down payment

How to

save enough for a down payment on a house A home is the most costly thing many people will ever buy. The process of buying a home can be both exciting and nerve-wracking. One way to make the process of buying a home go more smoothly is to save enough money to put down a substantial down payment. Saving for a down payment on a home is similar to saving for other items, only on a far grander scale. Many financial planners and real estate professionals recommend prospective home buyers put down no less than 20 percent of the total cost of the home they’re buying. Down payments short of 20 percent will require private mortgage insurance, or PMI. The cost of PMI depends on a host of variables, but is generally between 0.3 and 1.5 percent of the original loan amount. While plenty of homeowners pay PMI, buyers who can afford to put down 20 percent can save themselves a considerable amount of money by doing so. Down payments on a home tend to be substantial, but the following are a few strategies prospective home buyers can employ to grow their savings with an eye toward making a down payment on their next home.

have more time to build their savings. If buyers want to buy within a year, they will need to save more each month, and those whose existing savings fall far short of the 20 percent threshold may have to accept paying PMI.

2

PREQUALIFY FOR A MORTGAGE. Before buyers even

look for their new homes, they should first sit down with a mortgage lender to determine how much a mortgage they will qualify for. Prequalifying for a mortgage can make the home buying process a lot easier, and it also can give first-time buyers an idea of how much they can spend. Once lenders prequalify prospective buyers, the buyers can then do the simple math to determine how much they will need to put down. For example, preapproval for a $300,000 loan means buyers will have to put down $60,000 to meet the 20 percent down payment threshold. In that example, DECIDE WHEN YOU WANT buyers can put down less than $60,000, TO BUY. The first step to buying a but they will then have to pay PMI. It’s home begins when buyers save their first important for buyers to understand that a dollar for a down payment. Deciding down payment is not the only costs they when to buy can help buyers develop will have to come up with when buying a saving strategy. If buyers decide they a home. Closing costs and other fees will want to buy in five years away, they will also need to be paid by the buyers.

1

3

EXAMINE MONTHLY EXPENSES. Once buyers learn

how much mortgage they will qualify for, they will then see how close they are to buying a home. But prospective buyers of all means can save more each month by examining their monthly expenses and looking for ways to save. Buyers can begin by looking over their recent spending habits and then seeing where they can spend less. Cutting back on luxuries and other unnecessary spending can help buyers get closer to buying their next home.

4

AVOID RISKY INVESTMENTS.

Some times it’s great to take risks when investing, but risk should be avoided when saving for a down payment on a home. Traditional vehicles like certificates of deposit, or CDs, and savings accounts can ensure the money buyers are saving for their homes is protected and not subject to market fluctuations. Saving enough to make a down payment on a home can be accomplished if buyers stay disciplined with regard to saving and make sound financial decisions. homes.newsminer.com 11

gardening

How to

keep animals out of your garden

Container gardens can deter pests from trampling and eating plants.

Many gardeners understand the frustration that stems from seeing a garden destroyed by wildlife. While protecting wildlife is a cause that’s near and dear to many gardening enthusiasts, even the most ardent wildlife supporter does not want to see his or her garden trampled, eaten or adversely affected by animals.

Safeguarding gardens from local wildlife can require some trial and error. Animals may find ways to circumvent gardeners’ initial efforts to protect their gardens, but the following methods might just do the trick the first time around.

1

ERECT PHYSICAL BARRIERS AROUND GARDENS. Barriers

may not be gardeners’ first choices, as some people feel barriers such as wire cages or mesh coverings make it more difficult to tend to gardens and rob gardens of some of their aesthetic appeal. But coverings and wire cages can effectively prevent wildlife from trampling or eating plants while still allowing the gardens to get adequate sunlight. Make sure barriers extend to the ground so animals cannot access gardens by entering beneath the barricades.

12 homes.newsminer.com

2

FIGHT INTRUDERS WITH ODOR. Stray cats may mistake

gardens for litter boxes and enter them to relieve themselves. Preventing such intrusions can be as simple as placing items around the garden to reduce the likelihood that gardens will be mistaken for litter boxes. Peels from oranges and lemons or coffee grounds can be placed in the garden and can emit odors strong enough to deter cats.

