IN AN ERA WHERE KIDS ARE GLUED TO THEIR ELECTRONIC devices, this is a place for imagination: where Legos and Tinker Toys build skyscrapers, and crayons and stickers create works of art. “We’ll never put a TV up here or a game station. We don’t want electronics here,” say Julie and Victor Tyler, homeowners and parents of Edmund, 9 and Ella, 5. It’s also a place where style is not sacrificed in the name of kid-friendliness. Designed by Architect David Dowell of el dorado inc. and constructed by Ryan Gale of C&G Construction, the former attic space resembles a “tube,” protruding out both sides with balconies capped by tall guardrails of glass panels. Overhangs block summer sun and provide passive heat in winter. LED lights on the outer walls make the frosted glass glow in the dark.

The balconies are a favorite place for Victor, who often pulls a chair outside to enjoy the cars passing by on busy 83rd Street. But from inside, it’s another story. “I like how you can’t see the road, just

everything we do,” Julie says. The house is even set up to have solar panels installed in the future. The original home was constructed in 1939. The garage was added in 1996 by previous homeowners, but the space above was left unused. In 2008, the Tylers carved it out for their own use after tiring of keeping toys in their living room constantly picked up. While their home employs a classic stone façade, the family has a decidedly modern flair and wanted their new space to complement the house in a fashion acceptable to the Leawood council yet contrast in era and style. “We like mixing contemporary with old,

and we’re pleased with how David integrated it,” Julie says. “And no one ever said anything negative about the design.”

Charlie’s House Compiled by Brooke McGrath
An in-home tragedy for one Kansas City family leads to the creation of a safety awareness movement for others. HOME, AS MANY OF US WOULD AGREE, IS THE SAFEST PLACE FOR OUR FAMILIES. But even then, accidents can happen. On November 1, 2007, with an in-home daycare provider on hand and parents Brett and Jenny Horn at work, 2-year-old Charlie Horn, a triplet, woke up from his nap and accidentally pulled his 30-inch dresser on top of him, killing him instantly. It was this horrible incident that led the Horns to establish Charlie’s House, a 501 (c)(3) not-for-profit organization created in 2008 that’s dedicated to informing the public on how to prevent injuries to children in and around the home. Most of us know about baby gates and outlet covers, but this organization provides more in-depth information, including an extensive safety precautions list for each room in the home. A safety demonstration house — the only one of its kind in the U.S., modeled after one in Australia — is scheduled to be built at 2401 Campbell St., KCMO, showcasing real-life demonstrations and resources for child safety. Until it’s completed, stop by the model home, outfitted with safety products, in the Bluestem community, located at 11409 W. 153rd St. in Overland Park. 32 • KCHANDG.COM

After discovering her ‘diamond in the rough,’ years of patience and grit pay off for one Leawood homeowner tackling her home renovation.
LESLIE JACKSON WILL BE THE FIRST TO ADMIT THAT SHE WANTED TO find the worst home for sale on the block. The reason? “Twenty years ago, that’s all I could afford,” she says. The petite homeowner remembers driving around one neighborhood in particular noticing an odd sight: “People were actually running away from the open house as I was approaching.” As she stepped inside the small Cape Cod, she discovered why. Virtually obscured by overgrowth, years of neglect left the house in sad shape. “That’s putting it mildly,” she jokes. Despite the condition, Jackson determined the architecture, price, location and size of this cottage aligned with her dream. It had so much potential, she realized she had found her new/old home. Decades have passed since Jackson, a retired child services librarian turned master gardener, took possession of the 1948 cottage. Right from the beginning, her aspiration was exactly opposite of mainstream. “A small house with a big lot was my ideal. Not only was affordability a factor, but I decided I didn’t need that much space,” she says. A single parent with two young children, Jackson, along with help from her father, tackled the renovation, gutting the three-bedroom, 2.5-bath house one room at a time. First, the plumbing and electrical systems were professionally updated then Team Jackson stripped the wallpaper, removed heavy drapes and painted everything white. Discovering perfect hardwood floors underneath the ancient shag carpet, Jackson refinished the oak planks with a color matching Martin, her former Corgi, figuring Story by

shedding wouldn’t be so visible. “We changed the hardware on the doors, cut down trees and changed the lighting. I bought estate- and thrift-sale furnishings to fill the 1,800-square-foot space. Adjacent to the dining room lies the small kitchen. “It was originally dark and cramped, with a hole in the middle of the floor,” Jackson recounts. It’s now crisply designed in black and white, outfitted with an island Jackson salvaged from the neighbor’s curb. “At the brilliant suggestion of my contractor, we removed a wall between the dining room and kitchen to open the space then we replaced the original cabinets and carved out room for smart storage.”
Jackson loves to cook and entertain. Her no-fuss kitchen is filled with space-saving storage and functional decor. Blackboard paint on the walls highlights the simple black and white color scheme.

