LETTER FROM THE EDITOR

Happy Birthday to you! Happy Birthday to you! Happy birthday, My Sanford Magazine, Happy Birthday to you!

Dear readers and friends,

This winter edition is important to me, because after years of uninterrupted work, even during the pandemic, hurricanes, and storms, we are officially celebrating our eighth anniversary.

I appreciate the support of my faithful sponsors; without them, it would be impossible to do it. To our loyal readers, and the City of Sanford for their mutual support over the years. To Sanford 365, especially, Claudia Mundlos, for being a loyal friend and collaborator. To my Staff and valued collaborators who put their hearts into each edition of this magazine, thank you!

Why My Sanford? Because 10 years ago we were in the news of an entire nation. I decided to take on the challenge and name the magazine after the city I love and make it a quality publication, showing that we are a kind, supportive, and very united community. Time proved me right and we fulfilled our mission.

FELIZ! ¡CUMPLEAÑOS FELIZ! LE DESEAMOS A MY SANFORD MAGAZINE… ¡CUMPLEAÑOS FELIZ!

Queridos lectores y amigos:

¿Por qué My Sanford?

For Keila Garcia and Sergio Ureña, owners of Bravo Supermarkets, Hispanic Heritage Month is a perfect opportunity to celebrate the shared experiences of Hispanic residents and honor their collective journeys in their efforts to come to Central Florida.

Due to Hurricane Ian, Bravo Supermarkets held their first annual Hispanic Heritage Festival which was rescheduled to November 6, 2022. Hosted in the Plaza Sanford, the free event included food, music, raffles, face painting, and networking with local businesses. Mayor Art Woodruff of Sanford joined the Volusia Hispanic Chamber of Commerce to do the event’s ribbon cutting. My Sanford Magazine was

present as one of the many event sponsors. “This is only the beginning,” Keila reveals. Moving forward, she plans to host many more events, including future iterations of the Hispanic Heritage Festival. “I’m always thinking about how to grow in this city.”

Keila and her brother Sergio grew up in a family of entrepreneurs, some who have been owners of supermarkets. "My brother and I also owned a supermarket and we took advantage of the experience we already had in that area and decided to open the very first Bravo Supermarket in Sanford. We’ve always worked together,” Keila shared with me. “He’s my best friend.” The two make quite a team.

Quickly after opening in 2007, Bravo has developed a reputation for a vast selection of hard-to-find Hispanic goods such as authentic Jamaican bread, imported Venezuelan soda, and cut-on-demand meat. She is particularly proud of their house-made sofritas. But it’s more than food. In her hiring, she tells me “I look for the people who love to cook, and when they cook you can see their smile.” These are the ones who will take pride in their role as they help others gather the ingredients necessary to provide food for their own families. As the owner, Keila also feels it is very important to encourage her staff to not only do their job well, but to feel comfortable, and enjoy what they do. “It’s all about creating a good atmosphere, a family feeling,” she shares, “It’s hospitality.”

Believe it or not, when Bravo Supermarkets was just getting its start, the Hispanic population in Sanford was decreasing. Today, Keila shares, “the city is alive again” and more and more Hispanic folks are flocking to Central

Florida, with increased access to housing and more urban development. This growth has facilitated the need for additional Bravo locations in surrounding areas like Longwood and Casselberry (with others on the way). It also has increased the need for more awareness projects and events, like the Hispanic Heritage Festival to serve the growing community.

How do we continue this growth? Keila believes a big part of it is keeping the community together. “I am the woman I am today because I come from a family that is always together. Family has taught me to always look for solutions, to always feel that I can do what I put my mind to,” she said. Beyond this, Keila sees that further development and economic opportunities will continue to attract members of the Latin community to the Central Florida area. Lack of good healthcare and housing have always stood in the way of growth. She continues, “There are always opportunities to make our community better. If we don’t seek these out, Sanford will just stay the same.”

