t’s a New Year, and NHOME wants to share what’s new and improved in our living space. It’s the time of year for new beginnings, and for us to improve on what we really had every intention of doing last year or the year before that. We have made improvements to our publication by starting the year transitioning from a quarterly to a bi-monthly publication. Many of you shared how you anticipate reading each issue. Michele Koch lives in Boerne and is proud mother to two 20-something young men. She spent most of her career in corporate communications and public relations. Koch is now an avid volunteer for TEDxSanAntonio, serving and chairing the Program Committee since 2010, and she is a board member for a variety of nonprofits. She and her husband, Matt, hope to build their own net-zero green home someday.

Page Koerner has lived in San Antonio for the last 30 years. She is an English and special education teacher who has taught for the last 11 years. She received her bachelor’s degree in public relations from the University of Texas at San Antonio in 2001.

Crystal L. Ragsdale is a 1997 graduate of UTSA. She has spent her entire professional career in local media and writes leisurely for NHOME Texas. She is a founding board member of the Woodlawn Theatre, and an active committee chairperson for multiple organizations. Her spare time is rare, as she is proudly the mother of two well-accomplished little girls in their own trades.

Since Nan Krigbaum acquired her interior design degree in 1992, her work has taken her to clients’ projects in Seattle, Honolulu and Palm Springs. As manager of the furniture department at Interior Trade Cartel, Krigbaum’s goal is to help the interior designers of San Antonio and Austin find aesthetic solutions that work within their budgets.

Patricia Hart McMillan, an interior designer, is the author/co-author of 15 design books, six of which were produced since she moved from New York City and Palm Beach County to San Antonio in 2007. Three furnishings collections were based on her two “Sun Country Style” books, and she has received a lifetime achievement award from With-It in High Point, N.C. McMillan’s interior designs have appeared in the New York Times, USA Today, the Wall Street Journal, Parade, House Beautiful Home Decorating Guide and syndicated newspaper columns. She has appeared on national TV shows and is quoted on the HGTV websites. On Dec. 22, McMillan showed KENS 5 TV viewers quick and easy centerpieces based on her book, “Delicious Christmas Decorations At Historic Houses.”

Nancy M. PreyorJohnson is a marketing professional by day and a passionate freelance writer by night whose published work covering a variety of industries has appeared in a wide array of respected publications. Prior to entering the world of marketing, she was a working journalist in newsrooms across Texas. Preyor-Johnson lives in San Antonio with her husband, Sean Preyor-Johnson, and her son, Terence. She claims she has two serious addictions: social media and Starbucks.

Craig Owen is the broker and co-owner of several Keller Williams Realty operations in San Antonio and Houston. With more than 1,000 Keller Williams real estate associates in the San Antonio area, it is the largest sales brokerage in San Antonio, according to the San Antonio Business Journal year after year. Owen’s passion for real estate sales has taken him on a journey for 24 years, and he has served on various boards and leadership positions over the years to support the rights of home ownership. Owen’s dedication to the business and strong commitment to his associates and clients has ushered him into the ranks of one of the largest brokerages in the country. Owen is a father of five children, and he resides in the Stone Oak area.

Easton Crafts is the CEO of Directions Equity, LLC. He has been in the mortgage industry since 1995, and in that time, he has closed thousands of loan transactions of all types, including Conventional, FHA, VA, Texas Vet, USDA, Jumbo and Construction Loans. He co-founded Directions Equity in 2007, along with his business partner Marc Spitzer, and together they have helped the company increase production more than 20 percent per year since its inception. Easton holds a degree in business administration with a concentration in real estate finance and mortgage lending. He is a member of the Texas Association of Mortgage Professionals and the San Antonio North Chamber.

Gabriel Diego Delgado

Gabriel Diego Delgado is an art consultant at J.R. Mooney Galleries of Fine Art. He has spent almost a decade in nonprofit art management, serving as a curator of exhibitions at the Station Museum of Contemporary Art; the project manager of research and development at the Museo Alameda (a Smithsonian affiliate); the community outreach/communications director for an art and education nonprofit; and a working professional artist. He is a freelance curator and arts reviewer for several publications. His artwork has been shown in Arco 2012 (Madrid, Spain), New York, New York and MOCA (Museum of Contemporary Art) D.C., as well as numerous galleries and venues.