3

INSTALL MOTION DETECTING LIGHTS AROUND GARDENS.

Motion detection technology might be enough to deter nocturnal wildlife from trampling or eating gardens. Animals might be spooked and run away when lights suddenly turn on. A similar approach can be taken using noise instead of lights. Gardeners who hope to avoid erecting barriers around their gardens can put up posts instead, attaching aluminum cans or wind chimes

to the posts that will make noise when animals come near. Much like light, noise can be enough to deter animals.

4

CONSIDER RAISED GARDEN BEDS. When small critters, such

as moles, are the main problem, then raised garden beds with wood or plastic bottoms and sides can be enough to safeguard gardens. Raised garden beds might not be accessible to small critters, though such beds likely won’t deter larger animals from getting into gardens that are not barricaded.

5

ERECT FENCING AROUND THE YARD. Though fencing is

expensive, fencing in a backyard or side yard where gardens are located can deter wildlife big and small from trampling or eating gardens. Wildlife is worth protecting, but gardeners must also take steps to protect their gardens from animals looking for something to eat..

composting

Tips for

novice composters The United States Environmental Protection Agency notes that food scraps and yard waste account for between 20 and 30 percent of what we throw away. But thanks to composting, such waste can be put to work rather than discarded. Compost is organic material that helps plants grow when added to soil. Benefitting the planet in myriad ways, compost enriches the soil by helping it retain moisture. The EPA notes that composting also reduces the need for chemical fertilizers while also suppressing plant diseases and pests. In addition, when homeowners compost, they inadvertently reduce methane emissions from landfills, thereby lowering their carbon footprints. Homeowners who do not know how to compost can consider the following tips as they start compost piles on their properties.

1

CHOOSE AN ACCESSIBLE SPOT ON YOUR PROPERTY.

be added to a compost pile. The EPA recommends moistening dry materials as they’re added and adding brown and green materials as they are collected. Examples of green waste include grass clippings, weeds from annual plants and plant trimmings. Brown materials include dead leaves and shredded cardboard. Chop or shred large pieces before adding them to the pile.

When looking for a spot on your property for your compost bin, choose a location that’s easily accessible. The less GIVE THE PILE STRUCTURE. accessible the bin is, the less likely you Layering materials can give compost are to stick with composting over the piles better structure. The EPA suggests long-term. The EPA also recommends burying fruit and vegetable waste under placing a compost bin or pile in a dry, 10 inches of compost material, including shady spot near a water source. brown and green waste.

3

2

ADD THE APPROPRIATE MATERIALS. Animal waste,

cooked foods, diseased plants, and fresh weeds from perennial plants should not

4

TURN AND AERATE THE PILE.

Using a garden fork, periodically turn the compost pile. This aerates the heap and provides oxygen that can

accelerate the decomposition of the pile. Piles that are not periodically turned and aerated may grow malodorous, which can be unpleasant for homeowners who hope to add materials to their piles on a regular basis. In addition, without the heat produced by aeration, composting piles will break down very slowly.

5

RECOGNIZE WHEN THE MATERIAL IS READY. The EPA

notes that compost is ready to use when materials at the bottom of a pile are dark and rich in color. According to the EPA, this can take anywhere from two months to two years, so composters must be patient. More information about composting can be found at www.epa.gov.

natural light

Bring more natural light into a home

Maximizing natural light in a home is a smart and sometimes low-cost renovation. Homes that are dark and drab can drain energy levels and reduce productivity. In addition, dark rooms may not be inviting places to gather as a family or when entertaining. Certain factors contribute to a dark home. Houses that face north or east may not get the same level of sunlight as those that primarily face south and west. Geographic location also plays a role in the amount of natural sunlight. Mountains, buildings and even latitude can affect the amount of natural light that enters a home. The style of a home and its attributes also may create dark conditions. Deep house eaves as well as small windows or too few windows also can contribute to a deficit of light indoors. A major remodel certainly can remedy the situation. However, there also are other less-extensive strategies to improve natural light.