Next time, consider buying your groceries from Bravo Supermarkets. Keep an eye out for future events that Keila is planning to help support our growing city and the Latin community. n

Highlighting Sanford’s Charm in the Day-to-Day

Perhaps most well-known for its special events, Sanford has become a hub for all things entertainment. From craft beer and art festivals plus monthly music and foodtruck events to themed holiday events, the activities are endless. Let us shift the focus from the splendid downtown celebrations and shine the spotlight on day-to-day life in charming “Celery City.” There is much to appreciate and enjoy around town any day of the week.

Retail Therapy

A day spent exploring downtown will lead you to some of Sanford’s retail gems. As our shopping scene continues to thrive, some new stores are taking shape. Specializing in spicy foods and unique groceries from around the world, Spice Is Nice (106 S Palmetto Ave) is a wonderful addition. Unfurl Collective (115 N Laurel Ave) is also new in town, and features a vendor market filled with unique, handmade items, beautiful plants, and home decor. Just taking a simple stroll around Sanford is a great way to discover the wonderful retailers in our midst with more to come!

Nurtured by Nature

We are lucky to have several greenspaces and lovely parks in Sanford. Spending time outdoors while the weather is cool is an easy, inexpensive everyday activity. For a peaceful picnic, take your pick of Centennial Park, George Toughy Park, or James Dunn Park. For the kids, head to Park on Park or Fort Mellon. Now that hurricane season is behind us, activities along the RiverWalk will resume. Relax on a bench and enjoy the beautiful river views and action at the marina. Grab your bike and head out for a ride by the lake.

Dinner and a Show

Sanford is blessed with not one but two theatres. Theatre West End (115 W First St) enriches our culture with an intimate setting, quality productions, and fantastic performances. Originally known as the Milano, The Wayne Densch Performing Arts Center (201 Magnolia Ave) was built in 1922 and celebrates its 100th anniversary this year. Experiencing the theatre inside this local landmark gives a community spirit that’s contagious.

Easy Like Saturday Morning

Even without our numerous special events, a Saturday spent in Sanford is equally fun and entertaining. Grab a coffee or tea from The Collective (108 S Park Ave), have a comforting breakfast from The Colonial Room (105 E First St), and then head to the weekly farmers’

market at Magnolia Square. There are several exciting vendors and items that are regulars now, including Jerusalem Street Food, Thai tea, French pastries, locally grown mushrooms, tropical plants, and so much more. n

Immersed in Sanford and Celebrating My Sanford Magazine’s Birthday!

After being sworn in as a U.S. citizen, the Dominican Republic (DR) native was asked by a reporter, “What are you going to do now that you’re a citizen?” Perla replied, “I need to do something for my community,” which she has been doing since moving to Sanford in 2011.

As a result of that determination, one of her greatest satisfactions is being an integral part of Sanford. Mayor Art Woodruff describes her as “an ambassador” for the city. “I always say that nobody loves Sanford more than I do,” states Perla, who in 2014 took a chance on the community and founded My Sanford Magazine “I dedicated my best to turn my vision into a reality. Since I already had experience producing a magazine in Italy, I decided to create a quality magazine for Sanford, with the sole purpose of presenting the best of our community. Seeing Sanford today and celebrating our magazine's eighth anniversary fills me with happiness and pride.”

She also applied her experience in promoting tourism by establishing the Sanford Tourism Office and was a founding member of Sanford Main Street. “I planted the seed by connecting the related sectors. When I developed the vision as far as I could, I stepped aside to focus on the magazine.”

The Best of Sanford

While undergoing cancer treatment in 2016, Perla initiated the first Best of Sanford Awards event. She understands the challenges faced by local businesses and wants to give them recognition. “All the nominees should be very proud, and winners are determined by votes from the community,” she explains. Mayor Woodruff adds, “Perla is always shining the spotlight on others while working tirelessly behind the scenes.”

At the 2022 ceremony, I was overwhelmed with emotion, when the Mayor of the City of Sanford read the proclamation declaring Best of Sanford Day.

Always a Diplomat Perla’s ability to bring ideas to life and people together started before she moved to Sanford.

She served her native country in Italy. First appointed as Director of Tourism, she rose through the ranks in the Rome embassy to become Minister Deputy, Chief of the Economic Development Office, and Charge’ d'affaires ad interim.