Surrounded by a family of artists, Jackson has a natural creative streak. “I was bored one night and, after painting my son’s bedroom door with chalkboard paint, I went downstairs and painted my kitchen with the same paint. It’s definitely a conversation starter,” she says, dusting off the “art” from a recent dinner party. Scribbles marking the yearly growth of family members climb the doorway to the sunny family room where, currently, Jackson shares her life with two animated Bichon pups, Betsy and Edward, plus Simone, a coalblack rescue kitty. “They run this household except when my two grandchildren, Ira and Marigold, are in residence. Then it’s mayhem but in a good way,” says the doting grandmother. In the sunroom, a sectional covered in washable cotton duck is where the menagerie of kids and pets seems to gravitate. The kids can read at the little round table or watch TV, while the animals love to cuddle together and look out the window.

Upstairs, three bedrooms have their own stamp of individuality. “My son’s dormer bedroom is now a guest room. It’s the only room with carpeting since it’s above the garage and can get chilly. Over time, I’ve added a balcony to give the space more light,” Jackson explains. Her grandkids’ playroom overflows with toys and games, a dress-up box, reading niche and art projects everywhere. “The neighborhood kids routinely ask if they can come and play regardless if Ira and Marigold are here,” she comments. In her own bedroom, Jackson acknowledges that it’s feminine. “Everything here, including the iron bed, dressers and desk, is from estate sales. I didn’t pay more than $200 for anything.” Ask Jackson about her weakness, and she’ll admit, “Bedding –– a difficult addiction to break.” Flexing her creativity over the years has paid off. “The house is my haven,” she says. “There’s nothing so precious here that the children or my pets can damage. WHEN RYAN AND KRISTEN RICKER PACKED up their Greenwich, Conn., apartment and moved halfway across the country to Kansas City, you’d think there would be some culture shock. “Not really,” Kristen says. “I actually love it here. And my husband’s family is here, so it’s like coming home.” Home, for the New Jersey native, in a more reasonably priced area of the country, is a threestory ode to a soothing Country French style intermixed with some vintage finds, heirloom pieces and underlying kid-friendly durability. Ruby, 6, and Wyatt, 3, also reside here, sharing in the sumptuous environment that can withstand the rough and tumble of growing up. PLEASE TURN THE PAGE
The beginning, middle and end of each day start in the kitchen. At the heart of the space is a massive slab of granite work space. “I wanted a big island so the kids could be with me or we could entertain people,” Kristen says. Designer Kelly Littmann of Farmstead Lifestyle used her savvy farmhouse style to create livability for the entire family under the cover of an elegant aesthetic. “My intention was to make it rich but warm and cozy, family-friendly but ‘entertainable,’” Littmann explains. “I was conscious of the fabrics –– toile, plaid and linen. Reclaimed materials give the home a lived-in feeling older than its four years. Mike Dobbs, formerly of Seldom Found Architecturals, was instrumental in acquiring many pieces that give the home its unique look: wood support beams, salvaged brick, lead-glass windows and elaborately carved doors. The Rickers originally wanted to buy the spec version of this home, which they saw on the HBA Homes Tour five years ago. Midwest Custom Builders couldn’t sell them that home, which was more Tuscan in style, but agreed to build a replica of the winning floor plan. On that same tour, the Rickers were introduced to Littmann’s work in a separate model, where her creative, quirky designs immediately clicked with their personalities. The two opportunities combined in the creation of the family’s ideal custom residence that is both stately and special. “We didn’t want it to look like anyone else’s,” Kristen says. Not down the block, not back East, but a perfect private world that is ultimately their own.
ABOVE... The preschool teacher in Kristen comes out in the kids’ downstairs
playroom, which includes a separated linoleum floor with children’s table and chairs and countertop with sink for easy arts and crafts cleanup. An elevated platform “tree house” was created in some unusual wall angles, while a storage closet with deep shelves holds oodles of toys out of sight. RIGHT... Wyatt is all boy in his western-themed room, replete with sophisticated
plaid headboards, reclaimed metal sign and a salvaged storage bin for toys. OPPOSITE... Satisfyingly feminine but with room to grow, Ruby’s room is

