NEST REPORT CHARLOTTESVILLE


We’ll be the first ones to admit that we were a little down on the real estate market over the last few years. How could one not be? Every time we turned around, prices were down, inventory was up, and buyers were scared to move forward on the purchase of their next home. While we did start to see some positive trends in 2011 (not the least of which were the historically low interest rates), there’s a strong chance that we’ll look back on 2012 as the year that we hit bottom and really started to come out of of this real estate mess we’ve been tangled in since late 2006. For the first time in years, 2012 brought a flurry of good news relating to the local real estate market. In almost every major category, sales were up, inventory was down, and median prices edged slightly upward. All of that was welcome news. We continue to see and hear positive news first hand. Most notably, buyer confidence has dramatically increased over the last 12 months. This improvement can be tied almost directly to the continued improvement of the national economy, lower unemployment levels,and low interest rates. Moving forward, we anticipate 2013 to be another active year in the real estate market. At Nest, we experienced another banner year in 2012. Besides a 94% increase in closed sales volume, we moved into a new office space to make room for our growing team. In addition, we were extremely excited to launch the mobile version of our web site in the Fall of 2012. We will continue to work hard in 2013 (and beyond) to provide our clients with the highest level of service and most relevant information to help you make informed real estate decisions.