Her efforts attracted so much foreign investment, as well as her proposal to celebrate the Italian Immigrant Day in the Dominican Republic. The day was approved and signed with a decree by the president of her country. The Italian president, Giorgio Napolitano, granted her a medal of the Order of Knight, which Italy awards to foreigners in gratitude for their achievements and contributions to the Italian Republic. After Italy, Perla served in the Parliament of the Dominican Republic until 2007.

Family Ties

Perla attributes her values to her parents, Maria Rafaela and Manuel Emilio Bello, both entrepreneurs and visionaries. Her father, a founder of several radio stations, influenced his children’s appreciation of music. This led to a television show for the five Bello children. Yet their mother reminded each of them to stay humble despite the fame. “I learned from my parents. They taught me to work tirelessly. I thank them for who I am today.”

She describes her two sons, Julio and Brian, as international kids who share her appreciation for cultures and languages. To her grandchildren, Valeria, Javier, and Abby, she is Nonna, the Italian word for grandmother. Although they live in the DR, Nonna is their go-to person when advice is needed. She is a role

In 2007, Perla married Benny Crosby, a retired Secret Service Special Agent in Charge. Crosby currently serves on the Board of Directors for the Sanford Airport Authority who owns and operates Orlando Sanford International Airport. The couple and their Yorkie, Mickie, live in Sanford’s Historic Downtown.

What's Ahead?

“Perla is the ultimate connector. She has the vision to elevate the community and puts the right people in a room to make it happen,” states Christina Hollerbach, Chief Executive Officer at Hollerbach's German Restaurant and President of Sanford Main Street. As the publisher of My Sanford Magazine, she strives for excellence. In the meantime, Perla Bello-Crosby will continue making connections, creating new ideas, and enjoying her blessings. n

PUBLIC WORKS

Are Everywhere You Look

A public works and utilities department as defined by the American Public Works Association is “the combination of physical assets, management practices, policies, and personnel necessary for the government to provide and sustain structures and services essential to the welfare and acceptable quality of life for its citizens.”

Imagine a day without safe drinking water or properly operating sanitary sewers, safe driving roads, proper working traffic lights, streetlights, and sidewalks. All these are critical assets and necessities in modern society. Sunup to sundown the goal each day for the Public Works and Utilities Department is to enhance the quality of life of our customers and visitors by providing exceptional public services through our knowledgeable and dedicated staff.

Our crews operate water and sewer treatment plants, maintain the city’s fleet of vehicles, including every police car and fire truck, oversee

the stormwater management system, repair, and clean Sanford’s streets and roads, and ensure the timely pickup of garbage and recycling collection for over 15,000 residential homes. Public Works and Utilities repair and support the water distribution and sewer collection system, maintain all city facilities including electric work, as well as streetlight replacements, etc.  Their work is demanding, far-reaching, and essential.

The Public Works and Utilities budget is 75% of the city’s overall budget and includes 250 employees. The infrastructure referenced costs millions of dollars; therefore, expert mainte-

nance and care by public works and utilities professionals are critical.

The Public Works and Utilities Department also manages city capital projects including streetscapes that transform our growing and dynamic city. The city overall, and especially engineers in the Public Works and Utilities Department work closely with many state agencies such as the St. Johns River Water Management District and the Florida Department of Environmental Protection (FDEP) to assure the city meets strict regulations and to ensure a quality outcome.

Bilal Iftikhar, Public Works and Utilities Director, said, “Most people take it for granted that clean water will appear when they turn on their faucets, toilets flush with the simple turn of a lever, recycled water turns into reclaimed water, trash will be picked up on time, and roads, sidewalks, trails, and public facilities will be properly maintained. The City of Sanford’s Public Works and Utilities Infrastructure would not be possible without dedicated employees. These operations are vital for the safety, health, and high quality of life we enjoy in our rapidly

growing community. I would like to thank our Public Works and Utilities employees for the exemplary effort put forth by each and every one of them for the work performed before, during, and after Hurricane Ian, an extraordinary and unprecedented event.”

