Welcome

Contents

Over the past few issues we have been looking at ways to ensure your home is comfortable year round. This month, coming into summer, we thought it was the perfect time to take a look at air-conditioning – it may not be the most glamorous of topics, but in the midst of a hot, humid January you’ll be thankful you took the time to read our cover story on page 6. We have also continued last month’s pool feature, so turn to page 24 for more advice on how to get your pool area in top shape for the warmer months. And if the long summer school holidays are likely to bring a horde of neighbourhood kids to your house, head to page 30 for a new teen-friendly take on the humble garage.

SUMMER IS ALMOST HERE. IS YOUR HOME’S AIR-CONDITIONING UP TO THE TASK?

T

he weather has been warming up over the past few weeks and we’re on the brink of another glorious Sunshine Coast summer. In December and January the humidity rises and our average temperature hovers around 28 degrees – which is lovely if you’re relaxing under an umbrella by the pool, but not so great when you’re trying to do the housework (or get to sleep). Originally an expensive luxury item, over the past few decades air-conditioning has become a staple in Queensland homes, and investing in the right cooling system can make a huge difference to your lifestyle during a hot, humid summer. If you’re renovating and don’t have air-conditioning, now is the time to consider installing it, so you can enjoy the benef ts when

the hot weather hits. The two main options are a central, ducted system or a standalone wall-mounted unit, and your choice will depend on your home – the size, orientation, layout, window surface area and level of insulation will all play a part in temperature control, so it is worth obtaining professional advice on what will best suit your needs. A single unit will cool a limited area within the home – usually a bedroom or open-plan kitchen and living zone. This is a cost-effective choice if you need to cool only one or two rooms and will be using the system only sporadically. If you live in the hinterland or have an older-style home that gets chilly in winter, make sure you opt for a spiltsystem unit that can double as a cost-effective heater in winter. The technology behind these

units has improved dramatically and they are smaller and much less noisy than they were in the past, but remember you will still need to mount the unit on the exterior of your home, which may impact the overall aesthetic. Also, to cut back on running costs you will need to maximise energy eff ciency, so if you are installing air-conditioning in individual rooms make sure you can effectively close these off to prevent the cool air escaping. If you are planning a largerscale renovation and want to cool your whole home, a central system is the way to go. This uses ducts to deliver cool dehumidif ed air to multiple rooms, and will allow you to keep each area comfortable without worrying about shutting off half the house. The size (and subsequent cost) of the system will depend on your

the stylish way to double your storage

home, and can be a signif cant investment, so be sure to get a few quotes from professional suppliers before making a f nal decision. To get the most out of your central air-conditioning opt for a zoned system, which allows you to divide your home into several areas and individually control the temperature of each – for example, if you’re planning to entertain guests you can cool down the main living area and kitchen, while keeping the bedrooms at a comfortable 25 degrees. This will increase energy eff ciency by ensuring you don’t waste power cooling rooms you’re not using. But before you spend money on either type of air-conditioning, it is important to consider your home’s level of insulation. Good-quality insulation will

regulate the temperature by helping to keep heat out of your home, but it will also prevent cool air escaping – there is no point wasting electricity (and money) for little result. Invest in good-quality batts for your ceiling and walls, and suitable window coverings. Blinds made from a light, high-tech cellular fabric with high insulation properties are a good choice. Air-conditioning f lters the air and removes moisture from it, so an added benef t can be cleaner air quality inside the home. Always have your system professionally installed, and ensure it is regularly cleaned and maintained to keep the air in your home fresh and healthy.

