurity and social isolation,” said Holly Bonkowski, Pembroke Pines Division Director of Cultural Arts. “Participants of Feed Your Soul will have the opportunity to express their artistic side, share their story, and invigorate the community collectively and as individuals.” Under the guidance of accomplished arts professionals, Feed Your Soul will offer sessions in various arts disciplines (space is limited). Some of the workshops include: ▸▸ Writing/Theater - Storyteller Matt Stabile will conduct a six-week story-telling program where participants will learn to write and perform a monologue. They will meet for 90 minutes on Tuesday evenings. Registration is on September 14 and September 26.

▸▸ Hunger – On September 26, from 7pm – 8pm, professional theatre artists will perform Hunger, which is open to the community. ▸▸ Music – On September 14, attendees can participate in this one-time drum circle activity led by Just Add Rhythm. ▸▸ Design - Jeff Huber will work with theatre artist Matt Stabile to obtain stories from monologue participants for use in the design and fabrication of the table to be installed as a public art piece at Fletcher Art and Culture Center. ▸▸ Feeding South Florida - Representatives from Feeding South Florida will be in attendance to discuss their organization and what contribution they will have with this project. On November 4, at 9am, the local community is invited to a food drive at Pines Place Apartments in Pembroke Pines. ▸▸ And More “The art-rich atmosphere that Feed Your Soul fosters allows people to shed their insecurities, explore arts disciplines and create deeper connections with their neighbors and community,” said Bonkowski. Chesterbrook Academy Kids Are Helping Other Kids

SCHOOL NEWS

BY DEBBY TEICH

S

tudents at Chesterbrook Academy Preschool in Pembroke Pines recently presented a donation to representatives from Joe DiMaggio Children’s Hospital. They are learning the importance of helping kids in need. This is the sixth year that Chesterbrook Academy partnered with Joe DiMaggio. It all began with one of the school’s alumni, Juliana, who has a congenital heart defect. Juliana and her mother started a lemonade stand to collect money and toys to give to the heart station at the hospital. Approximately 25 students and campers, ages infant to five, collected fidget spinners, fidget cubes and pajamas to provide comfort to children having surgery at the hospital. Nurses from the hospital visited Chesterbrook Academy to accept the donation of over 530 items. They also held a teddy bear clinic to allow

students to “play doctor” with stuffed animals as their patients. The children were able to give the teddy bears IVs, shots and bandages. “The children had a blast,” said Jasmin Pitts, Pre-K VPK Teacher, who has worked at the school for six years. “The children also learned the importance of giving back to their communities and other children that go through hard times.”

During the concert, a group of eight musicians, who range in age from 3 to 15, will play classical favorites by Mozart, Vivaldi, Bach, and Beethoven. They will perform short classical music pieces and interact with the audience with songs and musical games. The concert is perfect for kids, age 18 months to Suzuki Academy’s “Kids Play for Kids” three years, who are accompanied by a parent or caregiver. “The kid-friendly interactive presentation gives even the very youngest children and their parents the opportunity to experience a joyful musical event and ideal introduction to classical music,” said Richard Coff, Academy Director, who was trained by the creator of the Suzuki Method and has served as a consultant for classical music programming and documentaries for PBS, ABC, and the BBC. For more than 30 years, the Suzuki Music Academy has been using the Suzuki Method, which is recognized by musicians and music educators as an effective ways to provide formal classical music training to even the youngest children. The children that train at the Academy meet for classes one or more days per week. They also work daily with practice and checkups at home. “Over the years, we have been encouraged by our success in meeting the

Academy program’s two primary goals - to maximize the considerable benefits that children can enjoy through formal classical music study and to provide the children of South Florida with superior formal classical training,” said Coff. “It is widely recognized that, along with the development of fine and large motor skills, self-discipline and poise, the best classical music training can effectively support children’s general development by fostering the abilities to memorize and focus attention. Self-assurance comes with musical mastery.” Juan Oliveras’ four-year-old son, Calvin, has been studying at the Academy for two years. “I have seen many improvements in attention to detail, working together as a team, follow directions, leadership skills, and a desire learn new things,” said Oliveras, who lives in Pembroke Pines. Qiuyu Wang’s 13-year-old daughter, Christina, has been studying at the Academy for five years. “Mr. Coff helps the kids to perfect each piece of the music they are learning,” said Wang. “The kids are also learning from each other. The advanced kids teach the beginners, which promotes leadership skills for the kids while they are learning music. The kids are not stressed out and learn at their own pace. Mr. Coff makes learning music fun.” South Regional/BC Library is located at 7300 Pines Boulevard in Pembroke Pines. For more information or to register, call 954-201-8821.