Public Works and Utilities employees are known to be the first ones in and the last ones out in every scenario. This phrase demonstrates the monumental job required to restore a city the size of Sanford, which is 26 square miles, back to pre-storm conditions for every family and household.

The force of Hurricane Ian’s winds and rains wreaked havoc on our historic city. On the job 24/7, it was the responsibility of Public Works and Utilities crews to work tirelessly each and every day during the city’s recovery to bring stability and normalcy back to our community, working alongside contractors to assist with the magnitude of storm debris pickup. To this day, they continue to be compassionate, at-theready, and resilient in this effort, knowing that our residents rely on them. From streetlight,

repairs to filling potholes, to utilities customer service representatives, and everything in between, the women and men of this city department are dedicated to providing the utmost quality of service and are proud to serve you and your families each and every day. n

ZORBAS GREEK RESTAURANT :

A TOP 10 Best of Downtown Sanford Winner

Zorbas Greek Restaurant secures yet another Best of Sanford win with its 2022 recognition as part of the Top 10 Best of Downtown Sanford. From Spanakopita to classic Gyros, Zorbas has you covered–specializing in Sanford’s freshest, most authentic Greek cuisine. “What makes us exclusive is our healthy, unique style of cooking, a well-trained staff, and an immaculately clean place to enjoy your meal,” said owners Tony and Nancy Paitaris.

Winning this prestigious award means so much to the Zorbas family. In 2016 and 2017, they won awards for Best Greek Restaurant, with a 2018 win in the Best Mediterranean Cuisine category. Now, this 2022 award for Top 10 in Sanford, is the “olive on top.” “It feels great to know people pay attention and recognize the difference,” said Chef Tony.

Born in the ouzo capital of the world, Lesvos, Greece, Chef Tony came to the United States as a preteen, where he claims to have been bitten by the “food industry bug”. “Although I have many trades under my belt,” Tony tells us, meditating on his immigration journey, “the cooking opportunity is what I enjoy the best.”

Zorbas originally opened in 2010 in Debary, but when an opportunity to move to Sanford opened up, they jumped on it. “The aesthetics drove us to Sanford, and it's only gotten better every year,” said Chef Tony. The business grows by 20% each year, and for a good reason. Their robust menu covers classic Greek appetizers, including a vast array of spreads (such as their famous Whole Roasted Garlic Spread) and meat offerings (like their Lamb Chops), but also modern twists on favorites such as Pesto Feta Pizza and Fettuccine Alfredo. “Our food is not processed but is wholesome, and made in-house,” said Chef Tony. “There is something for everyone to enjoy.”

When asked about their keys to success, Tony and Nancy said, “Working from 5 am until closing time, along with 50 years of experience.” Beyond their high-quality food, they also cite their great staff. “Our staff is knowledgeable and loves to tell the customers about what we have to offer,” Nancy explains. To say that owners Tony and Nancy Paitaris are passionate about promoting the

benefits of a healthy Mediterranean diet is an understatement.

If you haven’t already visited Zorbas Greek Restaurant on 1st Street, the next time you are in the area, be sure to stop by for a Top 10 meal. They would love to have you! n

Sanfording on the Weekends: What’s for Brunch?

Definition: Brunch (brŭnch): a meal usually taken in the later morning or early afternoon as a combination of breakfast and lunch.

While Downtown Sanford is host to a number of great eating and drinking establishments seven days and nights a week, only a few offers brunch on the weekends, but they are well worth it if you enjoy fine food.

The Tennessee Truffle serves brunch every Saturday from 9-1. While their menu varies from time to time, you can almost always find their world-famous Biscuits & Sausage Gravy, or Chef Nat’s take on bacon, egg, and cheese on a biscuit, as well as a nice variety of other dishes. Of course, Thursday through Saturday they also serve dinner.