• ASSESS THE SITUATION BEFORE RENOVATING. Walk

around the house and determine which rooms get the most light and

which conditions may be contributing to the problem in other areas. Dark floors and walls may be absorbing natural light and compounding the situation. You may find that only one or two rooms need attention, saving you the cost and effort associated with a major home overhaul.

• LIGHTEN UP WINDOW TREATMENTS. Heavy drapes or thick blinds can be replaced with translucent alternatives. Translucent shades will allow light into the room without compromising privacy, say the experts at HGTV.

• USE MIRRORS STRATEGICALLY. A

mirror placed opposite a window will reflect light all around the room. This can make a small room seem larger and a dark space instantly brighter.

• INSTALL NEW • USE REFLECTIVE WINDOWS AND DOORS. DECOR. Reflective surfaces, If the budget allows, installing larger windows in a home will allow more natural light in. French doors or sliding doors also may make a home’s interior more bright. Think about adding windows to a side of the house that has none, or increase the size of the windows on the side of the house that gets the most light.

• MAXIMIZE SUNLIGHT FROM ABOVE. Skylights

will bring light into a home as the sun passes overhead. Tubular skylights can bring natural sunlight into spaces where you may not expect skylights to be practical. According to Houzz, a design and architectural resource, tubular daylighting devices, or TDDs, can make a big difference. TDDs are reflective pipes installed between the roof and ceiling, with a clear plastic dome.

including glass and metal, can brighten up a room and diffuse light around a room. Glossy backsplashes, pendant lighting and shiny metal that reflect light can increase the natural light, balancing out dark spaces.

• PRUNE TREES REGULARLY. Cut back

branches and keep trees tidy to maximize sunlight. Avoid planting tall shrubbery in front of windows.

• ROUTINELY CLEAN WINDOWS AND GLASS DOORS. Dirt and other

grime can prevent light from getting through. Regularly give windows a thorough washing. Natural light is an important commodity in a home. Sunlight can improve mood and go a long way toward keeping home occupants healthy and happy. homes.newsminer.com 15

Hispanic cuisine

Celebrate

the culinary contributions of Hispanics Hispanic cuisine varies depending on which country a person finds himself or herself in. But some dishes, such as gazpacho, can be found in more than one country. A cold soup with a tomato base that originated in southern Spain, gazpacho is popular in both Spain and nearby Portugal. While few might think of eating soup on hot days, gazpacho can make for a refreshing meal when the mercury Gazpacho rises. Men and women who want a taste of Hispanic culture can prepare the following recipe for “Gazpacho” courtesy of “The Book of Soups” (Lebhar-Friedman) from the Culinary Institute of America.

Gazpacho Makes 8 servings 3 2 1 1 2 2 2 2 3 1⁄4 1⁄4 1⁄4 1 1⁄2

medium ripe tomatoes, peeled, seeded and finely diced; reserve juices cucumbers, peeled, seeded and finely diced medium onion, finely diced medium red bell pepper, finely diced garlic cloves, minced tablespoons tomato paste tablespoons extra-virgin olive oil tablespoons minced fresh herbs, such as tarragon, thyme and/or parsley cups canned tomato juice cup red-wine vinegar, or to taste Juice of 1⁄2 lemon, or to taste teaspoon salt, or to taste teaspoon cayenne pepper, or to taste cup croutons cup thinly sliced chives or scallion greens

Reserve 2 tablespoons each of the tomato, cucumber, onion, and pepper, for garnish. Purée the remaining tomato, cucumber, onion, and pepper in a food processor or blender along with the garlic, tomato paste, olive oil, and herbs until fairly smooth, but with some texture remaining. Transfer to a mixing bowl and stir in the tomato juice along with the red-wine vinegar, lemon juice, salt, and cayenne to taste. Cover and chill thoroughly, at least 3 hours, but preferably overnight. After chilling, check the seasoning. Serve in chilled bowls, garnished with the reserved vegetables, croutons and chives.