Typically I do not make resolutions just for the sake of the New Year. Lovers of old houses are romantics, seduced by gracious interiors and rich decorative details. They are also realists, noticing missing bedroom closets, antiquated fixtures in too-small bathrooms and inadequate appliances in outdated kitchens. San Antonio has a wealth of handsome older structures, in both residential and commercial areas, suffering from what Jim Poteet calls “deferred maintenance.” They would be considered teardowns, unavailable to old house lovers were San Antonio not blessed with architects who are experts in revitalizing old structures. When architect David Strahan began work on “Old Places New Spaces,” he knew to find these experts among fellow members of the American Institute of Architects (AIA). “Architects whose work we feature are thoroughly familiar with preservation rules,” Strahan says. “They know sources for materials required to restore these homes to their original splendor, and they design for contemporary lifestyles. increased living space in his redesign of a 1,000-square-foot 1871 limestone cottage that graces the book’s cover. Restoration and remodeling began by removing the inappropriate 1970s addition. “A new 1,606-square-foot addition was planned for placement at the rear of the site,” Rogers says. “This allowed a sensitive connection between the original cottage; the redesigned garage, now a new bedroom wing; and the new kitchen/dining space that links those two structures.” The additions also created a courtyard – a private outdoor living space replete with a pool.

made mid-century modern a la mode. The late Williams and his interior designer wife, Robin Black, updated a mid-century modern structure. They were ahead of the pack now recognizing and appreciating the enormous livability of this style. The efficient, subtle remodeling of their Casa Finale is a study in the masterful manipulation of available space and intelligent reuse of “gently used” materials.

went green when adding electronics to the historical Nix House. In 1899, the Nix hired fledgling professional architect Atlee B. Ayres to design (and W.B. Massey to build it in two-and-ahalf months) the residences at 432 and 434 King William St. Cost-effective, these houses were cleverly designed to mingle easily with the more pretentious homes along the street. Pachecano restored the Nix House authentically, reusing original materials whenever possible. His use of green building materials and techniques won Pachecano and the Nix House a LEEDS/Platinum Award. Updated electronics throughout are state-of-the-art. The added living space is usable as guest quarters or as a comfortable home for aging parents.

restored views. Sweeping views of the grand house by architect Bartlett Cocke Sr. had been blocked by an insensitive addition. Grable did the sensitive thing: “I subtracted the addition.” But since less is not always more, he also added to the building in a way that reclaims the house/site connection. revealed the original caliche block structure of a Lavaca cottage. To do this, the new design called for removing “several layers of shapeless exterior additions,” Poteet explains. The original cottage (with interior partitions removed) became one long, undivided living space. New wings at right angles to the old cottage create a master suite and guest quarters, separated by the newly formed courtyard. Poteet says the new plan (a small compound) is right for a modern, urban way of life.

A Historic Warehouse Transformed Steel House Lofts: The new upscale apartment community with a unique architectural heritage that brings a little of New York and a lot to show off to San Antonio’s Southtown

Alice Johnson is glad she stumbled upon a new loft community that would help her bring a feel of New York to her new home in San Antonio. She admits she was originally a bit intimidated by the wide-open, modern space at Steel House Lofts, a new upscale, modern apartment community of 67 distinct one-, twoand three-bedroom floor plans in San Antonio’s trendy Southtown. Johnson’s neighbor, Woody Caulder, says at Steel House Lofts, he found unique design elements he struggled to find elsewhere when he was relocating to San Antonio. architecture in a place that was as storied as the eclectic furniture he has collected from his world travels. Steel House Lofts on South Flores Street has had many lives and enough stories to give Caulder and the other residents enough fodder for endless dinner parties. Since its birth in 1913 as the Peden Iron and Steel Company’s warehouse (designed by renowned architect Atlee Ayres), it has been a hardware company, a General Motors parts division, a paper company, a wholesale furniture business, a realty company and lastly, before developers with a historic preservation mission came along, a vacant, forgotten building. Steel House Lofts owners Dennis and Jill McDaniel knew the building was perfect for their vision of a premier upscale community that celebrated the building’s unique architectural heritage. It’s taken six years and more work and funding than they had imagined, but their vision is being realized: More than half of the lofts have been leased, and Fruteria, a new botanero restaurant by Chef Johnny Hernandez of La Gloria, is now open. Over the years, the McDaniels, who founded and operate the Austin Fairchild Art Foundation, have overseen the renovation and construction of 32 multi-family communities from El Paso to Tulsa, but this is the first historic property they have reworked into unique, urban lofts. One of the couple’s favorite elements is a 15” wide by 22” tall art installation, a skyline sculpture made of colorful stained glass and lit inside with LED lights. It is designed like the original water tower that once sat atop the building. “Preserving a building that is part of San Antonio’s story is very important to us. This is what we love to do, and it was a privilege,” Dennis McDaniel says. “I can’t tell you how much it cost because we have friends and colleagues who will ask us what we were thinking. We wanted to make it special, and it is.” Steel House offers loft living reminiscent of New York-style lofts in the Warehouse District. The residences, which are for lease, embrace the heart of historic San Antonio, reviving the building’s character through unique floor plans that feature soaring ceilings, exposed beams and brick and century-old clerestory windows with a view of downtown and Southtown.