Every Sunday, The Old Jailhouse hosts brunch from 11-3, and they generally have quite a crowd. After all, where else can you eat brunch behind the bars of a real old jailhouse? I recommend you start with the Green Eggs & Ham; you won’t be disappointed. You can also choose breakfast, lunch, or in-between. The chicken salad and pork belly sliders are awesome, but then again, why not stick to a more traditional Chicken and Biscuits? Don’t forget to start it all off with a mimosa. Note that from Tuesday to Saturday evenings, plus Saturday afternoons, The Old Jailhouse has a fine dinner menu, too.

Also on Sunday, Buster’s Bistro has brunch, also from 11-3. You should try the southern favorite, Biscuits & Gravy, but you might also want Croque Monsieur, an open-faced sandwich with ham, Swiss cheese, and mornay sauce—don’t forget to add on some Frites! From Poutine to Ham & Cheese Benedict to Berry Waffles and Smoked Salmon, you’re sure to find something great

to eat. By the way, you may want bottomless mimosas, too! Besides Sunday brunch, Buster’s Bistro has a great dinner menu from Wednesday through Saturday. Buster’s Bistro was selected at Best of Sanford as Best Brunch 2022.

The Colonial Room is a diner and has been a Downtown Sanford staple for many years. Good old-fashioned southern home cooking is their trademark, and they never disappoint. My favorite is the patty melt, but you can get an awesome omelet there as well as many other breakfast and lunch items. The Colonial Room is open seven days a week for breakfast and lunch. The Colonial Room was selected at Best of Sanford as Best Brunch 2021.

Caffe Di Riverwalk is a bit off the beaten path, in the Gateway building right on the Riverwalk—talk about a view! They serve breakfast all day, from a breakfast burrito to an egg bagel, as well as a nice assortment of lunch

sandwiches. Caffe Di Riverwalk is also known for its coffees and smoothies and is a popular hangout with a solid crowd of regulars. Keep in mind that they are closed on Sundays.

So now you know where to find a decent brunch in Sanford on the weekend. Wherever you go, you will not be disappointed. n

He’s big into eating at local mom ‘n’ pop shops where high quality ingredients, love, and a dose of home cooking make all the difference. While he occasionally eats at the big chains, he claims it’s only to remind him where a real quality dining experience lurks — in the small restaurants which are the heart and soul of every neighborhood and community.

A Taste of Mexico Delivered to Your Table

From live entertainment to authentic cuisine, El Zócalo brings a taste of Mexico to Downtown Sanford. Owner and manager, Lurys Alcántara, was the restaurant's accountant for years before buying it in 2020. Since her purchase, she has made some extensive changes to the business.

"I wanted to create a fun, more pleasant atmosphere that is welcoming to families and larger groups," Lurys told us.

Last year, Lurys bought the building next door to El Zócalo on Sanford Avenue. She added another bar with more seating, renovated and expanded the kitchen, and hired additional staff.

"It's a lot of work to run a restaurant. My employees get here at 5 am to make chips and tortillas from scratch, seven days a week," she said. "But we are making it work and absolutely love being here."

Lurys told us that the best part about running a restaurant is becoming part of the community. She said she loves hearing everyone's story and getting to know the town.

"Sanford is becoming more diverse with culture, so there is room for everyone," said Lurys. "It's growing into a melting pot with businesses from all backgrounds, giving an opportunity for minorities who are looking for work."

There is so much you can find to eat and drink at El Zócalo. They pride themselves on fresh ingredients while creating signature dishes paired with cocktails.

However, there is more to El Zócalo than just authentic Mexican food. The bar and lounge are open every Friday and Saturday night until 2 am with live music and entertainment.

Looking forward to 2023, Lurys plans to cover the back patio and add some games for families to play while visiting El Zócalo.

"Small businesses are driving Sanford right now," Lurys said. "You can find places so different from each other and have a good time anywhere downtown. It's a great time to be here." n

Downtown Sanford Businesses Celebrate Major Milestones

Downtown Sanford is growing in popularity for its charming smalltown vibes. New businesses are popping up all over town, attracting more visitors and entrepreneurs. There are only a handful of companies that have been in Sanford for at least a decade.