Are You Single? BY BRUCE IDEN, ESQUIRE

M

ore than half of all adults in America are single. It is common to hear singles say they don’t have many assets, so having a will or other estate planning documents are not necessary. Consider that modern estate planning is less about money, and more about control. Whether single, married, divorced or widowed, with or without children, most people want to control their lives while they are alive, and then choose who will be in control should they become disabled. They also want to leave what assets they do have to whom they want, while not leaving behind a legal mess for family members to unravel. Whether you have children or not, the following are important estate planning issues for singles to consider:

Single with minor children

It is vital to designate whom you wish to serve as their guardian. Think about this. Even if your children have a surviving parent, they may not be your choice to serve as guardian. What about leaving assets to your minor children? Realistically, leaving an inheritance to minor children can be fraught with risks. Who manages the assets for your minor children? Should you select your ex-spouse or perhaps another family member? Often parents select one person to serve as guardian for minor children, name another individual to manage and invest assets for their children, and possibly choose a third to determine asset distributions.

Single with adult children

When a child turns 18, legally he or she is fully capable to receive their inheritance and make life decisions, such as selecting a college, or managing and spending their own money. Do 401(k) and IRA accounts constitute a significant portion of your estate? Severe and irreversible tax consequences can result from careless withdrawals from these inherited assets by “young” beneficiaries. Any concerns about your child inheriting a large amount of life insurance money? Parents of 18-year olds recognize that while their child is technically an adult, it may be much too early to expect thoughtful decisions regarding their future and their finances.

Single without children

If you are single without children, keep in mind that Florida law provides that your assets be inherited by your parents. If your parents do not survive you, your assets will be inherited by your surviving siblings. Having a will is essential if you wish to leave your assets to anyone other than your immediate family.

Illness or disability

Whether you have children or not, there are important decisions to make regarding who is authorized by you to assist with medical and financial matters should you become ill or disabled. Advance legal directives, in the form of health care powers of attorney, durable powers of attorney, living wills, and HIPAA releases, insure your bases are covered in various scenarios. Without such documents, urgent medical care, managing a business or your finances, and communicating with governmental agencies such as the IRS, or Social Security Administration, may need to be determined by the court. Life can change in an instant. What are you waiting for?

REAL ESTATE

There’s a More Affordable & Effective Alternative to U.S. Pharmacy High Prices!

Preparing Yourself and Your Home for Sale

T

he process of getting your home ready to be listed for sale goes beyond finding the correct Realtor for the job of selling your home and pricing it correctly at the fair-market value. It is to the seller’s advantage to sell quickly once the home goes on the market, as they usually maximize their profits when they sell earlier in the process rather than later. Very few homeowners ever think about prepping their home’s condition prior to listing in search for that “easy sale.” Sellers have a great deal of control over how their property is perceived, and there are quite a few things that you as a seller can do to prepare your home for sale to maximize its value in the eyes of prospective buyers. Here are a few points to consider prior to listing your house for sale: ▸▸ Before preparing your home for sale, prepare yourself first. Learn to separate your emotions from the selling process. Frankly, this is easier said than done. It is best if a seller totally disconnects. Instead of looking at it as your home, you should look at it as a product that you need to market and sell for the highest possible price. Prepare yourself so you do not take the opinions of prospective buyers and Realtors about the home personally. ▸▸ While getting accustomed to the idea of detaching your emotions from the sale, it is also best to start thinking of de-personalizing the property. This may seem harsh, but buyers tend to visualize the property as his or hers, and not yours. This can be accomplished by removing family portraits, personal photos and other personal effects that could cause a distraction to the buyer viewing the property. ▸▸ Another advantage to selling is to totally de-clutter. Buyers want to get a good feel for the layout and space within the house. Closet and garages in disorder with clutter pose a big turn-off to buyers. ▸▸ Beating your competition with condition is another important factor. Performing repairs to everything that needs maintenance, from the leaking faucet to repainting to cover the nicks and scratches on the walls from the everyday wear and tear. A complete home inspection is recommended, so that you can identify what needs to be repaired and have the opportunity to fix it beforehand. Let’s revisit the number one aspect that counts in selling your home. A seller needs to get real about the pricing. We have access to so much information and knowledge, so today’s buyers are very educated about the market and the comparable sales within the area, which heavily influences the fair market value of your home. Have your Realtor do a comparable market analysis and price the property right from the onset. The adage by where sellers price above the fair market value so that there will be room to negotiate just doesn’t make a lot of sense, does it? Oddly enough, even though we are currently experiencing a shortage of inventory for sale, buyers are “sitting on the fence” and not acting unless the home is priced fairly and is in good condition. My advice has always been to price it correctly from the onset, so that you can have the maximum amount of interest and possibly create a situation where you will have multiple offers on the property! Is Mediation an Option for You? BY MAYLEIDYS PORRASPITA, ESQUIRE