Residents enjoy high-scale amenities like contemporary kitchens and baths, granite countertops and stainless steel appliances, a private outdoor entertainment area with a posh lap pool, gated access parking and a fitness center with an onsite trainer available. Even the non-linear hallways are special, featuring the same 22-foot columns found in the lofts. The new community is alive with passion from its residents. People are excited to live there, and although the marriage of historic and modern design can be a décor challenge, they can’t wait to show off their spaces.

Loft-style decorating

Kasey McCarty, an awardwinning, registered interior designer based in Austin, was hired by the McDaniels for consulting from the beginning design phase to the final decoration of the public spaces and model loft. McCarty says it was clear from the onset that the McDaniels’ approach was to get the very best design aesthetic for the money. “We felt like Steel House is such a beautiful building that we wanted it to have everything,” Jill McDaniel says. “We thought of what we would want if we were living here. It was important to have as high-end as we could afford.” The McDaniels, whose primary residence is in Austin, live in a small loft in the building when they come to San Antonio nearly every week. Caulder, 34, says that when people visit him in his 1,100-square-foot, onebedroom loft, they have varied positive responses. His mother thinks his loft looks and feels like a museum, but he says his

“new classic” decor is a mix of mid-century modern and current design. “For me, it is very homey,” Caulder says. “There are clean lines and enough color to keep you interested. It is relaxing because there is not a lot of clutter. I need that to de-stress. There is no door to my bedroom. It is one open space. With openness, you need to have discipline. There has to be continuity. Every place has its thing; every thing has a place.” Caulder says he enjoys the big windows that provide plenty of natural lighting. “And I have a view of the Tower Life Building, the Tower of the Americas … it’s all a nice connection to the urban space and a 1913 building. What I like about Steel House Lofts is that it has a story – a history. It’s not cookie-cutter. It’s why I like everything in my nest. I could tell you a story about each item.” Some of what Caulder has incorporated into his loft includes: • A ‘50s mini bar from Belgium • “Barcelona sofa,” chairs and dining table from Milan • A sideboard from England • A floor lamp from Germany • An original Mitchell Gold bed from Hickory, N.C. Johnson, 25, says people who visit her “funky chic” loft have good things to say, too. “They say, ‘Oh my God, I love it.’ Or they say, ‘This is the biggest hallway I have ever seen!’” Johnson says it took her three months to collect everything to decorate her loft. It was important to her not to rush and find things to fill her new home, but rather to find creative pieces that worked well together. Some

of the pieces she incorporated include: • Items from Round Top Texas, including a TV console and rugs • Furniture pieces that belonged to her parents such as a brown couch, a deep purple suede ottoman and two chairs her dad used as a boy that she

recovered with a coral beige pattern • A chartreuse green velvet couch she reupholstered in college • A new painting by local artists Holly Hien Brooks and Bryson Brooks • A Pottery Barn pink-andwhite striped Chevron rug >>

Decorating the model To decorate the Steel House model, McCarty mixed pieces of furniture and accessories old and new, low-cost and moderate. Furniture and shelving was purchased from IKEA and Crate & Barrel, and some elements were provided by the McDaniels. According to McCarty, sometimes it’s necessary to use furniture for more than one function such as using a table as a dining table, an office table and a coffee table, or using a cart as an island or a bar. McCarty chose compact, apartment-sized sofas in neutral colors. She kept linens neutral, as well. Then she added color with rugs, pillows, throws, artwork and accessories. Many of the accessories were purchased at discount stores like T.J.Maxx, Marshalls and even the Salvation Army across the street from the lofts, where she purchased several books. She took the book covers off to create small

groups by color to place on IKEA shelves. f you’re considering a new home for 2013, going green has never been easier. As more products come on the market and demand increases, what options can homebuyers expect from their builder if they’re considering a more sustainable home?

1. In builder speak: It’s all about a tight envelope, which is a home whose structure is as airtight as possible for the highest efficiency. Consider SIPs, or structural insulated panels, a high-performance building system. As opposed to traditional stick frame, SIPs panels, which look a bit like ice cream sandwiches, consist of an insulating foam core pressed between two chip board-type facings. These panels are pre-fabricated and can be cut to suit nearly any design. The result is a home that is extremely strong and energy efficient. Another structural option is insulated concrete form, or ICFs. These hollow

blocks are significantly lighter than standard masonry blocks because they are made of expanded polystyrene. During construction, the forms are filled with concrete, becoming a permanent part of the wall assembly, and a two-inch-thick layer of foam insulation is added to each side of the wall. Foam block walls are so well-insulated that homeowners can realize a 20 to 50 percent reduction in heating and cooling.

