condo vs house

Buying a condo

not the same as buying a house But the differences between buying a condo and buying a single-family home go beyond the bottom line. The following are a few things prospective buyers should know about condos before they view any properties. CONDOS COME WITH FEES

Unlike single-family homes, condos come with homeowners association fees. These fees cover the cost of maintenance and repairs to the property. This includes landscaping and garbage collection, as well as general repairs throughout the condominium complex. Fees vary significantly from community to community, and the best deal is not always the one with the lowest homeowners association fees. Low fees tend to provide less bang for the buck, generally covering only the most basic services. Higher fees often mean the community offers more amenities, such as a private pool and gym for residents. Some people prefer such amenities, while others would rather find better deals on their own. But prospective condo buyers must include fees in their monthly budgets when determining how much they can afford to spend.

CONDOS COME WITH RULES

Owners of single-family homes can create their own rules for their households, while condo owners must agree to follow rules established by the homeowners association or the property management firm responsible for maintaining the community and enforcing the rules. Rules may not allow pets or only allow

pets of a certain size. Other rules may restrict how owners can decorate their condos during the holiday season or how they can furnish the exterior of their properties, limiting patio furniture to a set number of chairs or tables. Some condo owners are glad such rules are in place, while others might find such stipulations intrusive. Each community has different rules, and prospective buyers should familiarize themselves with a community’s rules before buying any properties within that community.

If possible, speak to current community residents about how the property is managed. If residents are not available, potential buyers should attempt to attend a homeowners association meeting, which can shed light on what it’s like to live within a given community and how accessible the management firm is to community members and how well it tends to those members’ needs.

CONDOS ARE NOT AS PRIVATE A SINGLE FAMILY HOUSES

Much like apartment dwellers, condo owners often share walls with neighbors. That means condo owners will have Property management firms can be great to sacrifice some privacy. spring cleaning

Getting started on spring cleaning

For homeowners, spring cleaning is one of the annual rites of spring. The return of warmer weather presents the perfect opportunity for homeowners to open the windows, let some fresh air in and tidy up after a few months spent cooped up inside while the weather outside was frightful. But now that spring has arrived, the time to clean up around the house has come. Homeowners about to start on their annual spring cleaning should consider the following before beginning. GET THE RIGHT TOOLS

The right tools won’t necessarily be a hammer and nails, but cleaning products that can make spring cleaning more efficient. Rubber gloves, cleaning products (preferably natural products that are good for the environment) and enough garbage bags to discard a winter’s worth of clutter should all be on hand before you begin cleaning. If they’re not, you’ll likely need to make a trip to the store while cleaning, which can be time-consuming and prolong the process.

TAKE SOME INVENTORY

Many people have no problem buying new clothes, but they do find it hard to get rid of older items. Part of spring cleaning is tossing old items you no longer use, and that includes clothing. EMPTY AND CLEAN THE BOOKSHELVES

Bookshelves are one the biggest collectors of dust in many homes. Open the windows in the home and then remove books from the shelves. Once the books have been removed, dust the shelves and wipe them down with a damp cloth. How to clean dirty windows

Dirty windows are unsightly, and they can prevent beneficial sunlight from entering a home. Cleaning windows need not be done every week, but it shouldn’t be overlooked completely, either. While it certainly may be a chore to clean windows, there are ways to make the task much more tolerable. Curb appeal can be very important when selling a home. Even a home with a perfectly manicured lawn and the newest roofing and siding can seem unappealing if the windows are dirty. Keeping windows clean requires a good deal of work. home selling tips

3 tips

to prepare to sell your home According to Realtor.com, spring is the busiest and best season to sell a home. While a good home can find a buyer any time of year, homeowners might find the buyers’ pool is strongest in spring and into summer. The reasons for that are many, ranging from parents wanting to move when their children are not in school to buyers wanting to move when the weather is most accommodating. Because spring is such a popular time to sell a home, homeowners

1

Winter can be harsh on a home’s exterior, so as winter winds down, homeowners who want to sell their homes should make an effort to address anything that might negatively affect their homes’ curb appeal. A study of homes in Greenville, S.C., from researchers at Clemson University found that the value of homes with landscapes that were upgraded from “good” to “excellent” increased by 6 to 7 percent. If it’s in the budget, hire professional landscapers to fix any problematic landscaping or address any issues that arose during the winter. Homeowners with green thumbs can tackle such projects on their own, but hiring professionals is akin to staging inside the home.

2

Eliminating pet odors, including those associated with pets, can help homeowners prepare their homes for prospective buyers

who want to put their homes on the market should use winter as an opportunity to prepare their homes for the prying eyes of prospective buyers. The following tips can help homeowners during the pre-selling preparation process.