Latin cuisine

Popular dishes

from around the world People celebrate their heritages in various ways. One of the more popular ways to celebrate one’s heritage is by breaking bread with others. Recipes passed down through generations can teach people about a particular culture, even shedding light on that culture for people of different backgrounds. Foods are important to people of all ethnicities, Although believed to have Native American origins, tamales have including those who identify as Hispanic or Latino. since become associated with Latin cuisine. Latin foods are quite diverse and enjoyed by people across the globe, and no celebration of Hispanic heritage would be complete without incorporating food into the festivities.

• AREPAS: Arepas are bread-like

products made of ground maise dough. They’re primarily enjoyed by those from Venezuela and Columbia, but are also often served in Panama, Trinidad and Tobago and the Canary Islands. Arepas may be stuffed or served with accompaniments, such as cheese or avocado.

• ASADO: Those who visit

Argentina may come across asado, a term used for a particular barbecue technique. Asado mainly features flank-cut beef ribs flavored with chimichurri, cooled on a grill or over an open fire. Cured sausages, sweetbreads and poultry may also be used when cooking in the asado style.

• BANDEJA PAISA: This

Colombian dish is comprised of a platter of different foods in generous portions. Traditional items include red beans cooked with pork, white rice, ground meat, a fried egg, plantains, and avocado.

• CEVICHE: Ceviche, also called “cebiche,” is a dish of fresh, raw fish that has been slightly cured thanks to

citrus juices. The dish can be slightly bitter and spiced. Ceviche is often served as an appetizer, and it is quite popular in Peru, Ecuador and Chile.

• CHURROS: Churros are most

often served as breakfast or a sweet snack. Churros are a fried pastry stick or a twisted pastry that may be served plain or filled with fruit or chocolate. Some churros are sprinkled with sugar.

• FLAN: Another sweet treat,

flan is a dessert item. While some recognize it as a kind of tart, in many Spanish-speaking countries, it is a custard-style dessert with a caramelized top.

• PAELLA: A well-known Spanish dish, paella is served in many different restaurants and Latin households. Paella is rice embellished with fish, meats, saffron, and many other spices. Seafood paella can have fish mixed with shellfish as well.

• PLÁTANOS: These banana-

component of different Latin dishes and relatives of the banana, plátanos tend to be starchier and not as sweet as bananas. Plátanos, or plantains, are usually fried and served as a side dish. However, they also can be mashed and included as a component of main dishes.

• ROPA VIEJA: This shredded

beef dish gets its name from its appearance, which resembles shredded “old clothes.” The meat often is accompanied by black beans and rice.

• TAMALES: Known by

various names, including “tamal” or “huminta,” tamales are a traditional Mesoamerican dish. They are made with a corn-based dough known as “masa,” which is filled with various meats, cheeses, fruits, vegetables, and others. Tamales may be steamed or boiled in a leaf wrapper or corn husk. There are many Latin-inspired dishes, and they can be the hallmarks of celebrating the diverse Hispanic and Latino cultures that comprise major regions of the world.

gardening

How to repot a plant

Gardening time is here, with people enjoying plants both inside and outside of their homes. Container gardening, which is a planting method in which flowers and other plants are grown in pots and other containers, is quite popular because of design versatility. Containers can be moved from location to location if plants are not thriving in a particular spot. They also make gardening possible when there isn’t any available land space, which might be the case for apartment-dwellers. Flower pots enable plant enthusiasts to enjoy foliage inside of the home as well. Houseplants can add beauty to interior spaces and help filter indoor air. In the late 1980s, NASA and the Associated Landscape Contractors of America actually studied houseplants as a way to purify the air in space facilities. They found several plants are particularly good at filtering out common volatile organic compounds (VOCs). Having plants around can create inviting spaces and improve healthy conditions inside and out. Part of caring for plants in containers involves knowing when a potted plant might need a little tender loving care. As plants grow larger, they may outgrow their containers and require more roomy quarters. Without ample space, plants may not be able to adequately draw up water and nutrients to support top growth. Repotting may seem like it is easy, but it actually takes a little finesse so not to damage the plants. Gardening experts like those from Fine Gardening, HGTV and Today’s Homeowner suggest these repotting tips.