I

f you have problems, mediation can help. In recent times, due to the rising costs of litigation, more and more people have been moving away from litigation and use an alternate way to resolve disputes. This alternate process is called mediation. What is mediation? Mediation is a neutral voluntary process where the parties come together with a neutral third party to reach a mutually acceptable agreement. During mediation, only the parties can make a decision. The parties are in the driver seat during the mediation as opposed to a judge or jury. Who is the mediator? A mediator is a neutral person, agreed to by all the parties, who does not represent either side and does not make any decisions on the case. The mediator will do an opening statement discussing the process and then listen to each side in order to assist the parties to reach a decision all the parties agree to.

When can I mediate? One common misconception is that mediation can occur only after a lawsuit has been filed. In reality, mediation can begin at any time, even before suit is filed. During mediation, the parties don’t need to be represented by an attorney, although they can be represented if they choose to be. In fact, the parties will often save time, money and stress if they choose to mediate prior to filing suit. What can I mediate? Any issue between two or more parties can be mediated even if they don’t anticipate taking the issue before the Judge. The most common cases mediated without an attorney are: ▸▸ Landlord/Tenant disputes, such as failure to pay rent, hold over tenants or disputes over the security deposit are often handled at mediation without an attorney. ▸▸ Family Disputes, such as divorce, child support, alimony, time-sharing with the children, custody or enforcement of agreements are cases often mediated before a divorce is filed in order to avoid a very contentious divorce ▸▸ Contract disputes where one party owes the other a service or money for failure to follow a contract or provide a service, such as a contractor who has worked at a home, can be mediated before suite is filed. The Law Offices of Mayleidys Porraspita, P.A. are located in Pembroke Pines and mediate County Court cases, Circuit Civil cases, Family Law cases, Landlord/Tenant cases and monetary disputes. If you have any questions or concerns regarding mediation, please call our office at 800-492-5455. Hablamos Español.

The Relocation Dilemma BY EVAN BARON

A

s the cost of living in South Florida continues to increase, many individuals consider moving to an area which they can better afford. In addition, many of the residents of South Florida are originally from another location, which adds to their desire to move “back home” where they may have emotional and perhaps financial support. Relocating to another part of the country is stressful under most circumstances. If, however, the couple is divorced and there are minor children, the issue becomes much more stressful. The law in Florida allows a parent and the minor children to relocate a maximum of 50 miles from the address where they reside at the time of their divorce. If you ask any Judge who is in the Family Law division, they will tell you that a “relocation” case is the most difficult to decide. For example, let’s say that mom wants to move back to Massachusetts with the parties two minor children. They are either in the midst of a divorce or the divorce has already been finalized. Dad is choosing to stay in South Florida and has no desire or intention to move back north. Can mom move? Can dad stop her? The answer to each of these questions is “perhaps.”