Clutter has a way of accumulating over the winter, when people tend to spend more time indoors than they do throughout the rest of the year. Homeowners who want to put their homes on the market in spring won’t have the luxury of waiting until spring to do their “spring” cleaning, so start clearing any clutter out in winter, even resolving to make an effort to prevent its accumulation throughout winter. Just like buyers are impressed by curb appeal, they are turned off by clutter. The Appraisal Institute suggests homeowners clear clutter out of their homes before appraisers visit, and the same approach can be applied to open houses. Buyers, like

appraisers, see cluttered homes as less valuable. In addition, a home full of clutter might give buyers the impression, true or not, that the home was not well maintained.

3

A home’s inhabitants grow accustomed to odors that might be circulating throughout the house. Pet odor, for instance, might not be as strong to a home’s residents as it is to guests and prospective buyers. Because windows tend to stay closed throughout the winter, interior odors can be even stronger come late-winter than they are during the rest of the year. A thorough cleaning of the house, including vacuuming and removal of any pet hair

that accumulated over the winter, can help to remove odor. In the weeks leading up to the open house, bathe pets more frequently, using a shampoo that promotes healthy skin so pet dander is not as prevalent. Open windows when the weather allows so more fresh air comes into the home.

Spring is a popular and potentially lucrative time to sell a home, and homeowners who spend winter preparing their homes for the market may reap even greater rewards.

slow cooking

Slow cooking eases concerns about making chicken

Chicken roasted with potatoes is a classic dish that’s perfect for cold winter nights. But many people shy away from chicken for fear of under- or overcooking the poultry. Undercooking chicken can cause serious illness, while overcooked poultry can be dry and void of flavor. But even novice cooks can conquer their fears of overcooking chicken. Slow roasting chicken is a foolproof method to avoid overcooking the bird, as the process cooks the bird for hours on end but still ensures a juicy and flavorful final product. Those who want to enjoy roasted chicken without worrying about under- or overcooking their birds can employ the following recipe for “Slow Roasted Chicken With Potatoes and Herbs” from Andrew Schloss’ “Cooking Slow: Recipes for Slowing Down and Cooking More” (Chronicle Books). Slow Roasted Chicken With Potatoes and Herbs

Slow Roasted Chicken with Potatoes and Herbs Serves 4 1 1/4 2 2 2 1

chicken, about 4 lbs., ideally organic free-range cup chopped fresh herbs, such as flat-leaf parsley, rosemary or thyme, or a combination thereof garlic cloves, minced tablespoons olive oil lbs. russet potatoes, scrubbed but not peeled, cut into slices 1/2-inch thick medium yellow onion, halved lengthwise and cut into slices 1/4-inch thick Coarse sea salt Freshly ground black pepper

chicken inside and out and pat dry with paper towels. At least 1 hour before you plan to start roasting the chicken or up to the night before, season the chicken inside and out with 2 teaspoons of salt and 1 teaspoon of pepper. If starting more than 1 hour ahead, refrigerate the chicken, uncovered, up to 12 hours; remove from the refrigerator 1 hour before you plan to start roasting, to take the chill off. Preheat the oven to 450 F. In a small bowl, stir together the herbs and garlic. Set aside. Heat the oil in a large cast-iron skillet over high heat until very hot. Working in batches to cook in a single layer without the slices overlapping, cook the potatoes until nicely browned on both sides in batches so that the slices do not overlap. Remove the giblets from the chicken and When browned, remove to a plate and discard (or save for another use). Rinse the brown the rest. 16 homes.newsminer.com

Lower the heat to medium, add the onion and saute until tender and lightly browned. Return the potatoes to the pan, season with salt and pepper and one-third of the herb mixture, and toss to coat. Rub the remaining herb mixture all over the chicken. Place breast-side down on the potatoes and roast in the preheated oven for 15 minutes. Reduce the oven temperature to 175 F, turn the chicken breast-side up, return to the oven and roast until a thermometer inserted into a thigh registers 170 F, 4 to 6 hours. Timing is not crucial; at that temperature the chicken will not overcook. To finish, raise the oven temperature to 500 F and roast until the skin of the chicken is brown and crisp, about 10 minutes. Carve the chicken into serving pieces and serve with the potatoes.

new ideas

A more healthy

household favorite Many beloved dishes might be enjoyed more often if they were only a little healthier. Author and former personal chef Michelle Dudash was once asked by a client if the she could make a healthier version of chicken parmesan. The result of that request is the following recipe for “Skinny Chicken Parmesan with Spinach,” which Dudash ultimately included in her book, “Clean Eating For Busy Families” (Fair Winds). The recipe was a hit with Dudash’s client and will surely be a hit at home cooks’ dinner tables as well.