How and when did Armstrong Kitchens get its start? Mark and Betty Armstrong began the business in 1951 in Merriam, and it has evolved from there. Mark was, by nature, an innovator. His shop was the first locally to use conveyors, commit to factory finishing, adopt a modular cabinet concept and hire women to do the same work for the same pay. In the 1970s, he brought the idea of refacing cabinets to this area, using the cabinet shop. Instead of having some cabinet displays in the shop office, he opened a separate full-line kitchen showroom. Some of these ideas seem so basic now, but back in the day, they were definitely experimental. Kristeen and Lowell, current owners, were active in the business when that first showroom opened years ago. What’s the best thing about working in a family-owned business? You can depend on your family –– they always have your back. Plus, you get to spend time with them, not just in the evening when you get home from work. Lowell and Kristeen have been married for more than 30 years, working together in the business and raising a family. What's one thing you’d like potential customers to know about the company? Given that these are uncertain times, one of the most important things we can offer is peace of mind. Product can be acquired everywhere, but peace of mind about who you’re handing your home over to for a remodel is rare. The stability and expertise that a multigenerational family business offers gives that kind of reassurance. What feedback do you receive from customers? We have been working in area homes for so long that we routinely run into customers everywhere we go. Thank goodness they love their kitchens, and that’s what they say to us. One customer even filmed his entire kitchen remodel, condensed it to one minute and uploaded it to YouTube. Another thing we hear a lot when they move: (L

Kenny always said, “Treat your customers, suppliers and employees like family. Be honest in your words and business dealings and have the integrity to always do your best.” That still holds true for the business today. What’s your specialty? Everything we have is unique to the trends and fashions of the year. We pride ourselves on being the best at buying the most cutting-edge, up-to-date styles. What's something most people don’t know about your company? What you will find at Kenny’s usually can’t be found anywhere else. Kenny’s is currently the largest retail importer of tile, natural stone, granite, hardwood flooring and carpet in the USA and, yes, we are right here in Kansas City, Mo. What roles do family members play in your company? As a family, our role is pretty simple –– we just want to be better week to week at how well we do at our jobs and are always pushing one another to be the best at what we do. Therefore, job titles do not exist at Kenny’s Tile because we all gain valuable knowledge from each other, none better than the other. What makes a family business unique? Our dynamics of business and life. We’ve learned to leave life at home and business at the office, creating a business unlike most. What is on the horizon?

We specialize in high-quality installation work and superior customer service. Every one of our jobs is assigned a supervisor to help ensure that the product is installed properly. We have more than 40,000 satisfied customers in the Kansas City area and not a single complaint from the Better Business Bureau. What’s the best thing about working in a family-owned business? We all get along and work well together since we know that we are working with people we can trust. Everyone is more concerned about the customers than they are about themselves. What feedback do you receive from customers? We send out a customer survey on every job we do, and the overwhelming response is that people are appreciative of the work and service we provide. From time to time, we do make mistakes and mess things up, but we will always do whatever we can to make things right with the customer, which includes completely redoing something if it is required. What’s something most people don’t know about your company? We may cost a little more than our competitors, but we don’t put that in our pockets. We put the additional money into the job to ensure that there are no problems down the road. Our belief is that the installation is more important than the product itself. What is your specialty? Our specialty is creating a unique event experience. We are the only local company that can provide everything from equipment to food under one management. Our customers only have to deal with one representative to plan their event. The synergy between both companies allows us to create remarkable experiences. What roles do family members play in the company? Although we all have our own roles, we seem to collaborate on most major decisions. Steve oversees the day-to-day operations of the rental company and handles rental bids. Mario handles the accounting portion of the business as well as sales and catering bids. Andrew handles the day-to-day operations of the catering company and marketing. What makes a family business unique? The fact that we can make decisions easily. If we were not family, these decisions would be much harder. Because we are family, we know that we will all have each other’s support. Family is like a chain that cannot be broken. What is something most people don’t know about your company? We manufacture our own tents, and we actually have a tent sales division that is growing rapidly. We now manufacture and sell tents all over the world. We also have a restaurant inside historic Union Station, called Harvey’s at Union Station. We are one of the larger equipment providers for PGA golf tournaments and currently do work in more than 10 states and Puerto Rico. What is Brancato’s best known for? Great food at a great price. Being able to bundle our products and service makes event-planning much easier. Our staff, in every department, is well-trained and understands how important every event is.