2. If you’re leery of using different materials for the structure, insulation is critical. Leque recommends rigid foam board insulation. Built from two pieces of plywood with a foam material core, rigid foam board replaces cellulose or cut fiberglass insulation and provides good thermal resistance. It also has a higher R-value than fiberglass or polystyrene, and it can add structural strength to your home. The foam also offers high moisture and heat resistance, excellent acoustics and protection against mold and pests. Spray foam insulation has also seen an


increase in demand. Installers spray liquid polyurethane foam, which then expands, hardens and looks a bit like lumpy snow. The foam creates an airseal in baseboards, around windows and doors and in attic floors and the roof underside, thus greatly reducing the heat load on the house and its HVAC system.

3. In the average singlefamily home, 20 percent of all heat loss occurs through windows. Single-pane windows are especially problematic, as they let out 20 times more heat than nearby walls. Now low E (emissivity), doubleglazed windows are quickly becoming a staple in new energy-smart home construction. These high-performing windows are constructed of two panes of glass separated by a layer of air or gas such as argon. Designed to provide a better barrier against external temperatures than single-pane windows, the two layers of glass act as a buffer. The low E features an invisible coating that re-radiates heat in cold months, prevents heat from entering during hot weather and even creates a more comfortable home by reducing exterior noise.

4. Water conservation is an integral component of any green home, but nowhere is that more important than in drought-stricken South Texas. Bathrooms are the first place to start conserving. Dual flush toilets offer a choice on how much water is used to flush. Commonly used in Europe and other areas where water is at a premium, these fixtures feature two buttons on the top of the tank. A larger button is designed for solid waste, and the smaller button for liquid waste. Another option to help conserve water is the use of reclaimed, or “gray,” water in toilets and landscaping.

5. Homes with long plumbing lines from the hot water tank to the faucet can be challenging. Watching water go down the drain while you’re waiting for it to heat up is a tremendous water

waster. A water recirculation system is a system that is activated by either a manual switch or a motion sensor. These systems overcome the problem by keeping the water in the hot water supply pipe hot so that when you turn on the tap, you get instant hot water by running an extra water pipe out to the farthest water-using fixture you have. This extra pipe allows water to be circulated from the hot water tank, out through the hot water supply pipe and then back the extra pipe to the water heater, providing immediate hot water.

6. Energy-efficient lighting is now almost standard in both new homes and office retrofits. CFL bulbs use compact fluorescent technology to produce similar light to that of traditional incandescent bulbs, but at a fraction of the energy usage. LED bulbs use lightemitting diodes in a solid state, which are even more efficient than CFLs. And while LED light bulbs can cost as much as $30 to $40 each, with CFLs costing approximately $4 to $5, the LED bulb will last up to 50,000 hours, making it nearly 50 times longerlasting than an incandescent bulb. Additionally, manufacturers are now producing bulbs in varying shapes, including candelabra, globe and flood styles, making them an attractive option, as well.

7. Savvy homebuyers want not just an energy-efficient home, but a home that is healthy. Look for low VOC (volatile organic compounds) in carpeting, interior paint and even cement stains.

8. What about solar? Most people assume that in order to have a completely green home, a large solar system is required. Not so. A building envelope done correctly becomes so efficient that when you install solar, it doesn’t need to be a large system, making it just the icing on the cake. ■

Many of my colleagues and clients have been questioning and trying to predict what the 2013 San Antonio housing market will bring us based on the looming financial uncertainty that has plagued the airways. While writing this article, I’m constantly being reminded of the imminent fiscal cliff and possible doubledip recession that plagues our nation. It’s Dec. 26, and I waited as long as I could to place my upcoming predictions for 2013. To many of you, my logic sounds completely rational. Wait and see what the politicians decide to do – or better yet, what they won’t do – to protect the future of our nation and decrease the $16,400,000,000,000 national deficit we’ve racked up over the years. One would think that our entire economy – to include our jobs, our housing and most importantly, our peace and tranquility – was being decided by the decisions our federal politicians made before Jan. 1, 2013. By the time of publication, you will know the fate of our economic future, as they would like you to believe. This conversation has literally taken over the airways. Between Benghazi and the fiscal cliff, is there anything