Michelle Simoneaux is one of the few folks in town who own more than one business. She said, "It has been quite the roller-coaster ride since day one. Moving to our new location eight years ago has made a world of difference. We are celebrating our 10-year ownership anniversary, and we are continuing to flourish, thanks to the hard work of my daughter Emeli who is the manager.  But I wouldn't be where I am today if it were not for the tremendous support from our community."

The Colonial Room was recently awarded "Best Family Restaurant" in the 2022 Best of Sanford Readers' Choice Awards. They were also nominated in four other categories. However, there is much more to the restaurant than delicious food. Michelle also loves to give back to those in need. In fact, over the last ten years, Michelle said her favorite time at her business was during the 2020 pandemic.

"We teamed up with two other local restaurants to help serve first responders, hospital staff, and teachers. It was a great feeling," she told us. "Together, we served over one-thousand meals. Even during difficult times, we came together to create a better tomorrow."

money; it's about being part of this amazing community," said Michelle.

has been our busiest month to date, and we couldn't be happier with our direction."

The Colonial Room Country Store is also a family-run business. Michelle's two daughters, Noel and Emeli, contribute to the shop. Emeli manages the restaurant and Noel manages the shop's day-to-day operations. "From layout to vendor interviews, everything about the store is her," said Michelle. "She really is doing a wonderful job."

Michelle has scheduled their 1-year anniversary at The Colonial Room Country Store, which was held on December 10.

The Colonial Room has partnered with Pray for Sanford, an organization within Restoration Church of Sanford to help in feeding the homeless. For the last three years, Michelle has opened her restaurant every Thursday night to serve those in need. If they can't make it downtown, the group will send a team with food to the different homeless camps. Overall, they end up feeding about 50 people per week. "I truly love what I do. It's not about the

The other business Michelle owns is already making waves after being open just one year.

The Colonial Room Country Store was nominated for the 2022 Best Small Retail Business in Sanford. They sell everything from candy and sweet treats to novelty and handcrafted items. Michelle told us that they strive to support local entrepreneurs and businesses. "Since opening, we have doubled our vendors and inventory. Now you can find items in our store from over 50 artisans," she said. "October

Michelle said that they are always looking for new vendors and items to add to the store. Again, it's not only about the money but also helping local artists and supporting a community that has given her so much over the years.

"It's incredible to be blessed enough to celebrate two business anniversaries this year," Michelle said. "It takes my breath away to think about it, but I genuinely feel that the customers are more like family to me, and I wouldn't be where I am today without them." n

Local Pharmacy Taking Steps to Close Health Equality Gap in Sanford

Access to affordable healthcare is essential in any community. Those who can’t afford insurance are often left to pay out-of-pocket for medication or go without. That is where Navy Veteran Doctor Anthony Maldonado and his wife, Wendy, come in. They are the founders of Bueno Pharmacy in Sanford.

“We chose Sanford because of its diverse community, which reminded us of where we grew up,” said Dr. Maldonado. “But most of all, we came here because we understood the lack of accessibility to affordable healthcare.”

Bueno Pharmacy is different from others in the area because its goal is to help close the health equality gap in our community. The pharmacy offers products and services often not provided in traditional drugstores, such as various discount items. And they accept international scripts. They accept international prescriptions from your home country, including Cuba, and Venezuela, amongst others.

They are also a repository pharmacy, allowing them to dispense donated medications for uninsured patients. Not many businesses do this because it’s free, but Wendy said they do it because it’s well within their mission.

Bueno Pharmacy is part of the opiate task force, giving them the ability to provide free Narcan and syringes to anyone who comes in.

“Clean syringes are a must to reduce harm in any community. You can’t deny that to people,” said Dr. Maldonado. “It’s crazy to think the pharmacies around us make it difficult to provide syringes to patients.” Their goal of being part of this task force is to help reduce overdose deaths in Seminole County.

Now, why the name Bueno? Wendy told us they came up with it during a road trip with their daughter. “We wanted a name familiar to Spanish and English speakers,” said Wendy. “A word that would explain our services even though they are better than good—they’re excellent!”

Looking ahead to 2023, the husband-and-wife duo plan to add even more to their list of services. They will begin collaborating with a physician to allow them to prescribe and fill medications.