Parallel lines M

ost people see the kitchen as the heart of their home, but if you’re renovating a smaller house you may have limited space to create your dream hub. If this is the case, then a galley-style kitchen might be the answer. The term ‘galley-style’ originated from the galley of a ship or train and has come to describe a narrow, corridor-style kitchen space with two long, parallel work areas. This style of kitchen is most popular in townhouses or apartments where space is at a premium, but it can also be a very practical layout for a busy family home. The key to designing an effective galley-style kitchen is to create a primary workspace between the major appliances, but to allow for plenty of bench preparation space. Aim to stagger the refrigerator, oven and cooktop and

sink in a triangle shape on opposite sides of the kitchen, creating a design that allows you to move easily and eff ciently between all three. A traditional galley-style kitchen is quite narrow and has high shelving on either side. If this design feels too cramped, a more contemporary variation is to incorporate a long island bench, which maintains the narrow style but opens up the kitchen for a greater sense of space (this is a great idea if you want to create an open-plan kitchen and living area). Functional lighting is crucial

in a narrow space. Aim to incorporate as much natural light as possible – a row of windows above one workspace, for example – or use downlights and feature lighting directed toward your major appliances. The long, parallel design allows for plenty of under bench storage space. Install glass-fronted cabinets at eye level and invest in attractive, good-quality cookware that will double as decor. When decorating a narrow space it is best to stick to light colours, so opt for white, neutral or a light timber cabinetry.

Magic mosaic I

f you feel as though your bathroom could use some colour, mosaic tiles are the perfect artistic touch for an otherwise relaxed space. Originally used to create intricate artworks, these small, square tiles are a stylish and cost-effective way to add interest to your bathroom decor. You can use mosaic tiles to highlight a particular feature (by adding a border of them around the vanity mirror, for example), or to bring life to an otherwise-boring wall. The most important considerations are the size and colour of the tile. Mosaic tiles look great in bright, striking colours such as forest green, royal purple or red – you can choose a single colour, however, a number of shades from one colour spectrum can also be used together to great effect (and you can often purchase the

tiles in this combination). In muted, neutral tones mosaic tiles can resemble small stones and create a natural feel. A neutral tone can be used more liberally, but if you opt for a feature colour you need to settle on an overall design before tiling a particular area, to ensure the f nished product isn’t too OTT. Combining a block area, such as the shower wall or bath surround, with a splashback behind the vanity mirror is a no-fuss option. There is also an added safety bonus. The smaller size and textured f nish of mosaic tiles

makes them more slip-resistant than traditional varieties, which means they are a great choice for the shower f oor or even as a built-in bathmat on the surrounding f oor area. If you’re keen to express your artistic side you can lay your own mosaic tiles, but bear in mind the smaller the tile, the more challenging it is to install. Unless you’re experienced or working with a small area it may be best to enlist the help of a professional to ensure a smooth, uniform f nish. Another option is to buy larger, pre-designed tiles with a mosaic pattern built in.

pring is prime allergy season, and if you suffer because of the increased pollen count you’ll want your home to offer some respite. However, even if you keep your house spotless, allergens such as dust, pollen, tiny mould spores and other microorganisms will still enter and circulate in the indoor air, which can cause discomfort for asthma or allergy sufferers. While you can’t prevent this, there are ways you can allergen-proof your home to minimise the impact on your family. One of the most important factors is to make sure you choose the right f ooring. Hard surfaces such as timber and tile don’t absorb allergens, which means you can easily sweep or vacuum up the irritants. While a hard surface is the ideal choice for those with

severe asthma or allergies, these benef ts do depend on you cleaning the f oor fairly religiously. If you can’t commit to the upkeep or just really love the look of carpet, you can opt for one of several asthma-friendly blends. Allergens thrive in the warm, organic conditions of a shag or wool carpet, so be sure to steer clear of these types. Instead choose a newer low-allergy variety, which has short, tightly woven f bres, synthetic f bre backing and has been specially treated to prevent bacteria, mould and fungi. (Stay

away from any carpet treated with harsh glues and chemicals, as these may aggravate allergies.) Like most regular carpets, allergy-friendly varieties are available in a wide range of colours and come in twist, short loop and plush f nishes. If you do install carpet in your living areas and bedrooms, make sure you vacuum and shampoo it regularly to pick up any allergens that may have settled on the surface. Invest in a professional carpet or steam cleaning service to regularly spruce up your carpets, especially in allergy season.

