The 012central team


Tshwane is the Jacaranda City, one of our nation’s capitals, and a student hub. This vibrant city has been well known and loved by many, and the team at 012central has been working tirelessly to breathe new life into its well trodden streets by creating unique venues for the public and the creative industries. Since its inception in 2012, 012central has become more than a collection of buildings. It is a heartbeat, a chorus and an answer to a cry for an invigoration of our capital city.

“It is a place where creativity lives, where entertainment thrives and where the people it serves can feel at home.” We are allowing the heart of the city to find and redefine itself in a multitude of ways. In this exciting period of renewal, the variety of events hosted at 012central have increased and we have welcomed new tenants to the 012central fold. 012central, as its name implies, is the centre of the Tshwane area, and the centre of commerce, entertainment and creativity within Tshwane. This prime location was identified by City Property as the ideal spot in the inner city to come out and play.

City Property, through its partner Octodec, continues to be a driving force behind urban renewal. Working closely with our urban design and architecture experts, as well as our internal projects team, City Property continues to identify and exploit the raw power of spaces earmarked for the precinct. Our aim is for the area to grow into a thriving subculture that reflects not only our vision, but also our love for the city and the needs of our tenants. This growth may take many forms but 012central will stay true to the fabric of the urban spaces it occupies. As 012central continues to develop, City Property remains committed to ensuring the precinct is well-planned and that all changes are implemented according to our high standards. Our tenants are carefully selected for how they fit and add value to our offering. The precinct is being developed in phases, and we are continuously looking to add more cafés, shops, restaurants, galleries, workshops and studios to the area. Vibrance and charm are at the forefront of this expansion and like-minded tenants are still being sought to add to the 012central precinct. The space is a blank canvas, and the opportunities are endless. We invite you to come play.

The golden thread that runs through our vision, is that the centre of Tshwane should be used and loved by the people of Tshwane. Our end goal is, and always has been, to showcase Tshwane and rejuvenate the city centre. We are moving in the right direction. It was a formidable task, but we have seen great success in recent years. The main 012central venue used to store taxis. It was dirty, oily and smelly. Not a place the public wanted to frequent. Despite this, we knew that this was an exceptionally welllocated piece of land. It’s across the road from the South African Reserve Bank, and it had great potential. We took a leap of faith, and decided the undertaking was worth the risk. The people of Tshwane have been crying out for this kind of space. 012central is a reflection of that need. We have also strived to work with the correct partners at every turn. We chose an architects’ firm well versed in urban renewal and regeneration. We also worked with a talented urban designer. Everyone on our team is able to add something different but at the same time maintain exceptionally high standards.

Our projects team at City Property can’t be credited enough. They relished the opportunity to revitalise properties that seemed long past their sell by dates, and motivated the staff of 012central. People who have previously been averse to exploring the city centre are increasingly realising what the precinct has to offer and taking advantage of these opportunities. This has led to an impressive turn around of the perception of the area. We’ve created an environment for people who live and work in Tshwane to enjoy their experience of the city.

In addition to our existing multi-purpose events venues, we are working towards an inner city precinct offering office, residential and retail space. The 012central precinct will have a tactile quality, a place that will feel crafted rather than engineered, and in which the handmade and bespoke are celebrated. It will provide spaces and places in which people gather to work or study in design, media, advertising, film and related creative industries. 012central will also be a place that many people will call home with apartments clustered around upper level private courtyards. Green and tree-lined spaces will be intrinsic to 012central, enhancing the city’s reputation as being a city of trees. 012central will change the city for the better. City Property recognises that our interests are intertwined with those of the City of Tshwane in creating a thriving, lively and attractive city. 012central will create an energetic new city quarter, abounding with life and activity. We want the new precinct to retain its gritty downtown character within a redesigned environment that is safe, comfortable

and appealing. Existing buildings that are local landmarks, have architectural interest, or are robustly useful will be retained, refurbished and reused. New public spaces and pedestrian routes will be lined by shop fronts, cafés, restaurants, art galleries, workshops and studios. 012central will be developed over a number of phases. This will allow time to change public perception, to secure revenue, facilitate further land assembly, and provide flexibility for change according to market demand. It will also limit the risk inherent in bringing a substantial quantity of floor space to the market in a short space of time and reduce the need for upfront expenditure on infrastructure without any revenue in place. The first phase focused on the northern quarter of the site, with land parcels all under the control of City Property. The advantage is that these parcels are continuous and can be developed in parallel or serially but will function as a coherent whole.