else to talk about? Well, I don’t buy it. I believe keeping the conversation local is the only way to truly understand what affects us most. With that being said, we need to keep it in perspective. I constantly remind myself that the economic health of San Antonio rests almost entirely on local and regional job growth. I’m not saying national affairs such as mortgage rates aren’t important, but they don’t outweigh what happens at home. Let’s make it simple: jobs = housing. And jobs are the driving force of real estate in almost in any local economy. Of course, there are a few important national variables such as the unprecedented low interest rates homebuyers are receiving. When I was a youngster in 1982, I recall my mother, a realtor in San Antonio, selling a new Ray Ellison home to a first-time buyer with a fixed rate mortgage of 18 percent. Wow! She explained to me that it wasn’t uncommon for the builders to pay as much as five to six discount points to lower the initial rate so that the homebuyer could qualify. Well, that’s definitely not the case in our present market. The ever-increasing federal loan regulations, the mandatory health care guidelines and the hottest media topic to hit the airways, tax increases for the middle class, will have some effects, but they will not ultimately determine our local housing market for 2013 by themselves. I know many of you completely disagree with me, but the majority of these national issues affect the nation’s 352 million citizens as a whole, but not necessarily individually. Let’s take Detroit as an example. In the early 1900s, Detroit was one city that experienced explosive job growth due to the automotive industry. They truly lived in a renaissance era and became the Silicon Valley of their time up the 1990s. However, the years that followed with growing competition from foreign car companies, higher gas prices and unsustainable labor pensions the U.S. automotive industry put a black eye on Detroit. Over the years, huge layoffs from the car manufacturing industry created high unemployment for Detroit, and it’s been noted as one of the most economically

challenged areas in the country. While Detroit was experiencing its major challenges, many other areas of the country were experiencing explosive growth. Throughout the ‘80s, the ‘90s and the early 2000s, several large cities in the country saw incredible double-digit economic growth. Cities like Seattle, Los Angeles, Phoenix, New York and Miami experienced believable economic growth, which in turn, paved the way to massive appreciation in the real estate sector. Many of these local homeowners have literally doubled their investment in a matter of years. Let’s face it: Local markets can vary greatly regardless of national challenges or opportunities. So stop listening to what the media says. They are a year behind, and they inform us of the only thing that sells: sensationalism. Our economy is local and driven by the leaders of our city. I couldn’t be happier with the direction our leadership has made. As of October 2012, our unemployment rate was down to 5.9 percent, while the rest of the nation was averaging 7.7 percent. According to the Bureau of Labor Statistics, the month of November placed San Antonio as the No. 7 highest employed large metropolitan city in the United States. Another strong indication for increased housing is the new fracking and drilling methods being conducted over the Eagle Ford Shale. This has brought South Texas back into the oil and gas exploration business. Many have called it the next gold rush for Texas. According to the San Antonio Economic Development Foundation, the oil and gas industry has employed more than 4,000 in San Antonio alone. Many research analysts from UTSA predicted that the Eagle Ford Shale industry will add many thousands more related jobs to the Texas economy by 2021. This continued labor growth in the Texas region is placing a definite housing shortage, along with additional infrastructure requirements. This will only add to the growth opportunities and housing market for San Antonio. We can’t forget that every one of these jobs creates demand for additional housing and everyone in the food chain who interacts with the employees. Restaurants, grocery stores, clothing and apparel, homebuilders and everyone else, directly or indirectly – we all benefit. It’s the circle of life. I don’t think San Antonio gets enough credit for who and what we are. We must continue to define who we are and give praise where it’s deserved. Recently, San Antonio, along with Fort Worth, Houston and Austin, was among the top 10 healthiest housing markets for 2013. This research was conducted by the Trulia website. Much of this plays into the fact that our economy had only mild price declines during the housing crisis, and it is due in part to a healthy employment over the last two years. In addition, we have not had the foreclosure inventory that many markets have seen.

A

ccording to stats from the San Antonio Board of Realtors, year over year for November 2012, our sold units have increased by almost 10 percent over the last year, while our average sales price has increased by 5 percent to $194,000 and our median price to $160,000. Additionally, our days on market have decreased by 6 percent to 91 days. With national median prices hovering around $181,000, San Antonio is still a very affordable market for homeownership. In addition, new housing permits are up 8.5 percent, totaling 4,764 units from June 2011 through June 2012. Of course, this is a far cry from the building craze in '06, but it’s definitely moving in the right direction and shows signs of continuing an upward trend for 2013. Now we have the rates. They’re below 3 percent for a fixed rate mortgage. This is, without dispute, one of the best times in history to purchase a home. The rates have definitely fueled our economy over the past few years, giving first-time homebuyers an opportunity to purchase a home for less than they would pay for rent, thus increasing the homeownership percentage in the city. Also, the rates have increased sales activity by allowing current homeowners to upgrade their housing with stronger purchasing power than ever before. No one would have ever predicted the rates to be so low, and many analysts predict that the rates will increase in 2013, but all in all, we are still buying and selling plenty of homes in the 6 to 8 percent mortgage rates. I think we have all been a little spoiled by the sustained low