“Currently, we can prescribe medication to the uninsured for UTIs, Strep Throat, and the flu. The idea is to expand those clinical services to include more medical conditions,” said Dr. Maldonado. “This again falls in line with our goal of providing affordable and accessible quality healthcare to everyone who comes into our pharmacy.”

YOUR 2023 RESOLUTION:

I

t’s hard to believe that another year is almost over and that our trip around the sun seems to go faster and faster. 2023 is nearly upon us and each year brings new resolutions. So why not make 2023 your year to buy that dream house?lower rate, all while earning that value appreciation and sitting pretty in your dream home as opposed to renting and paying off someone else’s mortgage.

Whether you are a first-time home buyer, thinking of downsizing, or need more space, you might have been watching the news or listening to podcasts about the housing market and thinking, but interest rates are so high. And it’s true. Interest rates are the highest we’ve seen in nearly 20 years, but there are good reasons not to let that scare you off.

First, let’s remember the buying whirlwind of the past two years that sent home prices skyrocketing. Now that this frenzy has ended, there are more homes for sale and more opportunities for buyers to negotiate the terms of purchasing their dream home (and there are so many factors to consider other than interest rates alone). There is a real estate expression that will always ring true: the best time to buy is yesterday. While home prices are finally starting to level off, they are still appreciating year over year, especially here in Sanford and the Orlando metro area.

If interest rates are still holding you back, there are a few options you can consider. If interest rates continue to rise, you’d be happy to have locked in today’s rate, and if interest rates fall, you can always refinance at the

There are also many newer loan programs available to help buyers get their initial interest rates down, like the 3-2-1 buydown. This works by offering a lower initial rate for the first three years. The first year you would get an interest of three percent less than the market rate you qualify for; the second year would be two percent less and the third year would be one percent less. After the buydown period ends, the lender will charge the full interest rate for the remainder of the loan period. This program offers an easier transition and lower payment to get you into your dream home. Many builders offer programs just like this and since Sanford has a lot of new construction going on (over 70 new and to-be-built homes are available as of November 2022), you definitely have some great options here. Plus, there are often other incentives available, so it’s worth taking a look.

If interest rates aren’t your concern, and you are worried about how to save 20% for the down payment, USDA loan programs for first-time home buyers are also available that offer zero percent down payment options. And there are new programs available to assist healthcare workers, teachers, and first responders with their dream of home ownership.

Last but not least, there is a new rent-to-own program available to home buyers who are not quite ready to buy. The program enables them to move into their dream home while working on their credit and saving for a down payment.

With more homes available for sale, interest-rate buydown loans, zero down payment options, and rent-to-own programs, there is no reason to keep sitting on the sidelines dreaming of your new home. Make 2023 your year for a new home! n

Your Dream Home is Not Out of Reach

How a “Non-Qualified Mortgage” Could Be Your Key

“My goal has always been to humanize the home buying experience - everyone deserves a home where they can feel safe and comfortable.” - Chrissy Boutin

Recent economic changes are requiring housing lenders to get more creative, and it seems to be working. Some of the top lenders in the country, report charting a significant increase in executed purchase contracts submitted despite the rise in mortgage rates.

Let us not forget that mortgage rates overall are still lower, considering when I began in the industry in 1999, a 9% interest rate was reasonable. The truth is, rates will constantly move up and down, but the price of that “dream home” may not be available if you wait.

Owning your “dream home” should always be your primary goal. This is making payments towards one of the most significant investments of your life. Why would you want to pay off someone else’s home, through rent? Through this route, you are essentially throwing your money out of the window.

Furthermore, homeownership is not just about a return on investment. It is where you will have many firsts and raise your family. It is where you celebrate your life in a safe space where creating, loving, and living freely. It’s where you host holiday parties, measure growth, and a place to lay your head at night. It’s living the American Dream.

So how do you get closer to owning your dream home? Some experts advise that you should “date your rate,” which means if rates drop, you can refinance later. The problem with this is that you might be priced out of your home if the market continues to increase. The

real solution is lenders who will work with the end investors to see what they can do to eliminate some of the qualification requirements to obtain a mortgage to make it a bit easier.