LIGHTING

Shed a light T

he task of lighting your home can be daunting if you don’t know where to start. Practical home lighting needs to include ambient lighting, which illuminates whole spaces and creates a desired mood, and task lighting, which provides enough light for you to read, prepare food or apply make-up. Add the need for accent lighting on particular design or architectural elements, and the process can be confusing. Therefore it’s best to consult a lighting professional, who well help determine how much light you need in each room and help you avoid common traps.

An easy mistake is to rely solely on recessed downlights. The eye perceives light on vertical spaces, so unless you add sconces or angled downlights to throw light onto the walls the room can still seem dark, especially if it has a high ceiling. Also, while light f ttings can be an important part of your decor, you shouldn’t choose them solely because they look good. A striking lamp might look fantastic, but if it doesn’t provide the right level of illumination and you haven’t installed suff cient overhead lighting to compensate, you’ll soon regret the purchase.

Don’t replace it, re-face it Ask the kitchen makeover specialists

t’s always said that f rst impressions count, and your home’s facade is no different – the exterior is the f rst thing visitors see and needs to ref ect your home’s overall style. This means there’s no point spending a fortune updating the interior of your property if the outside still screams daggy brick-and-tile. If you decide to renovate your home’s exterior there are a number of options, including cement render, timber cladding or stonework. However, also bear in mind you don’t have to stick to the original design – once conf ned to inner-city apartment buildings, these days quirky, contemporary facades are gaining popularity in suburban areas. Street appeal is important if you’re planning to sell your home in the future, and the

challenge of designing a facade is to make it unique enough to stand out, while maintaining the overall aesthetic of the area. Flick through design magazines or browse the internet to get a feel for what you like, and remember to note materials you f nd striking – the key is to blend different colours and textures. Industrial-style stainless steel and distressed wood are a cutting-edge choice, and for a contemporary natural look, cement render and stone also work well together. Sharp lines and perpendicular angles are popular right now and

add depth and interest to your home’s facade, while still providing shelter and shade. If your home is double-storey consider adding f oor-to-ceiling glass windows or doors on the upper level, or a glass balcony with stainless steel posts. Don’t limit yourself to the standard square or rectangular windows – high horizontal windows, circles or even oblong shapes can provide plenty of light while looking striking. Finally, for this type of project it’s a good idea to consult an architect, who will help you settle on a practical design.

READY FOR SUMMER SPECIAL FEATURE

L

ast month we looked at the importance of getting your pool ready for summer, so it is installed or renovated before the warm weather hits. Once you have settled on a new design and f nish you also need to think about landscaping, because there’s no point having a beautiful new pool in your backyard if it is surrounded by a big patch of dirt. Ideally you want your landscaping to complement the style of your home. Many pool builders offer a full design service for the surrounding area, and if you are planning to install an entirely new pool take advantage of this professional advice to ensure the space is as practical as possible (you’ll want to maximise sunlight and shade at different times of the day, for example). If you are renovating an existing pool you can enlist the help of a landscaper, who will come up with

an overall design and choose the right materials and plants for the job. However, the f rst thing you need to do is settle on a theme for the pool area. This often involves incorporating certain elements from the interior – such as building materials, design principles and colours – into your outdoor space. One of the easiest ways to do this is to match your indoor f oor surface to the outdoor area. For example, if you have timber f oors install timber decking around your pool, and if you have sandy-coloured or terracotta f oor tiles choose an outdoor paver in a similar colour. If you are opting for pavers around the pool opt for a large slip-resistant tile made to withstand salt and chlorine. Once you’ve identif ed which features you want to extend into your pool area, think about the mood you wish to create. One of the most

popular outdoor themes is a tropical, resortstyle feel, which suits our temperate climate and can be adapted to suit any size pool area. Several local manufacturers specialise in Balinese-style pool huts with timber surrounds and quirky thatched roofs. A natural stone feature wall looks great matched with bright, glossy greenery and rich timber decking, and you can add a water feature for a relaxing feel. If you are after a contemporary, minimalist pool area, install a simple timber pergola with shade sails and a cushioned daybed or hammock. A smooth, sleek paver in off-white goes well with this look, and a stylish option is to install individual pavers with a small border of grass around each – this provides a solid surface while allowing nature to break through. Glass fencing with timber or white powdercoated railings will also look great.