rates. It’s good, but I don’t see it staying in the 3 percent range for long. Get it while it’s good. If you’re in the market to buy a home, call a realtor today! All indications point to a stable market for San Antonio for 2013. Yes, I see you Negative Nellys pointing to the “fiscal cliff,” higher taxes and the possibility of higher mortgage rates, but our projected job growth continues to increase, giving us a housing demand for San Antonio. With the lowering and active housing inventory and foreclosures over the past couple of years, our housing market will continue to grow, while new building permits will continue to rise. It’s my prediction that 2013 will be much like 2012. It’s not Silicon Valley or like what many cities experienced in the ‘80s and ‘90s, but we definitely can’t complain. Our economy is based on local job growth, with mortgage rates being the most important national issue. In short, my dad always told me there are two things in life you can expect: death and taxes. So if the fiscal cliff happens and all of us have increased taxes, it’s not the end of civilization, as we know it. And more importantly, I’m alive and breathing in this great city we call San Antonio. ■

very March, during Contemporary Art Month (CAM), San Antonio artists, performers and curators present the best our community has to offer at galleries, museums, performing arts spaces, schools, restaurants and stores. CAM seeks to promote and raise the national profile of San Antonio contemporary art and artists by organizing and facilitating a monthlong celebration of contemporary art, providing marketing support and organizing and facilitating public education programs. Since it was conceived in 1986, Contemporary Art Month, the 501(c)(3) nonprofit organization that supports and promotes these events, has been supported by a loose, yet dedicated coalition of institutions, artists, private art supporters and commercial entities. In March 2013, San Antonio holds its 28th annual CAM. Started in 1986 by the director of Southwest School of Art & Craft in what is now the Blue Star Contemporary Art Center, Contemporary Art Month became an independent project in 2003. The organization’s primary purpose is to organize, by means of a calendar, contemporary art events taking place in San Antonio during the month, as well as to sponsor a number of educational events in celebration of contemporary art.  In 2010, CAM officially moved from July to

Contemporary Art Month is pleased to announce Arning as curator of the 2013 CAM Perennial. Renowned for his discerning eye and edgy curatorial style, Arning, formerly the director of White Columns (New York City, N.Y.) and curator at MIT’s List Visual Arts Center (Cambridge, Mass.), is currently the executive director of the Contemporary Arts Museum Houston. The CAM Perennial will take place at the Guadalupe Cultural Arts Center, and Contemporary Art Month will spearhead educational events throughout the run of the exhibition. The organization is also pleased to announce the creation of CAMx. This new event is an exhibition exchange between artists in San Antonio and artists from another partnering city. CAM 2013 will host artists from Houston at Unit B (Gallery), with artists from San Antonio exhibiting at Redbud Gallery at a later date. Bringing Baroque Back

The contemporary art industry takes a few cues from the much-revered Renaissance and Baroque aesthetics. // by: Gabriel Diego Delgado

A

s with any monumental and cultural emphasis, an overly distinguishing characteristic of a time, an era or a generation, its core principles make a cycle allotment – in other words, “what comes around goes around.” Concluding a reintroduction of the signatory look and feel to a newer generation with radical epoch, fads and trends are inevitable. Every 10 to 20 years, art, fashion and music dip back into the proverbial historical archives to rejuvenate something distinguished from the past. Today, the Renaissance and Baroque aesthetics are influencing many in the art industry, from framing and fashion to art itself. The décor of heavily accentuated framing acts as eye candy and jeweled sculpture for the overemphasized art it is framing. Chiaroscuro, gilded molding accents, 24-karat-gold frames, traditional still-life paintings, Catholic iconology and the like are re-emerging as a current trend in all aspects of the art industry. One such international artist who has tirelessly continued, mastered and seemingly progressed with the traditional still-life chiaroscuro effect is Hungarian painter Ferenc Tulok. A fine art craftsman, Tulok has achieved vivid color combinations, over-accentuated light and dark contrasts and radiant glows by perfecting his own discovery of painting on copper plating. “I was always thinking that people need beauty, and I can give some with my paintings,” he says. “Fashion is changing, but there will always be a

need for the beauty.” Tulok is quick to explain why he paints in such a signatory and dated style in the 21st century. Conscious of the elevated forefathers of classical painting (their reputations, high-society norms and aristocratic followings), Tulok knows his identity is in sync with such lineage. “I always wanted to paint everything realistic,” he says. “The roots of the realistic painting are in the Renaissance and Baroque. The masters of this technique were artisans. They worked for order – on a reasonable price. This way, a lot of people could buy paintings to decorate their home. I follow the same way. I always wanted to emphasize the shadows in my painting. I love the vivid colors jumping out from the dark background. That is the reason why I paint so much contrast.” As an internationally collected fine art artist, Tulok makes a point to remark on today’s society and the need for instant satisfaction, the shortened attention spans and the now dubbed “hurry up – I need it now” mentality when discussing the trend in a return to the classical Renaissance or the elegance of Baroque in the current art market. “Nowadays people have no time to be thinking about a painting,” Tulok says. “They can’t see what is really behind a painting [criticizing contemporary art]. But a nicely painted flower, fruit or anything can make some happiness, even for a few minutes.” Similarly, San Antonio-based and internationally recognized painter Steven DaLuz – whose work often relies