SEPTEMBER 2017 | OUR CITY PEMBROKE PINES

If both parents are involved in the children’s lives, a move of 50 miles can drastically change a time sharing schedule. A relocation of even 10 miles can affect a child’s school district. A change of 50 miles will require, more often than not, a modification of the time sharing schedule. Midweek dinners or morning drives to school with the parent remaining in the area will become impossible. If a move of just a few miles can alter a time sharing plan, imagine how a relocation of hundreds of miles will affect the status quo. The law does, however, allow for a relocation under certain circumstances. The court must weigh the benefit to the minor children, against the effect it will have on the parent/child relationship. It’s true that the relocating parent may experience better financial circumstances if allowed to move, but how will the parent/ child relationship suffer as a result? There are generally no easy answers. The question for a Judge is not how it might benefit a parent, but rather how will the move benefit a child and is it in the child’s best interests to relocate? The most important thing to remember is that a parent cannot relocate with a minor child beyond 50 miles without court order or agreement of the other parent. In reality, even a 50 mile change will usually require a modification to be filed, as long as it affects the current time sharing schedule. The parent seeking to relocate must file a petition and fully inform the other parent of his/her intentions, including the address of new residence, purpose in moving and a proposed long distance time sharing schedule. If you are faced with a possible relocation issue, I suggest you contact an attorney who is experienced in this matter. The law firm of Evan H. Baron and Associates is located at 1655 North Commerce Parkway, Suite 201, in Weston. If you have any questions concerning this issue or any other family law matter, call the office at 954-385-9160.

ASK THE EXPERT

C

ongenitally prominent ears are a cosmetic deformity that can have a severe emotional and behavioral effect on a child. When a child’s ear protrudes too far from the side of the scalp, a surgical procedure known as an otoplasty can be performed to enhance the position and appearance of the external ear. Five percent of children are affected by prominent ear protrusion. The majority of children genetically inherit the appearance from their parents. Prominent ears can present in a myriad of forms including cup ear, shell ear, bat ear, Machiavellian ear and lop ear. Most commonly children and adults will often camouflage the deformity with hairstyling. Timing of repair can be crucial in avoiding psychological damage. The ear achieves 85% of adult size by age 3 years and nearly adult size by 6 or 7 years of age. As an individual ages, elongation of the lobule (lobe) gives the appearance of continued ear growth. The most common deformity in prominent ears is an underdeveloped or poorly defined antihelix. This is the part of the ear fold that lies inside the outer rim of the ear. The otoplasty surgery is performed through a concealed incision along the back of the ear. Correction of protruding ears uses surgical techniques to create or increase the antihelical fold (just inside the rim of the ear) and to reduce enlarged conchal cartilage (the largest and deepest concavity of the external ear). The cartilage of the ear is reshaped by different suturing techniques. The excess cartilage can be excised and the ear repositioned closer to the side of the head. The procedure usually takes 60 to 90 minutes to perform. It is performed under local anesthesia with sedation or general anesthesia under the direct supervision of a board certified anesthesiologist. The patient can resume their normal activities within three to five days wearing a soft headband for one to two weeks to protect the ears. Ear surgery, otoplasty, offers almost immediate results in cases of protruding ears visible when the dressings that support the new shape of the ear during the initial phases of healing are removed. Children and adults who are concerned about the appearance of their ears can experience both the cosmetic as well as the emotional improvement of otoplasty surgery.

Growing Pains in Children or Merely Flatfeet?

oot, ankle and leg problems in the growing child are often considered to be “Growing Pains” in the bone and muscles of the lower extremity. While in a small number of cases this might be true, in a majority of the cases the pains that plague these children and teenagers may be caused by lower extremity malalignment problems. Growing pains are often seen in children who are excessively flatfooted or whose feet point to the outside. Children may also appear very knockkneed. Tight calf muscles can not only cause but significantly aggravate the pain that these children are experiencing, especially at night. Leg pain is most commonly seen, especially at night after a long day of activity. Pain with activities, especially along the inside of the knee, lower leg, ankle and foot, may also be seen. This is often associated with a general avoidance of activities and sports and premature fatigue with many activities. Many children can also develop lower back pain. Treatment is important early on. Changing a child’s shoe gear to add more support to the foot and ankle may provide immediate help. Avoiding barefoot and flat shoes is necessary. Custom molded orthotics (shoe inserts) will immediately help to realign the foot and the entire lower extremity. This will almost overnight eliminate the problem. Physical therapy may also help to decrease overall muscle tightness and to improve muscle strength and coordination. If the foot is flat and associated with tight calf muscles, stretching the calf muscles in a walking cast is critical to not only eliminate the problem but to prevent a recurrence. If the flatfoot deformity is

severe, there is a small percentage of children that will benefit from a procedure to realign and “correct” the flatfoot. An excellent prognosis is always seen when the cause is identified and the problem treated. Nathan D.