Suppose you do not fit into the traditional Conventional, FHA, VA, or USDA loan types that are more black and white with their requirements. The Non-Qualified Mortgage might be your route. These loans live in a grayer area: Bank Statement Loans, No Income Loans, and Asset Depletion Loans. They have a bit of a higher risk for the bank, but these are fantastic solution loans.

Before you get too far, keep these practices in mind:

n Consult your local financial institution or mortgage broker 6 months before purchasing a home so they can guide you on what is needed to build your credit profile to ensure you have a smooth process.

n Make a plan & stick with it.

n Get a mortgage pre-qualification before looking at homes.

Lenders (or the internet, for that matter) will tell you all sorts of loaded claims that just aren’t true. This includes:

n You need 20% of the house valuation in cash to take out a mortgage.

n You need tax returns to prove your loan worthiness.

n You must have a job & credit profile.

Whether you are self-employed or a first-time homeowner, there are lots of creative solutions that forfeit the need for the above. To learn more, call your local mortgage broker or the experts at The Processing Post, and we can guide you to a local broker in your neighborhood.

BARRY KIRSCH’S EXTRAORDINARY LIFE:

ARTIST, STORYTELLER, AND GARDENER

Life at Restoration Cottage

Artist, storyteller, and master gardener Barry Kirsch doesn’t simply reside at Restoration Cottage in Sanford’s Historic District; he lives an extraordinary life there. Kirsch shares the 113-year-old house and its whimsical garden with his wife Debbie, cat Misty, and seven fairy robots.

“I’ve always been a storyteller,” states Kirsch. The stories growing in his garden are of fairy robots who know nothing about violence and everything about gardening. Each has a unique personality. None is mean, and all farm in collaboration. Happy-go-lucky Clank was the first fairy robot Kirsch met. There’s also Toot, who is deaf and learning American Sign Language, the non-binary Dot, and entomologist Aluma.

Although Clank, Toot, Dot, Aluma, and the other fairy robots live in the garden, you can meet them in Kirsch’s e-book The Fairy Robots of Restoration Garden. [The book] “allows me to tell stories using everything I know how to do,” states Kirsch. “It’s a combination of entertainment and learning about history and gardening.”

Lillie's Fairies

The concept of fairy robots was born when Kirsch was a young boy. His great-grandmother Lillie introduced him to the realm of fairies. She could coax them out by speaking to them and hearing their thoughts. Whether the encoun-

ters were a product of her imagination is something Kirsch doesn’t presume to answer. He just knows that the fairies were her companions. In his short film “The Forever Tea Party,” Kirsch creates a captivating and graceful tribute to Lillie and her fairies.

Barry's Art Transformed

Kirsch’s experiences with his great-grandmother are in contrast with his profession as a photojournalist. In his over-forty-year career, Kirsch traveled the globe reporting on life’s harsher realities like crime and hurricanes. “Drawing was a way to cope with stress,” he said.

In 2013, Kirsch suffered a stroke, resulting in his forgetting names, even his wife’s, and losing his ability to draw. Frustration mounted as even making a circle was a new skill to master. With determination, encouragement from his wife and her gift of colored pencils, he taught himself how to draw again. “The drawings aren't the high

precision I used to do, and I have to compensate by moving the paper under my pencil,” explains Kirsch. However, what was taking a month to draw can now be completed in a few days.

Looking at the vivid drawings in the e-book, one would never think of Kirsch’s limitations. Each work of art is several layers utilizing watercolors and colored pencils. The end products are labor- and love-intensive.

Fantasy? Reality?

Or Simply Extraordinary?

“I’m at the point now where I just want to enjoy myself,” Kirsch states. Yet he continues to convey a selfless ethos: “We can make a difference.”

Although Restoration Cottage is only 720-square feet, it is filled with creatures, human and otherwise, who make a difference. Whether you call life at Restoration Cottage fantasy or reality, it is indeed extraordinary. n