on the use of oil on copper leaf, composition gold leaf, chemically induced patinas and other mixed media on panel – has enjoyed phenominal success in the past two years with a recent sold-out exhibition at AnArte Gallery on Broadway. DaLuz connects his artistic achievements in the current art market to a need for positivity, beauty and a call for for personal connection. “I think we live in a time where people are bombarded daily with bad news – wars in the Middle East, global unrest, election battles, economic woes. It’s a steady diet of ‘doom and gloom,’” he says. “We are riddled with an overload of instant information through the Internet, our mobile phones and a plethora of digital devices.” DaLuz’s audience, collectors and appreciators seem to gravitate to his many bodies of work. “I strive to create work that I am personally passionate about – work that I hope will make the viewer pause for a moment and just feel something,” DaLuz says. “I hope to connect with a person by focusing on my own expression of aesthetic ‘beauty.’ It often reflects upon primal questions about origins, the expressive beauty of the human figure and the sublime. If there is something in the work that connects with a viewer and stirs their spirit in some way, then I have done my job.” With the sublime Renaissance and Baroque qualities trending in the market, “I enjoy a bit of Romanticism in my work,” DaLuz says. Coining his work “Neo-Luminism,” he draws from the Renaissance experience with the laborious draftsmanship and technical expertise of Flemish and Romantic techniques. His paintings are “made to be viewed in the light to exploit the reflective properties of the metal,” he says. “The gold and copper function alternatively as both solid physical form and light. As light passes through the veils of oil, it bounces off the underlying reflective surface and bounces back with a glow that seems to come from inside the painting.” This quality of ornate visual epiphanies is a wonderful crowd-pleaser in an over-abundant contemporary art society. Not only is the visual art realm feeling the reassurance of the Baroque ornate and the classical Renaissance, but other aspects of the fine art industry have seen an overwhelming trend, too. LarsonJuhl, a company that specializes in custom framing and custom frame moulding, says two of their biggest sellers nationwide are the more ornate and gilded lines of framing. They have remarked that “framing is the eye jewelry for the art … or the art for the art, so the more impact it has with the art, the better, and the more it draws your attention into the frame to the art, the more staying power and presence [the art] has.” As several personalities in the San Antonio art community have said, many believe that with the continuing presence of a long-lived and strong contemporary art market, there is a monumental backlash from conceptual, kitsch and nonacademic work, resulting in a push for a new understanding, re-evaluation and redefined NeoRenaissance and Neo-Baroque genre – one that pushes and evolves the classical understanding of the much-revered movements. ■

It’s an innocent, yet costly action. We do it every day, many times a day. You walk into a dark room, feel blindly across the wall and flip the switch. We don’t always think about the cost of that flip – at least not until the electric bill rolls in. For business owners, however, it’s a thought that can no longer afford to be left in the dark. “Lighting expenses account for at least 43 percent of a company’s energy expenses,” explains Dr. Edward Sakiewicz, president and managing partner at Triton Energy Solutions, a local startup that specializes in commercial energy management services. “Our job is to educate these companies about the government incentives that are available to them to help reduce their energy consumption, motivate them to get the project done now while incentives and rebates are still available and illuminate their bottom line.” With the Department of Energy’s Better Building Initiative aiming to make commercial buildings 20 percent more energy efficient over the next decade, the Triton Energy Solutions philosophy and mission are very much in line with that. “There is a major need for the government to reduce the demand on the grid,” COO Jennyfer Sakiewicz says. “We haven’t even scratched the surface yet.”


While many companies are beginning to see the light toward greener initiatives, Triton Energy Solutions believes they’re strategically poised to help companies maximize their bottom-line savings. “We have a team of experts that are constantly testing and researching all the newest technologies,” Jennyfer Sakiewicz explains. Taking their services even further, Triton Energy Solutions also advises on the best lighting solutions to suit their customers’ needs, orders and installs the bulbs and continues to follow-up to ensure full satisfaction. “For us, it’s about building longterm business relationships to become an extension of our clients’ financial decisions,” Kolodejcak adds. “We have a vision of helping companies sustain themselves.” The future certainly seems bright for this team, with industry revenues expected to increase by more than 250 percent in the coming years, from $5.6 billion in 2009 to nearly $19.9 billion in 2020, according to a new report by Pike Research. Being blessed with many successes and failures