Skinny Chicken Parmesan with Spinach For the chicken: Makes 6 servings

For the sauce: 2 teaspoons extra-virgin olive oil 2 cloves garlic, sliced 1 28-ounce can whole tomatoes 1⁄4 teaspoon dried basil 1⁄4 teaspoon dried oregano 2 pinches salt 2 pinches freshly ground black pepper 1⁄2 teaspoon honey Preheat oven to 375 F and coat the bottom of a 9 x 13-inch pan with olive oil spray. To make the sauce: Heat a medium saucepan over medium heat. Add oil and garlic and cook gently for 30 seconds. Do not brown. With your hand, squeeze each tomato into the pan and add basil, oregano, salt, pepper, and honey. Reduce to medium heat and simmer for 20 minutes,

3 2 1⁄2 1⁄4 1⁄4 11⁄2 2 4 1 3⁄4 6

tablespoons grated Parmesan cheese tablespoons whole-wheat flour teaspoon salt, divided teaspoon freshly ground black pepper teaspoon dried basil pounds chicken breast, cut into 6 pieces, pounded to 1⁄4 inch tablespoons plus 2 teaspoons extra-virgin olive oil, divided cups baby spinach teaspoon lemon juice cup fresh mozzarella cheese, sliced into 6 medallions (or shredded) cups cooked whole-grain thin spaghetti tossed in 2 teaspoons olive oil

lowering the heat as needed. To make the chicken: Combine parmesan cheese, flour, salt, pepper, and basil in a medium dish and coach chicken with cheese mixture. Place a large skillet over medium heat and add 2 tablespoons of oil. When oil is shimmering, add chicken, rounded-side down, and cook until golden on one side, about 5 minutes. Arrange chicken in a baking pan.

Add some flavor Braised Cabbage With Bacon and Nutmeg to an old favorite Serves 4 When cooking cabbage, the trick to keeping it green is to cook it very briefly. To add flavor, add some bacon and nutmeg, just like in the following recipe for “Braised Cabbage With Bacon and Nutmeg” from Sophie Braimbridge’s “Stylish Mediterranean” (Kyle Books).

11/4 2 5 1 1

pounds Savoy cabbage tablespoons extra virgin olive oil ounces bacon or pancetta, sliced or diced large garlic clove heaped tablespoon chopped sage or rosemary leaves Good pinch of nutmeg Sea salt and freshly ground black pepper

Pour remaining 2 teaspoons of oil into skillet and add spinach. Cook spinach for 1 to 2 minutes until wilted and swirl in lemon juice. Gently press spinach to release water and divide spinach on top of chicken. Spoon sauce around and over the chicken, place mozzarella on top, and sprinkle with 1/4 teaspoon salt. Bake for 15 minutes until chicken is cooked through. Serve over spaghetti.

Remove the outer leaves of the cabbage and wash them if dirty or trim if wilting. Cut in half, removing any thick stems. Then finely slice. Quarter the remaining cabbage, remove the thick core and finely slice. Add the oil and bacon to a large lidded saucepan and cook on a high heat until light golden brown. Chop the garlic and sage, turn the heat to low, and add them to the pan. Cook briefly, then add the cabbage, adding a splash of water if you think the cabbage might brown. Season with nutmeg, salt and pepper. Cover the pan and cook gently for another 10 minutes, stirring occasionally, and adding a dash more water if it’s sticking on the bottom. You want the cabbage to retain its nice green color. Serve immediately -- you can reheat it, but the color may fade! homes.newsminer.com 17

Fact or Fiction?

Ice Skate Challenge At the start of the New Year, people often make resolutions like getting into shape. There are hundreds of ways to be more active from taking walks to going ice skating. Here are some questions about ice skates. How many can you answer correctly?

Everyone knows that when a figure skating competition begins, only three skaters will be standing at the top of the medal podium when it is over. In international competitions, usually these three skaters are competing for different countries. However, on a rare occasion, the three are competing for the same country and a medal sweep occurs. When three skaters competing for the same country place first, second and third in a competition,

they are known to sweep the medals. As you might imagine, medal sweeps don’t happen too often at international events. The United States has never swept the medals in any event in figure skating at the Winter Games and has only done it a few times in singles competition at the World Championships. The last time a U.S. medal sweep occurred at the World Championships was in 1991. In the ladies singles, Kristi Yamaguchi won the gold, Tonya Harding won the silver and Nancy Kerrigan won the bronze.