Spaces City Property has identified the need for a multi-purpose space in the city where people can host a variety of events, and this is precisely what 012central provides. Our projects department fulfills the role of project management for the event spaces. With years of experience and an eye for creating inviting urban spaces, this team leads from the front. Our projects department works closely with DHK Architects. The firm has an established reputation as a design-led multi-disciplinary company, which incorporates architecture, urban design and interior design. Together they are the driving force behind the 012central project. We believe in our city, passionately. This is where we as City Property work, live and play and we want to be a part of every Tshwane resident’s lives. We provide top class accommodation and venues, that add value to people’s lives.

We know from examples across the world Johannes Ramokho that urban renewal leads to economic development, and plays a positive role in bettering the lives of the citizens of the city. That is what we want to do in Tshwane by facilitating reasons to be in the city, to love the city centre again, and to fully utilise spaces forgotten by many. The multi-space precinct is made up of a number of closely situated buildings. The main events space is at the heart of 012central with four other event venues nearby. 012central, the cornerstone of the precinct on Helen Joseph Street, currently hosts the Saturday market. The space has an incredible sense of scale and can accommodate up to 1200 guests. Artwork and greenery are incorporated in this urban setting, and it also makes use of an outdoor section.

MB Studio Community, our 1st permanent tenant


As a City Property initiative, 012central tenants can take advantage of the wealth of experience that City Property has in property management. MB Studio Community opened its doors in February of 2016, and is the brainchild of wellknown artists Mbongeni Buthelezi and Sarah McGee. Mbongeni is a renowned artist known for his art made from discarded plastic. He has been a regular exhibitor locally as well as on the international art scenes for over 20 year. His works have been exhibited at the Museum of African Art in New York, the Goch Museum in Germany and the Prague Biennale to name but a few venues.

We have also welcomed the African Beer Emporium, whose doors will open in 2016. The brainchild of Capital Craft, ABE has coupled their superior craft beer knowledge with expert chef, Kanya Mzongwana, to create a unique brewery and culinary experience. This is only the beginning of a cultural revival that City Property believes is key to rejuvenating the city centre. 012central offers collaborative environments uniquely conducive to creativity, and we look forward to the impact these additions will have on the lives of our residents and the city at large.

The Future of 012 We hope that in 15 years time 012central will have achieved its vision. The city centre will be vibrant and functioning with an optimal mix of corporate, residential, retail, entertainment and event spaces. The inner city will be a place for people to gather and interact. The 012central precinct will allow people to get out of their homes and come to a place where they can interact with people and walk the streets, enjoying what the city has to offer. The inner city, and its architectural heritage, will be appreciated, enjoyed and utilised in imaginative ways.

Next Steps We’re seeing that the 012central concept is definitely working and important milestones are being achieved. We have seen an increased number of events, and a variety of ways in which people are using the event spaces. We are simultaneously working with architects to find ways of attracting more corporate tenants to take up our office space into the CBD.

Our vision

Additionally we have plans to deepen our relationship with the State Theatre, and others in the entertainment industry, to revitalise and improve the entertainment on offer in the area. We are also looking forward to opening our brewery and restaurant. We have built the core of 012central and its surrounding precinct, and we plan to attract a broad range of tenants from restaurants and coffee houses, to studios and shops. The collective effect of these changes is turning our vision of 012central into reality. It is gaining impetus and we have had positive feedback and encouraging results.

The Bigger Picture We need to continuously search for ways to improve 012central and to keep it alive. We have to make it relevant and sustainable going into the future. Ultimately, it’s about rejuvenating the entire CBD and acting as a catalyst for others to regain investor confidence. We welcome other investors to join us on the journey of urban development and regeneration.