in launching other companies in varying industries, I learned how to be financially innovative.” Calling on his entrepreneurial background, as well as his Ph.D. in organization and management from Capella University, has certainly boded well for their team. “We are a company that is [not even one year] old, and we are debt-free and profitable.” Other challenges for this startup have included convincing businesses of the amount of money that can be saved through their investment in energy-efficient solutions. Educating businesses on the government incentives available to them, as well as demonstrating the results of retrofitting, is part of their strategy to overcome this. “We’re excited to be on the forefront of taking a systems-and-solutions approach to helping companies improve their bottom lines through smart and prudent energy conservation,” Dr. Sakiewicz says. With a strong team dynamic easily apparent, Triton Energy Solutions seems ready for anything. Adding her experience as an LEED AP with a degree in interior environment design, Jennyfer Sakiewicz claims it’s more than just her background that has made working with her husband on a daily basis so effortless. “We feed off each other’s strengths and make a great team. We know what the other is going to do and follow in step at just the right time.” Rounding out the trio with his background in customer service, accounting and lighting retrofits, Kolodejcak brings another dimension to the team, adding to the synergy. “Gerard knew stage lighting and was versed in the new technologies,” Jennyfer Sakiewicz says. “We all work in perfect harmony together.” Cohesive in both their business strategy and their goals for the future, this trio of leaders is lighting the way for higher standards in the energy conservation industry. After the year 2012, which saw our local economy on the mend, a rising stock market, a presidential election, a robust holiday sales season, the Gangnam Style dance, Honey Boo Boo and the latest political catchphrase known as the “fiscal cliff,” the year 2013 has a lot to live up to. The good news, though, is that we have entered 2013 with some economic momentum. Texas has officially changed from a buyer’s market to a seller’s market. Statistical data (per the Texas Association of Realtors) show that Texas in general

has increased its average home sales price to more than $208,000. This is almost a 6 percent jump in home price compared to this time last year. The inventory of homes, which is measured in months, has decreased by more than 17 percent, indicating that homes are selling more quickly now than compared to a year ago. Rates are still at historical lows. Average 30-year fixed mortgage interest rates in December 2011 were around 3.95 percent, and in December 2012, they were at 3.30 percent. The 15-year fixed mortgage interest rate for December 2012 was around 2.7 percent. My predictions for real estate and mortgage rates for 2013: Median home prices in Texas will increase by 4 percent from December 2012 to December 2013. The 30-year fixed rate mortgage will not decrease much more during the year than its December 2012 levels; however, it should remain below 4 percent throughout the year since the Federal Reserve Board is continuing its Quantitative Easing program. The possibility of private money entering the market and allowing for alternative loan programs also may very well come into play again during 2013. After the Dodd-Frank bill takes full implementation and all of the details get ironed out regarding qualified residential mortgages, I believe it would only be a matter of months before we may see 20 percent down loans (and no less) for self-employed borrowers wishing to exclude their income and/or available assets to qualify for a mortgage loan. â–

A Wealth of Inspiration Having recently debuted in downtown San Antonio, “Old Places New Spaces” features historic residences with preserved exteriors and updated interiors, a major housing trend. // Special to NHOME

he historic Esquire Bar & Tavern on the Riverwalk was the setting for the Nov. 11 debut of “Old Places New Spaces,” an event sponsored by The Twig Book Shop to benefit Artpace. “Our book features 26 historically significant San Antonio homes. They include single-residence houses and creatively repurposed commercial buildings,” says co-author David Strahan, an architect and San Antonio native involved in numerous city restoration and preservation efforts. “Many of the houses are by legendary San Antonio architects. All retain original period façades, but what makes them most interesting are interiors that have been redesigned for today’s lifestyles by leading area architects. “The late 19th-century Nix House, restored by architect Roy Pachecano, is San Antonio’s, and perhaps the nation’s, first LEEDS/ Platinum (a green building award) historic preservation home.”

About the authors

David Strahan, AIA, is a practicing architect and interior designer in Texas. A fourth-generation Texan and lifelong San Antonio resident, he has a Master of Science from the University of Texas at Austin and a Bachelor of Architecture from Texas Tech University. With more than 25 years as a San Antonio-based architect, he has completed over 200 projects, including a $40 million downtown streetscape that included Alamo Plaza, an awardwinning golf club, the historic preservation of several Texas courthouses and a park in downtown San Antonio. As an O’Neil Ford architect, Strahan completed one of the firm’s last projects: Castle Pines Golf Club. His clients have included corporate hotels, restaurants, school districts and private individuals.

Katharine Kaye McMillan, Ph.D., (or Mrs. David Strahan) is a research psychologist who has presented papers at scientific gatherings worldwide. Interested in human factors relating to design and decoration, she notes physiological reaction to color, line, texture and spatial volume. With her mother, Patricia Hart McMillan, she has co-authored 10 books on interior design, decoration and architecture, including “Home Decorating for Dummies” (Wiley Publishing), a design classic.

Patricia Hart McMillan, interior designer and author, was the editor-in-chief of a NYC-based magazine and is author/coauthor of 15 design books. Her