1

Be sure the plant is well watered for a few days prior to the repotting process. Watering also will help loosen the root ball from inside of the smaller pot. A plant ready for repotting should slide out with most of the soil in one piece. If the soil is free-falling, it may not need to be repotted at this point because there’s still room for the roots to expand. Other signs that plants may need repotting include roots poking out of the soil or plants that are straggly and pale. Consider repotting outside because the process can be messy. Have all of your materials, which include a trowel, gloves, scissors, and potting soil,

2

handy so that you can tackle the process smoothly. Remove your plant from the pot carefully. Place the plant on its side, then support the main stem in one hand and use the other hand to gently pull the pot away. Be careful not to pull on the main stem or break the stem. Tread gently. Cut away any rotten or dead roots, and trim really long ends. Make three or four vertical cuts about a third of the way up the remaining root ball. This also will help with water and nutrient absorption once the plant is in its new pot. Gently untangle any remaining roots and prepare to place the plant in a

new pot. Choose a new pot that is slightly larger than the root ball. Fill the pot with soil so that the root ball sits about an inch below the rim of the pot. Add more soil around the roots to fill the pot. Be sure to leave enough room so that with each watering the pot can hold water. Thoroughly water the plant after repotting to moisten the soil. Watch your plant afterwards to be sure that it’s taking to its new potted home. It can take around three to four weeks for the plant to recover from repotting. Water regularly, avoid fertilizing and keep the plant out of direct sunlight.

child safety

Create a

safe and enjoyable backyard play area Homeowners often aspire to have attractive backyards that look like they belong in a magazine. While these can be picturesque and functional for adults, they may not be entirely practical for homeowners who have young children, especially when the majority of the yard is covered with paving stones or concrete.

Homeowners often aspire to have attractive backyards that look like they belong in a magazine. While these can be picturesque and functional for adults, they may not be entirely practical for homeowners who have young children, especially when the majority of the yard is covered with paving stones or concrete. When young children are part of a household, homeowners may benefit by designing yards that are both functional and fun. Incorporating safe play areas for kids is one way to unlock the potential of both big and small backyards. As children run off to enjoy a play-ground, safety is the last thing on their minds. Kids are most interested in scaling ladders to treehouses or coasting down slides. That’s why adults must take it upon themselves to keep injury prevention in mind. SafestPlayground.com indicates that playground-related injuries routinely result in severe fractures, internal injuries, concussions, and dislocations. In the majority of playground injuries to children younger than age 5, the head and face are affected. Children between the ages of 5 and 9 experience more leg

and arm injuries than younger kids. The Consumer Product Safety Commission states 70 percent of children’s injuries occur on home playgrounds. More than 28,000 children are injured each year on playgrounds across Canada, according to Parachute, a national injury prevention organization. When considering playground equipment for the yard, parents need to make safety a priority. The Canada Safety Society advises parents to follow the “5 S’s of Playground Safety”: Surface, structures, site, supervision, and safety. • SURFACE: Parents should assume that children will fall. To lessen the blow of falls, choose playground equipment with a perimeter of six feet of a softer surface, such as sand, pea gravel, rubber pieces or wood chips. This material should be between six and 12 inches deep. • STRUCTURE: The structure of the play equipment should be built from sturdy materials. Pressure-treated lumber was once the standard, but it’s not adviseable for kids’ playgrounds, as the chemicals used in the lumber can leach and young children may actually bite or pick at the

wood. Use cedar or another wood that resists decay. Once the structure is built, inspect it frequently for damage. • SITE: Look around the landscape for an ideal place to locate the playset. There should be no obstacles that children can hit while sliding or swinging. Avoid overhanging branches and do not place equipment too close to trees or fencing. Try to keep the set out of direct sunlight, which can make components heat up and scald young bodies. • SUPERVISION: Do not leave children alone while they are playing. Prevent children from using the playset in an incorrect manner. • SAFETY: Follow the directions for installation. Make sure all posts are anchored into the ground securely. Railings should be spaced so that children cannot get stuck between them. Check that metal components have not rusted and that there is no additional excessive wear. Be sure that no tools or other dangerous items are left around the yard. Backyard playgrounds should be built with safety in mind. Learn the rules of play equipment and yard safety. homes.newsminer.com 21