READY FOR SUMMER SPECIAL FEATURE

Little swimmers

I

f you are installing or renovating a pool and have young children, you can easily design a fun, natural-looking pool area that will provide hours of family fun. Kids love waterslides, and if space permits you can incorporate a small one into your pool – a stack of boulder-style rocks at the pool’s edge can be designed to include a smooth half tunnel for little ones to slide down, and you can include a waterfall feature for them to play under. Alternatively, the old-fashioned slide made of rough blue plastic is a thing of the past, and you can

now buy cute, brightly coloured freestanding slides with small step ladders to install at the water’s edge. If you have toddlers, include a wide, shallow platform where they can sit and splash, or a natural beach entry which slopes down gradually to let them ease their way into swimming, rather than the usual steps. And don’t forget to think about where you are going to store the kids’ f oaties and inf atable pool toys. Build some extra storage into your outdoor area or pool hut – you can also use it to stash towels, sunscreen and hats.

Garage Mahal

LOOKING FOR MORE LIVING SPACE? WHY NOT TURN YOUR GARAGE INTO A TEENAGERS’ RETREAT.

I

f you happen to be the parent of a few teenagers, you’ll agree that living space just ain’t what it used to be. The single, open-plan lounge and dining area that sustained you while your kids were young probably isn’t cutting it anymore, as family members squabble over which TV program to watch, or teenagers (and all their friends) want to play Xbox in the middle of your dinner party. While some older-style or split-level homes have the luxury of a rumpus room or downstairs play area, the average three- or four-bedroom suburban house is probably struggling in the living space department. You could always turn the spare bedroom into a TV area, but this doesn’t

offer good separation between different areas of the home (and besides, where will your in-laws sleep when they come to stay?). To solve the space dilemma, an increasing number of home owners are choosing to convert the humble garage into a kids’ or teenagers’ retreat. Done properly, the conversion of a standard double garage can provide more than 40 extra square metres of living space. While it is still a signif cant renovation you’ll benef t from being able to use the existing structure, rather than having to build a new extension. However, there are a few key things to consider before embarking on your garage conversion. First, consider whether you

Home port want to convert all or just part of the garage – you may need to reserve some space for storage. Consider installing shelving along one wall, or invest in a garden shed for the backyard and transfer your tools, gardening gear and car maintenance items into it. It is important that your living space has enough light and ventilation, which may be an issue given that most garages have few windows. Make sure the windows you do have can be easily opened to encourage airf ow (and invest in f yscreens to keep the bugs out), and if you need more windows speak to a builder about having these installed. Another option is to remove the existing garage door and

replace it with a glass sliding or bifold one. This will open up the space and allow plenty of light and ventilation, but before you do so remember it will permanently alter the use of the space – you won’t be able to go back to using it as a garage, which is important to think about if you’re planning to sell your home down the track. Often garages aren’t as well insulated as the rest of the home, so you may also need to install insulation in the ceiling to keep the room warm in winter and cool in summer. Also consider your heating and cooling options. Depending on the size and positioning of the room you may not be able to rely on the main home’s air-conditioning, so to

Converting your garage into a living space obviously means you need to f nd somewhere else to park the car. While many suburban streets have space for street parking, most of us feel more comfortable if our cars are parked on our properties, away from passing traff c. A carport erected in front of the garage or off to the side is the perfect solution – it will get your vehicle off the street and shield it from the elements, while freeing up the garage for your new living space. Carports are available in a wide range of sizes and materials, so speak to a local manufacturer for a quote.

prevent the new living space feeling like a sauna invest in ceiling fans or a small split-system air-conditioning unit. Next, look at the f oor surface. Most garage f oors are made of standard, unf nished concrete, and are often stepped down from the rest of the house. You can install new carpet or f oating timber f oorboards over the top, or you can f nish the existing f oor with customised paint for a more attractive look. You’ll need to budget for some audiovisual equipment and big, comfortable couches to furnish the space. Finally, always check with the council regarding permits and legal requirements before starting a conversion or carport addition.
